well welcome everybody Welcome Sylvia thank you so much for joining on a Tuesday yeah we've got a lot of people that are excited about today's call uh we've got the master the queen of KV core uh Miss Sylvia Dana here with me and she's been a good friend of mine for how long how long have we known each other for I think I met you and I feel like tell me if I'm wrong I feel like it was um like in Phoenix yep um at like that Talking Stick thing Talking Stick thing yeah that was a Talking Stick thing that's when it was five years ago I don't even remember August it was August of 2018. 18 yeah so yeah almost five years ago and you know and it's funny you know because I mean we've stayed in touch and I always have seen what you've done like you know starting out just like kind of like being The Wiz at KV core to like building out a whole business around KV core and also I mean in addition to what you do with real estate sales and you know and kind of your your team too as well that you're building uh at exp and so it's just been really fun to see your journey uh play out and you're just crushing it and so I'm super excited to be able to get to interview you this is the first time I've really had you I think on this channel right you've never you've never done anything yes and Kyle you in 2000 I don't remember when it was but it was a Christmas 19 when I came to the San Antonio Christmas party oh yeah because I think I've come to a couple of them but the um but I remember you told me you were asking me what are you gonna do with your YouTube channel right to monetize that I was like monetize it uh you know yeah so you you were kind of like a one of my first like cheerleaders when it came to that stuff so good job well yeah I mean you were putting in so much work and I was like you know I mean I I and that's and that's you know for those that are tuning in just you know getting in here I want to start with that by like explaining to you that you know about Sylvia and just like what a good heart you have like I mean you really do truly uh help agents and you you know I mean I feel like you give so so so much and like to that point like talking about like you know hey Sylvia when are you gonna monetize your stuff it was like because I saw what you're doing I was like oh my gosh you're putting in all of this work and you're like helping so many people and there's like there's nothing in it for you that much I'm like you can only do so much like monetization isn't a bad thing because I mean at the end of the day like you know if you can't make a living doing something you can't do it for a long term and I'm like you're doing such a good job that'd be great if you could do it for a long term so how are you going to start to you know figure out how to make a business out of this yeah and that you know since then it's like you've just you know went down this path you've been building a business to the point where like literally we had kind of like a pre-interview call a couple weeks ago and you told me kind of how large your team is today and how many you know people you're you're actually helping and it was like way more than I even had thought you were up to so let's start there Sylvia and just kind of talk a little bit about you know where you are today uh the business you know talk about you you know physically where do you where are you at talk about your history in real in real estate and then like today what does your business look like who do you serve um how big is your business all that good stuff okay well it's a big question first of all let me tell you I have decided I definitely have ADHD because I am one person that just like finds things really exciting and I take off with it and some of it like sticks and some of it doesn't and it's fine I just plow through and just figure it out that's called be an entrepreneur yeah so um how did I get started um in real estate first of all so I have like you know I'm a jack of all trades I think a lot of people in real estate are you know I have three degree degrees um you know I'm a master's degree and I have all kinds you know I have degrees up into degrees and but anyway um I was a journalist I was a high school teacher um I was uh I sold cars I did email marketing and I just lost you Kyle so I hope you're back but I'm I'm here I just so loaded on you because making sure I'm like oh is he still there anyway so um that's you know I came from I did everything and I was selling that before I came into real estate I was selling cars and I loved selling cars and that was really surprising to me um but I loved it because I just I loved the money you know and it was like the first time that I was actually making money and being able to like pay bills and go on a vacation and like be able to do things that I just hadn't done before even though I had was so well educated I just you know I mean making wasn't making money as a journalist not enough wasn't making money as a teacher not enough you know so so anyway so a boyfriend at the time uh said to me he's like have you ever thought about get into real estate because you got the gift of a gab and this is when I was selling cars I'm like I guess I thought about it and then three months later I was a realtor and uh so it's that ADHD thing you know so I I the day that I got into real estate the day that I got my license was the day that I quit my job uh selling cars and I just went you know plowed through and I um I remember when I was looking at brokerages and stuff I was first with Coldwell Banker and the only reason I chose Coldwell Banker is because I talked to one other independent brokerage that that um you know I knew these people and they just like didn't spend time with me or like follow up with me and when I was really looking for somebody tell me I can do this just tell me what my life is gonna look like I'm comfortable with my lifestyle and I want to maintain that can I do it you know you know how you just sometimes need somebody to speak something to you and they just weren't willing to take the time to do that at the time so I found a different um brokerage it was called Google banker and they spent hours with me and encouraged me and so that I chose the person there followed up with me the most I gave you know spoke the most life into me and so anyway I sold um I think about seven houses my first four months but you know what I could not pay my bills why because I was on a 50 50 split uh 8.5 franchise fee and then um you know my desk fees and a 36 000 cap like and you know on my the price range at the time when I started with average price ranges with 175 000 so I was like uh it was like not paying the bills I'm like this does not make any sense why isn't this I guess I just got to sell more houses like and for a new agent to sell seven houses their first four months is not bad right like they should be able to make it but anyway I found exp and I wasn't even planning on Switching brokerages I was just planning on selling more houses and then I um I but I threw a series of events found exp I just did the numbers and I'm just like well that's a no-brainer I could have made twelve thousand dollars more in this four months well boom you know so so anyway I didn't really join exp though till I was had been a realtor for eight months and I was the first exp agent in my board and the first exp agent in my my town and in my board and just for everybody you're in Grand Rapids and Michigan right oh yeah I forgot to say that in Grand Rapids Michigan yep I forgot to say that I apologize so so I um so that was interesting in the time there's only like 57 agents in Michigan and most of them were in Detroit on the other side of the state and so it took a couple weeks to get onboard because my broker wasn't even a member of the board yet you know because everything was getting going and so anyway long story short what started happening is in that was in let's see that was in um 2017 August of 2017 is when I joined exp and then I um it was the following spring we