good morning everyone or afternoon whenever I decide to post this video but I have a phase 2 inspection today and a pre poor pretty interesting day today every time that I show up to a phase 2 inspection it's pretty easy to see what type of vapor barrier or is gonna be on the outside and what I always like to do is just pull up the manufacturer requirements and I just study a little bit because there's so many different styles of what their barriers now that I just like to freshen up my knowledge so I'm going to knock that out and then I'll start doing the inspection and show you some of the stuff I find alright let's go check it out all right start in the face - Kristoffer bo referred us out for his clients and we knock out phase 2's or new build inspections and what you think how important our new building sections how about how often do we find stuff on new bills every single time yeah every single time new builds are great but humans they all make mistakes that's a fact I remember that one time that one new build where we found that saw blade in the wall they mortared it over and the brick was there the saw was in the bottom that was a that was a good fine alright we'll go and knock out this space too and I'll show you some of the things I find starting to rain on me so I spent about a half hour researching thermo fly and I had to just reforms because I couldn't download the PDF I was trying to figure out when downloading my phone I was gonna angry and then I walked outside just to get started and it's right here right on the board awesome all right let's go see what else let's talk about it for a second thermo apply right here on the instructions it needs to be overlapped and taped and they have to follow the fastener lines pretty easy pretty easy to install we're gonna see if we find any defects on the outside first find is we have a little defect right here they don't need to replace the whole board when stuff like this happens all we do is just recommend to shape it and seal it up next thing is not a bad find it's actually good so I just want to show you this window and show you that this window is actually installed perfectly it's set in there what they do is they have a pan flashing it's called it's called an EZ seal flashing pretty easy but it comes through so you have a pan in the window they stick the window in they tape the sides and then they tape the top so if any water comes down gets behind the brick for whatever reason or soffit area it'll travel down the vapor barrier and this is a watertight system here really great that's I mean this is a roof you don't see this every day so they did a good job here same thing with the EZ flash right here you can see the lines on the side here and in one line on the top so showing that they sealed up the out outside done pretty well too that's good so right here we have our masonary veneer flashing it is torn in the corner and if you see on a lot of Texas properties where we have corner pops that's actually where this comes from the brick sits directly on the slab the brick expands and contracts at a different rate that concrete does and it pops off our corners this is an easy fix all they do is just come in and add in a little bit extra of the veneer and you can see how flashing sorry you see how that it's been cut here very very common find on a Phase two inspection so right here same thing we're setting this post up for a brick beam and this brick beam is going to rest directly on the slab and that's not what we're looking for we want to make sure that we have this masonary veneer flashing and it separates the brick from the foundation right up here we're just missing a little thermal ply but when they add in the additional thermal ply well we need sure they do is they install it in a shingle like fashion so they just can't slap another piece of thermo ply it actually has to go underneath that piece of thermal ply so if water gets behind there it will shed properly home inspectors fixed up to look Oh oh dang it maybe not today veneer tie got behind this tape flashing I thought I was going to catch him here not doing the tape flashing behind this paper the paper the felt paper in boom they got it and they these this builders on top of it today man so last two finds is outside through the structural sheathing they put another hole so what we're gonna recommend doing is they put some tape flashing in place this will just in case any water gets down it will shed and then through the sheathing over here we notice there was a small hole again they can just tape this up to and that will perform properly showing this this looks really nice right here you have striker plates protecting the plumbing and the HVAC lines coming down you can see where the gas line is bonded and an easy place to hang the water heater and they already set themselves up for drain lines and look they even foamed sealed the the pipe so another area where walk more up air can make it in so that that's really nice as I'm looking on the inside I can see some daylight so it's an area where they need a seal the structural sheathing on the outside come back to the windows you can kind of see what I was talking about with the pan flashing I I normally like to see if there's a wrap you want to see the wrap coming in here too as well so the water would come down roll down fall into the pan and protect the wall if it if it was leaking but we have structural sheathing outside so this looks okay this actually looks really nice this is actually something I really like to see with the duct work for the for the dryer you know even better would have been nice for it just to go straight out the wall but I bet there's some sort of regulation in this neighborhood for that but there's very there's no bins there's no turns it's sealed at the very top you don't even come close to that 35 foot travel path so this is this is nice real nice and it's even protected by a striker plate too which is even better this is real nice check this out you have a striker plate all the wires are divided through the top coming down nicely separated at the wall and headed into the panel box I mean really really nice setup today one fine that will probably you know your client might get worried about is this window here you know this window being broken this happens during the building phases especially with whenever putting up a lot of these builds I wouldn't stress about that they'll just going to come in and reset this window okay one of the last finds we found up here was we have a little bit of foot traffic on the roof so we'll just ask him to replace a few shingles so you can see right here the granules are already rubber all in that area so easy fix for them and something I can really look for on the final I probably would have caught it on the final but maybe they can fix it before you go out there so let me head out to that pre pour let's hope I can show you something out there all right see you all right I had a too big of a lunch it's actually kind of a home inspector thing we have a little bit more time sometimes to sit down and eat and I did that and I'm being punished for right now I kind of need in that anyways shout out to my phase one phase one inspection and it looks pretty good so far I just do a quick small small scan I looked over it of course it's gonna start raining on me and then I go up there and get the plans and then I set my truck for a minute I really evaluate the plans a little bit see what exactly they want and then I'll start to walk the site and make sure the site matches the plans exactly let's go see what I'm going to go find could be anything okay overall this is looking pretty good it matches the plans there's just one area that I have concerns on and it's this the beam right here the beam seems a little low and in the plants it requires that there be 18 inches of beam below the finish grade well I know the grades not completely finished over there but we can get an idea of like one or two inches and what I'm going to do is I have my zip level out I'm going to zero it out on the grade and then I'll drop it in the beam and see if it gets close let's see what happens so my gut feeling was right zeroed it out throw the zip level on the finished grade on the outside zero and then dropped it in the trench and I only got ten inches and so then I moved it on the outside a few times zeroed it out again in the same slot so let's say the grade was a little bit higher for whatever reason or lower but I got 13 inches so I got a max 13 inches so we have five inches of missing concrete in this area which ends up being a lot of support and maybe cost failure in the future who knows but really good find in this spot right here another way you can find this find as you get a tape measure and I'll pull it out pretty high and you can almost judge the distance of the beam just by the height of the post tension cable because you know post tension cables sent an inch or two inches above the finish grade normally and you can see right here I'm sitting about on the high side about 16 inches so let's say give them an inch we're still missing three inches of concrete over here pretty good pretty good fine so you don't need that zip level to really find this you can there's another trick to it other things that we like to look forward you want to make sure the framing boards are straight and they're and they're braced at a 45 degree angle so they can support the rate of the concrete pretty common find over here what you see is we're missing backfill they'll normally do this during the the poor phase but we'll still call it out just so they don't forget on every during the site you always want to make sure all the post tension cables are raised off the ground and every intersection they're tied right here you can see it's tied here then the rebar is tied there we have chairs in place and every section where they cross they're tied you always want a minimum of two inches of separation between the plumbing stacks which is good which we have but if they don't you can always put a chair there oh no that's that's close but it's still you're still good right there and then just a general scan across you can see that it's a pretty clean site just we have that one spot over there that is just way too the way too low there you go another grapevine with Christmas Day action if you like these videos please hit the subscribe button in that little bell
