hey guys we're at 1608 Chi Andale Road it's in Charlotte North Carolina this house we bought for $400,000 we're going to be ripping the roof off on this one and then popping the top getting a second story up there we're going from about 1,000 square ft to I believe it's going to end up around 2600 ft so adding serious square footage on this one getting rid of this carport and then back there is some sort of shed that they built we're going to get rid of all that and probably bump the house out a little bit to the right and then go to the back to get some real depth on this house and get really good square footage good usable square footage 8ft ceilings it's actually newer drywall looks like what they ran is a newer electrical sometimes people fake that with all our projects now we definitely go down to the studs on everything since we're taking off the roof take the ceilings joist out and add another foot to the ceilings to make everything 9 ft downstairs and upstairs if we're popping the top or not we're always redoing the layout some way we're just walking into this hallway that connects to a kitchen dining room to bathroom bedroom like this is this is a very like almost your heart of your house when kitchen should be more of that houses are super expensive right now so we really need to put in a lot of hard Sweat Equity into making it worth more money and that's why we're tearing all all of this down making it all open another example of 1960s is these super tight clearances I'm skinny guy my hips don't lie but that was barely fitting through and then these are really ugly countertops all this is going to go so you've got this big dining room that's probably bigger than your kitchen what height do you really call this Greg it's uh unusable unusable like we've got middle of thigh height instead of hip [Music] height it's got cheap wood paneling instead of a drywall and then the deck is I would give it a B rating on the construction I've never seen post like this I'll admit this might be toota I I highly doubt it um but the main thing is that the joy should be running the other way attached to the band of the house whatever this here is I think they're using for bracing but it's not bracing properly you should be trying to stop the deck from twisting um which it's not doing build this back and build it back correctly so one of my favorite things about this neighborhood is not only the architecture that uh Builders are doing here but it's also the lot sizes they might be a little bit on the narrow side but they're super deep and your dogs kids whatever you have would have an awesome time just enjoying a deep backyard with actually decent length [Music] too [Music] [Music] [Music] hi everyone Welcome to our latest flip 16008 Chippendale Road located in the lovely Oak curse neighborhood in Charlotte not only do we have a new flip to show you we have the newest team member with us Tony hi I'm glad to meet yall I was an active duty Marine for 21 years and just finished up technically a few days ago but I've been with the team here now for a couple months I had an interest in construction since I was a kid it's good to do kind of my passion as a second career here uh and start with the team it's been been great so far the house here is built in 1967 it was originally 900 square ft two bedrooms one bath and now popped the top on it went off the back and we are at 2650 Square ft and we want to show you every square foot let's go check it out we dug in the front of the house a foundation for the bump out to add some Dimension to what was a flat house otherwise and then we did the same thing on the back to get more square footage obviously and then just go completely vertical one thing we did that I had never seen before is essentially a wrapped corner I actually hate trim board corners but something modern like this house I thought getting that continuous looking corner just completes the look and letting the the window be the focal point not some color you put around the window yep so before we walk in I wanted to point out the store color that we have it's Sherwin Williams Meadow Trail Green's really in right now and with the trees around us I thought it fit perfectly also our first time using an electronic key bad for our home buyers and you walk inside you have your study to the right you have some huge Windows you get some really good sunlight we actually maximized ni space and we have a long closet it's about 20 ft long it actually goes underneath behind the stairs and bathroom but most importantly we have this awesome shower downstairs it's the first time we're actually did a standing shower using 15x 30 tile it's all textured gold shutter and then of course we have to mix the metals up so our faucet is black and our cabinet poles are black as well now let's go a little bit further into the open floor plan from here we're going to hit our living room and we're going to hit our kitchen I'm currently standing in what used to be the master bedroom and now we have this beautiful living room behind me everyone knows I love my accent walls I usually don't put accent walls in living rooms but here we are doing it another first in Chi Andale is that we actually drywall our accent wall out we didn't use you know the wood that we usually do it's kind of a cross between an entertainment center and builtin built-ins can get extremely complicated very costly for most people and we get to do some cool integrated things like the LED lights uh in each of those and we get space for as big a TV as you want it's 100 in you know area so daal color is Sharon Williams