um george uh pretty much clear-cut a forest to help pay for a new warehouse so we got plenty of lumber but that just wasn't enough for her she actually wanted to get some egyptian stone some bricks some pyramids and uh she's the history she got some of that history she took down one of the seven wonders of the world and inside was this is what they're asking for a little guy yeah you're closer to the camera so zoom on in it doesn't matter and they're not gonna be able to see it no matter what because we can't give a clear background it's a uh a liberty gold coin it's one tenth of an ounce how it works and we figured it all out with dumb luck and and we think uh there are some great people out there with great channels and they they don't need to go through the dumb luck because there's probably a couple aspects of how i don't get too upset um number one is getting upset gonna solve anything it's typically not so uh probably at that point in my life where where i actually think well if i get upset nothing's gonna happen anyway now what did upset me with the whole warehouse situation if you have not seen it yet which many of you probably already have when the worcester cop we'll just call him cop number one a lot of you have called him porn stash but we'll call him cop number one when he outright lied to my face and told me there was a no trespass order for me to be on the property that i was paying to be on and then when a supervisor showed up he backpedaled really quick so that was extremely upsetting for me in that aspect that i did not appreciate at all yeah you probably like at that point his adrenaline just starts rushing and then his hands are shaking but i don't think you see it in the camera because you have that built-in stabilization but yeah i tell you that too so uh the stabilizer debbie deborah deborah says hiya jeremy and george hail's low hails low so the whole aspect of this um this has been the whole warehouse situation has been a situation for longer than we've actually shared on the channel it's just been so odd it's been a very odd situation being handled so what you have is you have a land owner who established a partnership and honestly has no idea what landlord laws and tenant laws are okay so there is this thing called the tenant bill of rights now i've been i've been a land owner and an actual landlord since the age of 21. i'm 43 now and that being said you want to go ahead and get that out of there before it comes in camera we got stink bug invasion already because of the umbrella lights so that being said i'm well versed on the aspect of landlord and antenna uh rights and laws and things along those lines heads up georgia's gonna suck a stink bug up and oh she got it she got it she almost took the whole umbrella down yes okay so we've got that whole situation going on for sure and there's been she's established a partnership with her partner and then all of a sudden because of financial reasons she goes well denies it all and literally denies it all and again this is real for brian that's terrible so i i want to be very very careful that uh what what we are sharing with you is all opinion based it's our opinion and frankly i have to say that because of legalities so i have to tell you that it is our opinion that this is what's going on and court will actually determine what is truth based on the evidence okay so through this process uh you've got you've got financial issues and then trying to push a partner out and then all of a sudden all of a sudden somebody said you need to hire perry mason trust me there's no perry mason needed in this it's so simple it's so easy uh and then you've got us in the middle as actual tenants so you've got a landlord that thinks oh well the way i'm going to get rid of a tenant is i'm not going to pay utilities and utilities are part of contract and you have to legally pay utilities but a land this landlord has no clue what the laws are and just thinks well if i do that they'll just go well that's not the way it works and then all of a sudden this building owner says well i'm just going to change the locks and that way they can't come in well that's completely and totally illegal and so um what you have is a person that has no concept whatsoever what it is to be a landlord yeah and we kind of we put the pieces together when she stopped paying utilities but she has no idea last year yeah and we were working in the dark for and employees working in the dark for almost five months so a little bit maybe it wasn't five months that might have been an exaggeration on my part but well the water was definitely off for five months yeah so we didn't have the bathroom water things along those lines now a lot of people have also said they've been like oh man you're getting you're getting that warehouse space 400 that's an incredible deal well we also understand that number one our majority of viewers come from california and texas what's the cost of living there compared to ohio yeah okay three to four times more we live in ohio there's a reason why people in ohio live in ohio cost of living is okay we also have a very very dilapidated building in a very very poor neighborhood and it's overrun rougher parts of western it is the roughest part of worcester the tent city the homeless all lived all lived behind and the police actually run run them all out but um it's it's over it's overrun it's overrun with rodents and it's overrun with with homeless okay and so to try and wrap your mind around in ohio you're in industrial park you're renting out a portion of a warehouse and you know 400 if you were to put the if you were to put the square footage in the storage unit space we're actually paying more