after house transformation ever we have spent over a million dollars in a year transforming this dilapidated house from where it was to where it is now we are spending Mr Beast levels of effort on this single YouTube video so if you like the video please subscribe stick around to the end of the video you're not going to believe how this thing turned out we're going to go over all the numbers of what we spent on it what we're planning to sell it for and huge announcement how you can invest alongside us in our flip projects in Austin Texas let's get into it foreign ERS I'm Lauren and I'm Lincoln and we are happily married but not to each other we're old friends from college and we're flipping houses in the Austin Texas area and we're taking you along for the ride [Music] we are so excited to bring you this house this is our by Far and Away our biggest our best house look ever okay so believe it or not we acquired this house off the MLS it was abandoned for 10 years it is a 1939 Bungalow we paid 770 000 for the property it's just under 2100 square feet right now it has two bathrooms and to be honest we're not quite sure how many bedrooms this thing has you'll see in a minute 770 000 is sort of an insane amount of money to pay for an abandoned house and it's all about location location we are in Travis Heights that's why we're calling this the Travis Heights charmer just south of downtown this is as Primo as real estate gets in Austin one thing I love about this house is it still has some of the original charm from 1939 it's got this kind of a swoop in the front entry door that really gives it a lot of character this is like a jungle in front of this thing you got foliage everywhere let's go check out the inside of the house [Music] wow so this is what three quarters of a million bites yeah yeah it's a distinct smell I don't know uh yeah that would be raccoon feces okay Chris we got in there it was so infested with fleas from all the raccoons living in there we literally had to bomb this thing with bug spray even to get in there sweep out all the raccoon poop and then we could take you on this initial Journey so obviously this is where the kitchen was we got all your plumbing and stuff so the original 1939 house stopped right here and you can see that's where they've got these original Hardwoods sometime in the 80s and 90s they did an addition put that on a bat on which it's nice to have the extra square footage but as you can see it's a different slab type now we're on slab instead of pyram beam right we've got a different ceiling height it's a little bit tricky to work with so we could look at expanding the kitchen because I just don't think you know if we're gonna lift this property for close to a million that this is going to cut it the big obstacles I see are this and this so if you could clear out the space and make this all one open concept you could have kitchen dining living kind of all flow together like you see in a traditional modern house right [Music] the space kind of weird to have a bedroom off your main living area maybe we should think about making this like an office yeah I would say for sure we could probably put most of the bedrooms upstairs what's interesting is you can tell that this isn't some newer framing at some point they partitioned this off to make this I don't know a nursery or an office or something looks like we got one back down here for a house that's old there's really not as much water damage as you might expect even though there's definitely some mold that's seeped through yeah something's been going on here check out you got these old cast iron pipes still that they've got transitioning PVC back into the ceiling on this older part of the house it's really easy to just pull it out if we want to put any Plumbing where the new slab is that's going to be a little trickier because we're going to have to literally Jackhammer it out because there was an addition in the 1980s there's two different types of Foundations there's a slab on the back newer half of the house and then there's pier and Beam on the front half which is basically posting the ground that the house framing is built on top of I thought that the raccoons were getting in from the ceiling turns out they were crawling in from under the pier and beam getting in that way raccoons love pyramid it's their favorite it's a raccoon Paradise in here man oh man this is crazy bonus room so bonus room and they put this glass block tile in the bedroom this was all the rage you know this is a giant bathroom yeah a big party down here brought to you by Michael Jordan's house in the 1990s you seen his house it was like all glass brick [Music] s we're working with where we're gonna need to live to look on this property the Travis Heights charmer and in its current condition maybe not so much but it does have some elements that are Charming wow wow this is like a cathedral walking in like a loft up here these lofted ceilings are awesome and you'll notice we've just got Doorway to Nowhere yeah this was like the sadness door this was like the abandon all hope door it just LED out to nothing this is the door to nowhere I'm assuming there used to be a patio on the back of this house but you never know what the crazy stuff that was going on in here Excuse me while I I can't even oh okay so why am I even touching things in here please stop okay we've literally got all these windows open to just let the fumes out because it's so disgusting it is very smelly in here still on the positive on the plus side we have a lot of space up here I think we could potentially get all of our bedrooms up here with a