This theory doesn't answer the big question of why only some places are extremely dirty. Whenever you clean a house, all the other houses in the area are immaculate. Why would this be the case if the volcano is what's causing most/all of the dirt to appear in the first place? Is the player's friend making things dirty on purpose and somehow cashing in on your cleaning? Or is something else going on? As far as theories go, while I can't really disagree with the current results, I also think it's incomplete and doesn't really answer everything it needs to.
