what's up what's up what's up what's up guys so today we're gonna be making live cold calls and call an old inspired so get ready for this I'm super excited I went back six months I found 160 is what it narrowed down to 160 old expires from January to now so I got them all loaded up I used red X to to find them it's very easy I just filtered it through to the area I wanted and and then filtered the area and filtered like what kind of property and it was very easy and boom I had them all um these are gonna be high quality numbers so red X will find them all and I'm gonna use the red X vortex dialer to do this so I'm super excited right now I haven't called expireds in a really long time those of you who follow me a lot know that I'm a circle prospector I do mostly circle prospecting that's what I'm known for that's what I've been doing for all my career that's how I got where I am but I think there's real gold in these old expires let me make sure you guys can hear me okay looks like you can alright let me give it a sec for everybody to get logged in and I'm going to get all set up here make sure you guys are giving me a thumbs up or let me know that you guys can hear me okay okay so like I was saying um I'm known for circle prospecting so I'm not I don't do expired I have done expired there was a period where of course I've tried every single thing there is to try and real estate so I did expired for a little while and I got some listings the problem is is there aren't enough coming in on a consistent basis there's only one or two a day in my area and at the end of the month there might be a good pile of them but it's a lot to keep up with it's easier from just to use red xgo leads and just pick out a neighborhood and crush that also I think there's a lot of last competition with circle prospecting although the old expires I'm about to call probably haven't been called in a while they might have got called when it first expired but they haven't been called lately so a lot of these some of these properties may be listed I don't know I'm not gonna take the time to research and check it I'm gonna smooth that over if I run into those situations they may have sold it again I'm gonna smooth those situations over and what I want to do is is get in there and find out what I can do to help them it may not have anything to do with the property that expired it may have something to do with buying something or helping their mom buy something or selling a lakefront lot you know something completely different if you're going to keep your eyes open and spot the opportunities don't be closed-minded don't be don't don't focus in on the deal so much focus on the person like I teach and so many things open up short and long-term you need to can connect with this person on a deep level then they are going to be worth 10 to 20 deals to you over the life of your career regardless if they want to do a deal today or not so that's my philosophy I'm sticking to it I did restructure the entire zero to Diamond course you guys can go to zero to Diamond calm and take it it's totally free all my training is completely free the last piece of the course that I'm working on is the 90 day action plan I'm hammering that out and so I'll get that out to all you guys that are getting my emails and stuff as soon as I get that done and I'll do a video tutorial on the entire online course and red X where I've got all these expires and I'm about to use their vortex dialer to call these expires if you go through my link you say the $150 startup fee so hundreds and hundreds of agents have saved that fee and are seeing a lot of success and it's how I built my business I've done so much business using red X phone numbers the dialer I used to do red X and Mojo but since red X has the back over now I've been using the red X dialer and it's a lot different it takes a little getting used to if you're used to mojo but it's just as good all right so houses and condos and I think there's some lots in there and so it's a mixture right it's a mixture of different properties I'm a condo expert but I'm gonna be calling houses okay I don't know the house market like I know the condo market here's another tidbit the condos in red X the expired does not tell you what complex it is it just gives you the street address so you know I'm gonna be calling I'm not gonna necessarily know I might recognize the street address on some of them but I'm not gonna know every complex am I gonna spend the time looking it up know am I going to worry that I don't know the complex no am I gonna worry that it might be listed am I gonna worry that you know they might have already sold it or no I'm not gonna be worried about any of that stuff right I'm gonna call see what I can do to help them smooth any of those situations over and do some business that's what I'm here to do and for those of you don't know I'm Ricky Carruth I'm gonna reduce the failure I don't understand the hospitality sometimes that's where people get stuck are moving away from making the pause that's where you have to continue to the next number every person may not be for us that's true man let's see what exactly is a dialer a dialer is a system redex vortex you put the numbers and then you hit go and then it calls them one after another on your cell phone let's see I don't have a pre-recorded voice mail I'm leaving all my voicemails as I go because I'm single dialing these because I I'm not familiar with the property some of the complexes it doesn't have a complex name it's just address I'm trying to wing it and so I don't want to get caught off I want I want to kind of look at what I got going on the agent ahead it listed the price I want to kind of look at these things as this dial in the number instead of having three going at once so that I can put a little a little since I didn't do the research I want to do a little bit of quality you know on the back end let's see love watching you live must be that southern hospitality what's everyone's favorite source of these expires see let's see sounds like redexes spin out a bunch of bad info not really not really listen if you if you go to other places there's really bad info and if you notice I'm getting straight to a lot of good people here cell phone numbers um you know you have to take the good with the bad with these things and this is the best of the bad if you know what I mean so don't think that at all that's an excuse you're making an excuse in your head that you know oh it's bad mean what can I tell you about myself that would help