what is up and welcome back if this is your first time watching we are your Emerald Coast relocation team what we're going to be doing on this video right here is we're going to be giving a broad rundown of kind of the Pensacola metro area because if you are planning on calling This Place Your Home in 2024 then you kind of want to know where should I go where's kind of my lifestyle here's what I'm looking for and so we're going to kind of dive into a few of those things first let's talk about some top attributes to Pensacola Florida the most obvious one is going to be Pensacola Beach Pensacola Beach was in the top 10 best beaches in the United States I think it made number four according to trip advisor.com back in 2020 us personally we think that Pensacola Beach is one of the best beaches that we've ever seen so much so that we even like going down to Mexico like God these beaches just aren't as great as Pensacola Beach and made us want to come back we're leaving our Mexico trips pretty much just like hanging out by the pool so our beaches here are fantastic if you've ever been here you also do know this another great thing about Pensacola is the Pensacola downtown it is a super quaint area that's also full of activities seems like every single weekend they have some type of an event or Festival something that is happening in Pensacola downtown we personally love bringing our family there checking out these different events that they have going on it seems like there's always something even if we're talking about 5Ks they have all kinds of 5Ks different runs whether it be a fun run or more of kind of like you're trying to achieve your best goal you know your best time on a run coming in and around Pensacola so they are always full of something it doesn't matter what it is also with this downtown right down the street you have the blue Hao stadium so if you want to go over there maybe catch a baseball game or if you want to go over into the ice Flyers Stadium right there you have the ice flowers you can go and watch going over there you know watching a little bit of hockey because some of you might not be too much about baseball we do have that ice rink here as well too so you can check out those hockey games another thing to knowe in regards to Pensacola is our healthc care here is actually pretty fantastic so West Florida Hospital actually ranked in the top 100 in the nation 3 years in a row and personally like Chelsea you've probably seen here on a few of these videos she is a nurse she has also been pretty impressed with the hospital systems that are in and around the Pensacola area employment is another great thing about Pensacola so as of December of 2023 we are at a 2.8% unemployment so lower than your national average there are plenty of jobs here whether it be Healthcare whether it be labor doesn't matter you should be able to find something here if you aren't not already relocating here due to a job some other great activities that we like to take advantage of here in Pensacola is you have all these historic tours so say you want to bump on down to Fort Pickins they have the aviation museum they have the Pensacola Lighthouse that you could also visit all these cool little like historical facts I'm kind of I wouldn't call myself a history buff but I do enjoy seeing those things like four picking just blows my mind you just get that sense of that history that is in and around that area and I personally love that's one of my favorite ones is going down in for Pickins fishing is also a huge thing here so if you want to get on one of those fishing charters there are plenty of them to choose from or say if you want to bring your own boat down here you are an experienced fisherman that's something that you can also do in Pensacola now let's go and dive into a few statistics a few things that you might want to consider if you are planning on calling Pensacola your home in 2024 first let's talk about that growth because if we break it down in just the City of Pensacola it actually peaked with its population Back in 1970 and since then it kind of went down it's kind of coming up a little bit now but it still kind of just like does leave these numbers I'll make sure to put a picture up so you can see what that chart looks like and they actually negative growth 1.41% since 2020 if we flip that script though and we talk about Escambia County Escambia County I would say is pretty much your Pensacola metro area not just the City of Pensacola it has been growing rapidly especially since 2010 it's grew 10% population just since 2010 so it shows you that Escambia county is growing like crazy we have been seeing a lot of these outlining areas two pence Co whether we're talking North talking like bu cantonement um outside of scambia County you know you have to hop over in Santa Rose cany we're talking about Pace Pace has been growing like crazy we'll dive in a little bit more about where these different areas are later on in this video but it is interesting to see that Pensacola as a city is not experiencing the growth that Escambia can or the Pensacola metro area is main thing that just tells us as I already mentioned is that it just looks like these outline areas to Pensacola are definitely on an upward trend of the growth that they are experiencing the third thing that I really wanted to cover because we know that there are a ton of people who are relocating into Florida is let's talk about that cost of living and we're going to compare this cost of living to the overall State of Florida the way we go about this is we use the cost of living index where 100 is your national average it's above that it's more expensive and it's below it obvious it's cheaper than your national average so we're looking at overall if we group everything into one number overall you're looking at a number in Pensacola of 89 where if we compare the State of Florida it is is actually a 103.1 so Pensacola is definitely cheaper than Florida as a whole breaking that into your groceries you got overall cost of living of a 96.6 in Pensacola Florida as a whole you're looking at a 102.8 quick note on this we make sure to try and mention this every single time that we talk about groceries in regards to this Pensacola area is once you go on that Pensacola and we're talking about nvar Gul Breeze all these different areas on the Pensacola right before you go out to pensac well even Pensacola Beach is groceries seem to be a little bit more expensive when you do cross over the 3 Mile Bridge as opposed to when you're shopping within the mainland of Pensacola so another quick note on that that if you are going out to these different areas plan on spending a little bit more on groceries another cost that we kind of already talked about was your Healthcare Healthcare cost of living index you're looking at a 98 in Pensacola and Florida as a whole it's a 102.3 so it's great to see that that is another cost that is cheaper in Pensacola as compared to the State of Florida this is by far the biggest difference when we are talking about the cost of living of Florida as compared to Pensacola we're going to be talking about your housing when we talk about this housing this is the cost to purchase and also rent a house or attach product condo apartment all those different things in pens Co you're looking at a cost living index of a 63 compare that over to Florida Florida is a 101.1 we know that there's so many areas like Miami Tampa Sarasota that are blowing up like crazy the cost of living down in those areas is going to be much more expensive when we are comparing it to Pensacola make sure you stick around a little bit later I am going to be diving into those median sales prices in Pensacola as compared to a few of these other popular cities