were going to get Katie Core and we were gonna get workplace we didn't have these things yet yep and so we got Katie cord we got workplace and those of you don't know what workplaces it's like it's built by Facebook and it's it's basically Facebook for a company so exp got workplace and uh and Katie Court around the same time and so I started seeing all these agents like just complaining not that age is ever doing such a thing ever but but but they were complaining and um you know and at Coldwell Banker you know even though it was a new age and everything you know I've got a lot of life experience I'm pretty techy so at Coldwell Banker I mean I was I was holding like our our meetings I was like doing the training because I was like excited you know and then um and then in Michigan I joined the state um when I joined exp I started our state broker meanings for exp because we you know we were too new we didn't have that stuff yet so I I was the one who was like started on it so I'm just that kind of person you know I see you need to fill it and so when I was seeing all these people complain I'm like it's not that hard you guys let's do some Zoom so I started offering like just these free zooms and I called it let's figure it out together and I'd be like showing houses um you know one afternoon let's say and say oh shoot I forgot I was gonna do that Zoom today so then I like pull over to the side of the road steal internet from a coffee shop and do a zoom with agents and then people are like hey can you put this on YouTube and I'm like I don't really have time for that you know like can't you just you know come and then I'll then I can go on with my life and eventually I'm like okay yeah I'll put it on YouTube so I start putting on YouTube and then I would get up like I would just start loving making the videos like agents need to know how to do this oh agents need to know how to do that oh somebody asked me to do this somebody asked this question oh I gotta make a video about that and I just kind of turned into this thing and I started getting followers and then what would happen is I go to events like exp events or even any events that Realtors were and people would come up to me and they're like oh Sylvia can I take my picture with you and I'm like what what's happening right now and uh they because they'd see my my training on YouTube they were they they I helped them I've had people like cry like you helped me set I was so frustrated and you helped me get everything set up and I feel so much more comfortable now and so that was just all real gratifying you know Meanwhile my colleagues uh in you know who I kind of joined exp with they're like what are you doing like why are you wasting this time and I'm like I don't know I like it like I'm somehow driven to do it um and I you know and then you ask me how are you gonna monetize this um you know well what was happening is people started asking like hey I saw your video on setting up KV core can you just do it for me I'm like yeah you just watch my video and then I'm busy like I got stuff to do you know but uh after about a year or so I caved and so it wasn't really till like the end of 2019 so again we've had we had KB Corp for a good year and a half um that I started offering setups and I started doing it but then I'm like it was taking time away from my business and so I kind of tried to back down I just wasn't working because people would just come up come to me and ask so so then I hired my first person to do setups so I taught her how to do what I do and now she's still with me today so this is in the beginning of 2020. um she was actually somebody in my sales organization she was a single mom who was had an admin background and she wasn't really motivated in a real estate business but she told me one time like hey I found your video on YouTube to set yourself up and kitty core I did it I followed it was real easy so that's who I reached out to to say hey do you want to do these you could you know get some extra money as you're building your real estate business she's like yeah I'd love to so she's still with me today now I have I've had up to four setup texts but we right now we just have three um we just so we do so long story short we do KB course setups now so it turned into this thing so we do this Katie Core setup so then people are would find my um my WordPress website and they're like hey Sylvie can I get a web I want a website like yours I'm like well that's my WordPress website well can you build that for me no but I'm actually so finally I hired somebody to teach them how to build my a website like mine and now we have a whole crew of Wordpress text and we build WordPress websites and then people can you set up my Facebook so now we offer that just it's huge but anyway what I do is I we set up people's KV core I also coach and that's where I think is so important um when people come live and they can ask me anything and we collaborate about stuff like how to do a CMA even or how to you know door knock and then how to leverage KB core in into your entire business because a lot of people the way they see KV core oh it's this thing that I can generate leads with like I've actually had uh people ages call me like oh I'm gonna get rid of Zillow I'm gonna start using KB core and it's like that's not a thing that's not we're not comparing equal things here like KB core is not a lead Source in itself it's a tool in which you can get any leads that you get from wherever free or paid and you put them in the system and funnel them in there and then you nurture your database and you you know do all that convert your transactions from there but anyway so uh long story short me helping agents live is I think the the that's what agents want they don't say they say they don't want that oh I don't need that but like meanwhile I get like messages and um and uh emails of Agents wanting me to help them for free and although I would do it I can't because um because my time is so packed now because of what I do and I'm still trying to sell real estate myself still trying to run my own team still trying to like build my sales organization and um you know run this coaching company that now I have 13 employees um you know I've got to say operations manager and a couple like um kind of tech coaches that um that are real estate agents who have who have now worked for me full-time that just know what to do in KB court and then and then virtual assistants and so the other thing we are doing now on that note I I always operate by agent demand is now I've been training people's virtual assistants as people are in my program so I train their virtual assistants I'm lead generation database management and content creation and now agents are like hey um I just want you to teach a VA how to do everything you teach us to do and you want us to do but then I just pay you when you manage them you pay them you train them guess what we're launching that we are training a bunch of va's right now on how to do exactly what I teach um and and to you know and that I'm not going to match your you with a VA but you can subscribe to our services and we'll do it for you or if you have a ba we'll train them if you're in our program so so it's just I don't know it's going crazy that's yeah well hey I mean when you're doing good stuff and you're like adding a lot of value I mean there are a lot of agents that you know and I always kind of talk about this too especially if you have more you know money than time it is better to Outsource to pay an expert to you know to do the things for you that you're not great at so you can focus on what you are good at and that's what a lot of agents are obviously taking you up on right 100 well when I started you know I'll for me in my own Katie Core but when I first started you know I I would be up in the middle of the night watching TV with a glass of wine like handwriting envelopes to mail things you know for farming and just trying to figure everything out and do everything right you know do