Touring a Modern Home in the heart of Los Angeles

what's up everybody is Ennis here today we're in West Hollywood and we're about to tour the property right behind me it's 9:02 one wrangly Avenue located in West Hollywood four bedrooms six baths and this property is listed for five million $250,000 let's go check it out so you're greeted by this pivot door which leads you to the first floor of this property let's take a look before we start tuning this property I would like to thank Jennifer oh Cova was the listing agent of this property for allowing us to tour the place and show it to you guys now let's take a look at this half bathroom that they have on the first floor and as you guys can see it's nice into the point sleek countertop modern vanity and cabinetry in this house is beautiful which you guys are about to see from the half bathroom we're walking towards the dining room of this property again nice actually it's pretty good-sized what do you think Mikey yeah it's a you could have quite a dinner party every pockets all the way to the end which kind of opens up the space and actually allows a lot of ventilation to go through the house they have these pocket doors and multiple places throughout the house which we will see in a bit that really allows this property to field really open an area now that we close the door here let's take a look at that outdoor dining room area right next to the dining room we have outdoor dining room area talking about a good usage of space they managed to squeeze a nice sized table here it's also really convenient that both dining room and outdoor dining room is really close to the kitchen which I'm about to take you guys so kitchen is right there but before we talk about the kitchen let me take you guys to the living room and when I say glass everywhere natural light everywhere and I'm kid about it again more sliding glass right here either old fleet was white away super easy to open them and now your space feels much bigger to get much more ventilation throughout the house and right now we have the light turn on but this house is pretty much super bright throughout the entire day because it just gets so much natural light that are so many eye opening where we have these pocket doors or glass doors and even if you guys look at the ceiling right there there's a bunch of those windows that are tucked into the ceiling that just brings so much natural light yeah there's so much ventilation in here right just like a breeze flowing through and part of that is you know we live in LA where there's always great here so you want to take advantage of that and of course the living room leads to the backyard which will get in a minute now let's talk about this kitchen there's many details I would like to mention in this kitchen but I'm going to keep it short and brief starting with the cabinetry set intelligent cabinetry and everything just feels socially so well made so well put together you have your bed set up right here then you have your double others and you have this Grand Island which is Taj Mahal quartzite and actually Mikey why don't you pin the camera towards the countertop and you can actually see the texture and bays and you can actually feel the imperfection on the countertop which is super super cool then these guys right here I love these things right yeah I mean you've got them all the way to your USB charges actually when you're done simply push down good size square and under mount sink right here okay I want to talk about again on the cabinetry so this is a pantry setup that this kitchen design has look look at the quality of the hardware that they have that's really cool this is really really cool talking about utilizing this space as good as you can when you were ever developing properties did you run into anything like this I did I actually use a lot of leave decisions I'm gonna admit it this is by far the best quality well-made lazy susan I've ever seen in my life Fran was a unique opportunity you getting out there there you go yeah same countertop that is on the island is also on this side you have a beautiful Issy five-burner gas so not to mention there are many ways to go over the bench for the kitchen they did this really sleek design where once you pull the vent out it starts working automatically it's me late when you're done I like how those lights click on - I like it - and they actually went with wolf appliances for the oven and in the stove I mean I really like them they're are super sleek clean lines and they kind of have the black and the stainless steel tone which is great now so let's talk about the backyard so before we go to the backyard area I want to show one more cool detail let's assume that you're entertaining here you would like some music but guess what if you connect to the Wi-Fi of this home and this is really cool little detail here this is really cool to me let's hold your phone up let's get that phone on camera so like you connect to Wi-Fi guys all you got to do is [Music] [Applause] [Music] okay I'm back out fresh on this thing franchise best on the team new face it buzzes not the same no like a song like a dream back out fresh on the same franchise best on the team blue face it buzzes another thing new leather song like a dream sorry guys we caught a little bit of a vibe right there stop moving on I have this thing in my hand that I'm about to show you around with well this is the control for the pool which you guys can see it on the screen now and you can simply turn it off you click this button and your waterfall turns on assuming that kidding aside really good-sized pooled right here and this house is actually on the back side facing an alley so you're all private on this side nice-sized backyard they really made the best out of it it's all paved with concrete so you can walk around really easily you kind of have another seating area or possibly another dining area right here and on my right hand side you have your garage access it's actually a detached garage and let me take you guys in here's my car parked outside I let me close and did you guys forgot something it's actually really really quiet you know why it's because I'm asking drivers that are on the side I'm very quiet not to mention since you don't have to put them on the center you can actually push the ceilings