you know I'm a little frustrated right now I've been working diligently on exporting our property management lectures and then now I got to go send a stupid wire to go close on a property so let's go do it but let's go check on the property first you always got to check on the place if people do funny things you know what I have to say this winter weather is really taking a toll on my ability to do property management and real estate out here I mean it's it's 61 degrees out right now this is unbelievable alright so I got to let you in on a little secret when it comes to buying real estate and I ask my clients this rhetorically I say hey what do you think the most important walkthrough is on a property and most of the time people say oh that's the first one you know it's when I decide I want to buy the place or the second time when I decide I want to pay more than the other guy and actually win the deal or the home inspection what about the walkthrough with the tenants it's none of those I don't even care appraisal inspectors roof doesn't matter the most important inspection is the day before you go to close because for some reason any time sellers say they're gonna do repairs they just happen never to always get done correctly or damage happens from the people moving out moving the refrigerator line and it's a mess in my trunk I know I can't tell you how many times I've walked through a property the day before closing and I'm walking into water the water heater is exploded the refrigerator lines leaked or you know what my favorite one is when you walk through and you're like ha everything seems to perfect and then you start looking a little closer and you start realizing ha there was a water leak and the cellars mopped it up and didn't want to tell you about it except now all the flooring is warped when you look at a certain angle it's like ah real estate sometimes so anyway very very important to take that final walkthrough really seriously because think about it this way the day before you still have the right to stop the presses and make the seller fix everything once you close you might have to sue the seller to get anything done bad bad you know all the times I give people like over Kennedy justify to walk through who cares I care cuz I usually have to deal with all the crap targets right there - which by the way target stock just dropped like seven percent so guess what I did I bought me some more target stock good dividend stock by the way I think if the dividend yields like two point two six right now look I mean beats high-yield savings what's all this crap still doing here it's like there's a yard sale in the yard get it out of here how are we supposed to close tomorrow and they solve all this crap great well if there's no parking now I wonder how much parking they'll be when I turn this high a single-family house into a triplex to milk some more cash flow that's weird the closer I get to these chairs the more it smells like old furniture now this looks like the kind of pit stop Gary Vee would make time people come in here to buy stuff for five dollars I come here to buy the house that's when you gotta ask yourself what do you want to prioritize priorities friends oh that's cool it's only frosted on one side open this thing Oh Lou realtor wow this place looks different it looks empty yes okay let me tell you a trick I do first when I go to do these final walkthroughs a really pro trick is comparing what you see to the 3d scan you did at the beginning of the deal especially when people have been living there so fortunately we have one of those 3d scans which is really good so let's get inside and I'll show you kind of things to look for and I'll tell you some of the plans on this place - why do I not remember a big gaping hole right here what is that for I don't I don't remember that I'll have to see if I owe and there's no oh the handles up oh that's weird isn't the deadbolt supposed to be up here and the handle here alright let's test some stuff toilet powerful shower all right this floor is actually in good shape six panel doors hate those ooh oh I never do there was a trapdoor here lots of spiderwebs oh no I do not want a big desk in here no I don't get that out of here who's gonna prove that I ain't moving that look at how big this thing is and I don't want it either get it out of here my Miami Vice bathroom still here yeah I don't want the scale and all this junk get out of here like I know this seems minor but why should I be responsible for going through here and throwing away all this extra crap you know towels and furniture I don't want it get it out of here I mean I'll take the doors to the house but I mean look at all this other junk they left here let's move the doors so they don't throw away my doors but they gotta take care of the other crap I almost went to go put these down right here but I've made that mistake before only to open the garage and then the garage just knocks over what you put in front of it so pay attention to where the track is learn from experience people like me who've screwed it all up before why this is exactly why if you're considering yourself Wow do I want to join Kevin's real estate investing course or property management course or finance course well in my opinion the best personal learned from is not from somebody who was born rich or only shows their successes the best person to learn from is somebody who shows how they went from nothing through hardship and actually made it welcome welcome San Francisco I'm really excited to be here I actually right before I came here I went down to the Chinatown to get breakfast because I hate to say but I do like saving money and it was like a $35 breakfast here and it was like ten dollars over there and it was really good but I'll tell you when I was there I'm sitting there eating the really good omelet they made and I'm drinking my coffee kind of reviewing my notes about what we're gonna talk about today I'm gonna answer a lot of your questions to talk about that and every time I look up the entire restaurant of people are looking at me and I start realizing the staff they're starting to take out like mop buckets and they're starting to like clean the counters more vigorously like these people think I'm the health inspector because that way you know you can make it as well and learn the lessons the easy way don't remember that whole else we got what is this look at this come on look what they did to me now this is this is exactly what you do the final walkthrough scuzz like what done this is where Lauren would go with that look at this a