hey guys it's jeff from home renovation here today i'm in my kitchen but i'm talking to you about bathrooms that's right it seems like we haven't done a little bathroom video in a while now so i have got a ton of questions coming in over the internet and on the comment section and thank you for all that feedback because it's a lot of information that i found that you still need to get from me and so in today's video we're going to talk about the following four things we're going to talk about your budget we're going to talk real numbers about real renovations so what you know what to expect in reality okay not just fictitious tv world we're going to talk about the difference between diy in it or hiring a contractor or splitting it up and doing a bit of both we're going to talk about the value versus the risk and this is all about the more complicated the assembly process and the materials you use the greater the risk of something going wrong perfect example as soon as you go to tile you got to make sure not only do you know how to tile but that your structure is in the kind of condition you need to support a tile project so that you aren't going to have a failure in your flooring and destroy your job finally we're going to talk about knowing the end from the beginning you really need to be able to visualize or have a plan or a drawing or a picture from a magazine or even a picture from a friend's house you got to know exactly what you're going to see when you're finished it helps you make all the decisions as we go along now i'm going to guarantee you if you watch this video and you have a renovation plan i'm gonna save you over a thousand dollars without even thinking about it all right so let's just jump into this we'll get through all this information but before are all about the business of helping you guys save money and get a better result remember you're your best contractor let's jump into this all right so as a general contractor for the last 30 years i've had a lot of experience dealing with people who are doing renovations and there are three major elements that everybody seems to have conflict with they don't know how to manage their expectations one is the budget versus how long it takes to get the project done right and then the quality of the work and there are three factors it's like a just a big triangle the higher the budget the longer it takes to do the higher the quality of work the lower the budget it's gonna mean one of two things suffer either it's not going to be the highest quality work or the highest quality products or it's going to be designed to be done in such a quick amount of time that you just can't get all three you can't get the best price for the best quality for the best product it does not exist and so managing your expectations and around that world is a real tricky thing so let's talk about budget because i'm gonna break bathrooms down into three major areas and then we're gonna have videos to follow up in the future about what those three to three different bathrooms actually look like so you can help decide what's best for you first of all in the budget we got a basic bathroom okay this is uh like a shower tub combo toilet vanity that's it all right a typical builder bathroom and if you have an older house it probably needs to be remodeled and refreshed and that is really where you start when you're talking about bathrooms you need something functional right now you can get into something that's called semi-custom so now you're using a little bit better design maybe even just a walk-in shower okay with a curb not a tiled floor at this point you're still using an acrylic shower tub you might have uh maybe a little bit more a little sexier furniture in the room a few other bells and whistles maybe a towel armor semi-custom right it's obviously a step up but it's not a luxury bathroom like you'd get at a five-star resort of course finally it's the sexy as you want it to be bathroom okay this is where you pull out all the stops this is kind of a project where if you're one of these viewers who doesn't have a budget but you have a design in mind or you have a lifestyle in mind and you want to go that direction then we can teach you how to diy some of that project to keep your costs down and make it more reasonable you can do the whole thing yourself depends on your skill level and comfort but these are the three basic kind of zones we'll cover all right so when it comes to budgeting if you're gonna go with a basic bathroom and you're gonna diy it you can probably build your own bathroom for about three thousand dollars that's all your fixtures everything all in and so i know some of you are going whoa that sounds crazy but let's just go through the cost you're going to have a tub shower a new shower valve system okay those two things together are going to be around 500 bucks 100 toilet 100 for your floor a couple hundred for your vanity hunter for your tops you can see where i'm going here you don't have much left towel racks maybe a vanity mirror uh some paint maybe you add a fan the point is if you're budgeting three thousand dollars to do a diy project in your home and you're doing a budget renault you can definitely do it for less than three thousand and you can keep your simple processes and you can go with even acrylic wall surround systems so you don't have to get involved in the world of tile you can keep your floor to a floating floor technology just go with a vinyl plank or a laminate vinyl sheet right and