all the way to the top one of those 15 squid that are tall yeah it will still fit in this garage also what a well-lit garage I mean I didn't have to change my camera settings turned on at the moment in the garage another thing I want to mention the fact that garage is detached you can easily turn this space into some sort of a studio or it's space it has its own access with its own alley into space in West Hollywood is really valuable this is not a place where we have a big lot so any space that you can utilize to your benefit better for you yeah you could even maybe breathe and turn this into a little bedroom we rent this out to someone you can probably do something right here as well now let's go to the basement level so over dere is one of the key factors that I learned about basements are the more natural light you can bring the better to space feels it feels actually a little bit more open at that point and makes you enjoy the space a little bit more so details like these all of these are actually at this point underground they have an opening on the other side which allows this natural light to come in and go all the way into the basement level so let's continue so now we're in the basement level number one thing that I really want to mention is the ceiling height here does it really feel like a basement no it doesn't right now it feels pretty pretty big in here pretty big and spacious here so they really made the best use up out of this space starting with this bar area that kind of serves this TV / screening room I mean generally basement bars a little bit boring but this is not the case in here natural stone it's actually really well sighs there's four seats right here you have your utility sink you have your wine fridge you have your upper cabinetry so they use the same cabinetry that they use on the kitchen at this basement level and to make the best out of the space and use this really cool talking back for work so hide certain things and what a great place to hide to wash and dry with utilities think it's better than having doors in your way when you're making drinks at the bar absolutely I really like this honestly the fact that it's so easy easy function it when you're all done pull out everything about sex when it's just that easy just that easy but I really like this area and I can actually see a family or young couple really enjoying this space it's because it is facing toward this amazing living a man nice cleaning and the developer really wanted to make the best out of the space Mike actually if you can show them let's see it's right there that they left the plug and they lived access put electrical in case projector screen depending on the style of the brand that you like nice touch good thinking good thinking and since this place is designed to entertain people you need a bathroom and conveniently located right next to the living room area beautiful vanity everything is always soft closed and actually this one has a really good sauce those microwaves you come over here so there's a couple of versions to soft-close the cheaper ones are they slam and last minute they soft close check this one out you see how somewhere that one wants this is literally the best that's like silent close silent close and it actually does a lot couple inches for you now we have and actually a bedroom right here and the reason I say that even though it's in the basement it has a window access in a closet which this bedroom does it qualifies it for a bedroom so not only they suspect that you can use it as an office in this case it it actually stays as a bedroom it's nice to have another one and has its own bathroom the talent for the designs that you use in this house is very simple and clean modern vanities natural stone countertops page space last part of this basement and this really good-sized room currently it is space as a fitness room and I don't believe it kind of sees the purpose here's why unfortunately there are no windows here but when you are working on in an area where as kind of isolated like this you tend to focus a little bit better so it's actually good use of space or you can actually convert this room into really proper movie theater if that's what you like yeah now let's go upstairs to the bedrooms [Music] this house has a really unique design where each bedroom is kind of on a little bit different level why don't you guys come with me oh yeah it's kind of a good angle I'm gonna show them so this staircase here it leaves the master bedroom if you see behind Dennis there's another little staircase that goes to a guest bedroom and over here tucked away another bedroom with another little staircase so what's cool about that is that each bedroom is this on its own level which makes kind of nice and this one is a front-facing bedroom good size I love the corner design class it just makes so much natural light it's one of those modern elements that if you're building a modern house you've got to have it of course this bedroom has its own bathroom this seems nice clean cuts cabinetry design right here Michael was mentioning you really like to smack splash design that they did and I agree with them because this house has a white really clean design palette so colors natural colors like that brings it a little bit of a dimension to the prom little one little one and that same tile continues all the way into the shower actually they use that tile for the shower and even on the smallest bedroom of this house you get a rain head and you get a body Spade you get it really walking shower which is pretty much amazing yeah for a house that feels like kind of tucked away kind of hidden in West Hollywood there's like a lot of interior space and like these bathrooms I feel like are usually kind of tight in these kinds of styles of houses but it's really nice in there all right this one is really spacious the other good thing about it is that when you come up the stairs I'm sure you've felt it how each bedroom is kind of on its own zone which is great yeah and I've had different multi-level kind of thing exactly and Mike you want to come right here because I want to talk about one more detail I wasn't kidding when I said natural light was priority for this house looking at that corner glass design right there yeah most people want to recognize that but it's