it's a video for lb VMO lb VMO one five six one you've got the barn and the cottage and we're just gonna walk into the cottage first there's a new bear decking at the front here that has just been put in she's nice for sitting out when there's bit of sunshine so just come through into little hallway she stares at the end there that's also a toilet just the left there but we'll turn the left first and we'll go into the kitchen so this is all fitted you got dining a little area in there and some more work top and storage this side has all just been done in the last six months so this is all new inside and it will be solved fully furnished so most of things you see here will be included in the price just trying to come down this side let me take my chairs I mean through to the kitchen here so again we'll just do this sites of new tiles everywhere bit of storage up here and you've got your window to the front and electric heater and cook a washing machine fridge okay so moving just across snow we've got the double doors here which go into one of the first there's two reception rooms here so two little rooms he decided they decided to keep two rooms rather than knock it into one again so it's nicely decorated window to the front with the shutters on there and electric heater it's you could take a little bit of furniture and they look a bit bigger but it's a really nice room again and then coming through here so just under the stairs toilet under here which is very normal in France and I've done here is just made really the little living room which is got the two sofas that's a little feature place there of TV and everything here that new electric heater and again the window to the to the rear here okay they're not massive rooms but the three bedrooms in this house so it's a perfect lock up and leave holiday home with a little bit of garden to the rear and it's got courtyard to the front so so we just got up the stairs now and here we are into little bit of landing and the new doors into all the room so first one we've got the right on the right here here's the bathroom so you got toilet Velux window electric heater wash your face and then your nice big shower cubicle anyone so got nice big water tank the hot water which eats overnight on the electric okay so moving backgrounds first bedroom on the right here nice good size double big balance window which gives it some lovely natural light and exactly the same on this side but this one's a bit bigger so you're a bit more furniture in this one you go you exposed beams good-sized double bed again really nicely decorated and a big glass window with the life and then just the left is a smaller of the three rooms really they just use this they've got a couple of hangers and stuff here for clothes yeah I mean you could make it a small third bedroom if needed but locks window an electric heater again so move on downstairs just give you an idea of the front from this side so here we go in the courtyard so well they're not around here a little access through there that's through to the neighbor and the boundary is just the other side of that house is used to be joined with the old next-door neighbor which was the cousin so hence there's the little walkway through so here's the pond which has active planning permission on it died in January of this year 2020 so there is planning to change this into habit to habitable space very so you can join it to the house the original cottage which is next door you can join that on there's plans to do that or even per conservatory and I believe so it's just give you an idea the tin roof there's a big fireplace here and stone walls all around okay so this should give you a nice shot here well the courtyard and then you got the driveway there so what I'll do is we'll walk up this way so from the front you've got the land here right in front which is the island which is also owned by the owners now the other side there is a driveway which goes down to the neighbor and the one one stood on here is owned by this property okay so you've got this island here there's another property at the back which is a holiday home which again I've not really seen anybody use and I'll just come round to the back here and so you can just see the yellow marker there this is a new part that the owners have bought so down here the yellow marker follow it down to the back of the barn and everything that goes up to the house is all included in the land then you've got the island on the other side and you've got some fabulous news here cuz it's very high up in will come so we'll just come back down this driveway there's the back of the house see it's all in really good condition there's a septic tank at the back which is all been dug out so that's a video for LBV MO and it's lbv mo one five six one [Music]
