Arlington Split-Level Custom Pop Top Addition

[Music] hey what's up tim winter with paradigm building group on site at our latest pop top edition project here in arlington virginia as you can see the home behind us our clients have decided to add new second story to their home by popping the top he also took and expanded the footprint off to the side creating an additional square footage taking that existing home adding up and adding out one of the benefits of the pop top is it gives our clients the ability to stay where they are they love the neighborhood they love the schools they have many friends and family that they love hanging out with gives them the ability to really stay here and create something that's unique and designed for them by doing a pop top you get a whole new exterior curb appeal we get to paint the existing brick we add a new second level creating the opportunity to either put hardy plank or in this house we chose to do a mix of party and hearty shakes all new exterior trim new roof so a lot of new elements that come in to add in the pop top not only on the interior but also the exterior so you get the square footage that you want get new upkeep beautiful low maintenance exteriors all creating a great curb appeal all by staying where you love to live come on let's go check out the inside of this pop shop [Music] so like i said we're about a few days away from turning this home over to the clients you might see some things in here like light bulbs that still might be missing or some other areas of improvement that we're still punching out but you know the main thing about this pop top and the benefit is the ability to use your existing space as you can see i'm standing in what used to be the existing kind of family room but look at how we've modernized it right and it opens into an eat-in kitchen oversized kitchen area you've got a massive island that wraps around you can get four or five seats here another two or three seats on that side so it's great for families great for entertaining we've got our sowstone countertops here just check out this beautiful range of bertazoni range just look at the details and finishes that are on here as you can see this kitchen is well pointed well equipped for those who love to cook love to entertain the client took a really cool piece of wood turned it into a mantel see the custom stone work that we've done on the existing home we've got a gas burning fireplace here so really taking that existing fireplace that was here modernizing it with gas and also tricking it out so that it really fits the well of what the client's design is for this house we also added on to this house we didn't just do a pop top we did a side edition as well which created this nice dining room here you can see eventually the table will sit in here you can probably get eight to ten people sitting around the table the leads outside to the deck where they'll be able to put a grill be able to get down to their backyard this also added some additional square footage when we went up and when we went below as you'll see as we continue on in the tour you'll see this master bedroom bath is actually above us and then there's another bedroom below so as we go through not only do you have the ability to do a pop top you also have the ability to expand the footprint of the existing home which gives us the ability to kind of use where you are love where you live and take alongside something that's unique for you the floor that we're about to walk up to is what we call floor one and a half technically this floor level is where we have the three bedrooms three existing bedrooms so two on this side and then another one back here this room used to be the original owner suite you'll see there's already an ensuite bath but what we've done with it is we've actually renovated it made it more modern we've actually expanded took some space from it to create the hall bath which you'll see shortly so you can see a nice large walk-in shower some beautiful tile work in there some nice niches beautiful granite countertops client have done a great job in their selections process of this home and as we get back down here you'll see that we've added some additional space and updated the hall bath here so again some beautiful nice tile work some great design features in here as well we're on floor one and a half like i said we're gonna go up check out the new owner's suite and also the laundry room let's go check it out so we're heading up into the pop top portion of our project here you'll see the second level that we've added gives the client the ability to add this oversized laundry room so you get some nice granite countertops some oversized washer and dryers some beautiful tile that you've chosen and as we enter from here back down the hall into the actual owner's bedroom itself good oversized owner suite a nice little sitting area here can be used as an office a lot of people are still working from home these days gives you a nice little pocket office so one of the coolest rooms i think in this house that the client's done is they're well-appointed oversized owner suite got this beautiful oversized shower dual shower heads some beautiful tile with some built-in herringbone niches herringbone pattern on the floor you get this nice oversized freestanding tub overlooking the trees in the backyard you've got your personalized toilet room and then his and hers vanities with the quartz countertops the nice wood looking tile on the floor so you can see the client has done a really good job with the fit and finishes in this bathroom well appointed for what's important to them and their style and their design you know something that's really unique for them just really cool owner suite so now we're gonna head down to the basement portion of this split level home actually basement portion number one we've got a great oversized room just check out the natural light in here with all these windows so having this basement gives the client a lot of space to be able to use as a rec room play room maybe a small office and different areas to be able to kind of do some cool things down here you also have a full-size bath and then as we head through the rest of the rec room again like i said basement one one and a half now we're heading down another level to an additional area that could be used for some flex space additional rec room we've got our door that goes into our mechanical room um and then we've got another bedroom back here as well it's built in egress like i said this home was a pop top but it also we added on to the side of the house by doing a side edition so as you can see the split level has a lot of unique benefits by staying in your existing home using the current footprint current floor plan to be able to do some cool and unique things so i hope you enjoyed our latest tour of our pop talk project as you can see our clients have done an amazing job with the finish of this home they walked alongside our architect and our project managers to design something that's specifically uniquely designed for them we got to use the existing footprint also doing a
