Oh [Applause] [Music] [Music] there we go welcome to extreme Sketchup and this is going to be a journey into what is possible from Sketchup and an end-to-end workflow from the first day we meet a client to the day we hand them the keys to their house many months later we never stop using Sketchup so we may be from Colorado but when you think of extreme Sketchup we're not quite talking about this we're talking about something a little different in 2010 story behind this is in 2010 the recession reached summit county colorado and shook us to our core I went from having a house featured in Architectural Digest in May to having to pick in and and scratch for jobs and small remodels some of you may relate to that it was all because of this this is a graph showing you the Great Recession and the fall-off in housing starts where a resort area and so we were particularly hard-hit at the time I had just finished this house this house was a dream of mine it was featured in numerous magazines and won tons of awards and I ended up selling it for a million dollar loss kind of makes you think like I needed to do something I needed to either um go to medical school go out of business or evolve and so my name again is Michael Rath and I'm here today with large Zimmerman and mark claps saddle they were part of my team at Trillium philony design design works and this is how we want an extremely with Sketchup is a way to save our business and and in fact Sketchup is in going extremely Sketchup is what God is here today one night I was watching TV thinking about how he's gonna do this tiny little remodel that was all I had at the time and I normally I would just call it an architect on the phone but it didn't seem like it was enough to work for an architect and and I'm sitting there I admit I had a beer or two and I remember thinking screw it I need to learn to draw I'm so sorry okay and one night I was sitting on the couch lamenting about the lack of work thinking about a little job that we had and and how I was gonna do the drawings for it because I wasn't an architect and and I went online and downloaded a copy of Sketchup and I heard sketch it was really easy really simple you know it wasn't overly complicated and you know that the joke of it is Mike met Sketchup and we ended up spending the night together so as a result of that first meeting we gave birth to this this is the first bathroom part of that remodel I think I had that finished in a couple of days and then this is another part of that remodel and again this and you can see immediately my affinity for Sketchup was making things look fairly good in Sketchup you see a lot of bad Sketchup models out there I hunt in fact for for all kinds of textures the next remodel that I got at that point in time the guy just wanted three places by a spiral staircase and by the time I got through with them and sketch it got through with them we were looking at a full floor remodel and and that's the power of Sketchup you know once people gain confidence and they can you can show them what the potential is you know the doors open and and so do the checkbooks so this is my fireplace and of course that tiger is on there because I'm starting to feel ferocious let my Sketchup skills and here's the finish and that's the not a good picture but it's pretty good a pretty good example of what's possible so I have another video coming up that I can't exactly play but I want to tell you what I was going to show you was this video of how I then went from 2d drawings to being able to take out architects drawings and turn them into a Sketchup I was going to show you about all of the detail we put into these models how I started to get into structural engineering how beens fit together timber timber frame drawings I just know one said to me just do the outsider no one said to me just do an interior design I did the whole house I did everything and you know when I went online it was like it was strange to me that nobody else was doing this but this is an example of the kind of detail I went to in my Sketchup modeling you know obviously one of those is the finished product and one of them is the actual there's the Sketchup model and I do this for a good reason I go extreme with this for a good reason that is because I I'm busy I can't spend all of my time on the jobsite explaining to the tile guy how I want it to look but what I can do is build a really really good model and then hang that on the wall and he can just take a picture of it and go home and study it and come back and he can let set his guys loose in a bathroom and they don't screw it up and when they don't screw things up they're happy and I'm happy and if they do screw things up I don't have to pay for it so this is an example another example of our Sketchup modeling you know obviously one of these is a finished house and one of them is not the finished house but these are not rendered this is native Sketchup so and that's what I love about the program you can so easily underestimate it if you don't know the power of it and that's kind of why we're here today this gives you an example of a type of detail we go into the floorplan everything is there lights a plumbing fixtures fireplace rugs you know you got to figure out how much room you need for the table etc etc so this model is is the instruction set for how to build this house for every single subcontractor interior designer or you know even you know whatever furniture we need that's this is the instruction manual for for how to construct that this is an interesting story area and Erin mentioned that yesterday we had a client who was in Vietnam and he called me at 2 o'clock in the morning of course he forgot that there was like it's 12 hours I don't know what the time distance but time difference but anyway he said he I found some art and will it fit in the house and I said okay Larry gone why don't you send me the art and the sizes and I'll put it in to the mall on Monday and he called me back a few hours later he goes Mike you know Sketchup is really easy take a look at the model and we have a we have a client model that's stored far far away from there really good models and and sure enough I open the model and there was the art and the art became a centerpiece for this room we were early enough in design that we use the art colors from the art in our backsplash and in our lights etc etc so it really goes to show you that that clients want to be involved they love to be involved in this