master and a couple other bedrooms right now the configuration is just completely messed up you got a bunch of mechanical in the middle your bathroom is over here it looks like you had a tub of some sort back here tub shower and I'm guessing this was your vanity we may need to call in some help on this one yeah this is not our normal quick in and out flow I have to hire an architect we're gonna have to bring in the big guns to get this thing done we got one more surprise that comes with the property come check this out ta-da it's a second house Surprise flipsters I could already see you guys down in the comments you like 770 000 that's too much for that piece of crap but what if I told you that got you're not one but two pieces of crap in Travis Heights huh now it's looking like a better deal that's right the second house came with the house that we just toured we did some minor renovations to the house we cleaned it up fixed the deck and we actually ended up selling just the back house separately for four hundred and thirty thousand dollars okay let's talk about the floor plan so we're gonna open up the bottom floor to make the kitchen dining and living room all one big shared space upstairs we're gonna completely change the floor plan and put three bedrooms up here including the primary bedroom and we're gonna add an additional bathroom hey so I had to pop over to one of our other projects in the works real quick as you know we've got multiple projects on today as you can see some things have been opened up we have a lot of framing for the last time we were here the front of the house is like completely gone making way for that new porch I want to show you guys some of the framing work that we've done it really transforms the layout here so check this out the biggest transformation has come in this space between what's going to be like your formal living and your dining area you can see we stuck two LVL beams all the way across to span this space really opens it up now we couldn't raise the ceiling in the kitchen unfortunately so we are going to have a drop ceiling I think we can make it feel a little taller though if we run cabinets all the way to the top of the ceiling it'll make it feel a little bit more stretched yeah definitely I think we can do some little tricks uh design wise to make it feel like it's all the same we've had to reframe a lot of the windows and we put in new stairs the old ones were new not to code basically they were too steep so we had to rip them out and now we've got the proper Dimensions per the new code this was like a true crime docu-series on Netflix waiting to happen we've reframed in this little office over here welcome to your new office it could alsoever the bedroom it's going to have a closet so technically it's going to be another bedroom but we're going to Stage it as an office especially with so many people working from home that's just like going to be a huge selling feature this is going to be an awesome selling feature too because you're going to have nice big French doors right off of your office under the front porch so your patio I think it's going to be a great space we've almost wrapped all the framing downstairs now the upstairs is starting to take shape this is going to be the wall that separates your Landing from your master bedroom and we're gonna have to reframe all of this because we're actually adding a bedroom a Jack and Jill bath between the two and a whole second bedroom so you're gonna have a 3-2 upstairs alone on this house we've got a lot of overhead space some nice tall ceiling Heights it's going to be nice I think it's gonna be really nice so I'm super excited to get into the design plan for our Travis Heights Tremor now as you know we're going to list this property for over a million dollars which means we get to have a lot more fun on the design end we get to do high-end finishes and I'm super excited to start this design process we actually put out a call to action to our Instagram followers and we ask them what they would like to see at this project and we had tons of submissions this one really caught my eye it kind of has a warm modern Vibe a little tiny bit beachy but just just kind of an upscale nice house I went ahead and pulled some images from her mood board and found some other images on Pinterest that I liked we want to do something really cool with the fireplace and I really love how this one has kind of a marble surround and then The Mantel itself is actually a curved White Oak and I think that's super cool as far as the primary bedroom upstairs goes it's kind of a long skinny bathroom and I think it would be really fun to run some kind of bold floors some dark vanities again with the White Oak accents I think this just has a very nice clean look so this picture for me really serves as the anchor for this design plan I love the white oak floors I love the dark bold islands and those leather bar stools are awesome I love their pendants they have kind of a brass and white pendants hanging down and I just really am using this as kind of the basis for our selections so our Vibe with this one is kind of warm modern and someone that I love that does a lot of more modern designs is the clear Decor they're out of a couple out of Canada they actually have a whole store LD shop but I just love their work and so I reached out to them to see if they wanted to collaborate on this project and they're going to help us with the lighting for this project today we've got the team from ldshop here I'm Melissa LeClaire I'm Sasha LeClaire and we are Leclair decor and we started as a design firm and now we have a