these are all systems that keep your costs down there are also systems that have very low risk okay because you're not getting into custom tile work you're having a flexible floor so everything you put on that floor if the you don't have to worry about tile breaking down the road and then you have to remove everything in the bathroom and rebuild it so low budget is also very low risk long term okay and so in the world of budget you can do it for less than three if you want to move into the semi custom bathroom area we're gonna call this better than the builder would give you in a new home now you're going to up your antsy a little bit so in order to go semi-custom now you're definitely got to go tile in your bathroom you're going to be tile on the floor tile on the walls and in some situations you can get away with vinyl on the floor but you've really got to up your game with all your fixtures fixtures in this situation and redoing your bathroom you're looking five to eight thousand dollars you can do that diy no problem okay but if you contract that kind of a situation out now you've moved into the twenty thousand dollar range i know great reaction right i just went from five to twenty because i'm paying someone else to do it and the answer is yes in a world of construction most firms that are reputable and are doing a proper job and aren't in trouble with the tax people are charging about 20 000 to a bathroom and that's because almost half goes to the government the other half is for labor and materials and profit all right so keep that in mind when you're pricing these out if you're doing legitimate business it's going to be expensive so maybe it's worth learning how to do some of this yourself just saying you can watch some of the videos we'll put a link in the video here you can learn how to do a semi-custom bathroom all by yourself just like mine and finally for the ultra classy the sexy as you want to be bathroom when you're dealing with budget i'm going to say you're really in the 30 to 35 and then all the way up to as much money as you'd like to spend let's face it you can always go out and buy a solid gold toilet if you're a chic but for most of us having a sexy as you want to be bathroom it really is relative to our lifestyle and income and where we live in the house we're in and as a household the value so a sexy bathroom i would say it's a walk-in shower it's heated flooring it's custom tile it's his and her shower functions it's multiple jets and bodies and and you've got every bell and whistle in there you bumped everything up eat more space out of a room next to it put in a four piece you got a soaker tub isn't her sink i mean the list goes on and on and on as soon as you go into that though you've got to realize that you are going to be dealing with a ton of purchasing decisions and you've got to have a plan when you go to that area it's no longer just cookie cutter you have way too many options since everything's going to be custom so having a plan at that point is crucial now let's go recap for a basic bathroom your three grand for a semi-custom year five and for a section you want to be bathroom built by yourself it's about 12 maybe 14. you can start your budget at that point and then make decisions from there if you're hiring a good contractor even for a basic bathroom it's going to be 8 to 10 grand for a semi custom it's going to be about 20 to 25 and for sex days you want to be moving into the 35 and north okay so now we got that let's jump into the next point do i diy or do i contract now i know i already touched on this a little bit but the question is not just should i save the money remember there's three things do i have the time to get the job done and am i going to be able to have the ability to do a good enough job to retain the value of the project that is a real grown-up question that a lot of people really need to be serious about you've got to watch some of the videos that we do see the production process understand the amount of work that goes in one of the comments that i appreciate the most is thanks for the video i learned a lot and now i know i have to make a phone call and that's honest nothing wrong with it if you're not comfortable with the idea of installing tile in your shower and doing the waterproofing you're worried about having leaks and you're just not at that point in your career yet that's fine right i always preach start with painting learn how to finish work backwards through the skill sets okay and just so you all know we've got a tile video coming down the road we're going to show you everything i know about tile so that you can be very proficient but until that comes out maybe tiling isn't in your toolbox right maybe it's best to hire somebody the other thing you can do is since tile is a trade you can do a lot of the work yourself and then hire a tile guy to finish something to consider so you don't have to necessarily say for a semi-custom bathroom for instance well i'm going to go in at 8 000 or 25. there's lots of middle room there okay you can do the demolition a lot of the rebuild you can hire a plumber to install your fixtures so that you have peace of mind and then you can do a tile guy you can finish all your own trim and your own paint do a lot of your own fixture work so you can do a blend and keep your price in line still get a great result and in a reasonable amount of time but remember if you're going to be contracting a little bit of help here and there it's going to be when they're