you make a decision about me being possibly your agent when it comes time well I'll tell you last year I was the number one agent for Remax in the state of Alabama I sold more than anybody in Birmingham Huntsville Gulf Shores anywhere yeah and I've been selling for 16 years I grew up here I've sold several houses on Crown Alette I'm a very outgoing people person like I like to take care of people I don't care about the deal I want I want to help you accomplish what you're trying to accomplish and I'll go over the top you know I'll do things for you extra things like I'm not gonna like that agent walking out on you that is horrible I mean I don't even that's not even part of my you and believe the stuff that I go through helping people trying to get through situations like that so I would love to try to connect with you and help you you know if you don't you know yeah yeah yeah well there should have been a right get them back to me yeah yeah I've never heard it because you know you have to have some patience you know the agents when you leave the key you know that various people will use it but when they turn in using it you expect them to give it back to you the owner yeah well I can tell you this you know like you said everything's not always perfect sometimes agents don't show up because their client might have just decided not they didn't want you know they didn't happen for or maybe they stood them up or something so what happens from time to time it's not always perfect but I mean look that guy sounds like he's probably about my age heck I probably know him and we'd get along good we get a system together where we don't show it like between like three and five or something we let them know several days ahead of time we wouldn't allow spur the moment showings for that house you know we would do it the right way and we would just do it the right way and make it happen to make it make him happy you happy the buyer happy everybody would be happy yeah yeah you do you do it like in like we couldn't try to work around those situations but we're not gonna make it a thing where it turns out to be a bad situation where everybody's mad and throw yeah yeah but he takes care of the lawn and keeps the place neat for me and you know reports anything going on there and we've gotten along great mm-hmm and I had encouraged her if you know she wants to share it if she has any difficulty with him tell me yeah and place the bad she she quit and I have talked to him a couple of times and she had had it for about five months and I think you mentioned him and then I got up I guess a text message from him apologizing and saying that he was worried that perhaps it was his fault of course it was really leads out of this I got the guy that I already saw the property I showed it when it was listed it's a really nice place for 525 it's over priced that's the problem but he wants me to give him a true cma on it so I'm gonna go I'm gonna do that go down that road I got the lady the old lady that has the house with the renter in it there's gonna try to sell for sale by owner for a little while I'm gonna call her back I'm gonna follow up with her I'm gonna stay on her I really think I could sell her house then I have the guy that doesn't want to list it it has a boat slip he'll sell it if somebody brings a buyer I'm gonna ease him into relisting it in the next six months I'm gonna get him I'm gonna create that relationship and I'm gonna go deep and then I got the guy that just talked to he has a lot a seeds to my system about a house but it was actually a lot there's a lot in a really nice neighborhood for eighty-five thousand so but it was overpriced you know probably worth fifty or something like that so super successful session definitely some deals in the future out of this that's what it's all about you you're the whole goal with real estate is to accumulate clients that want to do business with you real estate is not a now business it is a accumulation business of clients until you've pot you've cumulative so many clients you have so many deals going on and like I said I'm doing 100 deals a year for five years straight I'm still making calls so don't think there's ever like the top of the mountain that just doesn't exist it's it gets tougher the higher you go the tougher it is because when you get to a point where you're doing 100 deals it's harder to continue doing the hunter deals you know like it's like you have to push even harder because you don't want to lose the momentum so you got to push even harder so let me go through some questions here and then we'll wrap it up I'll see let's see let's see here oh say you'll say let's see yes looking for a question hey Ricky do you always leave a message and how often does someone call you back trying to determine if it's worth my time to leave a message or just say next guys guys always leave a message because if you because the message can be a brand builder it's not meant even here your company right it's a brand builder it's not just something to try to get them to call you back and it's definitely not a waste of time and you're already there leave the message let them hear your name let them hear your company let them hear you're in real estate know very little people call me back some people do but very little I'm not I'm not looking for the call back I'm looking for a chance to brand myself a little deeper so they hear the voicemail then they see the sign around town and they see my letters I sent on they see the billboard they see the Facebook ads they see all this stuff combined and they hear a voice mail and they put everything together and boom you know they think this guy's got it together so leave voicemails when the voicemail is saying the numbers your a point oh yeah yeah yeah yeah yeah I see what you're saying David KK answers my question she says Holly I'd leave a message because it's only in not extra nine seconds she already wasted so much time waiting for the rings exactly I love that KK and Riley says couple of questions talking about the boat slip property would it be productive to ask his opinion why didn't sell or how long the list experience was and try to show you could do things differently okay that's her first question so let me answer that first yeah you can take it any which way you want to there's no right answer right the right answer is to do it and to start the conversation and to go see if you notice on that call I went really deep I asked a lot of questions where he's from where he came from about the size of the slip I