(SOLD) Amazing House with 3 Lakes

okay so this is a video for lbbmo this is a lbvmo1430 so i'm just going to scroll around here so you can see uh they've got this bit here which is some woodland just up the side here i'm not gonna bother walking away up because it is just a woodland spot and then coming around here you've got the tree line all the way around the back here barn at the back there's the house and then you've got this side here which is the lakes um to this side here so i'm just going to adjust the camera slightly that's better okay so a couple of garages down the bottom there we'll have a little wander in the house and then we'll have a wander outside you've got only day here where it's been snowing first time in about three years so just starting to lay we've got a big storm of snow today so all right i've got my wellies here which i'll stick around to come out okay so coming into the property we've got nice open hallway here and then coming directly around to the right we're into the lovely fully fitted kitchen nice big double glazed windows there to the front um sorry to the side and then coming around here you've got big doors leading out to the lovely large front terrace which connects down onto the garden okay coming through now we've got access here into living room again lovely bright space big window and doors to the front insert burner nice big high ceilings as well really really lovely and bright okay so we're going to go out this door here just back down now to the front door and then come around to the right two doors here first one is bathroom shower wash basin again nice big high ceilings and you've got a toilet down here as well two windows on this side and then we've got separate toilet here so it's really handy got two toilets again with the windows on this side okay so coming down now let's start with the bedrooms the first one here is on the left so you'll just have a nice big double of lots of storage i'll try not to get myself in the picture here's a view from the back here and there's again there's the boundary with the trees up there so we'll just pan around slowly now so you can see there we go again huge high ceilings here a bit of storage space lovely wooden floors in the bedrooms here and bedroom number two so this is another big double obviously it's twins at the moment you've got the heating all the way through which is oil fired or wood depending on there's two boilers downstairs which i'll show you when we go down in a bit again nice big built-in storage and nice high ceilings around to this side we've got the bedroom so this is a small one number three still a lot of stuff in here so um quite easily this will be a a nice double again but a bit of storage in at the moment okay so we're going to go up the stairs now so we're on the top floor here so as you can see you've got really nice area here again i'm just going to come this side first so you can see you've got spot here for computer and table and stuff so you can do all your work and then you've got the windows here and then panning right around you'll see there's a lovely little snug living room area with ideal for books and things and then we'll have a little lookout overview as you can see the snow's just starting to lay again you've got your radios up here a little bit of loft space as you'll see up here nice wooden beams okay so we're gonna go right through now this is the master so you got to the side here where my car is where we started and the gates and then just panning around here so really lovely space nice and bright again and then you've got master bathroom plenty of space for sitting down and doing all your bits and bobs you've got wc and the bath there as well and again nice nice finishes here okay to the left here now this is the other bedroom this is more of a storage room at the moment as you can see there's lots of storage in but again it's a big double all the way down here to the bottom a couple of alux windows and then come around to the side we have another bathroom so you've got again toilet wash basin nice big bollocks window and shower just shut that one up there we go so just going to come down the stairs now we'll go down to the sousa that's down the stairs so we're right down the stairs now this is the summer kitchen all fully fitted really nice uh added bonus really room for freezer and stuff here so we come through here we've got a little slouch a little little scooch down here and we're into the utility lovely big area again all this is storage in here then you've got room for all the white goods and here's your sink and again more storage and worktop space so really really good space for all utilities okay then we're into the main garage so we've got garage doors here again there's a lot of storage space here uh hot water tank down the end and then what i'm going to do is just show you here's the work workshop area and then coming through into the boiler room so it's very interesting here you've got the two boilers here so this is the main boiler so you can get that on as quickly as possible and then this one allows you to put wood in so you can have this so this one takes a little bit longer to heat up once it's done obviously that could be a much cheaper way to to run your heating in the house and that goes right around to all the radiators in the house and then we've got another door in here which is a bit of a gym at the moment but it's just another added room and then coming through here we've got another bathroom there's a second garage on the outside as well which is uh just in a another big space for a castle uh i'll show you that as we were on the outside but go back upstairs now okay i'm just going to come back out the door here all right i'll try and put my wellies on to bear with me a second [Applause] okay we're just gonna stick with these for a minute okay so we're down the stairs you can see up the top there now is the top end all those trees are the boundary and you've got the big barn here it's a big storage barn they've just uh it's a fairly new addition to the property and you've got storage outside of wood so easy fits a big camper van now there must be not going because they've got a lot of stuff stored in so um what we'll do is we'll just have a look from the outside here again just a big tin building really okay so starting to see now house and terrace from the front and here's the first lakes they've got the natural springs in both of these lakes and obviously as it comes down into here uh he used to have a little boat here so he said he's better stand up in the middle it's a bit deeper now so he thinks it might be about 1.8 this one in depth so right up to the the tree line really it goes along that side i will send cadastral plans over for people there's a lot of snow already okay so again here you in this bank and the tree lines here it goes down and then you come to the river so here's the bridge and here's the river on both sides so well they're there in the land the rule in france is that you don't own the water in in the rivers that's the pond we're on so as you can see there's access both sides i think the other side of the mountain as i said is a little bit more difficult to get around and quite cleared it but this is the big lake and again this one can be anything between 1.5 and 2.5 meters in depth depending on how you open it all up come back this side look just you can see there's the river that runs around and there's the other lake from that side the third lake is on the other side there um it's not really been used and it's um it's not really fishable visual at the moment has not had it really cleared that well so you've got these two up and running basically there's your sluice gate that you can build up and hear the water running through you see it's a lovely path along here just want to show you to the back really you can see here look what you'll start to see is a couple of tracks coming down here um and there is actually an access point the other side here so you've got two ways into the lakes really again they've only cleared up to this corner at the moment then it goes over to the other side very peaceful what i'm really trying to do is just to give you an idea of a walk around the grounds really back to the river here in the bridge house [Music] i'm just gonna walk along river a bit here the corner so still walking along the river this side and then start to fall over and across to here really so and as you can see this bit here the other leg's in behind it and he can't really go that's not too bad i mean he could walk down there but um we've been around the other side and you can see over here now you've got the grassed area so again it's the tree line coming down and the grass is all included [Music] so the big lake smaller lake all up and running um all the lakes are registered if you did want to run a business here you just need to set up um an auto entrepreneur or something like that as it would stand they used they used to do bnb from the from the house a few years back so if you're after some ideas of what they used to charge then i can send that information as well today slowly across the bridge okay so just remind you you've got the lake on the left and there's the river that goes there's the boundary coming up to this side house hangar and you how much you can see there's a ridge that goes up here which naturally follows that tree line um and that's basically the boundary all the way down to the grass down there as i said please uh please ask i'll send you cadastral plans and floor plans and things there's a septic tank out the front as far as where it's all up to date it's all been checked and done and i've got paperwork for that as well so huge amount of parking don't forget the woodland on this side they've bought separately so they've got that as well and that goes up the side of the road um just down here really you'll find this is a little area um you've got melianec just up this way a couple of kilometers and then go back to bonen or rosslyn is about six or seven minutes from here which is