everything myself um because I didn't have money and so I had to um I had to build my business like that and like a lot of real estate agents do but as soon it's I think the first time I realized that I needed to learn how to Leverage was um I think it was as soon as um I started doing these setups and then I hired Doreen to be my first setup person I realized okay now I've got her and now guess what I can take more setup orders because she wants to do this full time so yeah I can promote this and you know I know and so so that I could grow it and I could that was awesome right and then and then I got a taste of that so then for all my transactions following I hired a transaction coordinator and I was like oh my gosh I didn't have to upload all that to Sky slope and make sure everything was turned in like that that saved me I don't know maybe just a couple hours I don't know but it was enough to make it like it was worth the 200 300 it cost to do it like you know any you know payment closing or whatever that's beautiful and and so then um so now I'm just like a leverage machine like I keep hiring and training and then and then it helps me scale and grow but I don't know where I was going with that but yeah well well you know I've got a couple questions for you and I know you know guys if y'all are watching this and you've got questions for Sylvia um specifically about KV core or even just a different CRM if you're using a different CRM and maybe it's like a general like Hey how do you get the best use out of a CRM you know obviously Sylvia's got a lot of experience just with CRM systems and kind of like best practices so feel free to throw those into the comments into the chat and we will get to your questions um but I've got a couple questions that you know that I wanted to kind of really hone in on uh specifically about KV core because I think you know there's obviously like you've said there's two types of people they're the people that like hey like you know I'm I'm in the minutia like I've got I don't have the money yet to where it's like I haven't had any closings or whatever you know whatever it may be you know like I need to learn this and I got to just do it myself and then there's the other people that's like hey you know I just want to pay somebody hire somebody I still don't feel like even if somebody is just wanting to hire or pay somebody to do it you still got to kind of know though a little you know you can't just like completely be like hey just do this and I'm sure you see that all the time and it's like for those people it's like you still gotta kind of like know what's going on right like you can't just pay people to like take away all of your problems like that usually doesn't work out that well for you and so so really well let's kind of take a start at just you know let's take a look at KV core in general and say like what do you think you know if somebody's just getting access to KV core today or let's just say they're just getting access to a CRM system today um like what are some of the the first things that you usually recommend people do so this is going to sound funny but know what your domain is so like oh that is important that I did her website that's nice okay so know what your url is so a lot of times we'll ask agents when we do the setup they have to fill out this form it's quite daunting actually um because we need everything that we can't meet all the information we need to set them up but what happens is a lot of Agents don't have their marketing already dialed in so when I think when I talk about marketing and branding like that's number one like do you have that do you know what email address you're going to use for your business do you know what phone number you're going to use for your business you know do you know do you have a logo a headshot these are basic things um to that you need to get started and then your social media profiles these are just some basic things that agents don't really have dialed in um and the thing is they want to launch their website before they have some of that done and that's that's okay but one thing that happens is the domain so for example at exp Realty and you know a lot of brokerages get KV core so not just exp but at exp when I got my KB course site assigned to me when I opted in for it um I was given the domain still be a data.exe realty.com great fine perfect but what if you wanted a custom domain what's your goals for that how are you going to Brand yourself with your domain it's really important and so knowing that huge so I have this marketing launch kit I like agents to have um because I can take them through all the steps and so either using KB core or science a system like Boomtown or chime or reality Geeks doesn't matter um you're going to be assigned a domain and then you have some options to know what that domain is to Brand yourself going forward so so that's one thing to know now I ran myself with my WordPress website Sylvia dana.com and everything is linked to Katie Core or wherever I want them to go to from that Hub um but long story short that's the first thing I would tell an agent to do now when they get their KV core website and they they know that they've got their spine with the domain they're fine with the email address and the phone number they're going to use once they have that the next thing to do is just make sure a basic setup is conducted now I have tons of free training uh a free classes on how to set up your KV core on your own I have agents that have gone through it and helped you know helped it so we can provide that here but um but there's basic things like setting up your agent profile and making sure you have default fire and seller campaigns installed and then there's some functionality things in the web idx settings of your KB core which I can quick show if we have time um that you want to make sure our toggled correctly so that the thing functions correctly then beyond that what's the next step is you have to think about what do I need right now do I want to generate New Leads or do I want to work with my sphere so it depends on you know the agent do they just move to a new town do they have a sphere but they live somewhere else is there sphere locally have they sold real estate before do they have past clients so what they have to do is decide who they can start with and so the first thing to do is to import some of those contacts into your KV core and set them up on search alerts home valuations birthday messages home Anniversary messages get your your contacts that you know set set up whether they're past clients or just Uncle Jim okay and then get that started and then the next part is then start learning how to generate New Leads with squeeze pages and um leveraging your Google my business page and your LinkedIn and your social media pages and sharing to Facebook groups to generate leads organically but also maybe boost your own leads and learn how to do that so I've got tons of free training on that but you know you're going to want to start doing both but start with one so a lot of Agents say where do I get started and it's like decide what path you're on well right now I need to generate New Leads okay let's focus on that or right now I need to nurture my sphere okay let's focus on that which one I don't know if that answered your question but that's how to get started absolutely yeah no I mean that's the thing is I think sometimes because I mean you you obviously mentioned a lot of different things there is Agents do get overwhelmed right like you know it's like you know and I think that the idea of focusing uh you know picking something like to focus on whether it's lead generation uh whether it's like you know your sphere of influence if you've already got a sphere of influence some agents do some they just don't have you know that luxury when they come into the business and so you got to kind of like know though where are you going to put your time in your effort you gotta have a plan you know and I don't know you