what's up y'all I'm a 27 year old real estate a broker and a previous licensed a contractor and now I primarily make my money through real estate investing well I've had a little bit of a feud with this contractor that thinks basically the only way to remodel a house is to rebuild the whole thing well here's what I think about that now a lot of you have seen some of my work on new vers pro before and in case you don't know what the difference is there are two types of noob and one type of pro a pro does things in accordance with what's best for the purpose a noob is either somebody who's new that spelled newp or a new could be somebody that doesn't do the right thing for what's appropriate in the scenario despite apparently being familiar with the game or the project that's called an n o OB noob so there you go now let's show you new first Pro what's up and what the difference is between me a real estate investor previous licensed contractor and mr. Matt Reisinger and the home remodeling industry let's hop into it literally by popping into my car all right here's the house first things first this is a rental property that means it's for rent and I want a tenant to have a happy quality life in it new purse pro step number one put weed barrier down because when you don't the tenant has to deal with a lot of weeds and that makes them not very happy so you remember real estate investing rule number one is when you are a rental a landlord you want to do things that will enhance the quality of your tenants life but will also increase the likelihood of getting more rent and a tenant that stays longer now here's an example of a newbie real estate investor they come in and they see a roof that's 15 years old and they replace it because oh my gosh one day it might leak the pro comes in and says you know what rather than spent thirteen thousand dollars replacing the roof why don't we replace the rich caps which is where the majority of the damage was anyway and seal the protrusions around will do that for eighteen hundred dollars and probably in a reasonable way prolong the lifespan of the roof by another five to six years now you've got one type of noob that might not spend anything then you've got the type of noob that over spends prematurely when they could be investing that money making more money and providing more quality housing for more people and then you've got the pro who does what's needed to make the quality extended solid amount of time without sacrificing health and safety and don't forget for the san francisco crash course you could email me for a plus-one see this fence the noob comes in and replaces the fence with a brand new because it had a little bit of termite damage the pro comes in and replaces the damaged boards repairs and paints the rest and here you go you've got a fence that looks good makes no difference to anybody his life the damage is removed yet you spent a fraction of the money somebody else did only downside is sometimes you happen to miss a board but even this one still pretty solid if this one ends up failing in a couple years this little board right here will replace this board I don't need to go replace the whole fence when I could throw up a slat now the noob looks at the inside of the kitchen the way it was before realized this aw darn the countertop drops down well we're gonna have to reconfigure the whole kitchen to make this countertop flush level the pro comes in and says you know what we can raise the single pane window throw in a new single pane piece of glass repair the stucco beneath it doesn't have to be perfect it's really tough to match the stucco anyway and now the window is out of the way and I can put my countertop in just the way I want now when it comes to sprinkler valves the new but looks at all of the pre existing sprinkler valves and says I can make that work the pro knows it's much better to start over with sprinkler valves because regular valves the suck and you're better off just putting your own lines in another thing noobs like doing is on a rental property they'll take single pane windows and a sliders and replace them with the dual paned products which in Southern California is utterly stupid because the outside is almost the same temperature as it is inside almost year-round well what about Texas Texas is a lot hotter well that's where you can consult Energy Star and realize that the estimated savings of for installing dual pane windows in texas would result in about a 3 to 4 percent return on your investment which is kind of sad especially since in the real estate investing course or in my real estate in person crash course events link down below i teach you how to make 12 to 15 percent return on your money doing quality and ethical work by the way here's another place where the fence was damaged and you can see we put a nice board across it to kind of tie it all together fence is fine it separates this yard from that yard it's not like it's gonna fall on anybody it's a stable fence it looks nice it serves its purpose why spend more money Oh looks like the electricians forgot to put our panel back into the panel let's fix that right now this by the way is one of the older panels but what we did is we safety-checked it for any arcs we made sure all the connections were nice and tight and I had a licensed electrician safety check in so just because it's old doesn't mean we need a new one although what a pro will do is they'll take this little panel they'll spray paint it and then they'll put it back in so I'm gonna make sure that happens now a new walks around and says oh my gosh exterior light fixtures well we're gonna have to spend a hundred dollars on light fixtures you know at every little location this right here $19.00 LED glows thank you very much now let's talk kitchens in remodels if you have mold behind the kitchen you gotta take the kitchen out it's not a surprise it's basic that is the right thing to do and you can install basic