retail space algae shop and we've recently started a YouTube channel as well to kind of give tips and tricks for designing your spaces we can talk about rugs paint lighting all kinds of things thank you for joining me and helping us pick out the lighting for our Travis Heights Charmers yeah So today we're working really specifically on the kitchen and the dining room because we really just feel like those are going to be statement pieces and we just absolutely love your shop and everything in it and I just knew it was the perfect look for this project so I have sent you guys our design board to kind of give you kind of our vision specifically a picture that one of our viewers submitted to us that she wanted us to recreate that look for this home so the first one and for the kitchen at the Raj pendant we love that this has a linen shade so it gives it kind of a modern silhouette but it's a soft light yeah those are very cool so these are a bit fun they have kind of a nice simple profile but then they have this fun detail with like the chain I love where it looks like where it goes into the ceiling it's kind of that star shape or almost like a flower in all that little detail it's so pretty I'm a little torn on the pendants y'all gave us so many good choices I'm thinking that we're gonna put it out to our Instagram audience if that's okay with you guys and see which one they pick yeah foreign starting to take shape we do double vanities in here this is your shower this is one of those backpacks that you can just skill a sip out of you know when you're running for Oaks so check out our HVAC so this was a bit of a mess we had to modify on the fly a little bit when we went to put in the HVAC system it's a bigger house and we wanted to have control units for both the upstairs and the downstairs but what that meant is we had more duct work than we originally planned originally we planned to have this closet in the upstairs bedroom we had so much duct work that we had to commandeer the closet space to fit all that ductwork in there so we had to frame out a brand new closet so that we could still consider that a bedroom so one thing I love about this project is how many windows we have they let in so much natural light it's going to be beautiful and I love windows that we chosen with this kind of black trim on the inside and the outside I think it's going to look really nice that look good we've actually demolished the old concrete steps that were out front here and we're gonna actually build out a full patio I think it's gonna really open up the front and give us some curb appeal yeah oh it's going to be awesome and especially from your front office with those new French doors you'll be able to see out here to the front I think it's gonna be great so one little problem we had when we demolished this so we ran across is some prior termite damage so you can see these boards are really old and we had some tournaments in there now it wasn't active so we didn't have to treat it but unfortunately we are going to have to come back and reframe out this entire Lumber we have raccoons we had termites we had I've been terrified of termites ever since like reading Berenstain Bears as a kid remember was there an episode of that they live in that tree house and I feel like there's like a termite issue you're talking about the Berenstain Bears Berenstain it's Berenstain stain Steen look it up comment below did you guys know it's they're actually the Berenstain Bears blow your mind [Music] doesn't look like much but a lot has been happening here on the exterior we've been playing in the dirt a lot previously we had a massive tree you can see the root ball of it it was a little bit trickier getting this thing out but the problem with this specific tree was it was right where we want to build the deck and coincidentally right where we need to run new Plumbing out to the street we've got old cast iron Plumbing so we have to run all new PVC water lines out to the street otherwise you got a brand new house and your pipes are no good and by the way last time I told you guys we found termite damage we've gone ahead and replaced that entire Beam with all new treated lumber usually on these old houses the bones are good in this case we had to do a little a little bit of surgery when we take on a new project we never know what's lurking underneath every day is an adventure and it's a lot harder than it looks which is why we created an online course called house flipping for beginners we're in the back of the house we're actually doing a two-story porch and so right now we're grading the land to make sure it's flat and even we're gonna pour a concrete foundation right here and then from that we'll be able to have the foundation we need to go two stories up you'll have a deck off your master I think it's going to be fabulous oh thank you [Music] that was a lot of concrete that was a ton of concrete we've got siding going on we're finishing up electrical we've got to pass that inspection then We're Off to the Races let's go check out the front because that's where you're going to see the biggest transformation on this thing all right so the front of the house is really coming together we got the framing going right now we're gonna add Rock to that front facade and also the fireplace that's going to just look so good I can't wait to see it [Music] in part thank you to the flipsters you guys voted we said hey should this be stucco should this be bored and batten you guys isn't it wrong to touch this stuff like for some reason yes if you um yeah if you touch it the mother won't come back for it [Music] the