know how many agents actually create a plan yeah when they start thinking like CRM system they're just like go go they're just like okay I got access to this let me just do this well it's not really a plan yeah there's not really a plan and I I um I have one but but um this is kind of interesting I want to touch on that remind me of the plan thing but um you know I've used a lot of serums because when I was like a banker they didn't give us one at the time I was like anyway so I tried lying desk I tried contextually I tried referral maker Pro I tried top producer and then also this other um little CRM called uh Realty juggler um that I ended up using but all of these you know some of them were pretty affordable some were expensive um they did none of them did everything out of those that I just mentioned do what Katie Core does but as far as the CRM functionality um they're pretty good maybe better than KB course as far as the CRM functionality but um they all are really hard to set up like everyone has a huge learning curve to set up so you know I mean a lot of agents are like oh okay because seems overwhelming it's hard to you know set up well every CRM to me has been a challenge and I'm pretty techy but so I just plow through but none of them are easy so I just want to I'll put that out there um so there's got there is some of that involved but what I was going to say about the plan is you know that's the other thing would happen is some of my you know followers people that would watch my training people that would be on zooms with me like they didn't really understand what do I do in KV core every day like what do you mean or when I get a lead you know what do I do with it I'm like I don't understand the question like it just wasn't you know but then I realized oh my gosh you know a lot of Ages they want a step-by-step plan yep so I made one um it's I has my Katie Core strategy calendar and so in this calendar it's something you can subscribe to and you can um you know add it to your own Google Calendar and choose the events you're going to do the task you're going to do but every day there's a Katie cordeli review task what how are you going to go through your KB core and see new questions new texts showing requests because that happens sometimes new emails reply to everything that can be replied to that's step one and then look at your old your your like 72-hour leads and make sure they're on search alerts and campaigns and um you know call any active leads um call any new leads do your follow-up so this is the KB Cordelia review I've got and then I've got a schedule for when to post on social media and what type of thing to post and you know each day each separate day of the week you know you know your weekly market report post your weekly business feature of the week post Etc your weekly like just listed posts and then um you know each month writing a blog post and how to do that each month sending a weekly email and how to do that like that's what the calendar has you know and if every if people and people say what do I do I'm just like start just do what's on the camera Wonder for today and go and is that where do where do agents find that is exactly we're going to talk a little bit about too how you guys can sign up for you know some of Sylvia's uh products here at the end but you know I don't know is that like in one of because you have a few different offerings or is that like a free thing you know it's a free thing it's a free thing and so um I don't know I can message it to you yes send me it and then um I'll tell you what guys after you know this live stream you know here in the next little bit I'll go ahead and add a link into the description so you guys can find it uh whether on Facebook or on YouTube and um you know that'll probably be the best way to get that because that sounds super powerful Sylvia because like agents don't know what they don't know and a lot of times like they're you know I mean there's definitely two types there's agents that are willing to do the work they just don't know what to do right away and they do get overwhelmed and then there's agents that like they know what to do and they just choose not to do it because they get distracted and they want to do a million other things right and so like you know but if you're the first uh of that bunch and it's like you're willing to do the work then having like that that's super powerful because like yeah I've had agents told me like that was life-changing for them and you know because I remember when I first came into exp uh I took this time blocking class in the world and I was like oh my gosh oh this is amazing someone's gonna tell me the secret to life in this time blocking class right and and um you know I was like how do you do it like like what's the magic and it's like oh okay just do it oh me all right can you see just do it and then the second part was well how do I be successful in real estate well um you know set aside two hours a day for prospecting I'm like you sure there's nothing different I could do instead that's what you're gonna do you gotta time block that so anyway this calendar is built on helping you learn how to time block because people's like yeah I gotta write a blog post but did they time block that right you know um oh yeah I have to create the squeeze page and post on social media but did you time block that so so that's kind of like the idea of the calendar and then I tell you in each event inside the calendar once you subscribe to it each event when you open it up it gives you the steps to do and links to a free training on my YouTube channel um how to do that thing isn't that fun that is that is speaking uh real quick Sylvia if you don't mind because I know we also we've got your screen queued up and there's maybe some stuff like what would be I would love to actually like give some very like actionable things you know without like necessarily going into everything that you that because there's a million things I'm sure that you guys guys can do or that you could optimize but like what are maybe like maybe like the top three things that like you see that most agents don't yet have set up or don't usually know about with KV core that well you can show Ritz yeah let's start with three Secrets okay okay and um so add your screen here to the stream there oh I think it just popped off I did something bad that's all right you can add it back okay yeah I don't know what I did but I'm sorry okay I've got it now there we go all right so um wonderful all right so you can see so I'm going to tell you some secrets so the first secret I want to tell you is that when I first started use getting when I first got KB core I was like uh okay this is cool I'm gonna use this to generate new leads and um and then nurture those leads but I was still gonna use my my old CRM because it took it takes a long time to set up a CRM and I wasn't really ready to give it up and so and I also didn't quite trust Katie Core it was a lot of a lot like many agents are you know I was like I wasn't so sure about it and so it took me probably almost a year and a half uh really to completely buy into kiwi core even though I was teaching it and using it um so anyway once I put my sphere inside KB core um my life really changed so for example this guy David word I'm just looking he's been looking at my at my website um he is somebody that was in my sphere that I you know he was in my old CRM I added him other people here and I set them up on search alerts I'll show you how to do that and that kind of thing and now I you know every day when I open up my my Activity Board here my dashboard I can see who's doing what and sometimes I don't know anybody and I'm like okay that's a new lead that's a new person but sometimes I see my sphere like so for example this guy I sold the car to I don't know how long ago seven or more years eight years ago nine years ago uh you know but he's in my serum he's looking at properties I can see what he's doing that's really exciting so I'm