You have to see what’s inside this luxury villa! It won an award for being so stunning!

[Music] lavington one of nairobi's most affluent areas known for its large spacious homes and Lush Gardens and this is moments a community with some of the most beautiful homes here at a price point of 1.7 million dollars [Music] in today's video we're in lavington checking out some really outstanding Villas we're going to be walking through these with one of the members of the developers team who's going to be taking us through the entire space and showing us all the unique details we're also going to be talking to one of the members of the creative team to talk us through the process of visualizing this unit and then turning it into reality hi John hi Mommy hi so we're about to walk through your community we just look at it a bit externally and then we'll move inside and then have a look at what's in there okay so how many units do you have on this community so that's one two three four four yes what are the sizes of the individual units how big are they 650 square meters okay is there something on the rooftop that's an empty rooftop you have some space there which is um uh for a gym yeah okay we can have a look at that so tell me a bit about your parking area over here how many cars can it fit okay each will last four parking base okay basically yeah and we have some gas parking at the front so tell us a bit about the details that we see on this structure what is it finished with we've got some interesting Stones yeah so what we have here is a mix of stone finish which is Turkish travel time it's like a type of coral Stone and we have vertical elements here which are the wooden slats okay yeah and then on top of that we have uh play on two colors here which is a dark gray the white right yeah it's actually even three if you add gray white and then the brown actually yes if we want to be extra then the cream the then you've got some Greenery over here and then in the main yes yes yes yeah we have tried to put as much green as possible is that a play area for kids it's actually the uh yeah it's The Gardens of these two Villas so what we have done is we have wraparound Gardens for each Villa and they have different spaces also and they'll tell you the story about that okay you can tell me now I'm interested the reason this project was named moments is because we wanted to create different moments and different areas of the villasia so there's a kind of continuity but at the same time you see different and distinct features in the Villas as well and it features permanently in the gardens okay so we can go ahead and check out your front porch and then we can walk in okay so let me lead the way then yeah [Music] okay so this is the entrance area with the massive doors you can see here so what we have done if you look at the front of the Villa we don't have a wall here it's fully glass because another distinct feature of those Villas we wanted to have as much natural lighting as possible as we have minimized the size of the wall and decrease the area covered by glass before we go inside over here you've put some pebbles in the corner that's it's easy to miss but I think it's a very nice detail in the corner yeah the white Pebbles yeah yeah it does some um yeah another feature of this Villas is that they have access control system we have CCTV security outside and then inside the Villas Auto method which means that the cuttings you know the windows are quite big yeah so we have automated curtains we have a lighting control system as well as a sound system throughout the Villa nice yeah what what's the size of this door it's very huge this does around three by two oh yeah it's quite big and it's made out of 25 by two solid wood solid wood yeah have a look at them okay but this Frame here is metal this is metal yeah it's a metal feature on top of the floor yeah very interesting so as you can see yeah through the door you come into the interior Garden so we have put some bamboo trees here again to add some character to the whole area really for and we have two of those this is like an art garden now okay so the focal point of this Garden is the the globe the feature here yeah and then again we've added some Pebbles now to play off the white marble on the floor yeah [Music] that's an Atrium it's an Atrium yeah it's an Atrium with a glass covering it even though sitting here has double height yeah oh there's no glass or anything it's a full Thailand it's a double eyes Pizza Lounge yeah that's really nice so over here up here we see details of the little lights now you've got one LED strip and then some spotlights that are recessed this is we have this system and we have done black backgrounds for them again there's an interplay between black and white and this Villas yeah you can see it with the Pebbles and the marble as well as with the lighting and the ceilings even the door kind of looks black against the white kids it is actually it looks yeah it's a very dark brown yeah your windows wrap around all through except the core spaces especially in a lot of natural light yeah it's beautiful as we enter the Villa as you can see on our left we have a cloak room it's basically the washroom or visit us yeah okay we do some storage space here yeah and the Standalone hand wash please in here okay which is another design feature yeah interesting and then you finish the you've got the storage look over here but you finish that with a different tile from what we see in the bathroom so yeah we put Spanish decton Tails yeah okay and then what are the main towels that you