So you decided to build a house through a  builder and you might be getting overwhelmed   by all the options and upgrades at the  design center! stay tuned and I'm going   to go over new construction upgrades  to avoid so you can save some money! Hey everyone Shane Gordon with eXp Realty  here in Charlotte North Carolina area.   I decided to do this video because I remember  back a long time ago when my wife and I built our   first house and when it came to deciding on what  upgrades to do it was just extremely overwhelming   especially when we get to to the design center. We  were also shocked by all the expensive price tags   of everything. Before I get started please  hit that subscribe button so you can get   more videos like this one in the future  I do videos and post them every Thursday   if you find this video helpful please go ahead  and like the video at the end I'm also including   in the description a link to my free relocation  guide to Charlotte no obligation at all just   wanted to give you information and a way to find  out a little bit more about the town and the city   now to start off one tip to help out buyers in  this design process is to only upgrade things   that are going to be extremely tedious to do  later on for example structural elements if   you have an option to get a better lot which will  help your value your home or if you're interested   in a basement and want to add a basement these  are two major things that I would definitely   suggest you have the builder take care of for you  and negotiate that in your purchase of the home   other items that you might want the builder to  upgrade or maybe electrical components things that   you may need or want for electrical new outlets  outlets in certain locations that sort of thing   maybe you want to upgrade or extend the patio  concrete patio you also may want to upgrade   carpets or wood floor or tile floors these things  I suggest so that you can have a house that's   move-in ready for you you can put your furniture  in you don't have to wait and have those things   done after closing and do it yourself it'll  already be taken care of for you these are   a couple things that help my wife and myself  in that design process so at the end we didn't   actually end up breaking the bank so here's a  couple examples of upgrades you may want to avoid   one being appliances. Appliances some builders  will try to include that into the build or tell   you they're going to one thing you might want  to ask for is a credit back for those appliances   and have them not install it because  what's typically going to happen with a   builder upgrade to for these appliances are  they're going to give you builder grade appliances   they're going to be lower and lower  quality and so they might go bad in   a few years what have you whereas or they may not  be the exact type of plant you might not want so   a good idea is to go to a box store big box store  and there's a number of different ones of course   and if you can get that credit you'll have  money in your pocket that you can get the exact   appliance that you want so you're comfortable  with it you enjoy it a lot better you're not just   settling for it another upgrade that you might  want to avoid is the lighting so you can always   go to a store or go online and get exactly what  you want what's going to fit your personality and   your design and your mind and a lot of times it's  actually going to be cheaper than what you might   find at the design center of the builder. Kitchen  hardware, builders are going to charge you a lot   more for the hardware than say if you were to go  to a store or even online and get it believe it or   not Amazon has a lot of different kitchen hardware  for probably a better price than what they might   charge you. Crown Molding it looks great we did  it in our home but we did it later on this is   one that's much cheaper to do on your own or even  hire a contractor or a handyman in the area to do   it for you window treatments and blinds this is  something that I would do after the closing of   the home and reason for that is you can search  multiple different locations box stores online   the window treatment stores themselves and you're  going to find something that you specifically like   and you don't have to settle for the two or three  choices that the builder has and typically it's   more than likely going to be cheaper for you  painting go ahead and let the builders paint   the home for you with their builder grade paint  later on you can paint the colors that you want   and specialize in every room yourself if you're  like my wife and myself and you're not too much   into painting you just really don't like doing it  then there are a number of painters in the area   local painters that you can get to do the house  for you and it'll still end up probably being   cheaper than having the builder do it.
