hello everybody thanks for coming to this week's video blog california realty training my name is robert rico listen today we're going to be going over the top seven things i want you to do before key word here is before you get your real estate license all right so you got your real estate license you're excited like hell you're excited you're excited you're excited you want to shake things up in your life you want a brand new career you want to make things happen for you your family and you want to make sure you're going on the right path but listen today we're going to be going over the top seven things that i want you to do before you get your real estate license this is crucial because i want this to be a nice transition for you for some of you this is a brand new field and that transition can be a little intimidating can be a little nerve-wracking but listen let's go ahead and pump the brakes a little let's throw it in neutral and let's just relax let's go over our seven top items that you should be doing before you get your license so we can get you as comfortable as possible got it good let's jump right into it first thing i want you to do is this i want you to build your database i don't know how many times we have to talk about this but building your database ladies and gentlemen is probably the biggest one here of the top seven items that i want you to do before you get your license why because the database is where all your business is going to be coming from now what is a database your sphere of influence your soi these are people you know people who who you don't know personally but are aware exist like people like you know the people that at your church people at the pta your your kids teachers the people at the bowling league your softball team people that know you exist you might want to share with them say hey there's a new sheriff in town look at me i got a new real estate license i'm ready to rock and roll i'm ready to go out and you know help you whenever you need a real estate you know agent in your corner you have to pick me i'm the one that's going to help you out that means you got to let everybody know your sphere of influence sit down at your desk at home and write a list every single person you have contact with whether it be the person that does your hair the person that does your nails the people who you go to church with everybody soi now the next one i want you to do and consider is of course researching the sector that you want to work in research the sector means i want you to remember that once you get that license that license that real estate salesperson's license that has value not only does it have value it helps it also has options it means with that license you are allowed to do either residential sales now most real estate agents who just start this business it's a brand new career jump into residential sales but you also have the option if you'd like to go into commercial sales but it's all up to you so research those two research residential sales research commercial sales hell you might want to go into leasing nothing wrong with leasing you go you can make some good commission you know concentrating and focusing on leasing but the majority of new agents they focus and join real estate residential sales residential because it's typically a faster paycheck it's a little easier understanding and that's quite enjoyable because you get to meet people face to face and discuss things with them as far as let me show you this house it's exciting it's emotional it's extremely rewarding so most new agents go straight into residential sales doesn't mean you can't go into commercial or other rather areas to research the sectors that you think you would enjoy and go for it the next one i want to discuss is developing your branding this is extremely extremely crucial to your career now why is developing your brand crucial because when you got that license when you got that license you're ready to go out and tell the whole world about this now the only way that's gonna that's gonna happen is if you brand yourself meaning you need to you need to advertise that crazy meaning put yourself all over social media let all your social media people know what you're doing you want to create a website creating a website is is fantastic but you got to drive people to your website you got to brand yourself you got to let everybody know you exist you are no longer a secret agent on the contrary you got to let everybody know that i'm the agent i'm here check out my website there's a whole bunch of information on there that can help you out if you want to buy or sell a house you gotta you gotta develop your brand let people know hey rico is here in town and i'm ready to help you out create a website all that good stuff another thing you wanna do before getting into this career is i want you to organize your finances now now why do we wanna organize our finances you might not get a paycheck from a commission until three four five maybe six months into this new career that's expected it's typical doesn't mean you can't make one you know make a commission earn a commission you know within two three months but just in case it doesn't you might want to have something to fall back on right have some reserves in addition i want you to know that there are some finances that fees some costs that you'll have to pay immediately once you join this career such as we discussed this in a great vlog that we had a while back take a look at it it's finances in real estate uh where you'll have to join your real estate board those are some costs there you have to join the mls those are some fees there and of course you want to brand yourself some of these branding items that we discussed earlier such as website and so forth there's fees to do that so be prepared you know do some research and find out what exactly what the amount is that would be comfortable for you to have in reserves so that when you get off and running you have a full tank of gas worst feeling is wanting to get somewhere not having gas in the tank all right when you get a full tank of gas at least half a tank we're comfortable traveling so i want you to be comfortable traveling when you're comfortable traveling you don't think about the gas you know it's there you just want to full throttle forward and get to your destination please consider your finances all right so let's get to number five number five is you have an option you can either travel this road solo or travel this road with the team earn your license join a brokerage and then work your tail off work your tail off you're self-motivated you're self-disciplined you know you can do this alone man it's all you baby and you could do it or you could join a team and by having a team you have support you have people who will encourage you might even throw you a lead every now and then but some of us are go getters man we still i don't need no goddamn supporter encouragement i got this baby i got this i could do this and if that's you if you say no no no no i can do this i'm going all out you can go solo but some of us saying i want no no no a team would do me good a team would they will support me they will encourage me they will keep me in tact intact they will keep me on track so you have to make a decision you want to go solo boom all out or do you want to team to slightly nothing wrong with it carry you to where you want to go sometimes it's very very crucial to somebody who comes into this business and who is intimidated and who is you know slightly nervous about joining something brand new this brand new career and the team does help them relax and say you know what i can do this so something you'll have to decide which option is best for you the next one is the probably one of the biggest ones up there the probably the one of the most influential decisions you'll have to make in your career and that's selecting a brokerage now why is that so important why is that so so important well i'll tell you something because when you join a brokerage you're joining a professional family and i want you to think of it as a family so when you start interviewing broker just please please please i want you to feel go in there and feel the vibe the vibe is extremely important you don't want to go into a broker that feels negative and dark and like what am i doing here it's a lot more comfortable walking into a brokerage walking into an office and feeling a fantastic positive vibe that's little and the energy is crazy like heck and man it feels good because when you're energetic and you're positive and things are rocking and rolling and everybody around you is like it just feels right you start pedaling faster and you start saying i gotta take care of business the vibe is crucial the family environment is crucial the culture is crucial that's why you'll be spending many hours investing your time your money your effort your training at this brokerage with your professional family so don't just on a whim say well i'll pick that broker down the street there because it's the closest to my house that might be not the one that's right for you you want to go ahead and research where you want to hang that license you've worked your tail off for it hang it with an office that's gonna respect it respect you and provide you with the best tools possible to make you the best real estate agent you could ever be and last but not least what i want you to do is this number seven i want you to research your competition hey listen let me share some advice my father gave me as a boy he used to tell me watch the mistakes others make that way you won't repeat their mistakes you won't do what they do and suffer in a sense what i want you to do also is watch what those who are successful are doing so that you can imitate what they're doing so you can become successful so the idea here is to observe others and of course it's logic those who are doing wrong and aren't mean and aren't being successful you might not want to follow their suit and those who are being successful and are rocking and rolling and are deemed successful you might want to copy if these successful people are providing information for free at a gathering you might want to be there at the front row and take notes see what this person is doing what have they done that's made them so successful what have they done that can possibly ignite your career because sometimes it just takes one piece of advice sometimes it takes one sentence from a successful person to ignite down deep wait a minute i never thought of that i should be doing that and poof success you ask me so research your competition see what they're doing that's right see what they're doing that's wrong act accordingly make it happen so glad you made it today listen all we want to do is make sure that when you get this new license right remember you're going to be in a brand new career most of you are we want you to be as comfortable as possible so we want you to go ahead and prepare
