welcome back my name is carrie and today i'm going to give you an update on the compact prefab space if you've had any interest at all in affordable homes by now you've probably heard of the boxable casita the casino has been gaining popularity for a few years now and went viral last summer when it was reported that elon musk was living in one of their units on the spacex property in boca chica texas turns out that wasn't true he likes the product but isn't living in one fast forward to today and the new 170 000 square foot box bowl factory in las vegas is up and running and there are a lot of people on the wait list according to arena d who is on the waitlist yourself there are currently over 70 000 people wait listed probably more by now think about this 70 000 orders times the price of a casita at around fifty thousand dollars and what we're talking about is billions of dollars in potential revenue great news for boxable the problem is with their current output it'll take years before they can get a house to every person on the waitlist which is a massive opportunity for new companies to swoop in and entice people from the boxable waitlist onto their own it's a full-on field of dream scenario if you build them they will sell but it's a lot easier said than done what i'm going to do is show you the companies going after the market that box will has proven in what i've been calling the compact prefab gold rush before we look at the companies and their homes i want to talk real quick about why i think the boxable casita is so popular there are a couple different reasons i think people like the box book casita and the most obvious is the price in a time when most companies have been raising their prices boxable has held firm with their starting price of forty nine thousand five hundred dollars does that make them the most affordable off-site constructed home in north america no it doesn't the thrifty one from factory expo home centers is quite a bit more affordable and i can almost guarantee they don't have a wait list of 70 000 people so there's more to it than that which leads me to the second reason the boxable casita is new and it's different both of which give it a cool factor which is attracting people to the home i mean come on it folds out on site in a couple hours we simply aren't used to seeing that it's exciting so as we go through some of the new competition the three factors i'm going to be looking at are whether they beat or match box but in price and appeal and when they'll be available the first contender i'm going to look at who is very close to entering the market is a california-based company called roombus rumus has a lineup of homes or what they refer to as nests they come in three different sizes and they describe as a beautiful smart house built with a rigid steel keyframe it's burglar proof and lightweight so you can put it virtually anywhere in your backyard or completely off-grid in the middle of nowhere no it's not a shipping container they seem to really want people to know that it's not a shipping container they have the pico at 240 square feet the nano at 336 square feet and the solo at 480 square feet one thing they're offering that i haven't seen any other company offer is having both a buy and a rent option for their homes which i think is a great idea not everybody wants to be tied down to a certain location so why not have a rental option it doesn't say the terms but what we do know is they will have options available from 550 per month it was recently announced that production of their homes will start on february 22nd which is less than two weeks away and they'll begin to ship homes one month later so to the person that commented on my last rumbus video that this is just an idea and they're not actually building houses they're real i think roombas also checks the cool factor box they have the colorful exteriors and a futuristic look that i think people will be excited about on price they don't quite match boxable but they also aren't far behind the pico starts at 59 000 which is around 245 dollars per square foot compared to 132 for the casita but i think with the amount of people trying to buy right now they'll likely have more orders than they can shake a stick at but only time will tell the second company looking to throw their hat in the compact ring is nestron nestron is located in singapore and currently has two series each with three models ranging in size from 156 square feet up to 360 square feet the legend series has the legend one legend two and legend two x and the cube series has the cube1 cube2 and cube2x each house is fully prefabricated delivered ready to live with built-in furniture and a smart home system out of all their models the one i see getting the most attention is the cube too not click bait available says they're the next generation of home redefined to provide better living for people and the planet right now their website is showing that a home order today has an estimated delivery of 90 days which in today's market is very fast their most affordable home is the cube one which is given in a range of thirty four thousand to fifty four thousand two hundred ninety depending on options so right around the same price as the casita just like rumus i think nestron also has the look going for them it's a whole new generation of homes that looks completely different than anything we're used to seeing and i think is going to create a bit of excitement for a new generation of buyers the final compact home company that i think is looking to chip away at the boxable market share is zenny home zenny home just took possession of their new arizona manufacturing facility late in 2021 and is looking to hit the ground running with commitments for new homes to a development in phoenix for summer they offer two different size homes that can be ordered online directly from their website the denison at 340 square feet and the citizen at 640 square feet they describe them as homes that reconfigure space and time it's like having a fully furnished 900 square foot home in 320 square feet of space space that's convertible lovable and attainable if you haven't noticed yet there's a bit of a trend in the look of these homes from all three of these companies and boxable both models of the zenny home are built from shipping containers and were originally going to be manufactured in china until supply chain issues through a huge wrench in the plan causing the company to pivot what i like about zenny home is how they maximize the space in their homes for multiple uses when not in use the beds in both models are tracked up towards the ceiling making more space for daytime activity the website states that anything ordered should be complete in around six months but no confirmation just yet whether production has actually started if we compare to the casita the denison is 320 square feet and 75 thousand dollars so a little smaller and a bit more money do their homes look cool absolutely they do i'm excited to see what the first homes coming out of the factory look like and i definitely think they're capable of putting a dent in the massive wait list currently held over at boxable the compact home gold rush is in full swing box bull has proven a market for a new type of home that's affordable and modern which has led to new companies entering the space the big question is who will be able to scale their operation the fastest and start getting homes to all the people waiting boxable has the first mover advantage and has been refining their systems and processes to maximize output so if i had to bet right now my money would be on them with that being said it's still early and based on demand i wouldn't be surprised if we see more new companies entering the space within the year if and when they do i will be sure to make an update right here on my youtube channel that's all i've got
