so on the last video we took a look at the top 10 large metros in the U.S that were losing population many of you guys shared your thoughts on why some of these places were declining as well as which ones may or may not reverse those Trends by the official 20 30 census and some in the comments felt a bit hurt by some of those numbers well on this video we're going to take a look at the other side of the Spectrum which 10 metros are growing the most as with the other video These numbers cover metropolitan areas not City Limits and are based off the official 2020 U.S census compared with the 2022 census estimates again I'm limiting the cutoff for consideration to 1 million so to qualify the Metro must have had at least 1 million people as of the 2020 census making Fresno California the cutoff as with the previous video These numbers are from the U.S Census Bureau links will be in the description so if you take issue with them feel free to examine the data for yourself and reach out to that organization if you feel they got it wrong so let's get into it again we will kick things off with an honorable mention that would be number 11 and that is Nashville Tennessee in 2020 the national Metro came in at 1.989 million people and has increased to 2.046 million as of 2022 go to for a percentage gain of 2.88 percent and a numerical gain of 57 309. all right now on to the official list coming in at number 10 is a popular spot in Texas and that is the Houston Metro area and 2020 Houston had a population of 7.122 million residents and added 217 878 bringing it to 7.340 million for a gain of 3.06 percent Houston is America's fifth largest metro and the second largest in Texas known for Big Oil big highways and its large number of Fortune 500 headquarters second only to New York some of the reasons people are moving to the Houston area the low cost of living robust job market warm weather and no state income tax in Texas some popular suburbs growing rapidly in the Houston area include the woodlands Katy and Sugarland a unique thing about Houston is that the city itself actually had a slight decline during this period which was in line with the city population declined of many other large cities during the pandemic years it remains to be seen whether this is something long-term that will last until the official 2030 census oh whether it was just the same blip that other cities experienced either way the Metro as a whole is booming and not slowing down at all at number nine we head over to Florida where we have the Orlando metro area Orlando clocked in with 2.673 million residents in 2020 and added 90 806 people to come in with 2.764 million in 2022. a gaining of 3.4 percent Orlando is known for his warm weather and its large tourism and entertainment presence why are people headed to the Orlando area lower cost of living warm weather and Florida like Texas also does not Levy a state income tax on its citizens fast-growing spots in the Orlando area include Kissimmee Winter Garden and Apopka Orlando offers significant Outdoors recreational opportunities with this year-round warm weather and large number of lakes and palm trees it also has a large amount of entertainment attractions with the Disney parks and the popular International Drive strip which some have deemed the Las Vegas Strip of the East I don't know about that one things don't appear to be slowing down in Orlando as I saw plenty of construction the last time I was in the area number eight is the desert Metropolis of Phoenix Arizona Phoenix have 4.845 million people in 2020 and added 169 846 to break the 5 million Mark at 5.015 million in 2022 good for a gain of 3.5 percent Phoenix is Right smack dab in the middle of the desert and is known as the Valley of the Sun when you hear people talking about the rapid growth of the Southwest they're mostly talking about the Phoenix area Phoenix is estimated to have overtaken Boston in 2022 to answer the top 10 largest U.S metros people are moving to Phoenix for its warm year-round weather is job market and its lower cost of living relative to neighboring California the Phoenix area is attracting both retirees and young professionals alike with many Millennials opting for the city itself and the retirees or those with families preferring one of its many suburbs out of the other cities on the list Phoenix is in a unique situation it has a water problem Phoenix lies in one of the driest parts of the country and has very little access to water between Arizona and California the Colorado River can barely fuel the rapidly growing population in an area that was never meant for so many people to inhabit in fact Arizona governor Kathy Hobbs has recently done the unthinkable and began limiting new construction of homes that rely on groundwater in the Phoenix area due to these water concerns Maricopa County the core County of the Metro containing Phoenix uses 2.2 billion gallons of water per day more than twice as much as the larger New York City some food for adult some tough decisions might be ahead for this area and it's the one place on the list that seems in position to experience a major slowdown in growth headed into the 2030 census number seven is a place that I'm quite familiar with Charlotte North Carolina the Charlotte area had 2.660 million people in 2020 and added 95 740 residents bringing it to 2.756 million in 2022 giving it a gain of 3.6 percent Charlotte is known for its large Banking and finance industry second only to New York it's shiny and new looking Uptown and Southend urban districts and Bojangles it is the only Metro to make the