process we have to be fully committed to it and once we're fully committed to it they really love getting committed to it too so this is a finished that's the finished room pretty neat huh so another thing we're really proud about with this house is one way I originally designed it we had a staircase on the outs on the outside and then I wanted to go in on the lower level but that left us with a 28 foot ceiling how are we gonna deal with that I thought well build or I'll find a really big light fixture well when we found the really big light fixture was $75,000 so I got out Sketchup and we started drawing and drawing and drawing we came up with four really really neat original light fixtures that you see right there and boy they're magnificent and we saved the client tens of thousands of dollars and that's what the house looks like finished and even though architects like our Sketchup plans they started stealing them from us so that they could include them in their CD sets and their elevations and yes we use geolocation that's that same house geo Lake located on that lot and that enables us to do Sun study solar Saudis view studies we like to put the person in the house and make sure they're comfortable with all of use and in Colorado most of our houses have terrific views but so many of them are built with windows in the wrong places so there's a cutaway of another house we did and now it's showing you how I'm starting to org my models better and this is probably five four or five years ago I'm really getting into layering but the extreme amount of detail is there I'm starting to layer everything by categories like plumbing fixtures right things I'm going to need to do reports on things my interior designers are going to need to buy and purchase I'm really being very specific about how our workflow is now coming up out of the model and how to get information out of the model so this is that same house without the without the cutaway and I'm not a big rendering person I'm not I admit it I put a lot of effort into Sketchup and in detectors but I couldn't resist fooling around with Photoshop a little bit with this house because I mean look at those views they are just otherworldly but here's my Sketchup model of that bathroom in the closet and here's the kitchen in the dining room and here is the living room great room with the views and you see to your right that's actually a water feature and when the when the client got in the model she started looking and looking at me and they're looking at the mala T suggested hey how about a water feature and I said what do what are you thinking and she started describing it to to me and we drew it up and you know we this house was in the Parade of Homes and she stood right by that water feature and anybody that energy Energy said I designed that so that is so cool I mean think of how many clients will will him and and be able to participate with you and design a water feature like that I'm showing you another close-up of that interior and I don't think this matter port is gonna Playboy I shouldn't put videos in today but we had a matter port where we get to go through the entire house come and see us Larry will show you it's a beautiful house anyway this I had a bet with somebody in my office he was like we need the render we need to render I said well I think Sketchup can get pretty close to rendering again this is another Sketchup model this is not men rendered this is native Sketchup and this is what what is possible with Sketchup oh god another video I see if I can so I said it wasn't really into rendering but what I found out was that you know our models are really and this isn't playing back very well at all either we're having a really good day with videos we actually produce some incredible videos in-house but um but I wasn't really into rendering but it turns out when you do a really really good job with your Sketchup textures rendering is easy and this is a lumion video we did for some clients we did a house call design in a day that Lars is going to talk about but this is a lumion video of that house and because the talk the textures are so spot-on I just can't resist Lars did this and it took them what 15 minutes Lars about that a little longer but it's it's really amazing once again if you spend the time that's a great thing about Sketchup if you tend your Sketchup model your Sketchup model will pay back again and again and again make rendering easy especially with great programs I'm sure there are other ones but I'm most familiar with lumion and an end scape and we've gotten some terrific results so here we are back to the detail in our models you're seeing a lot of textures and this is the native Sketchup model you saw just a second ago that gave birth to that lumion video this is another drawing of the house and it shows you the kind of detail we go and go through even putting Heidi Klum in the hot tub over there Sketchup unleashes creativity people have said that a lot but here's a particular example of that and you see these beautiful bridge trusses we came up with you know that we I wanted to trust there was 30 about yearly really really strong and and this the inspiration for this house is railroad bridges across the great rivers of the West and here's a quick very very quick to second end scape video of the interior entry showing you the drama the outside is a little a little bright with Sun but it's still pretty neat and what you're not seeing in those two pictures is what we're starting to hide in our Sketchup models this Sketchup model has a ton of information in it we're getting very very organized with our layering system and even beyond that we are using dynamic components to basically label all of our different items that are in the model for example this particular a dynamic component has all of these entry data points for the roof every door every window every everything in the house every plumbing fixture has a component entry data box like that so that when we do a print report I can get a massive amount of data including everything from manufacturer to pricing to markup to tax to order day to do by day delivery date so that we can track our everything about this house can be tracked using reports in the model so we're not creating a lot of separate spreadsheets you know we look at the model as being or you may see it as being a picture of something and we see it it's just data so I'm gonna pass the torch now to to mark clef saddle fortunately he has