about Joe's house is too isn't just the level of finish and the fact that you know you're you're getting a fortress on the beach but it's also the scale right it's the scale and how luxury meets flow like the floor plans he creates are all perfect and the Symmetry like the way the pool sits perfectly on these windows the way every single Beach lounge chair all the umbrellas everything is perfect and I love these two entry rooms as we come in right the amazing dens kind of all the pops of color they're fun they're inviting and now you have your great room yeah this is certainly a great room uh take a look around you're going to have a custom built Wine Cellar glass right in the middle of the entertaining space which I think is really adds a really cool modern feature and who did this this was this was done by Bergdorf Customs wow built out by them and then when you turn around here you have the steel Cabinetry for the sub-zeros and the appliances and everything is just super custom you do not see this level of finish no in the Hamptons unless it's a feral company's house um the mantle here is painted on steel you've got an incredible reflective ceiling plan here with just the design and how the light fixtures fit into the ceiling to accentuate one of the art walls and also not take anything away from the beach like you don't have all of the reflection that a lot of houses have you turn on the lights and then all of a sudden you can't see outside it you don't have that issue here all the automated power Shades and then these doors open up completely to have that amazing indoor outdoor living it's pretty special these these these glass doors slide completely clean on both sides you have this recessed lighting which from a distance uh won't be all that reflective but
