Two bedroom renovation project in the heart of Normandy - €39.500

hello and welcome to france normandy to be precise and this is property 1691 here in a place called ooville and this property is currently starting price of 39 500. it's a renovation job as we'll see inside later it's currently next door to property 1690 which is for sale as well with me and we'll do a little bit of a pointy finger exercise just over in that direction down this road is oh where's the finger there's the finger is croutons and that's about five kilometers away and then if you go follow the finger rather finger if you go down that way uh you've got ooville which is about two kilometers down that road and in that direction you have a little little town called hambay you are slap bang in the middle of operation cobra territory for all of those world war two buffs okay we'll just have a little little wander up the side of the path at the moment there's my my van lovely and clean as we go up the side here this is a right of way it's a right of way for your next-door neighbor on that side so this is the little parking area that you have and then you have storage above i want to point it to off because as you can tell it is raining so this is the out building for next door and then just over the back there you do have a plot of land which is currently got about 10 to 12 apple trees and that can be accessed by going down that right of way down there okie dokie so uh [Music] and there we are the cockle says hello right as you can see the side for some reason has been slated it's normally me that gets slated but never mind so i'll just have a walk around the front here you have got a neighbor over the road there and also one to that side and look what we got there oh we've got a well a deep well full of money so this property here currently has no electricity going to it because it was connected to this house next door and that supplied the electricity now it's all on its own it is just a simple case of getting in touch with the supplier and getting the cable sent in and they put their bits in and then you attach it on as i say it's a renovation job so let's get inside oh there we go we enter the property straight away face with the toilet nice toilet there with a water bottle on toilet is as toilet does and then just inside the toilet we do have a little junction box there as i say it's not connected at the moment so that would be something that you'd need to get done or if you bought the property next door you could quite easily use their electricity vinyl flooring as you can see lovely and then we'll just go into the downstairs area which is open plan uh no log burner so would need a lot of burner and a flue fitting and over there used to be the cooker and now it's not it's gone sink so basically living room come dining room come kitchen [Music] nice windows to the front and we've got some lovely beams always quite echoey in here with no furniture but hey i like the sound of my voice let's go up this nice wooden staircase now as you can see nicely curved around there oh it wasn't me it was a step so as we go up the stairs um if you can call that carpet uh it's carpeted it would come up anyway bedroom number one nice sized bedroom oh wall heater there electric so totally useless at the moment of course um as we can see by the thickness of the walls here um they could all come out and you could reconfigure the upstairs completely if you wanted to we'll just uh take a trip into the bathroom for now remember the toilet is downstairs in here you have a sink full sized bath [Music] and vinyl flooring tiles around lovely again here with a hammer boom [Music] job also now we're going to the the master bedroom uh kind of and with uh built-in designer curtained wardrobes there as you can see added depth there for anybody with large shoes and again carpet a good start for somebody if they want to get on the property ladder and as i say at 39 500 this is property 1691 lbv we'll just have a little glance out the window now okay so this trip short and sweet to the point renovation nice property showing around the weather but here we go right thank you very much for watching my name is andy vickridge i'm the lbv immo agent for normandy france why don't you come and join me bring the weather with you because mine's rubbish okay take care and stay safe goodbye