no videos to play and so his should go a little bit smoothly let's come on up here mark hi my name is mark clap saddle is that better my name is mark clap sanal an architect I I recently found out that I'm vice president of architectural services and senior architect one and the reason I just found that out is because I've I've only been with them since June I lived in Ohio all my life became a registered architect in 1996 I was recently brought to Colorado by trilogy design works to help them bring the total design and construction package to their clients apart from what I can do also apart from what I can do in design and construction drawings I also have an enormous amount of experience on job sites helping to translate the drawings into reality even a few years ago I was wearing tool belts on my own designs I was helping in construction I had to be there 2000 hours per project why not be there with - well done in addition I've always considered myself a fixer when problems or issues or as I like to call them new opportunities arrived I have a talent for seeing the solutions in many different ways and that allows the owner contractor to choose the best option regarding design ease of construction costs like many people I started to use Sketchup with the free version around 2008 I was only using it to show clients how their project or small parts of their project because I didn't have a lot of experience yet in it it would look like in into in 3d so I you know this one house I was doing I he they wanted an entertainment center so I drew an entertainment center and that was really my first experience wasn't until 2011 when I actually needed it to study a complex steel structure for support and connections also being able to see the members in 3d made the shot grinds for the steel so much easier on a sidenote this image is from an animation I did in the spring of 2017 I've had this period of time where I was extra bored so I thought I'm gonna learn keyframe animation and I found out yesterday that regular polygon is featuring that that animation on their keyframe animation 2.0 page so search for it or find it on YouTube just type in my name I got several there for you to look at this is the steel frame that I was just talking telling you about yeah the the image on the left is how I designed it and then as we started getting in I was working with the structural engineer and we started getting into the shop drawings I found that the image on the left then was like it was perfect for forgetting forgetting this the pieces and how they were all going to fit together an overlap and you know the nuts and bolts and everything was just accounted for in this I went off-script there hold on yep okay here's the here's the final project final product I actually made this a couple years after the it was constructed and it was time for me and and you can also see the video of that building itself - it's really cool when it was time for me to replace my drafting programs I investigated the programs I've worked with before you know I learned on AutoCAD I had a job for several years on MicroStation when I had my own firm I used MicroStation and I also started looking at the prices and they've really skyrocketed so so I had seen a lot of job offerings that they required everyone to know Revit well I so I added that to my list of things that you know I should learn but when I started to learn Revit I got really frustrated with the interface and I couldn't stop thinking that by changing the way I looked at blocks components all of that from from my 2d that most of the features of Revit could be achieved and Sketchup for far and it's far more affordable this project you see here was before I learned about components and layers so that's all one group I know yeah well nope the ceiling fans are a different group I got those I learned those later another thing I want another thing I want to mention is to give credit to the ease of learning Sketchup and and layout it's only been about a year and a half since I started using Sketchup consistently and regularly and all the time for everything I've been doing it's only been 3 months since I started learning layout you'll see some images of layout here in a little bit even though I have a lot to learn I've learned so much this week I'm amazed at how easy it is and will be more so the more I learned and and it's just easy to become an expert at this this brings us to this past June I was brought in at trilogy to create the construction drawings and a permit set from a design model and a preliminary constructible model that was started well underway before I arrived this image that you see here the the the the structure on the left is the existing home I'll talk a little bit more about each piece later the image the the part on the on the right is the addition to this home this was going to be the project where everybody learns how to work together in the same office you know this is the first time that they've had an architect on their staff this is the first time where I've been an employee of a a construction firm I'd already had considerable knowledge of Midwest construction methods so I just had to learn layout and different I had to learn how things get built in the West it's really very different the goal was to have a highly detailed constructible model that serves three purposes be able to generate the construction drawings and layout have an accurate representation of the materials for estimating and ordering phases have a constructible model which is part of the PMM or project management model process that you might have heard Erin talked about in her speech yesterday and that's what we call our end to end Sketchup workflow from there the construction division different building trades can study and better understand the more complex structural detail and finish elements here's a first example of the house I just showed you from where we are today with the construction drawings being built in in layout since this was a learning process for all of us we now know that we picked a process we put a few pieces out of order they were excited to get started I was late coming from Ohio and the framing model was started and there was some holes and we had to make them finish a middle later date this is the site plan it's the cover page it's just where we're starting our drawings what we learned from this project is that we are actually they had a good process already in place for design and