[Music] so [Music] hello good morning so first of all thank you everyone actually i should come closer to your microphone um first of all thank you to everyone for your incredible comments my parents read them all um with tears in their eyes and and uh and i read so many of them out to guido and and i must confess i read them too yeah i never yeah he never reads the comments but he did this term amazing so kind yes uh so this week it's quite exciting uh well first of all a little update on the on the chicken coop on the palais yeah um as is the case initially it's very difficult to get a precise start date um i'll let you yeah so we i spoke with with the construction firm and they are closing another work tomorrow if it's all okay they will just move the day after the excavator to to the farm to to throw down the chicken coop but we don't actually know yet if if it if it's in two days or not so we will see so the funny thing is i can hear greater on the calls and uh he's saying and the guy's like yeah pure more or less are we are we starting on on wednesday and it's often the case it's maybe wednesday maybe thursday but not on friday because it's bad luck i see this it's so cute so apparently the builders they said to guido the only thing they're sure of is they're not starting on a friday because they're superstitious yeah they rather bring the excavator on thursday do a small hole just before night in order to say that they started on thursday and then go on as a second day on friday but not the first thing on friday because is it is it friday the 13th or just any friday i think it's just friday i don't know it's so funny but whatever so so yes so the the building should probably start this week on the palayo but just in case that doesn't happen we're filming this episode so we'll have that as a backup because in this two weeks surely the chicken coop will start but also the roof of the other house that you showed or not i don't remember well maybe we should introduce that sorry so they didn't know anything about it oh really okay okay okay yeah yeah but shall i say yeah my father's family has this other uh old place of of an aunt of sister or whatever and my father used to go there when he was young for shooting and things like that and this left this part of the old house i think it's at least of the 18th century and unfortunately or luckily it's in a quite isolated area of tuscany a beautiful area but not as famous as candy as bulgari as around florence it's it's uh how you say a hidden place that needs to be yet found and and explored in the case of this property it's a net loss every year of at least five 000 euro because we have taxes on on just owning property so it's uh as the english council tax and that usually in this case is sort of 7 000 euro per year then you have to pay taxes on rents so to let's say cover basics basic cost without any maintenance or anything else to cover the cost of that place you should need at least double rents 10 12 12 000 euro of rents at the moment uh there's nearly none rents coming in so it's just a net loss and now we are approaching to start this this build roof restoration that will cost around 70 000 euros [Music] foreign look at this ceiling oh my gosh [Music] maybe i can find one for the chicken coop has to be double bed though because these are single beds oh it's so beautiful we're just sitting here abandoned in an attic oh look there's saddles here foreign this fiscal opportunity given by the italian government that you can get a credit fiscal credit for half of the works and then this credit can be sold to a bank or another financial institution that obviously won't give you the full amount to get it but 90 so in this case we hope to be to manage to get back at least 30 000 euro for out of this 70 but there are still 40 000 euro that just coming out from the pocket and with any return at the moment the other day we were at your friend's place and and the family has this incredible place that's like looks just abandoned and you think why yeah that's really amazing yeah it was but you think why is no one doing anything with this and and the friend said well because it's just you need millions of dollars to to restore these houses because they're so big because obviously these days we don't live in such large spaces we don't need such space unless you're making it to a hotel and uh and therefore many italian families have properties that will you know for sentimental reasons they don't want to sell but then they don't have enough they can't afford to to restore them [Music] [Music] can you imagine if this is your sink and then you look out there oh my goodness it's very let's say risky to get a mortgage because you won't get enough rents back to pay the the mortgage the commission yeah the the repayments yeah the repayments and so it is very difficult because you have to try and save these these properties that cost obviously because you have these taxes on property that just run whatever go without any connection with rents and then so i guess from an outsider's perspective i i you i you would think because i'm obviously like many of you an optimist thinking oh yes but you could you could do it up you could put it on airbnb or you could cover the costs uh with rent i mean really these these big villas they cost so much to heat for example so anything you're making on airbnb that you'll need that just to cover the heating off the no or or even uh for example with the roof as well like they're very old styles of of roof so as peter said 70 000 uh to repair class vft so it's 77. 77 000 euro to repair this roof and the thing is even just to maintain you'll see in this villa it has the most incredible frescoes and they're just disappearing no i mean luckily we had this person that sort of stayed there nearly for free and the painting courses and he in the last 24 years i think he's being slowly saving what needed to be saved so it's just important to keep them alive so it's been alive but with really nearly no rents coming in this is the old chapel where they used to pray now it's a bit to the mess but apart that the corner there where the this humidity the rest is quite good there's no that part there obviously is humidity comes from the wall but oh my goodness oh it's just beautiful wow we need the somehow to make it earn some money to pay back this uh this work on the roof and eventually heating eventually restoring the other small house next to the restaurant so here we are with super cameraman so why are you joking i'm not joking so this is the small kitchen ground floor and there's a nice fireplace as we were saying this place has been roughly used so rather abandoned yeah used badly used and then abandoned so this is look at that stuff i mean if you came in here and cleaned it up and you know if you clean up you already have a different thing obviously here we have to clean up everything redo the plaster of the walls change the windows put the electric system do it efficient and putting a so then we want