lattice but you know we like to be a little bougie here so I think we should just rename it Sheron Williams latis if you agree drop the little martini glass in the comments so check out this flooring the style is Heath broke it is a lighter tone and seamlessly integrated into the flooring for the first time ever we went with custom floor vents and they are flush with the floor gives a really Sleek feel to the house this floor plan is a little more on the modern side where you have like an open living area that's usually connected to the kitchen and then dining either off to the side or in the middle welcome to this awesome kitchen we went with a more modern design and you can see we chose the flat pen cabinets and two toone Cabinetry here too so bold choice and awesome Choice by krina with going with this iron ore color in the island and the lower cabinets also pairing the black handles on the uppers with the gold handles on the lowers was a fantastic choice budget for the cabinets came in at 15,000 and that of course includes all of the laundry cabinets and the bathroom cabinets as well that we'll see the amazing black Kolkata quartz that you see throughout the house and it came in at 14,000 and then last but but not least our awesome appliance package for this house came in around 6,000 and for the first time ever we were able to include this really cool wine fridge you probably hear it every day like we're always over budget right but um the waterfall if you're not aware adds significant amount of cost it just takes the right material which usually means another slab because you have to cut it and get the bookends to match unless you're doing a shitty waterfall then I guess you don't need the book in match she compromised and she said you know we'll make it work without the water fall basically saved us a whole slab made it more affordable I was still a little apprehensive to buy it but the compromise helped right off the kitchen is a really cool Butler's area and the first ever built-in custom Pantry shelving with this house we had a little bit of a design challenge so we wanted to have access to the the butler's Pantry from the front here and give you an option to use the drop Z so we went ahead and built this hidden door and it works pretty slick so I open up the app unlock it and you're right here into the uh Drop Zone The Butler's pantry and great access if you want to grab a drink and you're hanging out on the the front porch it is a standard outside you know exterior door and it's just got that covering on the front to to Really conceal really cool to figure out the lock process and the automatic stuff uh just kind of adds a neat element it looks so cool people look at it we were first building they just saw two doors on the front of the house and like what are these bozos doing and I'm hoping now they walk by it they're like oh it makes sense another first custom stair treads which are actually made out of the hardwood floor material themselves so our stere ball is kind of like our statement area because of this large chandelier above me because we're able to do a modern house I was able to do LED lighting and then also incorporate some white frosted glass so this stairwell lighting is one of the first ones that we've had all the cables being suspended down insulation was a little hard but our electricians work with us and smile and they got it done so you walk upstairs you're going to have one of your guest bedrooms on the left and then you're going to come into the bathroom before we walk into the bathroom just wanted to point out that all of our interior doors are Sherwin William iron ore it's my favorite color it's the black we're here for it walking into to the guest bathroom it's one of our more spacious guest bathrooms that we have the tile is black um to kind of match the rest of the house it kind of looks like it has some T of like alligator skin to it go Gators then you also have have a 16-in vanity right next to me with some gold mirrors the LED lighting that we did and again the black Kolkata so when you look at the front elevation you'll see the three windows that kind of make up the whole house and that is literally right behind me so something that we pay very careful attention to when we're creating our floor plans is making sure our master bedrooms are in the back of the house that way it prevents a little bit noise you get some more privacy this master bedroom particular has five windows so you can get all the natural lighting you need and a beautiful view of your backyard yeah and the tree canopy is really fantastic in this whole lot too nice shaded trees providing lovely backyard for you this awesome shower tile is 48x 48 and the ceilings and the upstairs are all 9 ft so we kind of closed in the structure of the the wet room so that we made it an 8T space so that we had no issues with cutting tile you'll also notice there are four really cool horizontal transom Windows um so it's a lot of natural light in addition to the three lights we have embedded in the wet room and believe it or not as much great tile as in this room and the whole house we came in way under budget thanks to crean's hard work at $44,000 so go team we call it a wet room and that's what it is but it's so much more and massive cre knocked it out of the park with the colors and the kind of style that she did so essentially it's one giant pan all the way through from where the bathtub is and then it slopes down towards that linear drain so you could have a party in that place we had four of us in there just to look at it and to uh maybe get a
