Toll Brothers Design Studio in Las Vegas, Nevada. Materials

hey what's up everyone this is Alan in Las Vegas and Henderson realtor of Simply Vegas today we'll be checking out to Brothers Design Studio I have many clients that are currently building new homes with toe brothers and they always ask me about the design studio this video will be an inside look for you located near the Southwest area of the Las Vegas Valley the major crossroads are 215 Beltway and West Patrick Lane before we get started please consider taking a moment to hit that like button subscribe button and Bell notification button thank you so much in the design studio you see a Showcase of many different materials used a question I get commonly asked is when does the design C take place the design C is scheduled for approximately 45 to 60 days from a ratified contract your first design studio will be scheduled as a zoom call and the second design studio is in person another question I get commonly asks is what designs are selected during the design studio you will select high voltage and low voltage electrical options and this will be prior to design studio however during the design studio you'll select your flooring cabinets cabinet hardware countertops baseboards appliances backsplash stairwells doors and Door Hardware window coverings kitchen faucets bathroom faucets bathtubs bathroom surrounds bathroom enclosures bathroom sinks bathroom vanity interior paint color and many more the material sections here are separated and you'll be assigned to a designer to help you with the process most of my clients prefer me to accompany them during the design studio process while a few others prefer to go by themselves for the tiles there are seven different levels levels 1 to 7 the higher the level the higher the price in regards the levels a level one is not necessarily a lower quality than a level 7 but the materials used may be more expensive the tole here that we see is very glossy as well as textured this stle is also textured but is more subtle what are the type of tiles that the design studio the most common tiles use are the ceramic and porcelain tiles there's also marble glass and Mosaic tiles the tiles will also vary in sizes this black tile here with speckles is a level three tile you can see it's a person tile by Arizona Tile tiles will also have different sizes you have tiles as small as 2x two 3x3 and 4x4 the small tiles are usually used for Sharp pan tiles there are also larger tiles such as 12 x 12 tiles 24x 24 tiles 12x 24 tiles 8X 72 tiles and more the tiles shown in this wall are just for display they may come in many different sizes or just one size the top row of tiles here are level five six and 7 these will be the highest price tiles but they're not necessarily the best option for your home the toe Brothers designer will be able to give you advice on what to select But ultimately it's up to you what you would like to pick what are a few things consider when choosing a tile I would say the most important thing about choosing a tile is the color the second would be the movement the third would be the Finish or Texture and the last would be the size you will also need to consider where this tile is going will you be using it for your flooring your shower surround your fireplace mantle an accent wall a backsplash there are just so many different factors When selecting your designs this middle row here is levels 2 3 and four and on the very bottom are levels one and two these are your lowest price tiles these are not bad tiles by any means they're just not as expensive to make this to in particular is more of a linen texture not sure if you can see it here's another tile of a linen texture lately I've been seeing these linen texture tiles being used in sh [Music] surrounds you don't necessarily need to spend a lot on design to make your home look beautiful you just need the right color combinations this towel called a kakata towel is very trendly lately Kata Tils are person tiles that mimics the look of white Italian marble featuring delicate veining and subtle variation these are more kuta tiles usually they're a bit glossy as shown here but they can also have a matte finish this tole is a bit darker I've seen this particular tile be used as flooring in a [Music] bathroom this is a pretty cool tile lots of Ripple and movement it's a bit wavy this one can be used as a backsplash or sh suround definitely not for floors though this one's actually really nice too I have four different clients that have used this as a show surround here's that wavy tow again but in a matte black this can be really nice if used properly only the designer will be able to tell you what the prices are they will need to base it off if the Towes are special order and they also need to calculate the square footage plus the labor these towels up here are pretty busy as far as veining some of these Tils can be very plain as well but that's not a bad thing this one has more of a stone look this one is very glossy and evidently so it's called marble [Music] Obsession here's a Cota tile has a bit of gold and brown in the veining heading over to this section let's go in this office they showing example of wall conses and up above the bin speakers on this wall they put a l linen padding but I don't believe this is the [Music] option quick set is what they use for the front door and here are a few