used in this space these are marble look tiles okay but you know these are Turkish these are Spanish got a recessed and we have recessed lighting exactly we have business flight yeah yeah that's interesting okay cool yeah so back to the entrance we have a guest room on the right okay yeah so we have a lot of shelf space and decorations they look really nice I think sorry this is wallpaper isn't it yes it's wallpaper so it's just on this section yeah so here's another one of the distinct spaces now this is a very private gardening [Music] this is an area where you can sit in the morning have a cup of coffee or maybe read your newspaper yeah so you can put some chairs out here yeah it's very possible now so you would spend one of the moments I mentioned before here exactly it's beautiful yeah and then it's clouded with your wood to give you that bracelets exactly and then there's a hedge also there yeah which adds to the Privacy yeah exactly because your neighbor cannot see it you can they cannot see yeah we wanted to avoid walls as much as possible in this project yeah so we are focused on the vertical slots as well as the hedges I'll tell you you have your towels on the wall as well again yeah we have to travel 10 times yeah in the corner over here over here space in case you just space internally without going out exactly you can do it from here thank you okay so as you pass the interior Garden you come to the lounge your plants are shedding yeah we need internally yeah we have the sitting area here again with the double light ceilings super high ceiling extremely high yeah you've got so much natural light it does so so much because again on this side you have full glass yeah yeah it's beautiful so do you also do the decor or do you have an external team that does it actually we have a sister company called lehem Interiors which does the entire designs for us and by the way this project just got got an award really Arabian property a property our two days back here okay yeah for this project yeah that's really it's really beautiful I love the way it lets lights in and then with your Atrium here you can feel a bits of warmth when you stand underneath it exactly yeah and when it rains it'll be super easy it's like outside but you're still inside yes so that's that kind of feel it's so beautiful yeah so this is the sitting area we have the TV here we've put some bookmarked marble on this wall it's beautiful how hard was it to cut this or do they come already cut in these sizes they came they come cut but fixing them is done by Specialists okay it's a very specialized before it looks like it takes a lot of you know technical know-how it does it does even the equipment even the equipment is different yeah okay tell me a bit about the the wall behind that what's the finish on the wall the Finish is a textured paint so what we have done is because of the sheer size of the wall we wanted again to create some contrasts so what we did is on both sides as you can see we put textured pins and then we have the book Matched marble in the center beautiful does this have a fireplace by and then you've got some pendant lights that drop down exactly again to add some character to the walls yeah beautiful so intentional we almost missed the little lights that you have on the floors around the floor lights to door lights up in the evenings the detail here the attention to detail is very very very very very nicely done really nice okay so from your living area oh your plants go all the way into this yes exactly spaces how old is the unit this unit is uh 10 months old now 10 months yes wow that's gorgeous yeah from this sitting area we come to the dining area again what we have done here is we have put an open shelf between both spaces again to create some separation exactly yeah you've got speakers up here I see yes yes yes they are part of the sound system so this is the dining area obviously this one seats eight people there [Music] so over here the wood facade Shades the glass a bit but then over here is completely exactly this one it's so how high are the ceilings can you give an estimate in this section they're around five meters high wow let me assist you here that's amazing so these are all can all be controlled here with the remote control system easier exactly bulky [Music] even with your divider you have some light again you have to accentuate yeah because they are Made of Glass and Metal again yeah it'll be so nice in the night to look at that's true they look quite amazing it's got so many interesting little pieces this is beautiful yeah so so nicely done so we have a Terrace on this side again this one can be used for entertaining okay yeah swivels yeah it does oh this is gorgeous [Music] all right so you can host out here not party it's a barbecue area basically yeah inside the alpha entertaining again there's another extension of the garden here yeah a very big property it does yeah the garden wraps all the way around so where does our walkway lead this walkway leads into the garden basically so there's that door that leads you out to the kitchen okay so we'll see that then yes the main section of the gardeners on this side [Music] so there's some detailing here on the edges where we have some two three different types of plants yeah but it can be customized obviously we have lights again here to accentuate the trees we have the same thing over there as well so in the evenings it looks quite amazing I really love the way there's so much light everything is so connected there's so much attention to detail so does the company have like an in-house