so on today's video we're going to running through the 26.9 [Music] checks that you need to be doing on your landlord check absolute minimum boiler only on this one now this is my mate's house he asked for me to do this on YouTube but I'm actually here to do a routine service so there'll be bits that I'll be doing on this that I won't get footage of but I thought we start with the 26.9 first so your first thing You' be doing is asking the client any known issues with the boiler is the hot water working fine is the heating working fine Etc now because it's not in I'm going to have to do that for myself so I flick the heating on for between 5 and 10 minutes and just mly to the boiler State making sure it's working correctly check a couple of radias Etc and obviously give the hot water tap a run checking the temperature possibly the flow rate now not so much on this Appliance with it being room sealed but other applian such as gas fire cookers non room sealed boilers You' be looking for checking it's got adequate a supply obviously with it being room sealed it draws the a from outside in we know that it's got adequate Air Supply and also be looking at checking the clearances around the appliance more so on your gas Hobs that with kitchen units above refer to manufacturers instructions for that one but I'm going to do 26.9 checks on this as a video for instance cleaning out the filter checking the expansion vessel pressure cleaning up the electrodes the heat exchanger Etc condensate trap that'll be part of a service we don't have to do that on this video that I'm showing you now a quick visual with the case on I'll check the pre system pressure that's all right that one's topping up a little tiny bit and then I will fire the hot water tap up and isolate the gas to check the fs FSD is working correctly wa for that you can check go outside and check the flu sealed now this isn't sealed on the inside it's only sealed with the collar but I installed this and I know it's cemented up on the outside unless someone's come out up a ladder and she's L the cement out it's definitely still sealed you also want to be checking the flu's screwed up not all boilers require that and if it was a go flu check the whole length of it making sure it's adequately clipped and screwed up and just fitted correctly we' gone to lock out you have to manually reset that open up your gas first and give the handle a little spray with some ldf because obviously you've used it could have caused a leak that's reset now now I've got the cover off just going to inspect inside checking for any leaks any signs of distress Etc the next stage you'll be doing is checking the burner picture now you can't do that on a lot of the modern boilers because there's no Side Glass Etc and with this being a condensing one I'll now be plugging my analyzer in and checking minimum maximum rate and setting it in accordance with manufactured instructions little bit noisier now though that's a minimum put that over to maximum we actually checking and adjusting the settings go to the gas meter and check the gas rate of the appliance I use a gas rate calculator for that don't ask me the actual figures there is a paper long form you can do but I've used a gas calculator for years without looking at the books I can't remember I Su it off top of my head I've got this around my neck a lot of people on the last video asked me what it is it's a neck light say using the head torch it's a unil light NL 350r they're approximately 50 Quid sometimes they do them on office they are they are a decent bit of Kit I use mine all the time USB SE charging Point yeah for those that are asking I just got it direct from the UN proo don't forget to eat the sampling cap on the floor first and then put it in before putting the cover on because the front cover of this is access part of the room SE sealed Appliance this is a seal I'm going to be checking the condition of that sometimes the boiler it's front cover is just a decorative one and the internal one like on a duotech the silver one which covers 3/4 of the boiler that is the part of the room sealed Appliance that's where the air and everything combustion chamber everything is all inside there butas this it is the actual front cover so now the front cover skewed back on we're going to be putting your probe in the air side of the flu the air sampl Point going to be looking for 20.6 on the O2 side this one's showing 20.7 meaning the flu Integrity is correct also you want to be checking the position of the flu making sure it's with in tolerances and clearances of things and if it's below 2 m it wants to have a flu terminal on knock this back out of service mode now just by altering the hot water set temperature down and all that I'm just going to visually inspect the gas pip where where I can see checking sure it's clipped not not too close to any cables or sockets things like that this is contradictory because you don't this should set back a debate in the comments because on a 26.9 check you don't actually have to do a gas tightness test on the property but I'm going to do one on this one do you do it or do you not let me know in the comments so when you're at your gas meter just about to do your tightness test again you want to be looking for certain things like as it on and off labeled up correctly so if the customer needed to use this they'd know which way to turn the valve looking for f bonding sealed through the wall Governor's got its locking locking key on whatever you want to call that it's adequately secured the emergency contact numbers on the there and just overall condition of the meter and meter box itself approximately 10 m bar this is going to be the let by test for 60 seconds this is just checking whether this valve is passing or not if it starts to rise obviously it means that this valve is passing you do have a permissible drop though anyone know what the permissible drop is drop it down in the comments it's also permissible movement not permissible drop that's the next stage next stage of the test is stabilization approximately 20 M Bar it's going to be done over a minute it's just allowing the gas you've just pumped into the system to stabilize before doing the actual tightness test that's completed Ure it's still around the 20 Mark Press Start on tightness test is will run for 2 minutes depending on the meter you've got and the drop if it does have a drop will determine what course of action you have to take next that's that all passed I'm going to disconnect the monometer P back in or test point back on we're going to ldf this handle and that meet to nipple just check in has no leaks on what you couldn't test at the end obviously if there was a drop you'd then refer to your gas handbook to see what drops you're allowed on what type of systems and what type of meters isn't stage it's real on the job footage if there's anything else extra you include in one of these checks and drop it down in the comments finally now I've just done your gas tightness test come back in the property and check at least the hot water or the heating is coming back on and working because you've had the gas isolated if someone's operated a demand whil you've been out there the Boer could have gone to lock out if you found any issues make