newer cabinets paint them yourself and save a lot of money usually the new mistake people make though is they get some fancy hardwood and they overspend on the actual material when it doesn't make a difference nobody cares that's a foil cabinet or hardwood because nobody's gonna pay you more rent for the property and most home buyers don't even realize the difference either how do I know that well one of the ways I know that is see these cabinets these are original 1959 cabinets that I painted and guess what these cabinets Hart would see a lot of noobs the first thing they do is they start tearing everything out and I look save so much money by keeping things rather than tearing things out and the worst thing to do is start doing structural remodeling which a lot of people start doing that they start trying to you know what this also looks so much better if we didn't have this little drop-down right here who cares it's not gonna make a difference it doesn't make a difference to health and safety it doesn't make a difference to the value of the neighborhood you can over improve you can rebuild this house you could spend 800 grand on this house it's still gonna be a six hundred thousand dollar house by the way back in the day they used electric cooktops and in Southern California we prefer gas so we made sure to throw in our gas line now the front door was probably my favorite new vers pro hac of today this front door would ordinarily cost you somewhere around fifteen hundred to two thousand dollars because to get a front door like this with a little bit of glass and some design in it and a little bit more of a modern frontal design you're usually spending that fifteen hundred or two thousand dollars well what did we do instead I got two prehung single doors for about $250 each and we converted them into a front French door and then painted them they did originally come with the stainless steel or brushed nickel style over here I went ahead and changed that out though to bronze just because that's the theme we're going with in this house now what I like to do though to jazz it up a little bit is I ended up spending more money on the ceiling fans because I think if they attract a lot more attention and the chandeliers than the boob lights so rather than spend money on expensive light fixtures everywhere I polled promove put some nice-looking ceiling fans where the ceiling fans belong like bedrooms for the family room and then over here in the dining room I try to get a nicer higher quality light fixture as well no I'm not sure how I'm feeling at this fireplace I saw somebody else do it because the noobs will leave of the old stone fireplace and I hate that look oftentimes I've removed fireplaces like this but I wanted to see we could save money so we just painted it this time I don't know this one I'm up in the air on I mean I like that it's nice and black on the inside and this looks good looks a lot better than it did before but I'll leave that one to be determined to spec now obviously we're gonna have some drywall prepared to do here but I like wiring in my ceiling fans and I decided that after the fact which was my fault but that's okay we'll pay to fix these patches and then repaint extra tees but I like having the fan and the light controlled in the wall that way no tenants losing the stupid remote I hate chasing down remotes and this is much nicer look at this I can control the fan light I have it on a dimmer I can control the speed of the axial fan so much nicer now this was a really good pro move as well this cabinet is like a $170 vanity cabinet usually spend like a grand to with this width sometimes $1,800 for a cabinet well this cabinet was about 160 hundred seventy dollars a delivered we painted it the same color as the kitchen because it came unfinished so we just painted it the same day through the hardware on and we put these little filler gaps on the side here which does take up a little bit of space but it just wasn't worth trying to find a larger vanity to accommodate this odd custom space then obviously we threw on our porch countertop garden today now here's another case where some contractors in a company go on take out all the old fiberglass it sucks it's old it's nasty so you wouldn't look like before but look what it looks like now and I'm going to be replacing that little soap dish there as well to make it bronze but this looks beautiful now the lights up here used to be these weird little hanging lights and there's still some dry won't work to be done here but what I really like about these real good promove is for like eight bucks you could get a recessed can light retrofit kit you don't even need a big can box anymore they're like these little flush narrow reefs things you can just throw in there promove see that's where you really have to say to yourself okay what's the difference between a noob and a pro the pro looks and says well I'm gonna put in an LED light for seven dollars and have the same effect as somebody who's gonna put in an LED light for 200 dollars they're both LED lights the tenant is just as safe in both of them and gets the same functionality out of both of them except I now have another hundred ninety dollars to go invest and make more money and I'm all about longevity to see I put on a chimney cap because I don't want to cause problems in the future you know I don't want to do things that are gonna screw up the property's longevity just want to save money where it's not necessary to spend money I'll tell you though a contractor doesn't want to hear that the contractor doesn't want to hear that I was able to read lays all of this tile work in here for $700 they'd much rather me come and retile the whole thing tear it all out why it's perfectly fine can't wait for the window cleaners to come by that always makes a big difference they grease the tracks too and they make these older windows work perfectly again now look I just want to clarify it I like having