list that spans two states both North and South Carolina which puts it in a central position for both Carolinas popular suburbs include Huntersville Fort Mill and Mooresville people are moving to the Charlotte Metro for its lower cost of living warmer weather and favorable job market in terms of weather Charlotte has the benefit of not being as cold as the Northeast in the winter but not quite as hot as Florida or Texas in the summer when I was working in the Charlotte area we would design new subdivisions townhomes and apartment complexes and many of them will be sold before they were even built just based off the renderings and photos alone people from other states were ready to snap up these new homes Charlotte Area leaders are very aggressive when it comes to attracting growth and would do almost anything it takes to keep it rolling much to the dismay of some long-time residents who complain of much of this growth coming at the expense of the local culture if you grew up in Charlotte then this place might be unrecognizable to you in a couple decades so with the abundance of cheap land the favorable business climate and the leadership in place the Charlotte Metro will likely continue this growth into the 2030 census number six on this list is Florida's second largest metro Tampa the Tampa Bay Area had 3.175 million people as of 2020 and added 115 455 people to bring it to a total of 3.29 million in 2022 slightly edging out Charlotte with a gain of 3.64 percent Tampa along with St Petersburg and Clearwater formed the core cities of this Metro why are people moving to Tampa weather is one reason like most of Florida Tampa has mild to warm Winters the cost of living is lower than the Miami area and of course no Florida state income tax popular Tampa suburbs include Brandon and Palm Harbor now many folks in the previous video believed that weather-related events and politics Will slow the growth of places like Tampa however we just haven't seen any evidence of this as of yet as people continue flocking to the state hurricanes are nothing new down there if I recall one of the popular sports teams literally caused themselves to hurricanes but we shall see personally I predict continued growth at least until the 2030 census 2040 might be a different story number five is another Texas metro area it's third largest and that is San Antonio here in 2020 San Antonio had 2.558 million people and added 97 199 for a total of 2.655 million in 2022. this was a gain of 3.8 percent people are moving to the San Antonio area for similar reasons as other Texas metros the affordable cost of living no state tax and the Abundant job opportunities interesting note about San Antonio is that it is the largest majority Hispanic Metro in the country San Antonio also has the least amount of large suburbs of all major Texas metros as the city itself holds a large amount of the land in the Metro San Antonio boasts the best flowing traffic of the Texas big four and is in position to handle significantly more growth though I-35 between it and Austin could be a problem in the near future if Texas doesn't do something about that one soon don't expect to see any slowdown in the San Antonio metro in 2030. number four is the largest metro on the list and the fourth largest in the country and that is the wildly popular Dallas Fort Worth area Dallas has 7.637 million in 2020 and had the largest numerical gain on the list at 306 298 people bringing it to 7.943 million in 2022 a gain of 4.01 looks like it's closing in on that 8 million Mark soon if it's not already there watch out Chicago Dallas has a very robust job market low cost of living and benefits from the lack of the Texas state income tax in case you guys aren't noticing a trend yet jobs and by extension economic reasons that include the cost of living appear to be the main driver where Americans are deciding to live as far as suburbs go the Dallas Fort Worth area might have more than any other Metro on the list most of the growth is in the northern suburbs where Americans can find cheaper single-family homes places like Frisco McKinney prosper and Melissa are posting staggering growth rates and don't appear to be strong anytime soon don't be surprised if this growth reaches out as far as van alstein in the future or maybe Dallas Fort Worth will eventually touch the Oklahoma state line number three is yet another Florida Metro the smallest of this big four and that is Jacksonville Jacksonville have 1.605 million in 2020 and added 69 820 people which brought it to 1.675 million a gain of 4.35 percent Jacksonville is growing for similar reasons to the other Florida metros great weather cost of living and no state income tax a unique thing about Jacksonville is that it has Consolidated with the surrounding County of Duvall to capture most of the growth within its city limits keeping the tax base for infrastructure and services high as the city and Metro grow though the Lion's Share of the growth has taken place and they reached Saint John's County and the unincorporated community of St John's the Jacksonville Metro also contains several nearby Beach communities including Jacksonville Beach Neptune Beach and the beaches on Amelia Island Jacksonville has the mildest weather of the four major Florida metros and can sometimes experience actual winter temperatures with the abundance of open land in the area don't be surprised if this area continues to grow as Americans come down here in search of their Suburban dream home number two on the list is North Carolina's second Metro and that is the capital region of Raleigh