that'll remain the same we're not going to change that but where we work with the client to find their needs and finalize the design but then gather more information in two dimensions before starting the 3d and I think that's an important thing to note let's get more information in 2d before you start the constructible model you avoid the probability of having to redraw revise too many times our first lesson lesson was to have more of the structural elements designed by the engineer and have a real product selected and and specified before starting the structural model all projects still need building permits can't do anything about that so a standard set of drawings there's mostly 2d with the dimensions details that required for plan reviewer to issue the permits we created that first but we're using we're going we're using the models to create the drawings we're not redrawing in 2d in another program so all the backgrounds all that and then the text is just right on top of it we're refining our use of Sketchup and layout for this set of construction drawings and there's still a lot to learn and even more for me to get used to the amount of information and tips that I've just learned this week is it's just amazing this is exact this is just another page of the same set of drawings you might have seen drawings like this before there's a lot more notes on my personal drawings references to the materials are more spelled out so this is also in addition so you kind of have to show everything twice you have the existing conditions and though they get their own labels the new conditions and they get their own labels another page of the drug's second advantage I spoke of is when we use the structural model beyond the construction drawings having an accurate representation of the building materials allows us to ask the model how many of each member needs to purchase to be purchased and to accomplish the build you see here one framed wall that I'm showing and there's a tag on each group of studs and we can input that information into our specifications you see there's and then we know that we we need to order two two by eights by twelve forty seven two by six by ten and that's just for this this one wall you know you spread that over the entire building and it becomes really convenient and that can't be done as accurately or quickly in popular BIM programs it's could even go one step further where we can ask them all for precise dimensions of materials and they can be cut in advance preassembled panelized off-site and brought in especially when we live in so much snow when I was creating this slide I was recalling a very large home project back in 2008 and I was helping the contractor with estimating and we had even grouped the estimate in two phases so we could tell the yet lumberyard you know okay on Tuesday we're gonna be building the first floor wall so send on Monday all those studs we had them specced separated out the jobsite was a lot cleaner there was a lot less waste there was a lot less hey I'll grab that 2x4 from the second floor that laying out there and then you know we're missing it later I mean I was thinking how much easier all that process would have been if I had had this back then this is this is the the project in phases and how we can present that to the contractor excuse me it's going to make a Marco Rubio joke with the water what's the usefulness of the model has run its course in in the office the true test of its worth is at the job site especially when the framing finished details are too complex to convey in with 2d plans the construction division can be shown in 3d how it should go together new details can be created based on found conditions especially when it's an addition and a remodel and others can be studied or altered to facilitate the ease of construction improve the efficiency and cost enlarge is going to talk about that part next if you heard Aaron's talk yesterday she mentioned some other advantage the advantages of this process it creates is this process creates as it reduces the potential for errors and admissions if we can see how this 2x4 fits into that 2 by 10 in advance and if it doesn't we know how to fix it before it gets to the jobsite this is just the project I'm I don't have any notes on this I'm just going to talk about it this model is this is the existing home blue we were able to label all those those are demo we can show those in layout one-page this is the demo it for that and doesn't for all the existing conditions then we can show multiple views of this I'm going to show you one but we can show the the in this case the concrete guy we can say okay here's what your addition should here's what your your work should look like when it's done and they can use these images and large they're going to talk about how we paste them up on the walls and all that later same thing first floor framing first floor wall framing first floor framing we can draw the steel accurately the green that you see in this is is indicates steel we can get very precise measurements from this and actually have the shop drawings built from this model just more more materials being added you got trusses you got the Timbers you got the roof framing got the sheathing all calculated directly from Sketchup and layout the trim the siding siding is I don't know that seems to be the most fun you click one button it tells you how many square feet you need then you order it also interiors now this project we're just starting the into design the interior design we have it we have on staff she's getting involved she's starting to pick out trim you don't see that here but you can see the indication the placeholders the the master closet on the left the fireplace in the middle you know all that is going to be added here apart from the addition we can see how the new materials the remodel is being added into the existing home this is the final constructible model as it stands right now actually I've worked on a little bit since this day at the end of the project can be got beyond we've grained we've then gained a great model to use for marketing the owner can be proud of it and we can be proud of it I'm going to pass the floor to Lars who will talk about how we bring the different disciplines together to consolidate the model and deliver it to our construction division thanks mark thanks Mike button here so my name is Lars Zimmerman I'm the manor manager of virtual design and construction at trilogy so what that I'll