[Music] so we're over here at Busch and Fillmore in the lower Pacific Heights this is one of the iconic neighborhoods in the area at the corner is the Fillmore Bake Shop of course everything is closed right now because of the coronavirus but you'll see that there's a dog spy Ross the way sterling over there but I love these buildings and the tree-lined streets I particularly like that really nice dark house there it's nice and being bold and this street is literally tree-lined so here take a look at these houses absolutely beautiful we're in the bush Street Cottage row historic district take a look at that house that's absolutely beautiful 2125 and of course our destination here oh look at this one is this is play 123 and then over here you'll see I like totally fifty a lot twenty 2156 is really beautiful too it is just really magical neighborhood 21 21 which is great I love the beware of dogs I don't know if you can see it take a look up it's just so really just elegant there was a dog there 21:20 ones are addressed back in Iowa and here oh wow look at this one that's just stunning Wow 2019 and of course we're coming over here to 2117 so as we said we're here at 2117 Bush Street and these were all apparently built at the same time and nearly identical according to be really cool neighbor we met over at 21-21 and we're here to see what is technically unit number two but come on in so you've got the nice double doors here and when you first come in your I think I'm sure by its height the scale and the beauty of this home the floors have been redone and refinished you can see that they're the really just rich dark wood here and you've got that just tall sort of skylight actually pavilion like window there to in the back you've got the beautiful crown molding the detail the millwork and you've got this beautiful sweeping staircase with the niches above and yes so let's look it's a very typical layout for the area and for the era you've got the first sort of formal parlor in front the double parlor medallions perfectly intact you've got beautiful chandelier here and a marble fireplace I mean it's just beautiful now one thing you see is just the layers upon layers of millwork here just pretty spectacular here so taking a look back here you'll see the medallion again and then down here look at that now that looks out onto Bush Street now push street is of course one of the more traveled streets there is and as a consequence you do have a lot of street traffic going by and there is a little bit of noise street noise coming and you'll hear it's now these are single pane windows so you can see that I love that fun card by the way single pane windows here where you're going through well if you ever do a double a double glazed or whatnot you know you would have to go make sure that you are compliant because we are in a historic district by the way the property is listed with our friend Marion Macpherson over at compass - so another thing you notice it doesn't look like it has central heating because you'll see these wall four inches everywhere quite common to San Francisco and you know they're safe and sound and one day if you wanted to do something more I suppose you could look at this no work super great we had to recreate this millwork in our house and it took a lot of time and effort the fact that it's here it's done and take a look down here and love that little blowout details a lot of detail and a tall baseboard - you have then from this built-in bookshelves you go into the dining room of course there kind of staging now - so that's why you see it's not quite complete I love the built-ins that tracks the traditional finishes and here are a pocket doors which work SuperDuper tall I can't talk the original or not I think it might be or they were done over a period of time gosh I just am really impressed with no work and a nice and just look at that and then love the cover plate mean look at the marble at first - you've got the nice beautiful flowers there Toulouse entity but it's curved detail I think one of the things I like especially about that is because you have such angular lines running throughout the whole house having that extra roundness that thickness really adds an extra layer of something I would say now there's a pass through the kitchen so this is more interesting it's a little unconventional usually we'll see people open these spaces up or they're separated out like they aren't here over here go away take a look you've got the back fire through the back sorry back heater as well take a look this way you see the cottages going down that wing will go outside a second beautiful redwood I believe and you've got this this duck and you have a deck above okay no work is really lovely and it's really pretty you've got the old school kind of chandelier and of course you have a Chiefy even bigger it down well that's just saying actually big medallion there - and the other half of the boat it's plenty of they did once half there and there's a half here so let's look at the kitchen here is oh boy okay beautiful sweeping staircase as you'd imagine it curves it out there and began with that curve you're talking about here got an updated electrical clearly and you've got the you know what you would expect like the strands and the new old piece they're here how clever is that is real laundry and in there it does the vent that goes out the little sub panel here and then here is your electrical and then what's even nicer is that this is a bathroom already here on these the stairs it's a half back about your vanity here the toilet Paris - Toto impose you can update it if you want to now this is your kitchen so the kitchen is not the biggest kitchen in the world but it's super functional I just kind of like it for that let me take a look at that it's just kind of amazing so we've got this beautiful fixture I like the chrome door the dip bulb there too I've seen about supertalk haven't super high crown molding and they've done this up where are you what we like you have some up lighting there so these are really tall cabinets of course and then down here you've got your inside the cabinets they're really nice but it's sort of a matter of prairie home type of um backsplash contain usually got a sink right here and just passes through over to the dining room - down here cabinets here you've got this sort of they're tracking the the traditional molding and millwork you've got the next trays sort of trade that type of thing I like this cutlery drawer as well and then over here you've got this really cool area experience of you know it's great if I've ever really seen something like this I've seen different interpretations always try to do something different but I think it's thanks so LG dishwasher looks fairly new actually and it'll be here taking a look that way then you've got your Samsung microwave and it goes good vents externally sorry about that and keeps going well I think it was out bad like - but it's pretty tight this is talking you would probably eat the ladder and whatnot Oh and then down here you can at the core four burner gas stove and then Sam tonically say and you've got work cabinetry here and over here you've got a larger refrigerator it's the Amana of course you have a both side panel here which if you wanted to get a wider refrigerator you probably could if you want to do something here you can do some reconfiguring if for me I like doing something backsplash but I think it's a pretty efficient layout as it is but I mean geez look at that that's pretty amazing you can see there are two windows on the side so let's