what's up everybody my name is meet kevin and today i'm going to show you how to turn this bathroom into something way nicer for 383 in just five steps here's the thing i'm a real estate dude and when i go show houses i show a lot of stuff that's built in the 40s 50s 60s 70s and i hate to say it most bathrooms just look grungy and old and people walk in they're like oh i guess this is where the bathroom is but most of us after feeling that way just start picking up the phone and thinking how many thousands is it gonna cost me to redo this bathroom and unfortunately because construction is really expensive a lot of people who end up getting bids end up getting bids for six to seven thousand dollars just for the shower or bathtub tiling alone which is crazy that obviously leads a lot of people to want to do stuff themselves but it always starts like this over at home depot or some other really motivating department store except the motivation usually only lasts the first few trips we usually start by going to the bathroom and tile section you know we get those hgtv [Music] lily i like feelings one and then we get enchanted with how inexpensive subway tile can be and we're like 64 cents a square foot that's not that bad i mean how many square feet do i have then you end up doing some quick math and you're like oh i only got like 60 square feet so let's just buy a 100 square feet worth and uh oh that's not that expensive fancy wall tiles subway tile mosaics wall boxes for our soaps well unfortunately that's where we go wrong i used to be a construction dude i was a licensed contractor except now people come to me and say kevin how can i spend as little money as possible and make as much money as possible on my home or my rental property right jack and that's why i know why it's not just a matter of the cost of tile but it's the shower pan it's redoing the wall the plumbing the stuff that's in the wall the insulation you're almost always redoing everything and that gets really expensive even if you're gonna do the work yourself so instead what i'm gonna show you is the stuff that i do in the places i live in myself so this isn't some janky slumlordy solution to fixing a bathroom for 383 it's a legitimate tool that a lot of people just don't want you knowing about they'd rather sell you a bfh and a new bathroom don't know what a bfh is big hammer the problem with the bfh is you don't even know how much damage you really cause into stuff sometimes and you know what you can get carried away because this is fun but first look at what this bathroom looked like before in detail the bathroom in this house used to be a cool almost aqua blue they even had a matching toilet to go with it you can see how dirty and filthy the tub is the tile is man and the glass door it's rusty crusty and just nasty it's actually very common for me to come across pink tiles miami vice pink tiles avocado green tiles and of course these blue tiles and here are some other projects that i've personally done where you can see the before and the after before and the after you can see these things are pretty nasty at first and following these five steps they end up looking pretty beautiful look i know we don't really know each other but if i can do this for 383 dollars instead of having to tear it all out which demoing it alone is going to cost me more than 383 heck taking all the stuff to the dump and getting it out of here is probably going to cost me more than 383 why would i not at least consider doing this so here are the five steps so number one i usually recommend you get rid of the sliding door that's in here in fact the one that was there previously was pretty grungy and crusty and nasty get rid of that so that way when it comes to the later steps that's out of the way and if you really want to put another glass door and you can but i'd rather put in like a 20 shower curtain and call it a day because then i don't have to stand there squeegeeing well i don't have two squeegees either i just have one i don't want to stand there squeegeeing all the time to get the glass looking clean and i don't think tenants like doing it either step number two is i recommend you polish the actual tub but you'd be surprised but these cast iron tubs have a nice layer of porcelain on them and they can usually clean up pretty nicely but if you have some chips or rust don't worry step four and five will take care of that for you now the next thing that you really ought to do is remove all the crappy old caulking because if you leave it what you're gonna do in the later steps can usually come peeling right off so get rid of all the nasty stuff that's there clean it up have it ready to go and i recommend you spend a little bit more on some good silicone i recommend getting like the six or seven dollar silicone a white mold resistant stuff i would stay away from the buck 78 painters especially in bathrooms oh and i usually recommend getting more than you think you need so you don't have to make another trip to the store because everybody hates trips to the store and now the voice over dude's gonna take over and then we'll get professional to do what's known as re-glaze the bathroom for you here's how that works and what it costs ask for recommendations or search the really competitive market on google for bathroom refinishing or glazing companies be careful not to get like bathroom contractors who are going to try to upsell you on new tiling and tearing everything out remember that once you go bfh you don't go back so remember you're looking for re-glazing and if you find a company that does like tub reglazing they can tile reglaze as well so find somebody who does it every day and really what you want is you want a company that's going to spray this acrylic or epoxy or whatever it is on your tile and your tub you really don't want somebody who's going to brush this on because it's never going to give you that smooth finish that you really want when you do this now somewhere around here they have those do-it-yourself rust-oleum kits which might be okay but i'm not a big fan of doing re-glazing yourself i am a big fan of the bare and home depot product line though but this i'd hire a professional now if you can the tub and polish it yourself perfect then you should really only expect to pay somewhere between 250 to 275 dollars for actually re-glazing the tile above the tub which is awesome that's gonna leave you money left over for step number five now in case you're wondering what happens to the groud or chips or rust stains when you glaze or those holes from the shower door yeah they basically all go away that is you don't even have grout anymore which means no grout to clean anymore everything that was tile and grout is just a sealed acrylic or epoxy cover now it's awesome it's almost as hard and solid as your actual tub itself which almost makes it seem indestructible and you definitely want to talk to a company that's going to give you a warranty for their work just for peace of mind now that you've reglazed this tile for 250 it's time to call a plumber ideally somebody that only charges you half an hour as a minimum because they could usually bang all this stuff out pretty dang fast and what you want them to do is screw on a new trim color of a shower head that goes pretty fast pop on a new drain overflow and drain cap in the actual tub usually i'll buy the faucet but i'll have them buy these other trim pieces i do usually prefer to get my plumbing fixtures at home depot or a local store mostly because amazon people take like the o-rings out of them and then they return them i've just had a lot of headaches with buying plumbing stuff online but anything is usually better than hate to say about having your plumber bring the faucet because it's going to cost like 30 or 40 percent more sometimes it's better though to have them bring things like the trim kits they know which one's going to fit so talk to them first and then you're good to go you don't actually have to replace the valves that are behind here to do this see the valves behind here the only way to get to them would either be taking the shower out or cutting a hole in the stucco outside remember every time you do something it costs you money so if you're going to spend money to put another hole or access panel in the stucco and then paint it and you have to cut it and trim it appropriately it's a pain in the butt why go through all of that work when you can literally just replace the trim kit on it if the valve works don't replace it and that's what we did here so that trim material and the plumbing work was cheap and easy and that's what i like because plumbing work if you've ever heard of murphy's law then you know anything that can go wrong will go wrong plumbing is like the place where that could not be more true well so there you have it if you like these