electrical options on this wall we have cat six Outlets cable Outlets motion sensors security cameras alarm systems and [Music] thermostats there's also doorbell security cameras such as ring and Sky Bell if you prefer you can get pre-wired work for security cameras and not the security cameras themselves in this section will be stair rails if you have a two-story home or higher the options are cable stair rails which is shown here below you have glass stair rails and in the back we have the Craftman rails which are called Mission rails popular vertical tube rails popular horizontal tube rails spindal rails and iron rails [Music] these are the Craftsman rails AKA Mission rails they usually come in white but they can also be stained these are Poplar vertical Tu rails this is the horizontal version for this style you just need to be a bit careful if you have younger kids you can actually climb these as a ladder so please be [Music] mindful these are stereo colors and the handle colors these are the variety of stains they can stain it to most people match these with the flooring colors While others will make it contrast such as a matte black the hexagon Tils that you see here in many different colors are usually used as sharp pan FL tiles however they can be used in different ways as well you can also use these tiles as the kitchen backsplash you can see the different finishes on these tiles a few of these have a glossy finish While others have a matte finish flooring can be quite expensive especially if you planted into flooring for your entire home the standard flooring for most tobs Community is tow flooring in the wet areas this means your laundry room kitchen and bathrooms and usually you'll get carpet everywhere else these are larger hexagon tiles what are the options for shaped of tiles there are hexagon tiles square tiles rectangle tiles Circle and hering Bone those tend to be the most commonly used ones the rectangular Tils that you see here are usually used for a Shar pan and once again it can be used as a kitchen backsplash or even an a show surround an important fact factor that you need to take into consideration is that the smaller the towels are the more grout there is and the more grout there is the more maintenance there is T Brothers will recommend sealing your ground but they do not do it for [Music] you how long is a design C appointment this varies from buyer to buyer usually these last around 3 to 4 hours but some could be even as long as 5 hours or more this example of Chevron tiles there are different colors from black to tan to beige and even White these Shevon tiles are larger and thicker than the ones above I don't see these being used very often I have seen these tiles being used before but I'm not a fan of these tiles I have seen these being used as a accent wall or a fireplace around they're very uneven and it's hard to mount things on top of them this section are woodlike tile flooring there are tiles but they look like wood tile flooring is the most durable flooring that you can install but you will need to deal with the grout these floors have different Grain Lines as well as knots they don't have much variation and they will look fairly the [Music] same I'm personally not a huge fan of Darker floors this is because they absorb light and make your entire home look darker that's not to say that darker floors do not work this said I personally like homes you also need to pick the right color to match your furniture this one might be a bit too much [Music] yellow if you enjoyed the video so far please hit that like button there are also additional tiles in these cabinets this one has a lot of grains and I'm more r itic look the next section are carpets if you prefer you can just go with the standard carpets and remove them at a later time the carpet that comes included with your home is the cheapest carpet possible let me see if I can find an example for [Music] you here we go these are the standard carpets in different colors most spitters will usually give you three different colors you pick from what are things to consider when choosing a carpet the color the fiber and the patterns as you can see what the included carpets they're not very thick at all and they definitely are not plush you'll also be able to upgrade to a thicker padding under your carpets carpets will also have different levels As you move further to the right these carpets will tend to be more and more expensive the best way to see how comfortable these are is put on the the floor and step on it obviously without your shoes of course these ones have a bit of pattern there's such array of different colors they can choose from as you can see these are getting thicker these are pretty soft next section are hardwood floors and this is a small section of large hexagon tile floors these are very large tiles you will also have option of luxury vinyl plank which looks like hardwood floors luxury vinyl plank floors will be more durable than hardwood floors but they do not feel the same they'll have more of a hollow feeling to them but they'll be much more waterproof and scratch resistant with real hardwood floors you have more knots as well as grains and variations hardwood floors are not very durable so please be careful a thing to consider is that if you're using hardwood floors for a vacation home and you're not here for the entire year during the