Brawley Flats Luxury Barndominiums – Mooresville, NC

[Music] what's up y'all this is jessica babington welcome to the braley flats this is a really unique project here off raleigh school road in mooresville these are luxury garage residences and we are here today with all of the brains behind this very cool project so i cannot wait to show you around so let's go please welcome jenny pippen from pippin home designs willis spivey from spivey construction company inc and michelle mccoy from michelle mccoy designs so let's start off with mr spivey tell us a little bit about how this concept was born it actually was born from a friend of mine he wanted a place for his toys and his cars he has a lot of antique cars my son found this property he's a realtor and he's like you know dad there's five acres out on braley we could build we first thought we would turn it into commercial yes and just build shops yes we went to zoning and that was turned down i knew from a previous experience that if we had an apartment in these garages it would qualify for residential we worked with the building department to make sure that the actual apartments were legal and safe and met the minimum square feet and we got a green light they have taken off we're getting two three calls a week for people wanting these so this concept of you know a big garage space and a small residence space is somewhat unique and so you call our wonderful talented friend jenny pippen and say here's our idea draw this up for us and jenny you say uh okay [Laughter] you know it was figuring out okay how can i make these look residential when they're so big right because you still want them to look pretty you have a home design background so you need them to look pretty and we need them to be residential right i am both for zoning in for the purpose of what they are exactly and so trying to create that that combination and marry those two things yeah takes a creative mind like yours that's right you know actually a lot of people are coming to me wanting to downsize and this is a perfect solution with these departments being smaller and they have so much stuff to store you know it's right it's really a great concept we're hearing the buzzword you know new one barndominium which is kind of what this is with this concept taking off and obviously demand is high i think this is something we're gonna start to see more and more in our real estate market especially if you know construction costs still stay crazy which they seem like they're going to and people are looking for more creative home solutions we're doing anywhere from just a studio apartment where you can do a murphy bed or a fold-out sofa to have multiple bedrooms or even multiple apartments in it so you could rent out one maybe and and you know live in the other okay so now we have an awesome design and we have demand for these barndominium luxury garage residences and so now comes the fun part well at least for me i'm and that is the finishes and what is it really going to look like and how is it going to come to life so in comes michelle mccoy and her fabulous eye the challenge was from willis is not to make any of these buildings look the same because a residential you didn't want the same finishes so by looking at jenny's plan we have some that have a hardy board we have a lot of stone the last one that we're doing has stucco and then when you walk on the inside yep we did a lot of luxury vinyl we have kitchens that have high-end appliances quartz countertops we've got one that has a fireplace they're all different and that's that's been fun i think this is the dream team and it's a very cool project and i'm so glad i got to be here and tour this great space so if you ever want to learn more about it please hit me up anytime and hopefully we will see some more of these in our market in the future