architect or do you Outsource the architecture architecture we Outsource what we do is we conceptualize the projects we develop them we are contractors as well so we do our own construction and we do the entire designs as well in-house yeah it's so beautiful and material selection so walk us through your kitchen okay show you no no so this is an open kitchen with a breakfast counter here this one is ideal for entertaining again because it faces the dining area here so simple things like brewing a coffee I'm making a quick thing they can be done here then we have a no lakshin kitchen inside here where the real cooking happens where the spices and everything comes out okay so this is a marble countertop yes Spanish muscle storage space down here there's a lot of storage space around here as I said this is the show kitchen so this is actually smaller part of the kitchen here that's where you have the fridge nicely hidden annually yes yes yes it fits in with the design nicely nicely yeah concealed and you've got your other appliances over here yeah we have our electric and gas countertop here oh tell me a bit about this this is so nice okay we have some hidden air recessed lighting here with some again some this one actually tie into the slats over there right yeah there's a lot of vertical elements in this Villas to play off those sides because the Villas are big and spread across two levels we try to create something right contrast against that as well yeah even if you look at them with the lights with your recessed strips on the top so many little interesting details because you have those in all the lights that we see over here so we don't have any empty spaces in this Villa so you can create a different moment here also in the kitchen so moment moment moment a lot of different moments sprinkles so over here you can just read or just relax exactly and you can chat while somebody's doing something in the kitchen this is more relaxed here so before we go in let's let's look at your door it's very again it has those vertical steps exactly yeah so we see that detail all through on your ceiling the walls everywhere what was this is this just standard wood what type of material is this composite word okay yeah okay that's interesting let me put a black dough in there yeah it's a different detail again yeah yeah yeah so here we have the main kitchen okay so we continued with the marble countertop but as you can see there's a lot of storage space here there's a washing area here and we have a lot of laptops now you can work here you can walk over there and both of these Corners yeah see what you do is buy a burner it doesn't come with a unit you can add one here as well as a second fridge here okay yeah okay but this is where the real cooking happens but this is much I think it's the darkest space we've been in yeah because what happens is exactly you know there's a transition in this Villa from this door the service area starts okay yeah so this is where the work is done yeah because you have your washing area as well here or maybe let me finish here okay now we have storage space this would be a pumpkin now you don't know yeah so we have a pantry here okay yeah and then on that side we have the washing area okay so you have a very big sink here where you can do some hand washing for delicate items and then this is the space where you would put your washing machine because yeah and your products can go here any products you need for washing exactly cool yeah okay so you have solar power in here I see you soon we have two solar panels for the silver two systems actually the ODB is right over here so basically this is yeah and it continues this on this side as well whoa so this is the service area now where you have two sqs two seven quarters that is exactly so technically this is like a like yes you can call it seven bedroom if you include the seven quarters yeah there's a second one here and then here you have the washroom okay yeah so shade so this is where most of the work happens and we have a service entrance as well now groceries anything you'd bring in through here uh is that sorry and it's covered by the that's why we did not see it so that's the area that had the pebbles no yes the purple stuff from here ah okay okay so you can just access it from this side that's cool so back to the main house so on the other end of the ground floor we have the guest Wing okay this is massive and the transitions to the spaces are so seamless like it just flows they flow exactly so here you have your guest bedroom okay [Music] yeah so we have our wardrobes here and a twin bed here another another private section so we have the recessed lighting on throughout the village yeah and then you go wallpaper so many unique details that you can pick up on [Music] surprise okay your flowing here is different from what's in the living space yes this is different now yeah so this turns they belong to the same family as the external friends these again travel time book Tales yeah so here we have double vanities so this is where the in-laws of the parents would be comfortable yes so there's a very big shower here yeah and then the topic in the corner yeah so this room is ideal for a cup yeah it was your vanity yeah the vanity and the Wardrobe storage spaces again yeah I guess from your guests will leave they'll stay here for so long yeah there's so much storage space over here and then over here as well yes yeah so nice so here we have a bonus room a what a bonus room what happens here so this one uh is a TV room it's like a small home Cinema wow yeah but it can