summer it can be very hot and if you choose to turn off your AC to save on electric Bells your force can become warped this is from the excessive heat and that's certainly not something you want to come home [Music] to personally I'm a fan of Heartwood floors but I do not think I can maintain them well especially with kids this hardwood flooring is very light in color it has a bit of gray and blues as well these hardwood flors are a little bit more Tan in color you can see the different grains and different variations where the knots are here's a darker flooring this could work but it's a bit dark for my taste [Music] I won't go through all these shelves but these are marble tiles these look great but you'll need to maintain them you'll need to seal these Tils at least once a year I like the different p patterns and shapes that they offer you your options are pretty Limitless but don't go too wild on your [Music] design these are very unique but I haven't seen this Ed yet in a model home there's a bit of colors love Grays and Browns in these towels W look at this [Music] one there are just so many different possibilities the next section are kitchen appliances to Brothers offers three different appliances the include appliances at most of the lower price communities are warpool appliances the next level up will be KitchenAid appliances then jire and followed by wolf appliances on this wall we have a pot filler and up above we have a 48 in professional hood on this wall with' both Jer double ovens these have the statement handles this means that they have very thick handles this is a built-in Jer microwave of a stainless steel trim and in this kitchen we have flat panel cabinets also called slab cabinets they have three pendant lights here but they do not offer pendant lights in the design studio there are a few different thickness for your countertops 3/8 in user for the bathrooms you have 3 and 1/4 in 1 and 1/4 in as well as 2 and 1/4 in this is a gener dishwasher there are different finishes for your kitchen fixtures as well as bathroom fixtures Chrome Hardware is usually what comes included followed by brush nickel satin nickel if you want a stainless steel map black gold or Champagne Bronze finish those are always an upgrade this is a gen air cook top I love the gold [Music] plating and this is a six gas burner up above is Jer professional Hood you can see the logo here these are upward opening kitchen cabinets these are an upgrade the glass on these will usually come frosted they will also have soft Clos hinges most people offer these pull tabs when they use flat panel cabinets they go along very well together and gives you that very clean modern look these below are called pots and pan drawers usually these are located by the cooktop or range this a gener air refrigerator you can see the statement handles again staple drawers are what usually comes included with your home but you will have the option to upgrade to Dov to drawers and soft Clos hinges usually if you pick a high enough level cabinet such as level five or above soft close hinges will come included as well as dovt drawers these are called pullout shelves these are quite nice and I recommend to at least install a couple of these These are gr colors you're allowed to pick any color you wish there are also schutter colors as well the schutter is what usually covers the side of your tiles this this is usually used for kitchen backsplash or a sh surround for the grout colors some people like to match the grout colors with the tile color While others want the grout color to pop for example if you pick a dark tile for your shower suround you might use a lighter groud color to make it pop here's an example on the right hand side other design options are floting cabinets under cabinet LED lights and a full hyp backsplash these tiles in this wall are more of Mosaic tiles especially the ones in the bottom I often see these Tils being used in laundry rooms they're very playful and they're something different I've seen this particular tile being used as a sh floor tile I've also seen it being used as a shower surround this one looks like fish gills on a shower surround it looks really good I've seen it in one of the models here's another kitchen for display purposes they have different cabinet hardware being shown these are not dtail drawers but rather staple drawers in this kitchen they have also upgraded to pots and band drawers on both sides of the cooktop you can see two tone cabinets here white on the kitchen island and brown on the perimeter they also put a pots and pan drawers by this dishwasher which is a KitchenAid brand for kitchen sinks there are a few different options you have stainless steel cast iron and Blanco that comes in white beige or black there are also different styles you have single Basin double basin Farmhouse as well as apron front sinks the sink shown in this model home is a double basin Blanco beige sink this is what they call a spice drawer you can also adjust the level for the height of the spice drawer and this drawer is for cooking pans or can use it to store cutting [Music] boards there are different type of crownings you can install as well I personally prefer a flat Crown Edge as it tend to be more modern in this kitchen they're showcasing KitchenAid appliances we have a KitchenAid canopy hood and below is a KitchenAid five gas burner cooktop this is the