get into what that means in a minute I started out using Sketchup because I was in college aidan came by and watched a presentation he gave me a cool pair of socks and from there I kind of got into it it was fun drawing program and was able to get involved with populating Google Earth with 3d buildings so that was kind of my intro into Sketchup making really simple models and then throwing a texture on them and pushing them into Google Earth so that was pretty cool now we do things a little differently so my role at trilogy is to sorry catching up here my role at trilogy is to keep basically all the information current and to the right people it's not always an easy thing to do with architects engineers builders subcontractors but that's my role we're just trying we try to keep keep everything current this is what I do now this is a far cry from the pasting textures onto a simple box one thing we do have come in common is we like to spend a lot of time on our textures and make them really look nice so here's here's our crew of hooligans that I got to get all that information to I'm bringing sketches from the architect showing that to the engineer getting their input bringing that to the subs getting their input then we start constructing a model and so with all of that information it's we have to store that in Sketchup and did anybody see our design in a day promotion that we did a couple people all right so that was kind of to demonstrate that you can work together in Sketchup and the way we do that is we break the model apart design in a day we started with a simple sketch you can see the sketch right there this is what we got from the architect and then we decided we're gonna take over from there so we started with our footprint and this this was a team there are three of us modeling for design in the day started with our footprint drew that out then we made kind of a foundation wall from that we created some walls made some decisions where we're gonna have some openings Jurado roof and then put that all together and this is our master our base model from this point we can spread the work across a bunch of people this is the key part of kind of how we work on base projects with this we know where things are going to start to go so we each were assigned different parts of this model and each of us Michael Leo and I started modeling those those parts so here's just the trim each one of us took responsibility for an entire section here the doors windows and light fixtures we went on to do the plumbing fixtures and everything else that goes into this house with you some furniture and there as well and once once we got all that stuff modeled all separately we brought it all into one model so that's what that started to look like and bringing all this stuff in to Sketchup caused a few tense moments because you're waiting and waiting and waiting for everything to populate there's a lot of data data all coming in at once and then we got this beautiful thing at the end now if sketchup's listening and they can think of a better name for aggregating and collaborating within Sketchup then paste in place we would love that but really that's how we work we all take our different sections and because we have that base model we can paste it in place into the the final model and that's that's our presentation model that's how we kind of collaborate within the office working on different parts of the model my role is basically to make sure nobody starts messing up the master model so I'll bring in everybody's little bits and pieces put it in and check it out take a question real quick sure so basically I control the master model and I'll send them a copy of that master model and then I'll just make sure that all the layers that I'm messing with I turn those off or I'll have them delete everything else in the model I like to lock things down so I'll lock the walls down the roof the foundation whatever that base model was and those are all on layers too so I can turn those layers off I can copy what they've done and put it right into the model and exactly and in some cases if we're making revisions on different parts we might label certain parts of it with our initials or something like that with that facing place yep yep which someday maybe there'll be a more fancier word for it but we're waiting for that so once we have this great model that has all this stuff that we've inputted into it it's time to bring it out into the real world to do that we like to bring our construction supervisor our subs in we'll put them in VR and we're gonna let them walk around the model and have experience it they can point out details if they're not comfortable with the VR we'll show them pictures we'll walk me through the Sketchup model but this collaboration bringing them in early in the process allows them to make suggestions on how they want to build things so it's not just us saying we want you to build it this way they say well maybe we can do it this way it'll be a little bit better so it's great to get everybody in early on in the design process get them inside the house and have their their suggestions and opinions after we've gone through this process on-site we always have a our construction supervisor always has a updated model we push most current model live every week so that way if there's any design changes they always have it on their computer on site another thing we'll do is post images we print it's it's a little low tech we don't have screens hanging in a construction site yet working on it but we'll print out some nice color color prints of all of our drawings we like to throw some floor plans in there and dimensions and some notes and then anybody can reference that so anybody working in that space can always see what the design intention is to be which is great because during the process we have a subcontractor come in they look at these drawings and say oh hey you know somebody put a board in the wrong place we're gonna have to do this we catch that before issues really arise or things have to be rebuilt these are just a few more examples of what those drawings look like that are hanging on the site and we keep those drawings as as construction progresses we update those drawings and we make sure that they have the latest latest and greatest and so as the finishes are growing up they know what this fireplace is gonna look like or what the tile is gonna look like now you don't have to spend a ton of time on these drawings sometimes