to put central heating then we go up here you can have a nice sitting room here i love yeah okay this is in giza and then in tuscany they used to do them also in terracotta so this is a terracotta stove wow this is the it can be a bedroom and there's the bathroom obviously yeah you need you need some imagination obviously but it has everything so it's cute it's small it's easy to walk to warm up and yeah there are problems you see the roof is falling apart there obviously we will have to do some works but it's small it's easy to do so bathroom obviously must be completely redone this could come out a very nice before and after [Laughter] this is quite a before here yeah and he he also wrote what maybe it was just shaving and he wanted to sign a number [Music] this is the ultimate bathroom makeover yeah this thing flowers this is beautiful see you yeah no but it's cute and that that's the restaurant through there yeah yeah that's the the patio of the restaurant where you could put people outside these are the old floors they used to do in a granite generation yeah but we can save the floors if if you like them unfortunately when things are not worth renting and stuff you tend to abandon them and now we have to give back life to this place so yes so basically to explain there's the main villa and then there's a little cottage beside it which we're going to renovate i suppose yeah it depends depends how much it costs but yeah my intention is to renovate it well i mean at least get it into a state in which you can live in it because right now it's it's been abandoned for well how many years there was a helper of the restaurant that just stayed there so for free and he unfortunately was probably a bit nuts and he had four dogs and 27 cats and they lived in the house so he then for him he died some years ago and practically the house remained the cat house so yeah but uh so next door um is a restaurant uh little trattoria uh and and i guess your idea is is if anyone is interested yeah no no this is this is trying to find the way of of uh giving back life to this place because this place was on a very important road between siena and arizo so before the the second world war it was a place where everybody that wanted to go from siena to eliza passed through and who had and obviously they had horses and carriages and that place was a place where people stopped so where now the restaurant is was an old stable where all the people that were traveling from siena to arizona back stopped there changed the horse thought changed the horses and and ate and had uh let's say food and stuff like that now there have obviously the world has changed and there's a motorway so that place has been let's say cut out completely from the from the big um yeah exactly and so it's it's just i think a hidden pearl i i love it when i first saw her i just fell in love and i thought oh my gosh i wish i wish we could live here but the problem for us is that it's not close to your work and no no and then it's it's like not close to anything so it's not even not close to my work not close to my family where i have to do other work not close to the other farm where we want to move too so yeah we we we need a big we need a big dreamer like you that that really well i i think for some people though i think just maybe for some foreigners they don't necessarily need to be near a big city or because if that were to become their business and i think this is what makes it super interesting is because i know many of you are are dreaming of moving to italy but then you think how could we make it work or how can we make an income well so this what what guido's family are thinking of offering is to rent out the villa the cottage and the restaurant is a package and you can open a restaurant live in the cottage live in the cottage and use the villa and use the villa and also sublet the villa in summer if you want to do like one the gentleman who you're saying we were talking about before he did painting courses in the summer where he didn't i think it's a big villa so it's three floors oh my gosh it it has i think 12 bedrooms so if you want all been furnished by guidos um largely by your mother who has yeah this is that that's old furnish that comes from the old house of my grandparents in florence so it's all beautiful stuff so beautiful and i don't know i suppose on one hand you could say yes it is isolated but not not isolated it's 15 minutes from the the the big big town the biggest town that's there and it's half an hour from siena so yes but i suppose it would be more suited to a foreigner rather than an italian you know who's working in florence or siena no no this is a place that that restaurant is small and cute and and it's a place that if you build up a name people will come there to eat because this restaurant has been managed by this family for many years but unfortunately the the man the the main manager died in an accident many years ago so the restaurant has been then managed by the daughter and the wife but actually it's not their passion their aim in life so it just so they're happy to they don't want it you're not taking away no no no i spoke with them and they would be happy to like not sell but like just give away the management of the restaurant so the walls are ours and there are now tenants and managing the restaurant but i think they are quite fed up and and now also with covid obviously they had an awful year so they were not going well and now it's even worse so probably we could find an arrangement already spoke with with the daughter and she said okay if we can find an arrangement so when would it be available so the work is beginning on the roof uh next week now yeah next week or the week after the the surveyor is uh filing all the papers for for it so hopefully if there are no problems we can start in in a couple of weeks all the scaffoldings are already there i suppose that for the end of may middle of june this year this year why not what would we already be ready i hope so we have to get the cottage into a good state yeah but the cottage when when a constructor goes there i think two weeks they can do it it's true i mean it's not one builder they're like six or seven they come in no i know but we have to clean and put in maybe some new furniture that's beautiful i mean i suppose we could just do that in a weekend couldn't we really yeah i just remind you we're also getting married but yes yeah but somehow we will manage but and then i just took on that project with that of the client maybe yeah hopefully so but it doesn't matter okay we just need to wake up earlier but yes exactly but the the thing is if you're thinking about this um for next year that could be a possibility for someone no because they would need that time to get their life sorted if they're gonna make it i i think it's it's a great opportunity it's i'm thinking to to but you want someone long term is yeah obviously someone that comes and wants to bring back life to this small village and the restaurant