for warehouse space than we would if it was actual storage unit space so in ohio so put it in perspective all right but that's ohio we live in the midwest that's one of the reasons why people live in ohio because cost of living is actually down it's that's why people go from california they move to ohio so all that being said um lawyers have threatened and well her lawyer has threatened this that and the other thing and then my legal team has responded back and then her lawyer responded back and i shared part of this last week but her legal team or her lawyer it's not a legal team she just has a lawyer but her lawyer responded back and said no no no no just you know refuting everything and again i can't go through all of that with you because it's going to be in litigation david of the junkyard says trust me 400 is premium for that place yeah david was there he's been there so he knows most listen if you've been there at all if you've been there you will find out really quick about it it's four walls and it there is nothing fancy foundation is washing out creek overflows buildings was built in 1900 building was built in 1900 overrun with rodents overrun overrun with homeless it's not is always too cold it is right across the street from the wastewater plant so you smell that constantly and you know someone asked i think it was cat success does the smell of the water plant affect the smell of the inventory in the warehouse fortunately no it actually doesn't so that's a bonus for us but all that being said the lawyer her lawyer in the last refutation of what my lawyer sent through on this last paragraph i mean there's all this nasty stuff and then threw on this last paragraph and said oh by the way she would uh she'd like to sell the building to jeremy or my client anyway my my my clients interested in selling the building to your client or anyone for that matter so uh sat down talked with my lawyer and we we came up with a feasible uh fee and what what the landowner doesn't know that i know is in 2015 i believe it was 2015. i may be wrong could be 14. i think it was 15. she actually put the property up for auction and the entire property that's both buildings okay the both buildings only received one legitimate bid based on the information i've received and again i want to be very clear on video this is my opinion i'm not stating this as fact this is my opinion that there was only one legitimate bid and there was a shill bidder on site that was part of the family the shill bidder bid the property up from the legitimate bid so that the property wouldn't sell for the 50 000 legitimate bid and so the property did not sell legally well i guess legally the auctioneer got paid but the property never transferred into the shill bidder's name the property never did anything except maintain in the current land owner's name because they were show bidding and so that was in 2015 the only legitimate bid was 50 000 on the entire piece of property okay and so that being said uh there's been an offer and uh their response thus far and the offers the the offer has been based on you know listen all this goes out of court this is ridiculous and and we see what happens but they have turned down that offer so that's where things are at at this point down payment on the fish 299. he really wants that fish and i'm pretty sure you found it in a storage unit right i found you in a storage unit everything where did i find you hinge that's not a storage unit i found out about the hinge in a storage unit all right so all that being said um there has been an offer made and the offer has been rejected and we'll see what happens so we have 28 days from the day that you saw that i was served and now keep in mind when you see the videos on what the hails you're not seeing them the same day that they happened they were pre-recorded most of the time now our first year doing this that was insanity we were always uploading the same day that it happened and we've learned that get ahead get ahead get ahead because it's insanity a day or two ahead so you're not seeing it the exact day that it happened so keep that in mind but we have 28 days from the day that i was served to actually respond and counter sue and so there will be a counter suit there'll be a counter suit for loss of income there'll be a counter suit for damages there'll be a counter suit for you know you name it and and lots of people have said make sure you sue her for your legal fees yeah that's standard in any court case every lawyer is going to sue the other for the for the legal fees dorothy just sent three dollars thank you so much dorothy we appreciate it all right and kyle said jeremy would you actually want the building now that's a great question because i've been doing real estate i'm again i've been a landlord since the age of 21. and so here is whenever you tell somebody that you're a landlord what's the first response i get from your friends from you from anybody when i go oh i'm a landlord you said this when we first met when we first met i would ask you like well how many properties do you have and you're no you're everybody always goes oh that has to be horrible who takes advantage they don't pay you you have to evict it it's always the same thing get a nightmare you said the same you hear a lot of things your friends say the same things and my answer is always the same no i've never ever had an issue i've never had an issue that i've had where you've had to go to court i've had to file for eviction but i've never actually had to go to the court process they they leave so here here's how you get around that you don't buy low income housing that's it you don't do it and so my whole my whole real estate