we need to push something out there's a change it's gonna happen right now just a simple massing with some dimensions we'll tape that up and sometimes the guys like that better than the the pretty drawings so with all these drawings were doing it's not just a reference for the design or for pretty pictures but we also as as we were talking about earlier have a lot of information within the model so we can actually figure out where different pieces of the model or for a different items that are going into the house will go as we order them and we can also track if these items have been ordered when they need to be ordered this is kind of an example of how we go about doing that using dynamic components so yeah we put all the information in the model so that we can get it back out and there's a few ways to do that we use dynamic components you can also use entity info or the the recent attributes or extended attributes this is how we get that information out of the model we'll basically select all of our items on the layer and then we can generate a report and so that's this is kind of what it looks like and generate report really is one of the most powerful tools and probably undervalued tools within Sketchup I'm not gonna say that the the Wi-Fi password should be generate report but it's pretty close so I started out texturing blocks photo textures and now I'm actually up here modeling houses that are being built which is pretty incredible to see how how Sketchup can be used for all these different aspects and it this is pretty exciting that this house was totally designed and Sketchup and is now clients will be moving in in the next month or two so it's pretty incredible but the Morelos story is the model matters because everything is going to get built from the model the Macan the model is going to talk to the construction and the model is going to tell the construction what what the design intent was and then we can pass that along all the way I'm gonna pass this over to Mike to close it off [Applause] Thank You Lars he just put up another you saw this house earlier one of the big reasons why we use Sketchup is because it's easy to save a couple hundred thousand dollars during design it's impossible to save a couple hundred thousand dollars during construction this house went nine months over-budget we had a willing buyer and and because of that nine months I'm sorry to over budget over schedule design schedule construction schedule at that critical moment of the market crashing was when housing market crashing was when the buyer backed out if I I strongly believe that if I had had finished his house nine months sooner the architecture and engineering have truly been figured out before I started construction that I never would have learned Sketchup but um there's all of us here for a reason all of us learned Sketchup for a reason and my reason is is what we said you either evolve or go extinct I don't know of too many builders if have any more claps Auto join us was really seminal because you know he was like the missing link um not only in appearance but you know seriously in workflow but uh no seriously he we want to bring architecture on board because in what he didn't say is that we're doing most of the engineering in house we are basically passing our engineering out to an engineer so that engineer can mark it up the only way we can get architectural drawings that are truly constructible is to do them themselves I know there's some great architects here and there's some great engineers and we use some of them but the models are not constructible we cannot build physically from their architectural drawings a model that will that will have everything that we need are in our drawings our architectural pages and our engineering pages are the same page we have no S section because we've completely merged architecture and engineering on the same pages and that that's really for me it's revolutionary when we go into our model we can actually pull the pole whatever whatever distance lengths the volume whatever right from our model and the most one of the things we've learned too is the guys on the construction site if they go into that model and they pull a dimension and that's not what matches what what their reality is immediately they're gonna stop trusting the model so that's another thing we've learned is that it whatever happens on the construction site needs to duplicate or mirror exactly what's in the mouth so there's no fudging by those guys but it's a the reason we're doing this is we want to bring down costs of construction we want to bring down costs of housing we want to make houses more efficient in size you know everybody I say in no offense to architects if they have a problem they just build bigger you know with us we solved the problem in the model we give people a house it's 4,000 rather than 5,500 square feet because we can build in all those amenities and they walk through the house they've tested the house they like the house and we're building it's smaller so I'm gonna little bit off there but you know this whole notion of extreme I think we want extreme because we're risk that all on this little tiny program called Sketchup to me that's kind of an extreme thing to do is is base um a marketing plan a business plan a business development plan an architectural plan a construction strategy and and a way to beat our competitors on this this little program called Sketchup that still half well 3/4 of the world doesn't take too seriously so these are all the things when use Sketchup for oops I don't know why we went backwards but these are all the things we use Sketchup for and these are the all the things that you you can use Sketchup for and if and if you look at other competitors CAD programs I would doubt that you can find the one that comes near to producing all the things that Sketchup truly can as long as you build great Sketchup models so it's really exciting to us because one of the things that's happened is since we started working with Sketchup people have started to notice us and VR has come along in a year we've started working with Hewlett Packard on some of their strategy and coming up next for us is this it's a 25 unit two and three-bedroom complex with an urgent care center in an Imaging Center we're doing everything in Sketchup it will be a completely constructible model and we are going to use VR to pre-sell it how cool is that thank you for coming in today we're here for questions