available so don't be in a hurry on your timeline you've got to be patient okay one more point about the diy versus contract if you're going to go with a sexy as you want to be bathroom and you're going to do it yourself you can make an absolute fortune but you can also make an absolute mess right there are so many elements involved in that if you want to do a custom heated walk-in shower with invisible linear drain and multiple jets and everything else you need to know that you are gotten to take the time buy the right tools follow the right procedures ask the right questions consider hitting the join button becoming a member on the channel so you got help if you need it just saying all right don't think that just because you're going to tile a bathroom yourself you're going to make 20 grand it's not going to happen if you've never done it before you're guaranteed to set yourself up for failure so take a deep breath try smaller projects first get comfortable using the tools and the procedures make sure that you have enough understanding that you can go into it with confidence and not just roll on the dice with blind luck okay now let's go to the next point when it comes to value versus risk and this is not something a lot of people talk about but let's let's look at it this way let's talk about your floor in a bathroom typical bathroom five by seven or or even a six by nine okay you've got three pieces in there and it's going to be a tub shower or or just a shower toilet vanity nice and simple right value versus risk works like this if you put in a vinyl floor whether it's sheet goods or vinyl plank and your floor has a little bit of movement okay or it has a little bit of deflection or if you're on concrete and and you get a crack your floor's still fine so you can put down your floor put on a nice piece of furniture like a vanity with legs okay not just a cabinet sealed to the floor to hide everything and you can have a nice looking bathroom without the risk of the of the floor failing as soon as you move to tile you've got to know that you're installing with integrity so that your floor doesn't fail that's value versus risk as soon as you move to a structural component like a tile on a floor you've got to manage the deflection in your home you've got to manage the expansion and contraction you've got to manage your own ability to afford the tile that's going to perform well in that scenario you need to have enough comfort and understanding to know how to do a good install so that you don't detract from the value of the project because if you're finished and six months later you've got a crack in your tile you've got to rip out the vanity that means more paint job more plumbing you have to open up the tile and not just repair it but find out what went wrong and fix the problem it can be a major expense it's almost like doing the bathroom twice so if you have a shower and you're going to tile your shower walls and you have an acrylic shower pan right now as soon as you put that shower pan in and the plumbing is secure you have zero risk of a water issue until you turn the shower on but then you have to concern yourself with is the are the walls waterproof are the walls sealed to the shower pan is the water all being diverted is it getting in behind the tile through the grout what are you doing to make sure that that isn't going to be a problem are you sealing your grout are your walls waterproof are you just going with another system that's more of a diversion system what you need to understand about value and risk is this the industry has designed everything around one concept the more valuable you want your bathroom to be the the sexier you want it to be the more expensive the products they're using and the more intricate the assemblies are that they're using okay you can't get a walk-in shower with a linear drain have it waterproof and have it perform well and drain and not have pooling water unless you have a couple of major things that's great tools great understanding great experience all right and a great plan and the right products all of these things take time and energy to research to understand and so if you want value you're taking on more risk because every time you get into more intricate systems you increase the possibility of something going wrong makes sense if you have a shower pan the water hits that pan it goes down a drain no problem if you have a tile shower floor you have to be concerned with what happens with water it gets underneath the tile because it'll happen what happens with my house if we lose power in the winter for a couple of days does everything crack and expand do i end up with leaks there's a lot of management systems that we have to have in place and understanding you need before you go there for what happens in extreme situations because most buildings are not designed the systems are not designed for normal condition okay we have things like expansion and contraction we deal with most houses have got heating in the winter air conditioning in the summer there's not a lot of expansion and contraction going on as far as the interior of the house it's conditioned space but the reason we have standards and and processes is for when things aren't standard okay when when odd things happen like power failures extreme weather all these scenarios that can affect your project's lifespan and it can destroy it in a heartbeat in the wrong scenario okay so it the the more value you want in your bathroom the more intricate the