gonna call him hey Dave what are you thinking well I see you're looking at homes in Southeast Grand Rapids area and I'm curious you know are you thinking about buying is somebody you know thing about buying and I'm gonna you know make sure I put myself in front of them yeah he's on my website but that doesn't mean I own him um I'm gonna do some follow-up to get him and then you know these are strangers that I don't know that are checking stuff out um and then here's another somebody from my sphere somebody else for my sphere looking which is cool um this is actually my lender's daughter who um who I used to actually work with when I sold cars and she's she's actually on here and I told my lender hey did you know Keegan's been looking at houses really you know so so anyway um I just love once I oh here's somebody else somebody else from my sphere that's looking you know so this is kind of interesting I've got a lot of people from my sphere must be like the the birds are chirping Springs in there and people are looking but anyway that was really exciting so once you add your contacts to your sphere um you gotta set them up so I'll show you this I'm kind of getting off track here but this is okay this is another thing you gotta do I guess it's a secret so I guess it's going to show you my My Demo page um just for the video here um so anyway let's say you add uh you know somebody in your sphere um their phone number their address their email you know there's some setup you want to make sure you do and the first thing you want to do is um you know put them on a property alert something super simple to do and you know here in this case um you know you could do a county you could do a zip code so what I like to do for anybody who owns a home I like you know and they're they're not thinking about buying or selling necessarily but the reason you saw those sphere contacts let's see was David Spooner David were who else was it a Keegan bacon and somebody else for my sphere we're looking and why are they doing that because I put them on a search alert and so what I do is I usually put the ZIP code where they live the ZIP code usually and I usually put the ZIP code where they live that they're going to get all of the fam all the listing types that I like um you know I kind of try to put as broad as I can I do rentals condos multi-family like duplexes and stuff and then single family that's what I do for listing types I don't worry about price range or anything um or anything else like that and then I usually set it up on a once a month thing for their zip code so that's how um that's how I know they will start looking so really quick we'll just grab Keegan here you know oh no she's a buyer so that's not gonna be let's see if I can find David um where did he go oh yeah right here so when I set him up you know I set him up on this listing alert for everybody in his zip code once a month and that's why he's on my website now he doesn't come all the time it's once in a blue moon so I know something is prompting that so I wouldn't have known that I wouldn't have known that if I didn't open up my KV core and see that David Keegan and then who wants to say David Spooner they're all looking today these are people from my sphere that I haven't seen in years um but they must be thinking about something what are the you know it prompts me so that's the that's really powerful now what else do I do when I set up um somebody on my sphere is um I have a sphere campaign but I also set them up on a I set them up on a sphere campaign then I have it's no big deal it's you know it's what I I don't even the campaign doesn't matter what matters really the most is the property alerts to be honest because that's what they're gonna that's what's gonna engage them the most um but I do have a sphere campaign this this one is my test when it does not answer your campaign but you can add one like that I also you might consider a market report so if you don't know the person's address or their renter or they're somebody thinking about buying in a certain area you can create a market report that is going to be sent every seven days 14 days 21 days or 28 days for a County zip code or City um but if I do know their address I definitely add a listing valuation so um I'm just gonna type my address in here I can't spell today apparently here I am okay and so this listing valuation um it's gonna get checked and then it's going to get updated uh once a month and it's going to be automatically sent and it will when it starts behaving correctly it will show me like a listing valuation um price usually I don't know why it's not right now um let me see if I could refresh my screen and then it'll show you what it is and is it accurate I mean usually accurate-ish um it just it just depends now it's people always kind of I see a lot of complaints about this like oh it's not accurate well neither is Zillow but we are our clients looking they're looking on Zillow so that's when we just step in professional as step in as professional and say Hey you know guess what I'm not a robot and I'm gonna actually help you price your home or tell you the true value of your home but it's going to require a conversation it might have to visit your house blah blah blah you know and just make them understand it's a challenge I know but it's it's it's um it's close enough for a conversation anyway long story short one of the secrets is making sure you add your sphere and you set them up on search alerts and listing valuations and then you'll see lovely little presents on a daily basis here of seeing your sphere look at your stuff okay and then it prompts you to come so that's that's one secret the other Secret is the Smart number so if I um log if I go into my own profile here and I look at all the smart numbers I have access to what you have to understand is there is a phone number connected to your website whether you like it or not and you have the choice to either stick with the shared smart number that you you have access to so I have two different mls's I'm a member of and so it's showing me these two different numbers I have access to for each MLS quote-unquote office I'm associated with in KB core when somebody calls the number it's going to get round robin to a different agent and um and then you'll notice this one is me okay that's me and uh and so this is my smart number that's the smart number that I use and that one um is is the number that's gonna come directly to me and I don't share it so I'm not going to lose any leads so let me tell you what I'm talking about because this get people it took I'm gonna tell you it took me a long time to wrap my head around this really um and so I finally did it but I met this guy and this was in February of 2020. and he came in as a lead um from a Google ad I was doing for what's my home worth in Grand Rapids and I'm gonna just go to the bottom here okay so he came in from a squeeze page ad that I had on my Google my business page uh I think I spending like a hundred bucks a month for this little ad I'd get leads um from it a good a decent amount to follow up with and it automatically sent a message to him via text because that was part of the campaign and it says I've been showing a few uh a few of my clients clients uh homes near you would you consider selling your home so that went out at 8 30 at night because that's when he registered on my website well at 8 39 he said yes thinking about it okay I didn't see that all right who knows what I was doing at that time I was probably done working done looking at the computer but then this guy calls at 10 o'clock at night okay I don't know why it was so late but he must have been desperate and I think he he kind of was in a desperate situation but but he called and knows it says Dennis Powers called Matt brace but nobody answered well that's not me so hey I saw it I saw it and so I called him and he answered and we set up a listing appointment and it was great I got the listing it was fine uh but I was like okay I can spend 