we got a lot of hate in last video well in this video we're clearing it up look at all this hater guy what's up everybody I just got back from touring homes in Detroit we are in Detroit and there is literally a health on fire right now expect some videos for those and we now have to get a bunch of material over to the renovation we're doing and I want to show you some tricks that can help you save a ton of money anytime you do any kind of fix-up so come with me we're gonna go ahead and do this we're gonna put 60 minutes on the clock it's right now 231 I have to be back at 4 o'clock for a date with Lauren and I don't want to be late so I'm putting 60 minutes on the clock let's see how much we can get done and we got to shop two stores so let's see what we can do let's start the clock right now so here's the scoop we've got the six hundred thousand dollar house I've been gone for five days that means I haven't been able to check the finish work on the concrete that happened the interior paint job the flooring the baseboards and all the other stuff that was supposed to be done I didn't get to approve that it was done correctly yet and I haven't written anybody a check yet cuz I don't write checks until I've actually seen the work anyway well we're also going to do is we have a plumber an electrician coming tomorrow so we're gonna buy some of those materials and see what we can put out for them to save as much of this licensed contractor fee money as possible all right we're at 9 minutes 26 seconds let's go get what we need like my wallet okay now we're at ten minutes in 30 seconds I go here because the material I need is like 50% cheaper oh three ways perfect we got five pack of those always gonna need some three-way switches so don't forget those now this house is an ungrounded house and in the real estate investing course link below if you don't know about it I always talk about using tamper resistant GFCI outlets I don't really want the nightlight ones I don't want ivory I just want the white ones we want these tamper resistant perfect you get like 40 of those clean up my mats two blinks a really good idea for those holes you don't want to patch afterwards it doesn't make a difference so we are at 15 minutes 28 seconds so right there I just paid with my city double cash card which gives me two percent back these people give you rewards with your phone number but they don't have any kind of like spectral credit card the other thing that I do to keep track of all my expenses is I'm gonna take this receipt not only am I gonna take a picture of it but I'm gonna write down the amount and to Evernote 302 36 electrical this would have probably cost me four hundred fifty dollars had I gone to Lowe's for this electrical material so I just saved 150 bucks so we're on autopilot right now we are at 21 minutes and 7 seconds in now at Lowe's we're going to be getting ceiling fans faucets door handles door hinges and some other materials just so when tomorrow the electrician come the plumber comes the you know handyman comes to do the door work or whatever we're prepped for them keep in mind I don't mind paying $90 an hour to a plumber if they're gonna make my life really easy and they're gonna do things right and it's guaranteed and it's warrantied against leaks I don't have to worry about it's not a headache but I don't want to pay flubber ninety dollars to go stand at Lowe's these army guys got free delays in the back look at this I love these guys all right let's go let's see what we can do where is it how we doing on time for 29 minutes 32 seconds in a lot of people were really pissed off because I said Oh get the cheap stuff and people don't understand that to make money in real estate you get the cheap stuff where it's okay to get the cheap stuff notice right here I'm grabbing $250 fans these aren't the cheap ones these aren't the $99 ones you can create very nice impressions without spending a lot of money on everything these two fans are costing me a total of four hundred and seven dollars they're $250 right here those are the hacks I teach you in the real estate investing course link below sorry right behind you they didn't care these are the guys I want that was a return to oh no they also don't have them I'm telling you man in these department stores I want a light for the kitchen something like that but that's really expensive yes six pack for $99 these boob lights see people have this impression that if you spend less money on materials it means you're cutting corners or you're covering stuff up people like oh my gosh you're covering up water damage in mold oh my gosh no wonder you're just flipping us not flipping it renting it and never cover up mold you fix the water damage you fix the problem it's the damaged wood that you cover up with vinyl some people actually got that right in the comment section we keep in mind just because we're trying to save money and not put in like a three or four hundred all our light fixture in the kitchen for a big area that don't mean the quality of the installation and the health and safety stuff is any worse sucks we're ready 37 minutes in okay so this was $120 off the shelf now it's 101 these were 250 another 2 or 3 these were 99 now they're 89 call you people I think I'm cheap you see this Moens okay Moens honestly the difference in cost between these and the super cheap ones is like 5 bucks and I'd rather these because they install like twice as fast compared to the cheap ones the same goes for the faucets these faucets if you get them like cheap on Amazon the the knockoff brands oh my gosh they're terrible they leak all the time yeah I could let you out [Music] people are always like Kevin why don't you invest out of the area I have bought this house five minutes away from where I live and it literally just took me 15 minutes to get from Lowe's to the house because of school traffic the house is five