the Raleigh area had 1.413 million people in 2020 and added 70 356 residents by 2022 bringing it to a total of 1.484 million a gain of 4.98 now the folks here in North Carolina will tell you that they're being shortchanged by the Census Bureau and that the Durham Chapel Hillside of the Metro was split from them unfairly but unfortunately the official metro area is now Raleigh Kerry and the greater triangle area with Durham and Chapel Hill is now part of the CSA but not a part of the MSA Raleigh and the overall triangle area is known for its three major universities and the Research Triangle part that they fuel with many highly educated and skilled workers in the booming tech industry has developed in this area its most well-known suburb of Kerry is wildly popular with people from New York and New Jersey relocating to the area other popular suburbs include Apex and Morrisville with the trifecta of a highly educated Workforce and abundance of cheap land and a booming job market the Raleigh carry Metro is not slowing down anytime soon we might even see new counties during the Metro after the 2030 census now number one on the list should be of no surprise to most people there's only one booming place you've heard about in the media that hasn't been mentioned yet and that is Austin Texas Texas has pretty much dominated the list with all four of its top metros taking spots here the Austin area had a 2020 population of 2.283 million and added 137 744 people to bring it to a total of 2.421 million in 2022. Austin had a staggering growth rate of 6.03 percent more than a full percentage Point higher than Second Place Raleigh there are several reasons people are moving to Austin the primary reasons are likely is very strong job market and relatively low cost of living Austin has attracted major Tech employers from Silicon Valley and the high-paying jobs that come with them newcomers to the area have also praised Austin for having an abundance of outdoor activities and a strong sense of community I personally can attest to Austin having a lot more activity on the ground in this downtown area than the much larger Dallas and Houston metros some fleeing from California have also cited the political climate of Austin as a reason for their departure if you're a young professional then Austin have the nightlife and entertainment scene that you likely prefer and overall is more walkable and bike friendly than its larger Texas zip then in this fast growing suburbs like Cedar Park Leander and Round Rock there are tons of homes going up and being sold as quickly as they can be built Austin's staggering growth rate and former anti-infrastructure improvements mentality has left it with the worst traffic and mobility in all of Texas so be aware of this should you choose to relocate to the area I-35 relief is quite a few years off and with U.S manufacturing shifting from China to Mexico there are only going to be more trucks traversing area however with all this construction I saw in Austin I think it's safe to say that it is not slowing down anytime soon the suburbs are booming the core city is booming and at this rate we might be looking at a San Antonio Austin Metroplex in the near future and alright guys there you have it the fastest growing large metros in the U.S based on the list it looks like the factors driving most of the growth are economic more jobs more well-paying jobs and lower cost of living with the exception being Florida when it comes to the well-paying jobs part and to elicit agree the warmer weather open due to the widespread availability of cheap land I don't see many of these places slowing down anytime soon the exception to that being Phoenix with this water issues another thing you should notice that in pretty much all of these Metro areas you will have to drive to get around unless you choose to live in one of the core neighborhoods or near one of the transit lines so if you're thinking of heading to these areas for a more walkable Transit friendly places then be prepared even if places like Charlotte acquired the funding to build out their Transit plans it's going to be a good 15 to 20 years to get it all done by which point you'll likely have a family and want to live in a suburb anyway also I've heard many complain that Florida's cost of living is rising rapidly but for that I'd question who's actually moving to Florida I have my doubts that it's mostly unskilled or low paid workers but rather higher income higher wealth Americans who aren't very sensitive to Florida's cost of living and still find it cheaper than where they came from or those from higher tax areas who are now able to work remotely the cost of living issue might be impacting existing residents more so than these newly relocated ones but then again the higher cost of living Miami area which includes Fort Lauderdale and West Palm Beach did not make the list and had a very flat growth rate of 0.05 during this period so maybe the cost of living increases could spread to some other Florida metros in the near future we'll have to see but let me know what you guys think do you think any of these places will slow down by the 2030 census and start trending more flat in growth or do you think there's a strong chance that they're all going to keep growing rapidly up to that point for any of the places on this list are surprised to you are you one of the many Americans who have moved to them if so how do you like it compared to where you move from will you stay or are you considering moving back let me know in the comments thanks for watching see you on the next one