towel that we saw earlier being used as a kitchen backsplash this is an hering bone pattern also called cheron pattern they also did a full height kitchen backsplash this type of backsplash can be rather quite expensive this door is for your pantry and they're showcasing a different door knob in this kitchen they're also showcasing upper stack cabinets these do not need to have a clear glass but if you want clear glass it must be applied to all the upper stack cabinets this a kitchena bon [Music] oven and a KitchenAid built-in microwave with a stainless steel [Music] trim this is a KitchenAid refrigerator and this design they're giving you different examples of flooring there's tile in the center here's a matte tile in this kitchen that looks to be a 24x 24 and in that section we have hardwood floors the next section here is cabinets and countertops there's different types of cabinets on the upper row we have the more expensive cabinets which are slab cabinets or flat panel cabinets and there is also Shaker cabinets as [Music] well the type of finishes on these cabinets are either painted stained or vinyl wrapped Shaker cabinets tend to be painted cabinets there are different overlays as well there's partial overlays and full overlays in this cabinet we have different types of quartz the white sand that you see here is quite common for many Builders KB Holm as well as toe Brothers uses the white sand quartz for the included quart conops but this varies from Community to community the cool thing is you can actually open up these cabinets to see the interior I've noticed that to Brothers usually uses two different cabinet suppliers Urban effects as well as aristocraft cabinets this one's called a maple [Music] caramel these 2 x two tiles are usually used for the shower pan and these white culture marbles are usually used for the bathrooms these two are granite countertops these tend to be the included granite countertops in the kitchen for certain communities the three different towels and the four different carpets that you see here are usually the included features in many of the to Brothers communities you have two options for conops granite or quartz I would highly recommend quartz conops over Granite quartz conops tend to have a cleaner look and they also are easier to maintain with graned cops you need to seal them they are very porous and will tend to absorb liquids both are very strong Stones qu conops are more man-made and I would argue that they're a bit stronger here's a few slab of quartz countertops this one has a bit of veining and A Touch of Gray this one the Vining is much more subtle and it's a small line that runs across this one also has a very subtle bining the color is a bit gold it's very nice when you can match these cont tops with your faucets if I was to choose this C top I would have gold faucets but I would prefer a Champagne Bronze instead as gold can be trendy but it may not stay that way these here are granite countertops you can see how busy they are there's a lot going on here it's called typhoon Bordeaux and there's a reason for that this Granite C top is called White Knight polished the number two represents the [Music] level this is a beige colored quartz CP called Tani you can see it's a level one as it's quite plain this a darker quartz on the top it's also a level two called slate gray that course is quite versatile and I see it used often this quartz on top is actually textured it's called fantasy ocean which is a level three and has a satin finish these are more tole floors they're available in 12x 24 or hexagon these tiles here I usually see them being used for sh surrounds and sometimes in kitchen for the backsplashes well this is a level seven this is one of the highest level tiles this is also level seven we have more hexagon tiles here both in the Polish as well as a matte finish I've seen these tiles being used as a subway tile this one's a level three by Arizona Tile which is not bad these are di tiles py Holmes usually uses D tiles toe Brothers uses Emer tile as well as Arizona Tile these are more cabinet colors a majority of these cabinets are stained instead of painted when you stain these cabinets you can see the grain texture versus painted cabinets you do not see the grain this cabinet is dark similar to Espresso color and here's a lighter one I forgot to mention earlier C that Midcontinent cabinets are actually the most commonly used by tow Brothers this would be the included cabinet but not in this particular color or stain this is a Navy colored painted [Music] cabinet next we have the cabinet hardware the different type of Hardware you can pick from are knobs handles or poles [Music] these handles and knobs are on these plastic hinges these clip on the cabinets so you can actually see how they look like the walls come in different shapes sizes and finishes on the second level are more brush nickel and S nickel finishes I personally like the more modern handles my black is pretty versatile and I think it works for many different colors but if you do upgrade your kitchen cabinets to map black handles you will need to consider your door hardware as well as you move down these might get a t more expensive these are gold colored handles I few gold handles go good with navy colored cabinets black cabinets and white cabinets these are more of a sa nickel finish on the very bottom drawer we