minutes away from where I live what if I bought a house that was hours away from where I lived I wouldn't be here I wouldn't be able to pick up the stuff I wouldn't be saving this money I'd have to hire other people to do it all and then I'd have to trust that they can do it all I'm nervous as to what I'm going to see when I come to this house because I've been gone for five days because nobody ever does stuff the way it should be done I mean I guess I shouldn't say ever just a lot of the time it's like hey you know this isn't exactly what I said so let's go take a look so first time being back in a while driveway looks so awesome I'm just a little pissed the painters not here he asked me for the paint colors this week and he's like I'm gonna start working this weekend dude you haven't done anything now what I don't like doing is driving on these concrete driveways right after they've been poured so I won't do that all right let's go my first time looking at the inside and the flooring is done and stuff let's see what it's like I'm a little upset the but this is usually how I feel when I come back after five days the some of this stuff should have been done ready for the painter the painter also bailed on doing some of the things I told him to like not spraying the windows he got overspray on those and overall there's trash left around I saw vanity didn't get delivered that I ordered so there's a lot of little cleanup stuff that you have to do okay we're in one hour 22 minutes and 28 seconds we have eight minutes left till date time so here's the scoop a lot of people are like Oh Kevin well now you're now you're sweaty you have to do work and stuff like that that's okay I don't mind saving hundreds of dollars in labor just to spend 90 minutes and putting all this stuff out I mean think about it electrician has to stand in the store and buy all this stuff you don't know what hands I want they don't know which knobs I want I just go buy it I get my discounts I get my credit card points which on that lowest card I get 5% in the store off I get the discount pricing from the service that I use and I get another 2% cash back it's insane discount I get there but I still get this stuff at the hardware store cause it's cheap over there so here are a few more tips for you when you buy and deliver products don't deliver stuff too soon notice I'm literally delivering the handyman material for the handyman that's coming tonight really awesome guy and the electrician's super awesome crew they're coming tomorrow but this is what happens I had 250 dollar smoke detectors and carbon monoxide detectors here and they're missing who can I blame can't blame anybody but myself had I'm here too early so sure enough what do I probably have to do now go buy new ones anytime you deliver materials too early you'll lose money well let's talk about some of the comments we got so there are three main comments that sort of generalize all of the comments that were eight comments on that last video the first one is people are like oh well if I want to live there I want to have quality stuff okay ceiling fans are quality and the locks the quality the outlets the switches all the stuff we're putting in is quality the Moen finishes sure you want to replace all of the cabinets instead of leaving the basic ones that we did on this side that's ok you can do that but realize the ultimate goal of usually moving into a property isn't to stay there forever it's to move into it live there for a little bit get in with that homeowner financing and then turn it into a rental let's go into another question notice as well I put the light fixtures exactly where I want them because I don't want there to be any confusion at all as to which box they go into because I don't want to have to tell them to redo it and then I end up getting billed for their mistake they get you one way or another so just make it easy for people communicate clearly Wow things become a lot easier I'm also not gonna put out where the GFCIs belong because I don't know exactly that where the beginnings of all the circuits are I'm gonna put that on back then you have the people that are like well I like quality stuff and I want to be prideful of my work well I like to be prideful of my finished products as well and even though there's garbage around which kind of upsets me and then other contractors the garbage here and they don't clean up after the work they do it's alright it'll all get cleaned up be perfect by the end of the deal I like quality work and if quality work doesn't get done I don't write checks until it's done done right that is now the last thing is you don't want to buy a flipped property see flip properties we get us comment all the time yeah overall that could be true because what creates the most value in a house the cosmetic stuff paint baseboards flooring like pictures finishes right that's what flippers like to do come over here you notice what's behind this door right here it's an old furnace in fact it's the original furnace now a flipper wouldn't get their money back from replacing that a homeowner would replace it maybe because they want more efficiency or whatever but the bottom line is I had it tested by a certified HVAC company that I loved in town and it's fine so why would I replace it it doesn't create any value for me and I can't create any more rent in the property so of course it's going to be a rental property yeah I'm not going to replace things that don't need to be replaced just so I could come out and pretend I'm a professional I'm taking out the 60-year old heater and I'm putting in a new one great you're a professional at spending money then welcome to America we are at 1 hour 29 minutes and 33 seconds I have totally failed my goal of being done within 60 minutes we did get it done before date time because date time starts in 18 seconds and my hot dates right over here stick [Music]