investment business is based on middle middle income or yeah i mean that's what it is i mean the house that we're actually in right now i bought this house at sheriff auction and the whole business plan around it was to be middle class it was to be for a doctor or for teacher because i'm a mile from the hospital i'm a mile from three different colleges and so the whole business plan was to be one mile from the colleges from the doctor's offices and when i bought the place i didn't even know this when i bought the place my next door neighbor is what a doctor a doctor don't ever go into low income yep so so i have medical on either side of me that was all part of the business plan and buying the property why actually this house right here that we're in that's why i bought it it was to be an actual rental property so when you ask the question jeremy do you really want the property the property is a bigger liability than it's worth so the answer is no when you don't want low income liability property you want property when you buy property you want to buy the right property and you've everybody has heard it what are the three keys you know it george [Music] hello location location location so the location is very very rough and it is a complete and total liability and i don't even think insurance would even cover it right now i don't think she has insurance but i can't prove that either again that is an opinion of mine and i'm not stating that as fact uh enrique you guys are awesome thank you so much appreciate it enrique thank you papi all right so that being said um the building i mean really that's the update is there anything a lot of people are wondering if it doesn't work out the warehouse why not just find another place to rent but it's like oh all that inventory that we have so everybody has also said we've seen a million comments move out immediately you have to move immediately well that's easy for somebody to say that isn't running a business my size of volume so if you understood the um immense amount of money that it takes to move a business you would not be saying move immediately you'd be going there's no way i'm undergoing that expense because it's perfect for what i do now how many people are gonna go wow this place is perfect for what i do all i need is a roof i need a floor and four walls it could be anywhere it could be anywhere i think the loading dock helps having that loading dock it helped if it was on the back of the building and there were holes in it and it wouldn't rain on me the entire time alba said two dollars thank you so much appreciate it yeah it is kind of it's nice to have the loading dock but it'd be a whole lot nicer if it wasn't leaking like crazy so and it was on the back end of the property it works rusty water and now all my hoodies get stained with rusty water and yeah i mean so the reality is is that you guys ask i mean would you want the property do you even want it it's a huge liability huge liability insurance wise you name it it's a liability okay anything else to say about the warehouse no i think you covered it all we do not have a court date yet what will happen is from the day i was served i have 28 days to respond with countersuit which we will and then a judge will determine the court date from there greg black says i'll move it for you for 10 cents a pound jeremy that is a lot of moving that is a lot of moving a tremendous amount of moving i wouldn't want to do it and i'm getting older and older so the goal is what i would really love to do is just have you know just not have to do anything just keep on i just want to run considering moving south yes absolutely especially during the winter months here in ohio it gets so cold it and with the warehouse not being climate control it makes it very difficult to work so yeah the warehouse is always colder than it is outside in the winter i mean bitter cold within five minutes i can't feel my appendages it's so bad and it's always burning blazing hot than it is outside in this cold yeah the summers here are amazing you get like two good days a year where it's like oh i can actually winter months and then we'll definitely come back to ohio we'll never abandon ohio we'll come back to ohio during the warmer months so how many houses have you looked at so far that we have to go down and actually now that we've done a virtual tour we've done oh gosh we've done 10 virtual tours so far um i don't think any of them have sold i don't think and we have to be able to get down there to go do the in-person tour yeah so my dad will be done with his outpatient physical therapy by the last week of june so that'll be our time to go like from the time he's done with his last physical therapy appointment until his follow-up appointment so we have like a good solid two weeks to spend in florida to go look at them in person and then we're also considering maybe a double wide you've been looking at those double wides long and hard the double wides are they don't even look like they don't the newer ones the modern ones beautiful um i think it's i think it's more cost it's cheaper to have a mobile home built and customized to how you want it over like acreage instead of buying an existing property so you just want to buy you want to buy acreage and then and then have a double wide or even triple wide home delivered so how many acres have you been looking at we don't want neighbors we definitely want to be somewhere in country like setting or country living um two two acres or more 200 no i thought you didn't want neighbors we'd be like two to five acres no neighbors where we won't see your neighbors would you want to see a neighbor right now because i'm bringing one in