systems the more possibility for failure the more education and responsibility you got to take as a diy er or the more responsibility a contractor needs to take on your behalf they're going to charge you for it and that's why that is the way it is if you're a fan of the channel you've seen we did a video the top 10 mistakes that homeowners make we'll throw a link up here to that one because that's a really good one to watch i don't want to get into all that information but one of the key points in that video was knowing the end from the beginning i'm going to keep harping on this because i see this all the time in the questions and comments people are always coming to me saying oh i ran into this and then back in my head i'm thinking no you didn't run into that that was always the situation you just weren't aware of it it's usually an experience issue okay but you can avoid most of the mistakes that you're going to make on your project if you have a plan knowing how to finish knowing if you what size tile edging to use knowing the dimensions to build something to understand that there's wood and then there's a substrate and then there's trims and there's paint and then there's tile and how does all that go together right knowing the end from the beginning sometimes just watching a few of these bathroom videos that we've done in the past is enough experience to understand the kind of pitfalls you can run into but having a picture and a plan and sticking to it will save you a ton of money and a ton of problems and help you get a finished result that you're really going to be appreciating now let's talk about how we're going to save you a thousand dollars um first of all if you're gonna do a basic bathroom here's how you're gonna save about a thousand dollars you're gonna do it all yourself don't hire somebody guaranteed forget the thousand i just save you three to five it is not that hard to assemble a basic bathroom just about anybody in the planet can do it okay i'm talking about if you have a tub in your bathroom now leave it alone okay you can always have it re-glazed and then you can add a wall surround system a lot of cases you don't even need to go to tile if you're concerned about your tile skills stick with the floating floor and then attach everything on top and paint the room the basic bathroom idea that you need is this we are doing two things we're managing water and moisture which is the humidity okay the water vapor if everything goes down a drain and the drains don't leak you've managed your water moisture is now the only other thing you've got to worry about in most bathrooms moisture management simply means this you put the right paint on the walls and you have a bathroom fan it's that simple there's not too much to overthink here we get a lot of comments about do i have to tile the ceiling do i have to put cement board on the ceiling just use a regular water resistant drywall it's blue or green it's a basic building code for bathrooms now do the whole ceiling in it you can use regular drywall everywhere else in the bathroom it's fine you don't have to spend the extra money on it right and then when you're done you prime the drywall with the proper drywall primer put on two coats of paint that are going to be a bathroom paint and all that really means is it's 100 acrylic water-based paint and when that application your bathroom should last a lifetime it's not an issue okay that'll give you a very low cost 50-year bathroom and everything will be fine so for people who are doing the uh semi-custom bathrooms if you're looking to save money here's the way you can do it you can definitely make a custom shower that is a walk-in shower if you have the space add a built-in bench okay that increases the value project huge doing that and you can see that in our bathroom that we did over here in the farmhouse i want you to design your bathroom have a plan and then execute that plan according to your skill set so that you don't end up going backwards and doing everything twice there you go you just saved a thousand bucks if you get things done right the first time you won't have to backward up and do it again so if you're not good with plumbing don't change out your shower valve if you're not good with tile don't use it there's options if you don't have enough space and want a bigger bathroom and you're not comfortable doing the the construction and ripping out a wall hire somebody for that part of the project if you're not comfortable plumbing and you're putting in new fixtures hire a plumber but the most expensive thing that you can do is to do something wrong get it all finished and then have to stop tear it apart and do it again all right do yourself a favor and only do what you're confident to do make sure you're using the proper tools and make sure that you've got someone available who can help you along the way and you'll be just fine okay here's the last little bit of advice i got for you if you're doing a bathroom renovation and it's your first time try to keep it in in the realm of assembling things as much as possible don't get too creative and try to become a tile expert on your first bathroom okay if you want to tile something try a floor do a backsplash in your kitchen that's the best place to practice in the bathroom stick to assembly attach things that perform and do the job for you so you don't have to rely on your skill as a tile set in order to have it perform because you're just going to end up ripping all that out if you're not