have a few Chrome handles and an oil rub bronze handles this example of Design Elements selected I'm assuming that the stack stone is used for the kitchen backsplash this tile for the shower surround the black hexagon tiles for the shower pan the white quartz for the bathroom countertop and the beige as well that's the carpet color the mosaic tile is probably for the laundry room or secondary bathroom this is probably the surround for the secondary bathroom looks like they're doing a two-tone of white as well as a gal gray they're doing s nickel PS gray cabinets for the kitchen and a quartz cter top for the kitchen island the black is for the stero color they've opted for the standard carpet the next area here is the bathroom section the types of sinks that you have choices from are oval sinks rectangle sinks and vessel sinks with the oval rectangle sinks you have the option of top mount or under Mountain sinks and for vessel sinks they will always sit on top of the counter there are also different types of toilets there are comfort height toilets single piece toilets comfort height toilets and many more they're also showing a variety of different floorings in this [Music] bathroom for this vanity they're showing the option of floating cabinets the floating cabinet option is usually applied to your bathrooms but it is an option there are also different options for vanity mirror as well as wallmounted lights here they're showing the shower enclosures this particular one is a framed shower enclosure there will also have the option for frameless shower enclosures in this tub shower they're using hexagon tiles for the accent wall and they're using a 12x 24 tile in a horizontal pattern for the [Music] perimeter for this display they're showing a flat panel cabinets in white and matte black cabinet hardware this is what they call vessel sink it will sit on top of your Conner and these can be quite decorative they also have a widespread matte black faucet an upgraded vanity mirror and two pendant lights this full height tile backsplash is not something you see every day the next section are freestanding tubs these vary in shapes and sizes the rectangular free sanding tub on the left is more of their standard free sanding tub these usually hover around $10,000 as an upgrade this tub has a textured bottom for slip resistance it also has a handheld [Music] shower this is another VY setup this one has a different type of white cabinets and different cabinet hardware from the previous one these are called cabinet drawer Cup Pools this is another vessel sink by colar and another widespread faucet a different vti mirror with a gold trim and two pendant lights this next section are kitchen faucets if you haven't noticed toe Brothers primarily uses Coler for the plumbing fixtures they have different styles such as spring faucets these are the finishes that they offer this faucet in this one has Chrome brush nickel matte black and gold this another spring faucet this particular kitchen faucet is only available in three different finishes this section is a different bathroom fixture packages up above are the shower heads and right below that are the shower handles get the sh sprout right below followed by the towel bar and then your towel rings and then below that is your toilet paper holder the bottom of the bathroom faucets and these are freestanding bathtub faucets toe brothers does not offer single handle single hole bom faucets they only offer these widespread faucets this is another vany display you have a black undermount oval sink with a matte black widespread faucet this example of a pedestal sink also a full height tile backsplash behind and a pendant light here we have more bathroom faucets there are different finishes for these as well on the right hand side are simplest bathroom fixtures these are usually the included features for many of the to Brothers communities [Music] the next section here are window treatments they have different styles of plantation shutters some of these have handles and some of these don't they also offer 2in Forwood blinds which I like to call dust collectors and this one is a roller shade I would highly recommend purchasing window treatments after you purchase your home you'll definitely get it for a better price here we have another bathroom display with a different VY mirror this is more of a top mount sink it also has a widespread faucet but in an oil rub Bronze finish cabs are more of a rustic look on this vany they have a undermount sink and chrome faucets here we have a shower display this is what they call their Spa shower and they have different enclosures here this enclosure is in a chrome finish these are not a 38 in tempered glass you can also upgrade these enclosures to a matte black brush nickel or gold [Music] this is the brush nickel version of the sh enclosure for the spa showers you will always get a tiled shower floor here's a linear drain to brothers does not offer linear drain for many of their communities you may see it in their upper end communities such as Mesa Ridge or Bell [Music] got oh wow check out this sink I would never recommend this glass sink please not choose this sink this is another show display but this does not have the zero threshold it's also a frame CH enclosure clure versus the last one was a frameless show enclosure this is also a 38in tempered class this concludes my video on