kitchen is looking amazing I'm loving this bold black islands with the white perimeter surrounding cabinets I think this is going to be a great space almost there we've got these awesome pendant chandeliers that should go about the island from our friends at ld's shop oh gorgeous look at that linen shade on there it's so pretty and I love that little black line This reminds me of my glasses my days when I was in that one room Schoolhouse back in the sky hold it up I want to see the proportions oh my gosh these are gonna be statement pieces like statement earrings it's got this like little that was my favorite part last plate I like that a lot I think that is classy and a little funky also from ldshop I want to check out the dining room chandelier yes oh whoa baby this bad boy wow this is more involved than I thought let's cut to a montage of this thing going on so a few big items left in the house specifically the countertops in the kitchen and after that we are on to staging [Music] okay wow that that felt like a long time leading up to this thing this is the craziest transformation by far I know it seems like a quick video to you guys but this is like a year of our life so I cannot wait to show you guys this big reveal are you ready let's do it in three two one [Music] talk about a transformation wow look at this thing it is hard to believe that this is actually the same house it looks completely different talk about curb appeal we went to town on this one okay we started out front you've got those dramatic retaining walls with the stone to match the facade of the house we added this whole front porch right here it looks sharp we got the stone siding facade around the front and the chimney I love that we kind of kept this roof line because that's what made it feel like super 1939's kind of cottage yeah it's true to the original house it's our nod to the original House everything inside is different come on check it out [Music] wow oh my gosh look at this this looks good this looks like a real house do you remember what this looked like a year ago it was uninhabitable this was a raccoon living room now it's a human living room my favorite part in this room is this mantle we went with kind of a curved Edge and I just think it is so cool yeah it's kind of funky gives it like some depth let's talk about the staging staging is cute it's hip it looks beautiful in here and part of what we wanted when we redesigned it was to make it that open concept modern living so if you'll remember this was actually the kitchen space prior remember there was a wall here took that down voila I love this light fixture from LD shop I think it's so fun yeah this is like kind of clean minimal and it's not too obstructive into your living room you can imagine a party going on right here oh this is the Ultimate Party pad and I love all the light and how open it is you've got the black wrought iron door you get the black trimmed Windows you got the wrought iron staircase railings so I like I love all those little touches it's all cohesive you know I love cohesion speaking of a cohesive look beautiful how good does this kitchen look I think this is our first all-white kitchen we do a lot of like white cabinets or white countertops but I think this was our first white on white on white on white well you do have sort of the subtle black Peninsula covered of course in a white countertop that's true I forgot it's like it almost it hides it because this countertop is so big you got the LD shop pendants with that little detailing gorgeous you love talk about this huge window you've got your little kitchen herb garden right here looking out onto the street I think this lets in a ton of natural light they're using fresh herbs in your cooking of course you got kind of like a mix of the open shelving so you get the vibe and then you still got enough storage yeah the functionality of actually having cabinets I think is huge this Corridor is kind of like the main feature of the house because you can imagine yourself in your kitchen you got a line of sight into your guests down this way and you got visual into this bonus room over here that we'll get to in just a second yeah I think this is a very functional layout for someone who's actually living here I think it's great like a great use of space we've really maximize the size kitchen that you put in here and part of maximizing that was we had to fit a Pantry in somewhere yeah so to maximize storage we went with the old Pantry Under the Stairs check this thing out because this was just right off of your kitchen totally made sense as your pantry okay I may not cook with herbs but I definitely store my cereal in these mason jars do you really of course and my veggie straws my kids you know when they want a snack they just pull down this glass jar and they like yeah don't ask for any help what could go wrong they get them out and then then they don't eat any of their dinner that's what my kids do I think under the stair storage is kind of underutilized by people but there's actually like a number of things that you can do with that space and we did a few videos for Extra Space Storage about like some other ideas if we hadn't made this a pantry what else we could have turned it into so go to their Channel check those out and speaking of we actually did two videos for them one on the pantry and then one on this bonus room so check both those out but let's talk about this place okay so one of the things that I loved about this layout was that you have this flex room so this space could be anything the buyer wants it to be honestly right now we have it staged as a