is the heart of it so if the ranch restaurant works the rest will will work the villa will go with it and it's a very peaceful place and and and and what kind of lease would you be looking at we are mainly looking for someone that like fallens love falls in love with the place give its back life to it keeps the the villa alive keeps the restaurant going and hopefully make it thrive so we obviously want to help this person that comes in so i don't know maybe 2 000 euro a month for all of it so so 2 000 euro for the villa the cottage the restaurant and that that includes you can manage the restaurant and you can sublet the villa during summer and take all the product from that you know yes yes obviously obviously it can't be changed it must be kept with love and as it is obviously and someone who has respect for old furniture frescoes because it's you know there my father never wanted to sell this place because he has memories from from there and actually the the family chapel where the tombs of our grandparents and staff are it's just near there so it's a place that has a big meaning for my father and so i wanted to have a meaning also for this generation and there's another reason we can't sell can you talk about the there's part of the let's say the the villa is part of a of a bigger building is owned by another owner so it's not easy to sell just a part of something and their part is not as in good shape as us actually some parts are falling apart attached to the villa but it's property of the neighbors so we have half of this part of the building and this you should explain there are no neighbors they have no that no one no no no no this is uh is yeah it's property of other people but it's at this moment it's not used because it would need some work yeah it's it's millions of dollars no no but it's it's not livable so at the moment there's no one it's not livable and i hope they will restore it but it's not something that will happen in the next few years surely so the the other part of the villa has a safe roof so the house is safe where we are renting is safe and it's not that it's dangerous from a static point of view or the building will just fall apart it's safe that's and we're putting it much even more in a better condition obviously restoring the the roof so there's no problem in living in it and how many bedrooms does the villa have in i don't remember well at least ten at least ten wow yeah we can count and they all have bathrooms and the plumbing all works and it has yeah yeah yeah my fa my father done the the plumbing and the electric electrical part 20 or 25 years ago so they're not new but they are perfectly efficient so that from that point of view is perfect yes and then and then this beautiful little garden and all right so it's so lovely in fact i was lit when i was filming it a couple of weeks ago when we were down there i noticed that you know the shutters on the internal part that looks in you know what color they are yeah the same the one exactly the same uh yeah it's it's so lovely and it's got this incredible kitchen with a big high ceiling and this wonderful fireplace [Music] it has maybe 40 or 50 seated places but then there's all a garden so in a day like this you can have up to 100 people outside it's not far from canciano terme it's not it's valdor chi it's it's not far from siena it's an area that in in 20 minutes you are close to many important touristic spots also a chef wants to change life it's not a restaurant in florence where you pay ten thousand euro a month and if you have much renters normally if you are in a good spot yes wow but also in in a normal place you pay two or three thousand euro only for the restaurant so you just you're just paying a normal rent for a house but you also have a restaurant that can give you enough money to to be but without the stress of saying oh we have to fill it up oh this week during the week what about if they if it was someone who says okay my husband or my wife my partner is a chef i've always wanted to live in italy but we don't speak italian would you be able to help them set up the business obviously obviously you know the business is very easy they just you just need to get the old business from who's managing now and you just transfer the lease contract that we have with them because when you open a restaurant you have all the problems the sanitary pre-health when you deal with food in public obviously there's all problems you need handicapped bathroom you need the kitchen done in a certain way they've done everything so it's ready to be used this place when it was managed with more passion and everything people came from miles to go there and spend today it would be would be packed because it's a wonderful day they have outside and you just people just drive in italy food is the most important thing in life so they they don't mind driving half an hour obviously you can be very competitive on prices because the rent is so low so you don't need to to to charge so much you can charge normal price but give a better quality foods yeah there's this cottage and the restaurant this is just in front you have to spend 50 60 70 000 euro to to do big maintenance so bathrooms uh roofs or whatever breaks because obviously they're old houses and so in the end actually yeah the 90 percent 95 percent of what comes in from rents needs to go back into into the properties and that's the truth right that's one of the things that's very admirable about your father is he never my mother and your mother they've done it quite modestly because they're always ready for these these maintenance costs he always said la formica file so it means the ant does the step that it can so if you had 10. it's tuscan so the the the ant does the the step that it can and this is what happened in the last 20 years in so many properties especially with vineyards and big resorts and and people got enormous mortgages because works are so expensive and in the end is not sustainable doesn't work some work but many don't is it is it because people overestimate how much money they can make from a b and b and they are and then they underestimated all the costs that the running costs are always more gpl that what you pay for heating is expensive in europe no italy is a wonderful country but we don't have natural resources except beauty and landscape and so all gas petrol electricity and everything are one of the most expensive in europe so heating in these isolated houses hasn't they don't have gas from the public company you have just a big conversation and it's full of gpl that's liquid gas and costs something extraordinary to warm up something like this house probably will take 50 euro a day if you want to keep it 20 degrees in all the rooms at home we always use the this we always use the wood fire yes yes we try to use that because it's so expensive it's a waste and and we have wood luckily because there are woods there wow that's a beautiful chest isn't it yeah i wonder what's inside it let's see payment payrolls 56.57