a nice thing so - I like looking over here and seeing people with really nice remodeled properties and dual pane windows a new roof and the vinyl fence you know they just built a new fence over there and redid the front yard with all that block work that's awesome that helps boost the value of the property that I bought but see I place a lot more value on two things number one being able to invest more money and number two experiences with my friends and family doesn't make a difference to me the same is true with my car I hate to say this but I've had this little scratch right here for a while now and I'm too uninterested in spending the thousand dollars to fix it because I'd rather buy more Tesla stock which I did I bought Tesla stock at 185 and look where it is now now I'm not trying to pat myself on the back I'm just saying there's a different type of pro here sure I can bring this to a mechanic and have a pro do an amazing beautiful job it's going to be the most high quality if this and patchwork or whatever they have to do ever and not even gonna notice it it's gonna be so oh my gosh could you believe there was ever a scratch here no oh wow they did such a good job okay great awesome yay if that makes you feel good great then be a pro in that world but if you're trying to be a pro money maker this is the way to do it that is of course in rental real estate now let's say you are a home builder or a contractor or you're a homeowner and you're like you know what I really want I really want that high-end kitchen if that makes you feel good if it makes you feel good to go through the renovation project because it's a pain in the ass let me tell you that and it makes you feel good to spend a ton of money on stuff that you're gonna get used to within a few weeks and you're not gonna care about anymore maybe you'll show it off to your friends and go look at my maple cabinets good then do it then in a case like that hire the highest quality contractor you can ever find so you can let everybody know you spend god-awful amounts of money to have the best quality possible again if you want that do it but you're not going to get an ROI on a real estate sale or a real estate rental let's go check out another job now just a note the home remodeling industry is really good at telling you that oh if you don't do everything all the way you're just doing lipstick that is if you go in to a kitchen you install a gas line you repaint the cabinets you put in new plumbing fixtures new electrical fixtures and you make everything look really nice in 2019 oh you didn't replace the cabinets you didn't raise the ceiling you didn't go to dual pane windows that's it slumlord that's it lipstick loser who would want to live in your rental stop it's the stupidest thing I've ever heard quite frankly the people that say you need to move a front door you need to move a staircase you need to raise a ceiling you need to have an architect rebuild your remodel for you are doing nothing other than trying to create work for themselves and their business which look that's respectable if you're a high-end contractor and you want more business you want to make some money doing higher-end upgrades great then tell everybody they're just doing lipstick but let's be real here there is another way that doesn't cost an arm and a leg and takes six months now here's a project where the bathrooms went down to the studs let's go take a look and see what they're looking like so that's Jerry he does awesome a tiling work the cool thing about him is he tells you straight hey you know what remodels they ain't easy these projects are hard romanza they're hard yeah they're the hardest thing that's all I do what they're the hardest thing there is yeah because I mean anybody can build new and he's right because any contractor can tear something down and rebuild it from scratch and spend hundreds of thousands of dollars of their clients money remodels take skill because to do them well while saving money takes knowledge Tai Lopez's knowledge all right let's go to Lowe's and now where it looks as much as I love applying things at Lowe's and getting discounts and as much as I love the company I will tell you you can get motivated to some projects that you shouldn't be starting for example this fancy showerhead with all these different valves and all this stuff this looks really cool and this might be awesome if I were a homeowner and I wanted to stay in a house forever but honestly my goal is to stay in a house no more than four years maybe even three years if I can get it down that low and go around and get another property turning my previous one into a rental that's like pedestal sinks noobs put these in but you've got no storage underneath it's not functional the plumbing you have to do to get this stuff working noobs think it's easy pros look at this and go uh-huh now worth the money do a regular tub a shower like look at this stuff this curved edge here and this crazy box for the vent hood yeah you know what I agree it looks awesome it looks cool guess so much more rent a tenant is going to pay me because it's got all this Craftsman style wood molding compared to just the regular stainless steel vent hood zero dollars more same thing with this cute little breakfast bar I could spend four or five grand have this thing custom build maybe stain it spend six seven thousand dollars have this built in or a tenant can bring their own table the rent I get it's not gonna be any different but I just want to be very clear if things are broken or moldy you should fix them whether you're a noob or a pro but if you want to invest more money follow the pro methods in this video and be careful you're not being sold by a high-end building contractor who's trying to drum up some more business you know I'm Sam which again if that's what you want do it but it might not be what you need me on the other hand I'm gonna get a jumbo mystery pushpop now I bet you do yeah okay I
