(SOLD) Immaculate French house and garden

this is video for lb v mo this is lb one six zero six so this is the front of the house here just going to look to the side so right up to that tree at the top there so that is the end of the boundary and here's the entrance with you've got a big car park over the other side there and the village is just round this corner and that's a weather bar and shock is so what we'll do is we'll go just up here have a little walk around the house and then we should have a look outside so coming up the stairs here just turn you round so you can have a look out got a big glass window here overlooks the front and oh yeah that's the outside so coming on in now we've got last wooden floors again you can see the stairs here so I lost big entrance hall and then into fully pays ready to go kitchen sink there's a few items that will be staying obviously with kicking their cooker think the fridge they said they would leave as well all double glazed throughout these are all electric shutters here here we go just give me a good idea those got radiators here through our last bit of storage and some more cupboards up here again this wooden floor goes right the way throughout it's lovely over wooden floor and then coming into you you've got the fireplace here they don't use this but it just needs a sweep and you've got yourself an open fire there or you can obviously have a look better installed into it again you've got the center heating free out both sides radiators coming through here it's just give you a view of the black garden you can just see the little mound there that's the bounding on the back and then you can see there's a neighbor's house just to the side bit okay really lovely room so bright just coming over to the front and I'll do the same this side as well so there's the front and then we'll swing right round again and we've got your door here so that comes through now you've got your staircase which goes up just to your left here is the door down to the suso and obviously here we've got I'll open this one up toilet again a nice window give it some nice light through and then we've got the bathroom so again there's nice big window all of these windows have the shutters on as well so just cuz I don't play with them doesn't mean to say that no so you got a nice bath here is a shower attachment as well and then on this side I'll just quickly swing around and show you've got a radiator there's the wash basin and vanity unit and then you've got one on the wall as well okay so just coming back round over that walk upstairs so good wide staircase again you got a nice window logo into the back garden so you've got a bit of a view makes it nice and bright again and then you've got the first fall down this is all pine floor up here but look to it so we'll go left to right so first one's a nice good double but your radiator here again your double glazed window and your shirt and your Ettrick shutters and then view from the back again there it's all very very clean you've got nice white team throughout really nice fresh wounds oh okay so there's a bit more of a landing that's a door at the top of the stairs so you can shut the stairs off as you can see there you go and you'll just see up here is a bit of a a loft access panel okay so moving to the left again next one is the master bedroom again lovely and clean and then it's to the front so those trees give you a nice some nice cover from the road readiness the monkey puzzle is well lit from there so this one's got room for the double bed a couple of chests bedside tables and then you've got the big built-in wardrobe as well well sure same building but it's er it's in the space there so it's a good old size and can fit most things with all compartments and things on there so that'll be stained okay so over to the left very cleverly now we've got in the middle is the shower as you can see that as a toilet run aside and I comes up a little bit locks window here because I could use the space a minute 6 anybody 6 foot 4 or phase of getting there quite easily and then that roof just starts to come in under the basin now and I'm I'm just under 6 foot as you can see I'm still underneath it so it's a it's above head high crazy final bedroom bedroom number three again there's enough room for a double bed in here it's just for guests and stuff at the moment you've got your window to the side I mean you can see it's a big long it's a long room so you've got ledges uses wardrobe space here so you can come right down to the end here so it's easily a nice good double and a nice long room so you get a bit of furniture in there as well as bows if you wanted to okay so I was bedroom one master bedroom shower room and then we had the final bedroom to this side don't you've just been in and then behind me here is the door which we open up back down the stairs there's a big entrance hall and we'll swing around now we're going to go down the stairs wait for the camera to catch up and so we're into now which is the zoo so you can see the oil tank just to my left here obviously there's a lot of stuff here so this will all be cleared but you've got the I think she said these storage areas will stay and just over the side there there's more shelving for tools and things and you've got these here as well again you've got the double glazed window to the back and then there's those stairs I've just come down which would take you back up to the main house and then you've got a there is a doorframe but there's no doors here they've just left it open plan so to the left is the utility space which is a stone block really and you've got washing machine there's a sink you've got tumble dryer as a door to the back it goes out to the garden and then you've got another fireplace there which is great because it fits the boilers flue and everything in so a great big boiler for the oil tank for the central heating so looking really actually so I mean it the compression everything it's almost brand new so I don't think it's very old it's a good system one looks of it and then coming through here this is just a garage space so you can see you've got room for as a big fridge freezer freezer here chest freezer and then you've got your electrics which have all been updated here as you consumer boards over to the right is just the meter itself they are being updated dishes to linka meters so everybody will have one and from this side so I'm going to do now is just have a walk around in front for you round to the side I'm just going to do a lap of the garden so you can see the wall here is the boundary the little road just here I mean it's very very quiet road because it will just be access to some local properties and then the sun's coming out lovely which is really nice as the side of the house this is your boundary here you sort of mound you can see and that goes into another part the neighbors so what I'm going to do is just walk up to this bit here so I'm walking right along the border here this brown stuff and then if you see from here we've got a hedge but then above the hedge is this field so that's filled it's also included all this bit here this grass all this hoopla is included in the sale it's about just on the six thousand all together there's the back of the house just panning around the gardens lovely landscape garden very very easy to maintain and just walk around the other side of the property so you got washing line here called stone just pan round again okay so at the front there side of the house garden again and here's your field so you can see this tree here these line of trees here that's the boundary so goes right up to the top so we think this is probably about just over an acre and then this plot here is probably just under a couple of thousand they tell me the plot is constructible obviously that would be you need planning permission to do so but it's according to them constructible so we've got a septic tank which is down this side so there's a well and you see see drainage comes down here from the house and then down to the floor you've got one of the chambers here apparently passed last time it was checked but whether that's on some new stand if you don't know yet and there's a filter bed that comes down here you'll see there's another thing here so it's a good chance it may pass again it sort of says all the right signs it's got a new plastic lids and things on so just I'm going to look up here I'm in the roof the crochets are still shining so it's a really really lovely and up the road again it's very quiet and you just walk up there back in for the house now we are that's a video for LBV mo that's LBV mo 1 6 0 6