nice hardwood floor like the only thing I wanted to keep and all of a sudden you walk in here and look what you got what is that oh that's a nice one too yeah great now the flooring I wanted to keep is gouged I know it wasn't like that before let's compare to the 3d [Music] obviously whatever they had here they just kind of nope I'm gonna make them fix that by the way at the end of this video you'll see what the cellar solution was for this let me know what you think this is when you know you're an advanced builder you take a screwdriver to unlock the deadbolt wait did they take my barbecue or they leave it oh no they left my barbecue barbecue got moved though I kind of want them to take the barbecue and all this I mean like I appreciate the thought of giving me donations here but I'm sorry I don't want to have to deal with it and I mean I don't want to come across as like a bum but this is their job to get rid of that's their obligation the deal my obligation the deal is to bring money and pay for the house I'm holding up my end of the deal why aren't they holding up their end look at all these pots those second - these are actually quite expensive well they left me a refrigerator Oh moldy refrigerator gross oh but they got baking soda you wanna see earthquake safety it's a lesson at earthquake safety you know water heaters are supposed to be braced and strapped so in an earthquake they don't shake watch it's probably not good for the plumbing Oh like they put graph paper in the drawers okay so now let's talk a little bit about the triplex see in California you can now turn a single-family house into a 3 unit of property I'm still working out the details for this time but anyway the point is I'm trying to get to the bottom of how realistic it is to turn a house like this into three units I know you can rent out the main part that Edition in the back that lowered section I could rent that out that's like you know five hundred twenty five hundred thirty square feet or whatever and the garage unfortunately the garage is an exact 20 by 20 on the inside it's only like 19 by 19 which doesn't sound like a big difference but it kind of is because now it's only like 360 square feet although it does have a separate entrance and I guess once you get rid of these dumpsters you'll have some parking again now the pro is the cash flow on the deal would almost double which is really cool but the con is you know you're taking a single-family house and turning it into a triplex which means more traffic I don't know if the neighbors are gonna be too happy and there's also the downside that it's gonna cost money to actually do that right you got a jackhammer up the concrete and put in sewer lines and new water heaters and electrical panels and stuff so I don't know how I'm feeling two hours later oh is that the floor guy I think that's the floor guy so must be let's begin let's see hi question for you you guys doing the floor okay is it hard to fix there is that an easy thing oh wow this is like the sander thing huh yes oh that's pretty cool okay so I'm trying to do because did you know about the stretches I would you feel I mean I don't like nothing when it stuff like this because it's just so small somebody yeah I hear ya you know it's gotta start up in but I don't know we'll see you ain't get out cuz normally that that's on the polyurethane mmm these do you sand it but that shoot then we gotta do the whole area oh yeah whole thing right there you don't not gonna look new in spots right exactly oh wow so how do you how do you end up trying to solve that you just try to polish it a little bit it's right this is a polish pen so I'm gonna try to fight sand out the scratch yeah yeah makes sense okay we'll see we'll see what happens all right well good luck guys a real high end Locker now after initially talking about the floor I wanted to break the ice a little bit more since I didn't know this person and just talk about some other things then I'll show you how the flooring ended up after his work well and so many people come in they tear this stuff out and then you do it and it's like oh man it actually yeah yeah Kevin I know I know a dad Tom yes get a new butcher block or something well I think a lot of people they come they look and they go oh cabinets like 150 bucks it's gonna be cheap to redo the kitchen they start tearing it all out and it's like oh my gosh 20 grand later gets ridiculous you start doing drawers for hundred bucks a cabinet it's stupid man good luck a bad all right well hey nice to meet you alright thank you totally hey how you doing good you were asking you as well I'm actually really glad that I came to talk to the person who's coming to fix the floor because you know what sellers like to do in a situation like this is they'll go meet somebody like the floor person and then the floor person go not I don't know I don't know I'll charge you a hundred bucks to fix it but I don't know if it's gonna fix it good and then they that the sellers try to go hey Kevin what do you think if we just give you a hundred bucks if we give you the hundred bucks you can hire him and take care of it but then I'm stuck with that I don't know if it's gonna look good I'm gonna have to redo all the flooring uh uh mister seller y'all did the damage you all fix it and if you got a refinish all the flooring that's your fault you shouldn't have scratched the floor no I'd rather go out there and go find some more deals I don't know about you but I need a Starbucks after all that Starbucks quad espresso the only thing missing or some air pod pros so even later in the day after this person did work it to that hardwood flooring I went back again and look at what the flooring looks like now it looks worse than it did before with the gouge in it first of all imagine if I had taken the sellers offer of oh here's $100 you just go sanded great then I would have been left with this crap well now they think oh well you were gonna remodel the place anyway fixing the floor shouldn't be our problem you do it in your remodel and I'm like uh no you guys shouldn't have scratched the floor I was gonna keep and even if I didn't want to keep the floor you can't scratch my stuff and expect me to still pay for it I don't know about you let me know what you think in the comments but I feel like I'm being scammed by the seller here and they really ought to fix this floor even if it means refinishing it all as is does not mean you get to go around scratching things up and then sell it as is means it's the way it was the day I bought it not scratched you trying to take a nap okay Jack