let's actually let's go outside now so why do you love to is that you have the front double doors sit there and hear your the rear double doors and super tall again eleven foot feelings and over here you just cut this little Oscar here so we'll go outside take a look so the lats are shorter here instead of a backyard you have the third unit okay or maybe third or fourth unit but get the third unit there nice Victorian little shotgun house I think that was the neighbors downstairs there's another unit there it's a neighbor's deck so you have this area and upstairs deck which we'll see it's nice and nice thank you you also have a really large gas heater in it I can't tell you how nice it is also its protected the house next door which is pretty big and loved the house next oh by the way they have a deeper yard in the back they are larger but they also protect you in terms of some wind is a little windy here of course well then we said you have this really nice I think oh it's electric gas I can't tell which one it is either/or but you have that now this is the outside the back side of this you have a nice deck above and it looks to be in good shape and then you have this large glass structure it's really interesting I haven't really seen something like that before - and here's go back in there's that wall furnace that we said and just take a look back just super nice - so we'll go upstairs there are three bedrooms yes you heard me right three bedrooms upstairs and our two bathrooms I don't know how they fit that in but they did so let's take a look so way up the stairs first you'll notice here you've got this nice little round window I love these little niches though curb it'll Cove a lot of different creations you to do but take a look up here so yes one two three bedrooms and two bathrooms on this level ceiling heights on this floor are about ten feet I thinks like nine foot 11 or something there's that rounded window and of course the carpet looks really currently new actually and it's really comfortable again the Bannister is right here so this is the first room here you've got I really like the fact that you have that that's looking up north and yes it's a little actually so little quieter here cuz you're off the street well you like that your closet here and I'm not sure what that is and then over here across the way let's go the second bedroom here and there's the wall furnace for this room and everyone doesn't have a wall furnace so maybe it's a little chilly in there I'm not sure maybe that was a furnace up there but that's the noise here not too bad Hey again funky millwork these are single pane windows which means you have the opportunity to make them double pane of course there are certain historical requirements you have to go through basically you could take the frames up put double glass in and as long as it looks like it's wood ordering new custom ones would take a bit of time but the house might be a cool approach because these are operated by the rope and the weight so there's a pulley there and there's a sash inside the sachet also a weekly so there's a lot of empty space here which also means there could be some energy savings you can get and you could make the action nicer quieter and whatnot - that's the top of the chimney room up here from the downstairs in the living room closet size here - let's take a look so fairly nice and special again millwork the baseboards are cool here's a load of this space - and I think that's a access to the Attic of course and then in here hazard number one so this bathroom really simple straightforward shower over tub some sort of travertine stone or whatnot pedestal sink toilet super simple if you just want to update the finishes because if you keep everything in the same place you will save and constant just literally just you know swapping things out up in finishing down - if you want to over here big linen closet as well and then over here I love that and the brown didn't you tell me over here huh your water heater that's a little surprising so your water heater is here install 2015 so it's five years old so it's pretty nice and it's easy big it's really big water heater - eventually when you want to change your you want to change it out you could turn it into a tankless water heater which we could use some space back and what hi to again now okay which I showed it to you this is above the kitchen and this is the master bathroom I suppose or the really nice bathroom so you've got this beautiful contemporary patient and hot shower so you've got the nice chrome Hardware traditional-looking nice big shower enclosure actually it's pretty big telescope sink over here and your large tub now yes you aren't looking out to your own deck but you're not suspect if you're there I really quite like this really well done big tub and then the clawfoot tub applause foot like I said it's kind of crazy nice nice built in here and it looks like also have with the in floors waiting for Keating which is just great I can tell you if it's chilly in San Francisco like you have your floor got a warm in the morning it's something could be special and just company now the last bedroom is over here so one two three now this one also gosh look at that if the user pretty amazing the fireplace is really cool big deep closet here wait am i because I thought the deepest because remember you have this little height here and then I think it's fireplace wall furnace but I just really kind of like you you know you have that beautiful tree over there and you see wow that's been s and that's that's the new building admission in Venice at South enough and of course that's kiri over there and West musician and then over here is your upper deck oh wow there's a palm tree over there so this is where we're at here now that's your bathtub again this is the side that we saw your detached which is also really nice and then your are course also on this side you detach yep we detach - Wow oh my gosh look at that and in the back they never usually pay this much attention to detail but the molding is great kids call our home of course and here are your decking it's nice could use a coat of oil and stain one time but it's in pretty decent shape let's take a look here so yes 21:17 bush street number two apparently exactly it's a three unit condominium association there is one unit in the back and then there's one below us - listed with Mary Macpherson over at Compass it's in that historic cottage row that we talked about earlier on it's just pretty surprisingly quiet it's a little noisier downstairs but you can always there something to do about it you've got these beautiful tall ceilings beautiful chunky bits of millwork and yet you've also got the convenience of having three bedrooms and two baths on one level that abuse the South lots of like historic details and also get convenience you know you have your laundry underneath the stairs have a half bath under the stairs looking bad you have to bow doors I mean wow oh and parking yes you don't have garage parking which yeah well it's their turn trade offs but it's fine because a currently apparently sometimes cost the building across the street there's a condo building which I understand there are rental spaces for rent from time to time and there's nothing down the block and of course you're posted at the fillmore - walking district I mean yeah what's not to like about this place so really just a fantastic place I'm pretty impressed this is of course Kevin Howe and Bank or carpet ease with our I don't know there are walkthroughs I just think it's a a great one -
