are you struggling to find cash buyers for those distressed properties you're trying to sell well today we're going to show you how to use prop stream to find thousands of cash buyers that are active start using these techniques today and start adding value to your business so the time that you really want to use prop stream to find these cash buyers is when you're opening a new market so today we're going to pretend like we're opening a new market in austin texas currently we're in indianapolis and we're doing a lot of investing here but we've heard that austin's a good place to invest in and we're going to start doing some research so if you want to find out how to find motivated seller leads in a new market we're going to do another video on that next week so stick around for that so i put in my filters like i said we'll show you that in another video to pull up motivated sellers so this is going to be a motivated seller for our example today in austin texas they have some liens they have high equity so they look like they need us to mail them maybe cold call them see what their situation is so once we go through all that get them under contract now we want to flip that contract so now we're finding the cash buyers so let's get started on this so to find cash buyers you're going to take the zip code here we've got 78757 right so i'm going to do a new tab all right so i'm going to pull up the local zip code here and the reason we do that is you can type austin texas and pull cash buyers for the whole city but a lot of times investors like to stick to certain neighborhoods so it's better to just start with the zip code if you don't get enough cash buyers from the zip code then you can start expanding in other zip codes or just the whole city in general so here's how you set up your filters to do this you're going to go to the filters drop down owner occupied you're going to be no occupancy status is any and we found that single family home so we're going to do property classification residential we don't want to find commercial buyers right now we're going to go down to ownership information and last sale date some people use uh some different techniques for this i like last sale date personally and you're gonna go back one year so it's august 2020 we're gonna go back let's do september first because we don't want to find cash buyers from 10 years ago that we're investing we want current buyers that are currently investing in this area so you've got these filters over here you're going to use your quick list choice go down to cash buyers now remember you don't just want to do cash buyer drop down you need to do these other these three other ones as well so to go over our filters we've got owner occupied no quick list choice is the cash buyer that's right here how we just mentioned and classifications residential because we're finding residential buyers and the last sale date within the last year okay so i'm going to close that so now that brings up 58 homes here so we're going to select these it'll highlight all the properties you're going to add them to a list and i actually already created a austin test so austin test one save that as a new list now to find that list you're going to go over here to my properties and here it is see i've already done one earlier just to try it out here's austin test one it's going to pull up all the properties that have been bought in cash within the last year and are not owner occupied so we're going to highlight this here and it's going to select all the properties and this is how you're going to get the emails you're going to go to new campaign skip tracing go to emails so you don't necessarily need their phone numbers because you're not calling these people say hey are you buying in this area you just want to put them on an email campaign that shows this house that you found in austin texas and then a good idea too is when you're creating these buyers lists through your email software make different buyers lists for different areas because an austin investor doesn't want a seattle deal there may be one guy who's looking for that but mostly they want to stick to their local area same with indiana so i don't want to send somebody in indiana a deal that i got out in california because they're just investing in indiana so make multiple different lists and this is a way you can make multiple different lists multiple different areas very quickly so what you're going to do is you're going to select the emails there's 58 then it says 45 here what's that doing is there's some repeats sometimes meaning they were listed multiple times and prop stream caught them a couple times so we're going to go email now i'm going to go next and those numbers are going to drop off a little more as you can see 16 contacts selected so what prop stream is doing is it's running a preliminary test because they don't want to charge you for things that they already know they don't have so there they say okay 16 look like good candidates to find their email so now for four bucks 25 cents if you do you know a thousand of these you get a discount the more you do and then you're gonna place the order i'm not gonna do that right now because we don't have anything under contract in austin but i'll show you where to find them so if you go over to contacts here and then you can open i'll just pull up our first list here so our first list this was a motivated seller leads list when we were just testing some stuff and as you can see it's got their phone numbers it didn't pull all of the phone numbers so even in those 16 that we had for austin you may not get all 16 emails but you'll get most of them and they'll pop up right here in the email column so what you'll do is you can select these if you're going to add these and you can export these these email addresses in the information add them to your buyers list and then you can email those people the deal you found a very good very effective way of finding cash buyers local active people it's also another good way to maybe get a comp there's we have another video that you can see a few weeks ago that we did about how to comp a property well you can also look at the cash buyers in the area and kind of see what they're paying cash for properties because the cash price is always different than the mortgage price right so it's a very good tool we're using it again you can expand it as big as you want you can do all of austin and then you're going to be getting a thousand