also be used as an office but if you look at the ceiling the coloring here and the carpet as well it gives the feel of a cinema it's really nice um really really really nice again wallpaper on this side so we have used different wallpapers and different [Music] you got blinds to cover the windows yes what's this marble some like a marble tabletop it is so look at this detail the details are so again this one ties into the marble table here yeah so so so beautiful everything in this Villa is intentional everything you can see the attention to detail it runs to every single choice of material just beautiful [Music] your paint here matches it goes in some way with the wallpaper the painting it does it's black paint yeah it's black mark to create a filler a cinema feel basically yeah so we have wooden stairs here with wooden rails on the wall this is a different color to match with the wardrobes again ah yeah this is the study area for the kids we have a study desk here with storage again for books and other materials that they need and again it overlooks the yeah the garden as well it shows you that it's part of the Village from there yeah so here we have three bedrooms starting from here all three of them are in Suites yeah so they have their separate showers again with the travel time tail such a beautiful light piece yeah one thing which I've not mentioned downstairs is that another flower showers we have features where we use a separate type of mud on the other Tails yeah and even if you look at the trains now it looks more of a design features not an actual drink yes it wraps around it exactly it's really cool and your shower is intentionally skewed yeah and it's inside the ceiling sensor it's like rain shower basically yeah I really like the cycling too it's quite unique yeah it's really beautiful oh so over here even in your your shell cabinet we see the those yes yes yes yeah that's cool then you have your wardrobes here with the vanity again okay with pendant lights here so pretty [Music] um yes we'll have to get that it's so pretty you know different patterns different feels it's just different colors yeah again a different moment yeah yeah so that your storage space over here and TV goes here I guess this is the TV one yeah but it has a dresser like you could use it as a yes yes yes you have the drawers and you have the storage space again here okay look at this line yes yes because it looks like it's open is it it is it is really cool then we have the second bedroom here again this one is an ensuite with its own shower and with marble countertops again and then the vertical slats again yes the detail is prevalent in the Villa now the wallpaper here you have is different so this is more of a boy's bedroom as you can see we have a study area here again and big storage space in terms of wardrobes yeah storage spaces in the base over here yeah for books and light is also interesting can we turn it on like the other one absolutely oh that's the main switch Yeah I love the details they're so intentional like the furniture the selection of the pieces it's just so so so beautiful you can notice in this room that it has a more manly feel in terms of colors and the shapes it's my boys yeah and metallic also on the side tables yeah but there's a lot of storage spaces on yeah even men have a lot of clothes in case then here we come to the third bedroom but also that you have some storage space yeah this should be for Lena now fall off the bedroom because this doesn't belong to us so maybe sheets bed sheets yes exactly [Music] because this is part of the common area so from here we have the so-called princess bedroom this would be for the eldest daughter oh it starts with the vanity here okay you have a lot of storage space here she gets to have the biggest shower also yeah so she has a sitting here is so beautiful it's so intentional the pink here Pinky and the shades of the nude in here and then you seeing the texture the texture is wow everything is so unique but then they come together oh this is so pretty I think you can tell a lot of people yeah you can even the wallpaper behind has the gold gold finish es a little bit side tables yeah but it's so simple but it's so beautiful simple and Majestic at the same time yeah but she has access to Whatsapp do you like I think she's got the widest Windows as well she does yeah she does out of the bedroom she has the biggest windows and she gets to see one section of the garden again here okay yeah this is nice she'll only be outdone by the king and queen over there okay I can't wait to see it let's see her bathroom okay so bathroom is bigger than anybody else's she has the biggest shower then the biggest feature of all also yeah yeah okay oh it's another TV room so this would be the third TV space the actual this is the third TV space now so it's like a home office but then also a game area and the Dover looks the sitting area [Music] this is really nice yeah yeah you can see all the way to the Garden yeah and you get the warmth the warmth is really nice yeah and it looks very nice when it rains as well yeah this is so beautiful hmm what was the sound insulation like in terms of if somebody's down there you're talking across is it easy to hear no it's not because of the glazing here it's a double wasteless but it's wrap around okay no it is actually so four plus four yeah let's double glaze yeah again we have a small marble hole here to continue the design from downstairs the speakers your lights and then again the slots as well slots and then the flow [Music] so this is the master bedroom here