home office I can see this like easily being a playroom a kind of even a loungey area yoga studio yoga studio and with those doors you can easily close it off so like if there's something you don't want to see or you don't want to be interrupted while you're working boom boom and if it's like a guest bedroom you can close this off to the living space and you've got access to this private hallway that has a bathroom off of it let's go check it out so on our way to that bathroom that you referenced we do have a utility space right here which I think is nice and then here is that bathroom yeah you've actually got a full bath downstairs when you really could get away with a half you also have this room up front so we kind of envisioned this kind of like that Flex space where it could be a home office it could be a library we have it staged as a kid's play area you've got access to that beautiful front porch and again two closets so this could technically be a bedroom so that's a wrap on all the fake bedrooms let's go check out the real ones upstairs up here we completely reframe the space do you remember what it was like before it was open concept everybody's telling us that they think open concept is over and we agreed up here we agree we actually put some structure some framing around this gave it some boundaries well this is what's gonna actually add value to this property because you're adding two additional bedrooms and a bathroom and this bedroom off has access to this back deck which we will get to in a minute but first let's go check out the other spare bedroom on the way to the other spare bedroom we have this nice bathroom in between I think this turned out great I love the dark vanity which we'll see a little bit more of in a minute you've got the funky live fixtures here so into this bedroom now this one we actually had to do some reworking of our original idea originally we had a walk-in closet planned for this right we mentioned that that was sacrificed to the gods of HVAC yes so it's actually going to sell this house is the kitchen in the primary bedroom let's go see it check this thing out I think it's super cute it's got Round Top Vibes living up to our hipster name we've got hats on the wall we got these awesome lights right here so you can do your little bedtime reading are you actually doing any reading at bedtime I do you do I read 35 books a year go check me out on Goodreads we go look at the deck now is the time well yeah of course it's time all right let's go do it so check this little bonus space out I think this is awesome this may be my favorite part of the whole house yeah check out these railings we went higher end on the deck yes this is weatherproof kind of like a classic composite material so it's not gonna warp I love it it's a big space I like how the roof line is elevated it's not like a flat roof while we're out here you want to just talk about the backyard we've got a great view of it yes it's a cute little backyard yeah and it's not huge but I like that we've put like a destination like a place for people to go we've given them an idea of how to use it and it's a cool feature who doesn't want to fire pit in their yard okay let's see the final piece which is that primary back [Music] okay so I was a little bit nervous when this tile first went in because I'm because it's hot now that the whole thing is in I think it looks it looks really nice it's toned down by these dark vanities with the brass hardware which I love and I love that we ran the vanities from wall to wall I mean this is a funky and modern you know vanity lights are like the vein of my existence they just it's hard to find good ones but these are awesome no these are nice and the rounded Edge spectacular mirrors are just a little I mean they're high class we're gonna link those for sure we are we do link everything that you see material wise in the video like for example this heated towel rack this is an Amber brand heated Tower actually just like flipped a little switch so Link in description get your heated towel rack so yeah so this did take a little extra pre-planning because we did have to put some wiring in here for this but I think this is like a luxury touch yeah it's one of those like little extra Touches for this shower look at this thing this turned out great yeah it's kind of a funky little niche in there I always love a window and a shower less than some natural light even though this one is you know frosted over perfect yeah it leaves a little something to the imagination exactly you don't need your neighbors all up in your business that's right and speaking of business we gotta talk the final number members on what we paid for this thing what we're going to make on it and how you guys can get involved and invest alongside Us in these projects [Music] so let's talk about the numbers so we bought the houses for a total cost of seven hundred and seventy thousand dollars our all-in renovation and holding costs on both properties were five hundred and twenty thousand dollars for a total investment in both properties of one million two hundred and ninety thousand dollars as we mentioned we already sold the back house for four hundred and thirty thousand dollars and in this crazy competitive market we accepted an offer on the main house in just one day for one million five hundred and fifty thousand dollars so that would bring the total sales price for both houses to one million nine hundred and eighty thousand dollars after ninety nine thousand dollars in closing costs that would net us a profit of five hundred and ninety one thousand dollars follow us on Instagram