27 a month to get my own personal smart number so uh when my system sends out text messages and somebody decides to call that number I won't miss anything so you know 27 I mean that's less than it cost to take myself out to dinner you know so I'm gonna that's another um tip so okay so then real quick I just want to touch on that real quick because that's a huge point that I think we should point out because a lot of Agents don't know that how that functionality is and you know when it comes to Smart numbers like when it is rotating through like why is it going to a different agent because you you had gathered the lead right and so yeah you know so so I'm surprised because the lead was in your system but I assume was that lead also registered in multiple systems because isn't that normally how it works like if you're in multiple then at Round Robins versus if it's in yours then it should come back to yours automatically yeah yes a lead lead could I mean if it's plus if there's somebody who's active looking at stuff or they're thinking about selling their thing in my mind they're active on websites you know they might have registered on somebody else's website too so um so that's what you risk basically if you are not willing to pay the 27 a month is that if that lead is registered on multiple accounts within you know within the CRM system um you know for your brokerage you know like I'm assuming because like different brokerages will have different smart numbers that they round robin but typically in one like if you're in a market let's say Grand Rapids Michigan or you know wherever you're at and you're getting a free account from your brokerage whether it's exp or some other brokerage if another agent in your brokerage has that lead in their system similar to you has you know you also have the lead and then that lead responds basically they're they they're gonna send KB course gonna send it to rant I mean not right it's not right I'm sure it is like a you know it's kind of like uh you know it is if you go to your offices yeah and you say okay well who's in this office quote unquote well it's going to get round robin to one of these people there you go yeah yeah all right that's how you know so so I mean yeah it it so that's one thing well and some people say well you know then I just I just won't send any text messages well then you're losing the purpose of the system almost you can't really control that well you can control if you turn them off but let's talk about Behavior alerts this is the other secret I was going to tell you the other secret I'm going to tell you is behavior automation so this is the AI that KB Corps has and when you open up go to marketing all marketing and click on Behavior automation you'll see this page and basically it tells you what it is it really explains it very clearly what's happening here um but long story short um by default anybody who's marked as an active lead new lead sphere or Prospect they are going to get these Behavior alerts when they do a certain activity on your website so for example if somebody hasn't visited in my website for at least two weeks and they visit my website if I have a phone number for them they're going to get a text message and it's going to say this if if I don't like that by the way guess what you can edit it you know if you wanted to say a certain thing um but anyway so so that they're going to get a text and I guess what I I I want them to get a text like I want the system to do this for me right um and then if there's no phone number they're going to get an email all right and you're going to be able to edit that as well but these are the different scenarios of when a behavior alerts going to get sent the when this similar thing is on this means that you the agent are going to get a text message notifying you that this happened like so and so visited your site five ten five times this week it just kind of sends you a message to tell you that it happened or and whether they got a message or not okay so anyway you want this now I've had people actually um tell me like while you have the best follow-up when I'm ready to buy yourself I'm going to be working with you because you always follow up with me well I don't even know who those people are looking at the pool somewhere well Katie Core is following up with them for me and so is it perfect well not all the time but some people say well I just talked to that person I'm already showing them houses and and now they're gonna think I'm weird well that's because you're not using the system correctly if you mark them as a client or under contract or closed there or archived they're not going to get the behavior alerts because that's by default anybody who's marked in the client Journey as a client contractor closed they're not going to get a behavior alert so you don't have to worry you can also turn off Behavior alerts for specific people if you really want to so like for example I always talk about my aunt Lonnie um Aunt Leilani is my aunt lilani right and she loves looking at my website and she's you know she loves you know she's open up every email you know because I'm her niece and she always wants to see what what's there and she's from Michigan and so she's curious about the listings all the time she's never going to move back here from California you know and and also I don't want she's not like a real client right she's my aunt line and she's just curious and so um I have over here more actions um you could turn off Behavior alerts for one specific nice so I do it just for like people like my aunt lilani but otherwise I'm gonna leave it on okay um and then also what's nice too I have Aunt Leilani set up on birthday alerts and I have her absent in to get birthday messages rather not birthday alerts but birthday messages so what happens like this year I forgot to wish her a happy birthday but guess what Katie Core didn't and so so she replied you know it said something like hey or hey Leilani it's your birthday and um I just hope you have a great one are you doing anything fun and she replies oh thank you sweetie I'm just getting a massage blah blah blah blah so she think you know and it's fine she knows that's my business number she doesn't care if I text her from there um versus my cell number she still treats it's the same so it's great so anyway those are some Secrets yeah absolutely absolutely well uh for the sake of time real quick because I mean we could get into way more hacks and stuff like that yeah I could do this for hours I know and that's the thing is you do do this for hours on your YouTube I mean if you go to her YouTube I'm telling you there are hours and probably days worth of content about KP court on there and um and so but you know one of the things that I want to people to know is if they are like at that point where they're like hey I I do just need to get some help you know you have multiple products like it's not like oh you've got to pay for you know ten thousand dollar coaching program to get Sylvia's help like there's a lot of different offerings that I think a lot of people need to know about so let's kind of shift gears and talk a little bit about the different products you have because when somebody does I've got a link that I just put in the description go to this page I want them to kind of know how these different products break down so that way they can determine like which is the best for their use I guess um and so let me I'm gonna put first off I'll put the link right up here on the screen here so if you there so basically you've got it looks like six different things right now yeah I'm sure maybe there's even some other things if somebody contacted you or whatnot but like what are what are these different products yeah I'll tell you so on this page actually you know it was like kind of a me just kind of giving a quick explanation but let's go over the first one um is Kitty krablastoff plus this is a subscription program um where you can cancel anytime so that's nice uh but but it's um