actually bringing so much natural light while still keeping the privacy it's one of the cool design features of this home yeah it's pretty nice so we were walking into the second bedroom on this floor you have your built-in cabinetry for the closet space this one actually is an awning window which I like these a lot they are perfect for ventilation you just leave them open all day when you're done it just simply close it down seal it right here same thing this bedroom also has this home bathroom nice sized vanity same design beautiful shower the fact that every bedroom has a rain head shower that alone itself is a huge plus in my opinion so I'm just curious is it actually is it more difficult or like what do you have to go through to actually install one of these rain heads versus just a traditional like you know wall-mounted shower head is it more difficult to do is it easier to do actually is yes it is no it's actually not that difficult at all so basically when you have the valve system right there that's an inverter cold in hot water it comes to the valve and from there it follows wherever the wherever the showerhead comes out what you do is you end up getting another water line going all the way to the ceiling so when the walls are open it's actually extremely easy and sometimes it shocks me that a lot of these modern homes most of them actually don't have these rain hats and it always shocks me white developers don't for them if you ever shower with a rain head it's an experience in my opinion is the best way to shower so if I were to develop properties like this I would put it on every single bathroom without the hesitation I'm gonna keep mentioning this trusted property but natural light was a priority we have another window tucked it all the way there in the bathroom and my cue why don't we show them these windows right here in this bedroom and also all the way up there still gives you privacy but yet so much natural light yeah actually I just realized which is a cool fact to you guys to see we forgot to turn on the lights at this bedroom and let me help right at this we didn't even thought about it that just shows how much natural light this property is yeah and this camera is not even that good in low light so there you have it okay now we're going to the master bedroom it is actually the highest level out of the three bedrooms that we come in two bedrooms that we just saw actually out of the whole house it's the highest level sure first nice detail right here is this pocket door with this handle right here which you press this button and it'll comes out so this is how you seal your bedroom in case you need to but once you go through this space you kind of have a little hallway area right here which left is the master bathroom and then the right is the bedroom itself summers research there in the bathroom Sargent bathroom sorry so actually this is going to call it first now Mikey tell me this is I'm in a Gucci store there's enough light in here that's for sure that is for sure and I love how it's I like how it's built into the cab into the into the cabinetry yeah yeah so this is actually like going a whole out and actually bringing all the panels the tracks everything you see right here is adjustable that's what's cool about it meaning if this high rack right here doesn't necessarily suits your needs you can adjust it you can bring this down bring it up this is really easily customizable if you want more drill like this you sure can it almost feels like we're in spaceship honestly it feels like a really really expensive store right here which I like like if you're one of those people that really like to showcase what they're wearing and this is admitted most people in West Hollywood would like to do that then this is a closet for year yeah yeah all right well let's check out the rest of the bathroom let's check out the rest of the bathroom so now talking about making the best out of the space I gotta give it to the really utilizes a layout will just bathroom extremely well actually I'm sorry before before you get going I'm gonna just point out a few details so people can see them and the camera so we have a tub right here with an awesome window you get a lot of like we have a vanity right here big mirror we have these same tiles we've seen throughout the property and another right here his and hers so yeah let's see what NFS and then you have a shower right behind you again they kind of use the same tile design this one is of course the biggest one let's admit it we're in the master chef Matt's about through now more glass everywhere as we thought this one actually has a really cool corner glass design where it showcases a tub maybe these are good size it's actually the same style that they use on the rest of the house but a natural stone my best take out of this bathroom is how how area right it feels actually yeah there's what open walls and windows there make it feel like there's a lot more space a lot more space and I don't think I want to mention there is a many direction that these modern homes developers tend to go this is actually good size soap a free-standing tub what I found out a lot of times developers put these about freestanding tubs that are so small someone might say won't even be able to fit in them so the fact that this one is actually oversized zoo quality tub makes the space much better yeah before we head out to the master bedroom this room actually this hallway actually access to this dachshund a right here we're in West Hollywood meaning that we are also really close to the Hollywood Hills and which you can see right here [Music] so remember when I showed you guys the pocket door there's also an additional Zord that seals the bedroom itself in case you need it and now let's go into the bedroom and please do the same it's really well side not a bedroom there's a king-size bed and it looks so small in here it's spacious it's clean it gets so much so much not too light and you actually have a really crazy view looking towards the hills but actually no one is really seeing into the property which is kind of crucial point and of course that same balcony we just told minute ago you can access it from here by simply opening all these glass windows left sliding door and now that balcony becomes part of your bedroom as well yeah that
