[Music] what's up guys welcome back to the channel and today we're sitting in the studio and I wanted to share with you what I believe to be ten common mistakes made when building a barn iminium so number one getting right into it one common mistake that folks make when building a barn iminium is not getting a soil test and an engineered foundation plan for their build so understand that you know your foundation is pretty much the first thing that's going to go down and it's going to support everything that you build on top of it from there on out I know that there's a lot of different ways that people go about building barn Dominions so a lot of times if you're working with say somebody who's a metal erector or somebody who builds metal buildings they think well it's not important to have all of this extra concrete or grade beams things like that in your foundation but that couldn't be more wrong because by the time you get this beautiful home built on the inside you're gonna need that support for many years to come so that's a common mistake that folks make when Bill and barnum inium number one is not having soil test and an engineered foundation okay so number two is overlooking wall systems and flashing around windows and doors so this is something that you know we early on have excluded certain steps again if you're working with metal erector or somebody who comes and just builds a building and then that has been in the past kind of a one-two punch get your metal building finished and then come in and start framing the inside and we've eliminated some steps so that we can have a better wall system so that we can flash better around our windows and our doors so another thing that is a misconception in this classification of error is people assume that the spray foam is going to seal the windows and the doors and all of the other pennants questions that are going through the wall so this is a common mistake because what can happen is if you don't have firm fastening around doors and windows that insulation can push out around those windows causing the insulation to move some of that that you know that the seal around the windows which causes you problems over time and then also you know not having just a good airtight seal before you start insulating okay so number three is under estimating eave height and pitch for two-story options so this is something that if you're not sure about where you need to start on the gable sides so you can obtain enough space to achieve the second floor space up on the ceiling area so a couple key tips here when you have a metal structure being built you're gonna have a mainframe we use eye beams so those i-beams will run at a gable and those will be spaced every 20 foot so if you don't take in consideration that you'll have your eave purlins and that's got about 8 inches and then you have your say 12 inch beam under that which is another so total you might have a 20 inch loss at certain points and you want to make sure you're gonna have clearance for your second floor areas so keep that in mind also you need to know whether or not your Eve height is starting above the Z purlins or below so this is something you need to pay attention to as well so this is a common mistake you can make when under estimating what your ceiling heights gonna be on the inside also in that mindset is between floor space some people say oh well we're just gonna do the minimum which is 12 inches but keep in mind you've got a key you've got to get all of your HVAC duct work things like that through that space so we like to use a 16 inch open web trusses so it allows you plenty of maneuverability as you're going through the interstitial space number four a common mistake is made is not using overhangs over the roof areas as well as over your doorways and windows so if you think about it when you walk out in the rain and it's pouring down rain you're probably going to want to have an umbrella well those doors and windows feel the same way so it's just better for the long life of that window or door if because it's just a seal that's holding it together and you want to keep that as tight as possible but sometimes you know it's being battered with wind and rain and things like that so keep in mind this would be a great idea if you don't want to have leaks go ahead and try to get those covered and have some protection so number five when building a barn iminium common mistakes is a lot of times folks try to draw their own plans so there's a lot of issues with layout and design so it might be just as simple as you just put a powder bath in and you should have done a full bath this is something that you really want to think through on the front end because you know it might help your resale in the end and so this is something that you know it's better to do now than later when you're doing your design and layout also I recommend that you get a professional to design your home because they're gonna see things catch things and understand things about how flow works through that home better than you will since it'd be the first time you drew your plan I understand you might save yourself a little bit of money but at the end of the day it's better to spend a few dollars and have a design that works also if you're designing a barn iminium there are some unique things that you need to do like know where those vertical beams are going to fall especially if it's an engineered building you might have to frame columns around that you know there's certain manufacturers that have tapered columns so that's going to intrude as an obstruction into your main living space so these are all factors that can affect you in the long run you you know if you have a window that was planning to go in that spot you need to ahead and know where all the main structure for the you know metal structure is going to go number six is getting an interim construction loan for the life of the project so this is something that even if you have the cash that you want you know a lot of people were gung-ho they've got some cash they're ready to build their home but I recommend go ahead and get that interim construction loan so you can have all the checks and balances all along the way that protects you number one your bank might know the contractor and they might say hey we don't think that's a good idea to work with that person so there's a couple things like that that could protect you along the way as well as even if you had the cash at the end and you added something along the way it will protect you and you'll be able to finish your project so this is something that has more value than you think but don't skip that process and I recommend you would do that okay so number seven is under estimating size and budget so you know you really need to work hard on understanding exactly the space that you're going to need try to think five years down the road or more and then also resale ability be thinking about all these kind of things when you're trying to choose your layout and you want to have a good functional space for long term and then also something that you can afford so this is something that I would recommend you take a little bit of time to consider your cost and what you're willing to put into such a project okay so number eight is using die formed ridge panels along the top of your roof lines so this is something that I recommend using a closed ridge cap that goes over top of metal panels if that's the rooftop that you're using on your build so primarily because if you have say an open Ridge and even though you have closures water can still blow up in there especially if you have a 612 pitch or higher there's more turbulent winds that will be much stronger and can cause your roof to leak and in the in the thought process that if it steeper then the water is going to flow off faster but at a certain pitch you get actually a little more turbulent wind so keep that in mind you definitely I recommend using a die form peak sheets all the way across the ridge so number nine another big common mistake that is made when building a barn iminium is not enough insulation or not enough of the right type of insulation in the right spot so don't underestimate how much insulation you need on say a barndominium where you're spraying insulation foam to the metal panels I recommend that you do use the closed-cell anywhere that you're spraying against the metal because metal will condensate so just as an added protection go ahead and use the clothes clothes sill it's more dense and it also adds rigid and drink to your product as well so like in our case we use the zip wall systems on the exterior walls so those will get open sill but on the roof lines and all of the roof areas because it's all metal and open structure up there we will use the closed cell foam about an inch to inch and a half we'll spray it first and then we come back over top of that with the open cell just to kind of feel the space so to add that extra or factor again when you're when you're insulating just don't underestimate what you need and then also say between around bathroom and walls things like that think now during your project instead of later because it's more costly to come back and try to improve those efficiencies so it's better to have a good plan on the front end okay so number ten last but not least is hiring a turnkey barndominium builder and you know this obviously proves value and worth to having a builder but we feel like this is most important obviously we are one of those but at the end of the day you've got to understand that rather than you having just a one-hit-wonder job for hiring a subcontractor they're gonna much more look to earn the business and to do the most good working with a general contractor because they know there's going to be more and more and more and more work to come from it so there's a lot of other advantages as well and it also will help prevent a lot of these other common mistakes because a barn amenity and builder is going to realize that there's a lot of there's a lot of things to look out for in when building a barn iminium so I hope this has helped you guys in learning more about some of the pitfalls and places that you can get in trouble