a live Zoom every Tuesday at 2 pm Eastern currently and then you get a recording there's also a and then you can come live and we just got done with our uh Market shift Series so leveraging KB core in a market shift was the focus of the last couple months and now we're doing the spring Market Series so basically I'm just teaching a topic doing present presentation doing a q a live you get the recording um you get you know kind of help that way you collaborate in the Facebook group and I'm not just teaching Katie Core again I'm talking about old school strategies and new school strategies and how to leverage KV core and so I'm coming at this from an agent's perspective because I am an agent and um and I and I and I understand what you're going through and so so this is great because it's um you know it's not a big commitment and you're just getting training you're getting help that you need when you need it sort of thing so that's one option now if you want to if you want like just everything if you want the everything which I'll get into them and talk about the Presto coaching program but before I do that I'll talk about a basic setup we have number five here White Glove magic this is a basic KB course setup so if if you didn't want to follow my video about how to set yourself up and you don't feel like doing that and you just want someone to do it for you and someone kind of give you push to get you started this is White Glove magic we did do a really nice basic essential setup making sure things nice and functional you have some campaigns going you have um a training on what we did for your setup on how to start leveraging the campaigns we gave you your sphere campaign specifically and um and then and then you get six months access to all my on-demand on-demand training but you don't get me live um but that's a good one because it's only 2.99 and and it's a good one then if you want a better setup okay you want a better setup then I have Abracadabra this is what I call my market shift setup I give you a lot more campaigns like expired and Lead Revival and fsbo text campaign and just a slightly nicer setup as far as just more features um and you get one-year access to all my on-demand training and you also get my KB core um last off Market shift series on Demand with that one and then um I also have magic wand magic wand is a coaching program for virtual assistants so uh what I coach on is um uh lead generation database management and content creation I also talked to va's like what they need to be doing for their agent and how they need to be kind of like driving their own tasks because the agent hired them and doesn't even know what to tell them to do you know I gotta go into all that and talk about how to communicate with your agent and all that stuff you know in a lot of the vas I work with are from the Philippines there's a few from um Nigeria Kenya there's um one that I have my own one of my own is from Pakistan so I've got and then there's some Stateside virtual assistants that come on there too or you know personal you know agent assistants that come on and I'm training and that's really good now now um if you're in my Presto coaching program let's talk about that really quick that's everything that's our most comprehensive setup like the best setup we have uh we also get a custom newsletter template you get um a custom widgets you know the 20 plus campaigns and then um access to all the on-demand training one uh for a year but you also get me live up to three to four times a week we have a small group q a session every week where you can just you know do you need help setting up a zap do you need help setting up your Google my business page and you need to talk it through do you need help figuring out how to set up an event right for a home buyer seminar and then getting those leads into KB core and setting up a follow-up campaign when somebody opts into your landing page like you know that's the kind of stuff we do if you're like oh you know I don't have any business right now I need to get business we brainstorm that I mean you know so so that's the kind of stuff we do in those Presto q and A's but then um my personal coaching clients also get KV core blast off on Tuesdays and they also get pvcore happy hour Mastermind which is something I do at 5 PM Eastern on um Mondays and it's keeping her happy hour and we talk about something so yesterday I presented what core present was in KV core talked about the listing valuations um in KB corn then I talked about how I do a CMA for a listing appointment in an easy quick way and like how you might leverage Katie Core as well um and so we Mastermind about stuff like that so that's what the coaching clients get but plus my coaching clients get my access to magic wand for free so I train their va's for free as well just and it's it's so that's the mac daddy yeah that's yeah that's awesome that I love I mean so the coaching deal that's like and it's 249 a month I mean that's yeah very affordable yeah um I don't know if I'll do it but first but definitely by tax day all my programs are gonna go up pretty drastically because I don't charge enough just to be oh I just I just don't yeah so um so um these are gonna these prices are gonna go up so if you know if somebody's interested they're going to want to do it now preferably before April 1st because I I think I might not be able to launch um right on April 1st but it's been quick to it so just keep an eye on it because it is going to go up and get in now while it's cheap yeah now real quick the WordPress website notice that's number six can you talk a little bit about that or maybe even show you had mentioned like people are you know they're curious about your website do you have uh your website like where you can maybe show like how yours is maybe different than the normal KV course set you know site that people typically get yeah um so if I can add you to your stream there this is fun okay okay so um yeah so this webs this is my um foreign this is my WordPress website um now we've been building this and we've built some ones that are way prettier than mine now what happened is I had my my um WordPress website um and uh people would come and and see and say well I want one like this and I'm like oh okay well so then we started building WordPress website so this is this is one that we call our luxury template and um it can be you know very branded to to you but what I've done is I've I just linked it to my KB course so when somebody clicks on like search homes or homes in West Michigan or whatever it's going to come to KV core so it's basically what's good about this is um and did that open KB yeah it did okay good and then what's good about this is um you know I'm not having to pay extra for an idx um to go into you know directly into my website I've basically just linked things so oh what's my home worth where is this going to go it's going to go to my KV core um if you know I'm go to featured locations I'm like oh what's what's for sale in the Lakeshore I can click West Michigan Lakeshore it's going to take me to my Katie court so so it's all kind of uh built in here okay and um and so that's that's what we that's one of the things we do now we have lots of different examples of different um there's three different types actually there's four different types of Wordpress sites so actually are we looking at your if we look at your screen again um you know yeah if you click on the WordPress websites click on that where it says learn more okay so these are the different options we have be the boss is like a nice landing page sort of WordPress website and why do you want a WordPress website because you you truly own your own branding you know you when I first became a real estate agent I knew I wanted a website and we weren't given one at Coldwell Banker at the time and so I built my own WordPress website and what was great is is um you know branded it the way I want it's and and when I switch brokerages guess what I just took my website with me