occupies the whole wing of the Villa upstairs yeah so here we have a walk through wardrobe yeah wow that's a lot of storage space there's a lot of stories so my stories so this is like his and his yes exactly where they can put their cufflinks [Music] bow ties okay and the whole range of things for madame yeah it lights up as you open it also that's cool which is another detail here yeah yeah and then we have a unique feature here so we have a wall hanging mirror exactly so cool yeah oh my gosh the bathroom we have a sliding door here we have storage space for pillows and other materials here a freestanding bathtub okay yeah here we've gone for more classic feel yeah you have your Spanish tiles here he's in house again book Matched on this side it is you have a huge mirror on this side then here we have a lot of funny detail s look at the light here in front of myself again the feature wall here and the slots out to be here it creates an illusion of privacy okay you've got like a skylight situation exactly there's a sky right here then on this side you have the sleeping area [Music] so this is the master bed with the cladding on the walls again to add distinction here and we have our vertical elements these are dark these are black but they match the divisions you have in the exact point over here and the wall cladding yeah so this overlooks the Garden on two sides and then we have a bonus feature in the master bedroom also let me show you [Music] ah we have a huge balcon here also oh my God this is beautiful so this balcony overlooks the Garden on two sides can we see your best car slots over here as well okay so you could have I don't know they could set it up for lounging us at night exactly another sitting area with some plants as the neighbors well done okay you can see they have those garden chairs yeah yeah exactly and then okay so that's which area is that which area is beneath this is the parking that's the parking area yes okay oh they put Plants around it as well yes this is beautiful and it's so green like even though there's so much concrete you didn't take away the elements of the greenery yeah because yeah because The Greener is wrapping All Around The Villa and we have different pockets of greenery also both inside and outside the village in Ghana they would have just put concrete everywhere all this wouldn't be there as we try to avoid concrete as much as possible yeah so so beautiful even if you look at the air in general it's a very leafy green and verdant yeah I think that's my favorite thing about Kenya so far you have so much Greenery beautiful okay so that's you sound hidden very nicely yeah behind your head just barely barely busy so that's for the next unit yeah okay so what's the one for this one over there that's so cool I've never seen it you know sorry I'm seeing it for the first time today really yeah okay and we built the Superman that's a girl is really well concealed look at the Garden of the other villains we've done some customizations people are already living there fore they've added their own touch to the Garden again we have our massive Glass Walls here [Music] so if you wanted to have natural ventilation right would you you don't have nothing in you don't do a lot of knitting like in Kenya I've seen it's not very common so yeah you just open it if you wanted the natural ventilation mosquitoes mosquitoes are not that much here yeah okay that's cool [Music] so as you can see the master bedroom is massive in terms of size so I think we can also take a peek at the roof okay you want to see it yeah definitely yeah foreign [Music] you can have rooftop parties yes it's actually ideal for entertaining and you have a very nice view yeah of Lovington we're in the middle of a forest in the middle of town okay in the center of town yeah so those are your solar panels or solar water heating yes okay poly tank is over here yes as this is the top of the atrium this is the skyline yes exactly and you have vents for ventilation yes cool so you could just go here to the okay other area so tucked away here we have the clothes hanging area yeah for one point in 1.7 million what was your offline sale price 1.5 million USD 1.5 yes and you've got lights yes all around the Rooftop beautiful really nice so we can just go in and tell me a bit about the community the area and all of that because it's really interesting this is such a massive basically a seven bed that's just huge with all these features for this price point yeah actually the Villas are quite massive it's a very upscale area which is uh very green thank you which is very green but it's in the center of town which is where the price point is so amazing to me because so this is basically like prime prime area in Ghana that would be comparable to maybe cantonments airport residential and prices there this is one of the top three areas in Nairobi what are your top three areas you could say this part of lavington you have brunda where the UN offices are located okay and you have Karen yeah Karen is a suburb which has big plots with big mansions the size they are bigger but it's a bit out of town here we're in the center of town what are the land values in this area like in your comparable properties what are the prices in this area like so fun acre of land here you would have to pay around 250 million Shillings okay which is about which is about 2 million USD okay for a plot of land for plot of land there okay but this workplus of land as this property says this project sits on 1.1 Acres ah okay so shared between four years quarter of a plus for each exactly okay yeah