asked a lot of stuff and I went personal on some stuff um you know like I was reading him and I knew there was no need and trying to pressure or go deeper see guys it's about the relationship not the deal and so yeah sometimes it's good to try to push and show how things are differently and how you're a better real estate agent all that stuff but I think that if you're reading that it's not the right time to do that don't do it because you have plenty of time because my might you know philosophy is is we're gonna be this guy's real estate agent and we're gonna be in a relationship with them forever so we don't have to play all our cards at once don't play all your cards at one time save some stuff for later right save that for you know a month or two down the road you guys were talking and you feel like he's a little more motivated let's show him how let's talk to him about why we're different you know or you can do it the first time if you're feeling it there's no right or wrong answer there the biggest thing is is to get in there to talk have the conversation read them and try to connect and the second part of man's question is what is your follow-up strategy going to be with him since he seemed to not want to use an agent again he didn't not want to use an agent again he said he might list it again next year you didn't say you didn't want to use an agent again he'll use an agent again when he gets motivated see motivation is the key that's why I kept asking people about like if they care if it sells or you know if it sounds good if not don't matter they don't have to so I'm trying to figure out what their motivation is if they're motivated they're gonna list it maybe with you maybe not but they're gonna do something so find the motivation right I was looking for somebody motivated right that's when you know you can get a quick listing a quick deal when there's motivation so my follow-up strategy is going to be I'm gonna call him I'm gonna put it in my notebook my scheduler here and I'll probably call him in a month or two and check on it and see what's up and see I asked him to lunch and he turned me down so I don't want to push you hard I want to call him a second time I'm gonna try to do that lunch thing try to get him to lunch you know can't deal with that I was fine after having called expired and circle prospecting which one do you prefer I always prefer circle prospecting circle prospecting is the foundation it is the golden area of real estate and it's just totally just that's the spot but it's good to mix it up especially for your new agent try everything do it all new circle prospecting one day expires one day for sale by owners one day open houses one day you know that's what's so great about red X is is you can get all that with a click of a mouse boom for sale by owners boom expires but you don't have to do all this research it's just there and you just hit the button to start calling it's nuts Russy an overpriced $85,000 home no that's a lot it was a lot do you use canned templated in newsletters or do you write a new one every week I use the same one every week I found one I liked a couple years back and I've kind of used the same template every week if you guys see my weekly email you'll see that it's the same basically the same layout same format you guys can see all this zero to Diamond Calm it's all free there's a section on the online course called rookies weekly email and there's an example in a video tutorial on how I do the email yes see okay Tyrone says you got me rethinking this expired was always fast listing for me since my dad was poor no excuses real talk how long it took you to get circle prospecting to build inventory fast you're never gonna build amatory fast okay it's not gonna happen fast nothing happens overnight okay you have to grind until you just your eyes and ears bleed I mean there's nothing that's going to happen fast but the circle prospecting to me if you do old expires and you have see the thing is is there's 250 know after I filtered out there's like 170 expires I could have called today probably go through 50 of them or so but once I get through that list you know that's it so then what circle prospecting is totally unlimited you can't call all the owners and so just think about that it's and it's the same thing like you call all the expires you're going to build inventory the same speed in circle prospecting just about the same speed because if you notice I got three I got three I got four Lee and none of them are happening today right none of them were happening today Titus is so-so so as I've said I just passed my exam Congrats Titus in betaken his state to be taking the state exam soon once I get my license I was just curious and I know all markets are different but realistically how many calls should I start making a day I think start out calling a hundred today and then move up to 200 now I think you should do 200 a day with the dialer with rep X and the dialer you can call 200 and a half a day and then you got the whole other half a day to do all the other stuff you need to do I think it's a new aging issue call hunt use the dialer call to make 200 calls a day and it should take you four hours three hours three to four hours depending on how the calls go and everything [Music] Jason said I didn't get his email why not Jason which guy was it was it that you were referring to and here's the thing two guys on some of this stuff with the emails and stuff I have their phone number out you know I don't have to get the email right away circle prospecting I want to expires you know those are people that have their house on the market and they're kind of like for sale by owners because you kind of have to follow up with them circle prospect you're in a call there they weren't interested in selling they have no indicate in their not email so that that email stays in touch with them but the expires are currently for sale by lenders you have to kind of ease into the relationship they've already had an agent that it didn't go good or whatever they've already had lots of agents calling them you know I'm saying so ease into it right I've got the phone number so I'm gonna make notes to call these people and yes I will get the email addresses Titus I would make calls for three to four hours a day as a new agent do you call expired listings even if the agent was in my office yeah I call them you know yeah I'll call them because look guys I'm just working I'm just working hard if I make a mistake or something like that or somebody gets mad at me