so this is a video for lbvmo this is lbvmo1613 so you can see it's very quiet area a little lane up here with a couple of houses there's one new build across the road here field here which has got some lovely views and the cows are obviously in there today and there's the road that goes down and it's about a couple of kilometers from the local village so you've got gates here which are video system uh which we'll see when we go inside you've got the garage obviously the garden's very overgrown at the moment you've got a nice terrace here a bit of a flower bed as well but it all needs tidying up um and then you've got an access here you can just see through it goes down and into garden space there's a little bit of a shed down there but what we'll do is we'll see that from the terrace it'd be much easier so we'll uh just have a little walk around you'll see there's a little gate this side comes in off the road and there's just a little pan around from here okay so you've got nice walkway all the way around again this just needs cutting and there's the hedge here which is the boundary you'll see now the terry can t harris continues to hear and then you've got the stairs which go up so we're now on the little terrace and there's the front door to my right here um but what i'm going to do is just show you this absolutely stunning from here there's a little bit of better angle now you can see there's the hedge here which is the boundary comes down here this is fenced to the edge of the field you come down here you've got these trees on land follow the fir trees round there's the corner there where the hut is and then these trees go back up here and that's the entrance that i showed you a minute ago through those trees there just needs all cutting back and obviously this here needs cutting as well but it's a lovely little plot very very secluded and uh i mean look at that view fantastic it's going to be very difficult to get a shot of this side of the house um i will take some photos from the other side and put those on the advertising okay so we come through the door uh you've got a staircase to your right here which goes straight up to the first floor and a ceramic floor coming into the house okay so there's your videos entry system here obviously there's no electrics on at the moment so it's uh all needs uh just turning on right to the left we've got two rooms really so i'm just going to show you the split um it's an open plan room but they've kind of separated it to two so on the left hand side here you've got the first of the first half of the room really it's got a marble floor big radiator double glazed window to the front with a shutter i'm going to call this the front because this is how we came in and obviously there you can see your views again from here ceilings are all wooden as well so you've got the same the same wooden all through okay so coming through you've got same again really virtually the same size i've just i've measured it as one big room because that's what it is there's your views from this side and it goes back out to the driveway plenty of sockets and then we've got this fantastic log burner um which is obviously logs at the bottom and uh i'll open that up pizza oven on the top so uh cracking bit of kit not someone like that before so it's really good something quirky okay so around to the left now i'm going to come into the middle of these rooms here so this is the bathroom uh you've got his and hers wash basins there's a toilet here a couple of windows up this side and then coming around to the left is the shower room at the side of the shower just needs a good clean it's not a bad room really at all if you don't mind the blue all in working conditional very good and then to the left here this is technically i suppose the downstairs bedroom so you've got a nice wooden floor radiator double glazed window to the side there so there's the hedge again which is the boundary and this one's got two built-in wardrobes one on this side and another on this side so i mean to make it a bit bigger you could take one of them out or both of them if you wanted to they're only uh stuck to the wall on wood so then we come into the last room on this floor which is the big kitchen um there's obviously been some sort of issues where it's been shut up here so there's a little bit of surface damp as you can see um and obviously that old thing there so i think this has been locked up a long time um and it's gonna be i mean it's a fitted with cupboards but i think anybody coming in here would probably refit this to be honest um it's not too bad but i mean you've got the fantastic views from here again with a few dumbbells windows you'll see here if you look up to the ceiling you'll see you've got that sort of residue on the ceiling and that's these windows here were completely closed up for for weeks and weeks and weeks so uh it's a matter of just getting the building to breathe which is now happening because everyone to get these windows open okay so we're coming around to the left now there's that view again from the front okay so up here is the staircase there's no door on that's just open staircase so we're coming up the stairs now uh you can see you've got a good old-fashioned wallpaper and then we've got two rooms one either side so to the left is the first of the double bedrooms again this wooden click collects all the way through you can paint this you can put a new wallpaper on or turn the wallpaper off each throne really and then you've got lovely built-in storage effort space here a little looking so you can see the hanging space and it goes right along back here okay and then just in the middle of the land and there's a just a little room here not sure how much you're going to see but it's just a storage room at the moment i suppose the best thing you could do with this is maybe look to put a toilet and a wash basin in there or possibly even a shower and then you've got second bedroom up here anyway so it would be three double bedrooms really we're getting radiators throughout for the central heating nice big room so two really good sized doubles up here and that downstairs one would be a bad one either so it looks like a lot of sockets and everything are new um it seems to be a bit of a mixture uh you've got a lot of new sockets and a couple of old switches and the board looks pretty good downstairs from what i can see looks like it's been updated at some point okay so this is just coming back through here so then there's a doorway the camera catches up from the entrance hall just here it goes down to the sousol so we'll have a little look down here there's another staircase going down which again is wooden and this is the underfloor down here so okay okay so to the left we have garage so you've got windows to the back there there we go and you can see it's all block and beam here look on the top nice big doors to the front which comes to the front terrace again we're going to call it and then you've got um the sorry i should i should call that lyrics i'll call the other side the front you've got the new sockets here and everything so you've got electrics in here and then we're coming through into what is the boiler room i suppose uh you've got the boiler to the right this here in this floor is an old well still working i'm told and then over here you've got fuse board so you can see the board's been updated um so this conjunction the meter should be changed this year to a smart meter they're all going over to them and then through here you've got sink that's the oil tank for the central heating that's the staircase we just came down so typical so we've got a bit of flaking on the walls down here um and then there's the door we've just gone through to the garage so we'll come back up the stairs now okay so just to give you a recap entrance hall big downstairs to the left we've got the two rooms which are open plan round to the side and then the left again is the bathroom there's the shower actually stairs down to the suit so we've just come up bedroom to the left with the wardrobes in it on either side and the kitchen here okay so this is really uh much i can do really i can't really walk through that's too long to walk around the garden space i'm afraid so i shall end with the view here uh and i will take some photos of the back of the house so people can see it from the road when i get back onto it in a minute um so there we are really i'll just finish off around the corner here so you can go back to the other side so we're coming down the stairs now along the side terrace patio to the front there's the entrance in there again like i said