it's quite attractive you get off a lot of value when you buy it doesn't come it doesn't come with the Finish Line this unit is on the market with the furniture so each of them was sold with financial within two of them our interior design company gives the option of Furnishings as well as an add-on okay does it increase the price from 1.7 no no 1.7 was inclusive of the furniture without it it would come back to 1.5 so for 1.5 basically Off plan how much would that have cost 1.3 no no 1.5 yes yes because they're only four there wasn't much of a difference between of planning and all of them was sold Off plan also okay okay that's why we don't have that difference yeah that's super super interesting what amenities location of your rights in the center yeah of town so this is close to CBD in any way I understand that just went close actually 15 minutes by Cuts very close to hierarchy way to the new uh road yeah it's nestled in between kilimani which is quite commercial and Westlands on the other side so we have a lot of stakeholders during design and the design process takes quite a bit of time how long it's four to five months for just the design for the design yeah for the concept for the designing and yeah coming up with all of those fine details that we just have seen the build itself takes a year okay yeah but we have a very strong team of designers with the Architects interior designers we have our service Engineers Structural Engineers electrical he said you worked on the electrical yeah actually I'm an electrical engineer by trade as I mentioned before so I did the electrical designs myself for this for this well last year so we put a lot of thought into the lighting yeah and I I mean if you have noticed we have a lot of indirect lighting where you see the light but not the lights right yeah yeah that's it yeah so we like the base ones exactly yeah it's more to bring out the design features in the Villa instead of drawing attention to the lights themselves because if you've noticed in the sitting area we have not put in a big chandelier because we didn't want the lights to be the scent of attention attention themselves yeah we wanted to accentuate the spaces we have and the different features here as well yeah the Black Gold Everything ties together so nicely exactly the nicely ball yeah so so beautiful and as you mentioned before it all flows nicely exactly even though there's so many different moments like you put it they all come together so nicely exactly like I've never seen so much attention paid to detail in like a developers project yes so we continuously try to push the boundaries basically and I I think I can say that we are one of the leaders in this market in terms of the product that we deliver we focus more on the product that we deliver the designs we deliver the quality the workmanship and we deliver projects on time also okay which is also a distinctive feature that sets us apart from our competition yeah okay so thank you John thank you for walking unique space thank you so much it was a [Music] okay okay so tell me a little bit about what you do and then what you did on this project yes so basically we help Architects and interior designers merge their Concepts okay so it traditionally we're visualized as 3D rendering and we create content for projects to go into the market and a lot of the times with such projects you have to create very high-end content and we come in pretty early in the process where we work with the interior designers to help conceptualize it further we work with Architects to kind of bring the details together have them select finishes and use what the right digital the right materials and all okay and we bring all of that together to launch the project into Market okay especially for Off plan everything that we see before the project is actually built comes from you yes so everything that goes in the brochures everything that goes on the website so you develop yes okay Billboards TV ads videos like for you working on this project tell us a bit about that experience it was a unique experience for us because it's not a very common where you find such high-end Villas in the local market and it's also a bit exciting where we get to experiment a lot with how to take the creative shots because the Villa has a lot to play with yeah you don't get internal Gardens in every project you don't get like double volume spaces also as artists it's nice to work on such crazy projects because it also elevates our portfolios as well this makes yes a lot of people are always surprised that this project is in Nairobi when they look at it so that's a lot of credit to the interior designers and The Architects yes yeah so you work with International clients as well I presume yes we do so since a lot of what we do is digital yeah we are able to work with clients abroad we've worked on projects in Addis Ababa we've worked on projects in Dar es Salaam we've recently just completed a five-star hotel in South Sudan so we're able to work with Architects abroad developers abroad and lately with uh you know online meetings we are able to do comprehensive meeting with developers and and do weekly meetings and follow-ups and kind of tackle their projects from here so okay yeah and occasionally there's a side visit to go check it out if necessary yes okay and in addition to that there's also like creative Direction you know how do you make the project more appealing in the market uh right you have to keep in mind it's for sales so you have to make it competitive you have to make it uh Unforgettable for everyone it was about