I don't have time for that Sebastian says hey Ricky all very interesting you'll be in it would be interesting once you get the appointment the seller know how convince him to give you the property you have problems there let's just Sebastian you're not trying to convince him to give you the listing you're trying to connect with him right on a human level a non-real estate level right and show them and prove to them how hard-working you are and how much you really want to help him and then when they become motivated enough they're gonna give it to you right and so don't think about the deal so much think about how to connect with them Sean says yeah I try to think to myself why would I press myself into a relationship with somebody who who isn't motivated or have potential headaches that if that's visible up front that's what you think to yourself why would you press yourself into a relationship with somebody who isn't motivated because ma'am it's the future business and referrals and repeat business and referrals of referrals that's what you want and so it doesn't matter if they're motivated now right they're going to do something in their life and you want to be their agent Polly says the storm have tripled Iowa yes it has red X or does that information all show up it all shows up in red X all the expired stuff agent that had it price stays on the market address remarks there were marks they had in there all that's in said like with for several hours and expired you have to like follow up by phone and kind of ease into a circle prospecting you want the email right then because you're not gonna talk to them until they get ready they're gonna call you but with the expired since for sale by owners there's somebody that you're gonna be in contact with over the next few months and so there's plenty of time to get the emails on those scenarios let's see Allen says the only call my own form or do you go out further my farm is my entire area your farm should be your entire area like farm and do postcards and stuff but do not limit yourself call every owner and you try to call every owner in your area it'll never happen but that's what you should be trying to do call every owner in your area that's in that price point that's sweet spot BJ BJ JD I know you wouldn't be I know you wouldn't but in theory you could stop prospecting and live off referrals correct I know a couple of successful agents and they will never do what you did today of course you make more I think you answered your own question there man yeah I'm gonna keep doing what I'm doing and I make a lot more money than the agents that are living off their referrals when you live off your referrals your your business plateaus and even maybe goes down a little bit I want my business to go like this and the only way to do that is to continue making new contacts and developing your database more and more and more or just growing and growing and growing it you're in without that then you're not you're not going to make more money so you answered your own question there you know they're never gonna do what I do today and they make less money so you have to decide do you want to make less money or do you want to make more money it's a very black-and-white it's very simple it's very basic do your monthly postcards for a specific area consistently calling or exactly Carol now on the head Ingrid thanks for leading us down the path to success and he says what type of education or training events do you attend to work and build on your business I don't do I don't go do any events or anything like that I watch youtube videos for people that I follow and stuff I read a research but I don't spend a lot of time going to events that's time that I could be executing I'm about to be speaking at a lot of events and I'll be there for those but until that happens I'm not really gonna be going to events just to learn stuff [Music] you know I've done it before but I think there comes there comes a point where you know what you got to do now you just need to go do it right and so I know what to do so I'm just gonna do it and if I go to an event I'm taken away from doing it what it what is the mm limit on red X and when does it refresh the mm limit on red X is geo leads you can get 2,000 a month it refreshes at the beginning of the month I guess whenever you paid it'll Rio but you can call red X and get more so if you need more go get more jason says got it thanks I could tell you weren't really thinking of how to handle it while you're on the phone oh you could tell I was really thinking it yeah I was I was really trying to figure out something and I'm gonna continue down that path with him and see if for something I can do to help him if you achieve your goals speaker author and that takes off on an international level what you're playing with real estate business I'll continue doing it I can do I can sell real estate from my phone Christie will be handling the deals and nothing will change like sporadic different things I'll catch or see or read you know I think a lot of the success oh and a lot of stuff you learn comes from experience things that you experience and learn from and then take that and now you're better and then you get better and better and better the more experienced the more failures and more successes the more real experience you have that's the real education developed a way to communicate with people that shows them that I care and then I'm gonna work harder for them than anybody else that's all it is how do I pull records so you don't duplicate your geo and also since you're limited mm what do you do when you reach within that the first week of the month okay Allen so I don't care if I do duplicates if I call the same people it doesn't matter to me don't really care and as far as what I'll do want to get to the to the end of the mm I'll do something else I'll call for self honors expire maybe I'll call redx and ask for two or three thousand more if I want to there's plenty of stuff to do I mean you could work 24/7 for the rest of your life and every inch cuts the surface of how much business is out there for you there's more deals out there than you can write right there's more deals for you for every single agent then you have time to do the problem is people don't want to put in the work to go through the process to find the people that want to do the deals with them so that's it guys I got a roll let's see share a little insight when you met with Gary I'll share some of that I'll make a video on it one day everything that I'm