it was easy I didn't have to change everything about my business cards and everything else.com is how I brand myself so so anyway and it's and Google loves a WordPress website so if you want to rank on Google get a WordPress website okay but anyway so so be the boss it's a nice nice basic landing page local leader has at least five custom pages and will provide the content if you don't want to come up with the content we have the content um and that's a nice one and then luxury channel is just you know more up to like 12 or more custom Pages um and you know just a little fancier looking then we also do two different idx type of websites showcase idx um if you do want the idx directly on your website and you don't want them to go to kbcore at all their showcase is an option or there's the KD core plug-in WordPress website so again it's all the idx the properties are built right into the website so you're not actually going off your off of your WordPress into kbcore you're you're right in there so and these and these can both connect to any CRM you want you want so that's what we do there nice yeah that's awesome I have a lot of agents that do ask about that like custom websites and just you know the different models it looks like you've got you know kind of a package for anybody who might want to do you know any quick Sylvia um I would love to do a quick q a um and guys if you all are uh you know have any questions yourself about uh KV core or about crms or even like WordPress and idx you know it sounds like Sylvia is uh you know very versed with that as well so feel free to throw some quick questions in here and and we'll get to them but I will go up and I'm going to look starting with who's was it the Peter's Legacy Realty Group uh had one of the first questions and they said uh any experience with Boomtown and can you coach a VA to handle Boomtown so what's what's your take on that that is a great question um so you know inside real estate recently purchased Boomtown so inside real estate interesting yeah did you know that I I had heard about it I guess I tuned out a little bit but I I think I'd heard it I don't know exactly what it's all going to mean but basically inside real estate who created KB core um they bought Boomtown and so I hope there's a lot of things about that serum that has I think better transaction management stuff um as well and so there's some things about I hope get integrated and I think that's the idea um so so but to answer your question like at this moment no I don't do anything personally with boom Tower and as far as handling Boom Town as for a VA what I teach is lead generation content creation and database management but it is specific to KV core when I talk about content creation with the age with the va's I mean I talk about chat GPT and I talk about you know breakthroughbroker.com the EXP marketing Center if they're with exp um handling rpr uh you know Realtors property resource or Realtors content um resource house logic uh you know these different things that agents have access to to get content and then I help a VA learn how to CR you know take that content and use it for like a Weekly Newsletter that they're going to send for the agent for example or or use this information to create a video for the agent or write a blog post for the agent and so we got you know that's what I talk to them about and these Concepts can be applied to to any CRM or system like KV Corey like Boom Town you know but I don't like I've never actually been in the Moon Town to say like this is how I create a squeeze page in Boomtown I don't know I can figure it out but to answer your question I not at this time I'm good all good all good uh b b asks is it better to run ads directly in KV core or automize I'm not exactly sure I understand okay you know there's a couple um things inside KV core that you can do to purchase ads so one popular one is to just do a property boost where you click on a property that you want to promote and and uh Kitty core they will create the ad for you and boost it for you at 60 bucks I've had some people say yeah they got a good amount of leads they were happy with that um and you know not too many that didn't like it actually um so that's one but I always teach how to create and post and boost your own squeeze page in KB core because you have more control and it's so much less expensive so instead of spending 60 bucks you can send 15 and get you know maybe better leads and maybe the same amount just depending if you do it correctly so if you go to my YouTube channel and find the channel on how to create post and boost your own KV core squeeze page using the new Facebook page experience and follow that step by step you will get results and only have to boost for a little bit so that's one thing um there's some ads I Le uh some like ad sources lead sources I like in KV core to purchase and one of them is called the Facebook AI retargeting um packages 250 a month and uh you can you can switch a zip code every month where you're basically targeting potential buyers for a zip code um and those leads are actually not bad uh but you it's a three month commitment but you only have to spend 250 a month to try it so it you know if you're gonna pay and you're just not sure yet that I would try property boost and Facebook Ai retargeting and as far as doing it yourself um you know follow that video I mentioned how to create and post and boost your own squeeze page and kbcore um that's on YouTube and then um I also have another uh another video on there on how to do your own Google ad for 100 bucks a month to attract seller leads that's also on my YouTube channel so is that helpful kind of pull them up so that way uh let's see that way I could link them in here but you know what we'll do I'll just if you don't mind Sylvia shoot me those two videos uh the links to them and I'll put them in the description um of the YouTube video right here that way people can go find them uh easily there's this one this one's the how to create post and boost I'm just gonna do it right now like I say your your services if they do want to go deeper with you know your offerings and what you do and like I said I mean you know this is definitely you know none of the stuff and that's the thing we want to stress is like none of this stuff is like things where you can just like pay somebody and just like hands off I mean you know that's that's not the idea of any of the stuff you're gonna have to to get your hands dirty you have to learn and do some stuff no matter what package you pick up um you know but I mean that's the thing is this is a tool it's not like um it's not the end-all be-all you know I mean it's like hey you could go buy you know all the best tools you know let's say you're working on a woodworking project you buy all the best tools the wood it's not going to build itself though yet at the end of the day like you got to still use those tools um and make best practice but it is a lot of easier if you've got like a skilled woodworking person working right next side of you telling you what to do right you're just going out there by yourself trying to you know put something together like that's kind of how I would see it and so yeah so anyways um like I say go go check out Sylvia's stuff Sylvia I just want to thank you so much for coming on here I can't believe it's taken us this long to do a video together because I really do you know respect what you're doing and I know that you have a great heart and you're really in this to help agents yeah and um you know and it's not just like a money thing for you I mean you obviously got to pay bills you got to charge something but like but what you give is so much more than like what you what you get or what you ask and like it makes sense when you're like oh I gotta up the price because I like I look at those prices I'm like oh my gosh yeah how can you do all that you do for that kind of yeah well it's getting crazy so yeah I gotta up the price but yeah so thank you Kyle for having me I