within Florida that way you have a good idea of what you're going to be spending on a house when purchasing in Pensacola Florida the one outlining Factor when we are talking about Pensacola in regards to cost of living is utilities are a little bit more expensive here as compared to the rest of Florida what is that cost of living number look like it's actually a 105.1 well when we compare it to Florida Florida's a 101.3 we this is is something that we personally have noticed that utilities are definitely more expensive here than from where we came from but it's not something that's going to break the bank just expected that we are going to be spending a little bit more on Utilities in this Pensacola area as compared to the rest of Florida I'm going to free flow this next one number four pretty much talking about the different areas where to live based on your lifestyle or what looking to be closer to downtown Pensacola obviously we're going to recommend you know East Hill North Hill the Seville area these are the areas that are really going to hug your downtown area East Hill is probably the furthest from that but it still kind of has that City feel to it that City neighborhood that although it's not quite in the city it still kind of feels like you're in the city if you want to go a little bit more Arms Reach to downtown not quite be in that downtown area let's go and talk about East Pensacola Heights or Cordova Park even going over the 3M bridge over into G Brees proper that way you are going to be close be able to take advantage of that downtown Pensacola area but you're not going to be in that hardcore City lifestyle that you will experience in Pensacola even though I say hardcore lifestyle we came from a large city Pensacola downtown is nothing like that huge city that you might be potentially coming from it is just super quaint as we already mentioned that downtown and everything not quite that big city lifestyle but say you still want a little bit quieter of a neighborhood these other areas might do well for you now if you are moving into this area cuz you want to take advantage of that beach lifestyle you want to live on the beach obviously Pensacola Beach is something that we're going to be looking at we're going to be looking over at Puro key another area where if you want to live directly on the beach if you want to go a little bit further out let's talk about Nar Beach all these areas are directly on the beach you have that beach house living that you are potentially looking for when relocating into the Emerald Coast and last let's kind of talk about those upand cominging areas because something that we've talked about in the past with a few of our videos is Pensacola seems like it's it's not very new right there's not much new development happening in Pensacola but if you are looking kind of for that newer Suburbia or area that is blowing up let's talk about Bula let's talk about cantonement even though it's in a different kind let's talk about pace and even Milton these areas are blowing up like crazy and we actually just released a video talking about this Midway area which is pretty much in between like down the highway G Breeze and Navar that area right there is also blowing up as well we talked about that new high school that is going in if you want to check out that video I think we posted probably about a week or so ago check it out just talking about the new area outside of Pensacola the fifth thing that I wanted to dive into is talking about the fact fact that this area does experience three true Seasons which is crazy to think we came from somewhere that had four seasons so now we pretty much get the best of spring summer and fall not having to deal with that winter snow and everyone always ask like well how cold does it really get or how hot does it really get there were a few nights and it's usually one or two nights at a time where it dropped down into like the high 20s the low 30s where we're like freaking out a little bit we like man we got to cover up our spets outside and such so it does get those cooler temperatures but it doesn't last very long and then like currently right now we're in February of 2024 I mean we're experiencing usually like we're in the 60s I think today's high was 59 but you're looking at about 60s and then how hot does it actually get I mean it gets pretty warm guys we're talking like you know lower 90s something like that we really didn't experience too much in the higher 90s uh since we have been here so it really isn't that extreme if you do want to experience like three true Seasons as opposed to like living somewhere South Florida where you have summer and then you have mild summer it's nice to have that fluctuation of temperatures that way you can experience different temperatures you're not just constantly having to be in the heat of South Florida we actually had someone who relocated here from South Florida just saying they're done they're ready for a break they want it to be where it does cool down certain times of the year so they can experience that cooler weather but at the same time they still want that warmer weather that Pensacola does have let's go ahead and dive into those real estate prices and compare Pensacola to a few other popular cities that so many are relocating to in Florida so first let's talk about Pensacola what is median sales price these numbers are as of January of 2024 you got a median sales price of $285,000 quick note on that number is that number is your single family and your attached products or your condos town houses and real homes lumped into one sum now let's hop all the way down into Miami Miami you've got a median sales price of $543,000 and you're thinking Miami's got to definitely be the highest price point when we're talking about these cities it's not let's see what what city that is that is a little bit higher than Miami now let's go and jump over to Tampa Tampa's median sales price as of January of 2024 is $385,000 so that's $100,000 higher than Pensacola let's hop over to Orlando cuz that's another spot that we hear so many of you talking about you got a medium sales price in Orlando of $375,000 and I Sav the highest for last we're going to be talking about Sarasota Sarasota's got a median sales price as of January of 2024 of $550,000 that is higher than Miami so Sarasota has been experiencing a ton of growth it's constantly on the charge these last couple years the top location that so many people are flocking to when they are moving into Florida those price points are definitely reflecting that we you have more people moving into an area those price points are going to go up due to supply and demand before I finish out this video there's one more thing that I want to talk about if you are planning on relocating into the pensacol area and everyone always talks about the humidity in Florida right and they're like God is that super humid there or whatever we personally haven't experience this we have a property down in Clear Water and we think it is so much more humid there as opposed to where we are here there's something to that though we are out in Gulf Breeze so we are on that Peninsula we get that breeze across so even on those super hot days we have a nice little breeze that comes through where when we go over to the mainland so when we go over to Pensacola Milt and all these areas it feels so much more muggy up on the mainland as opposed to being out on the this peninsula that Ocean Breeze does make a huge difference when fighting the high humidity that we do have in Pensacola I just want to throw a quick note out on that because so many people think it's all in the same there the area in itself the humidity is what it is but there is a difference when you are out across the
