When Is The BEST TIME To Move To The Emerald Coast

what is up and welcome back we are your Emerald Coast relocation team we decided to take this Outdoors because it is starting to warm up it's not even Springtime guys here and it's like beautiful weather we went to the beach a couple days ago it was nice down there I actually got a sunburn yeah Chelsea got a sunburn on her nose uh we weren't able to get in the water but it's still so beautiful here and that's why this video makes so much sense we're going to be talking about the best time of the year to move into the Emerald Coast based off of our personal opinion all right let's go ahead and start with the obvious and that is the time of year so if we were to tell you or kind of recommend a different time of year to come to the Emerald Coast we were talking about this a lot actually at length and we came up with this October to what do you think Mar say okay we could say March yeah defin March is that where we settled yeah I thought it was February but I mean March that's probably a good point right there yeah so October to March is going to be your best weather so in October it starts to really cool down you have the big sunny days where you're still at the beach but then you also have cooler weather so everyone is outside even the locals we talked about some of the locals they do not come outside during the really really hot season or they are at the beach this is when everyone's kind of outside and then going into guys this is we're not even in March yet it is beautiful outside I know you see that I'm wearing a jacket and Peter's not it's cuz I'm always cold and there's a tiny bit of a breeze but it is absolutely stunning outside right now and when we were talking about this time frame as well too we were talking about that there's some potential challenges to the time frame that we kind of talked about and we're going to dive into those a little bit towards the end of this video say that there are some challenges during these times even though we do recommend that this is the best time to move into the Emerald Coast all right let me give you an example of what not to do really quick because we actually did move here during I guess it was the summertime right yeah it was middle of summer we were unloading the truck and you know like when you get um a moving truck you have X amount of days to get it unloaded or you just are charged like the additional days and we were like absolutely not we're going to drive across the country and we're going to unload this thing well guys we didn't know it was going to be like 90° out and super humid so as we were unloading this truck no joke we are jumping in the pool in between we are sopping wet cuz we're like you know what whatever it's hot we got to get this done that is one of the reasons that we chose these months specifically for weather because it was pretty miserable the other thing that I noticed is when we first moved here we had a lot of rain which we didn't know when raining season is we haven't actually it's kind of a little sporadic however I will say that we have had a lot less rain than I anticipated during these colder months it might be gloomy or cloudy which is still very nice but we haven't had as much rain so I don't think we've actually even hit rainy season when it comes to you know having to worry about the rain and unloading things when we are talking about these months when we're talking about October pretty much over we decided what March is a lot of that has to do is when you are moving into the house it makes it so much easier with those mild temperatures now I having to worry about the summertime it doesn't get super cold not that cold I mean worst part maybe like 30s in the at night time so it really isn't that bad great weather when you are trying to move all your furniture and all your stuff into the house the second reason why we do think that this is the best time to move into the Emerald Coast is there really isn't that much competition guys this is pretty much during school season and so you don't have too many people who are relocating here we are constantly looking at properties because we are also investors we saw houses that were sitting on for like 60 90 even 180 days and like these houses just aren't going whereas now we're seeing these houses that were sitting for the longest time are all just like shooting off like crazy and so we don't have that much competition during these time frames or now that that competition is starting to pick up and so if you're looking for a house you might not be able to find what you want without having to go into a bidding war with some of these other buyers now this also we we talked about Peter told you if you stick around to the end we're going to give you some of these challenges there is a challenge associated with real estate as well so we will cover that because I'm sure you guys are sitting behind well what about this what about that we're going to cover some of the challenges in regards to real estate but overall with less competition it makes it a better process for the buyer and we found that you know especially if you're moving across the country or from a different states or even different countries as we're seeing people are like I don't want to make rash decisions I don't want to have to be super risky when I'm coming in either over asking price or waving certain items you know during the process so that allows When there's less competition it allows it it be a lot nicer for that buyer yeah and that's actually something that we didn't hit on around don't think it's even in our notes is when you don't have that competition guys you could ask for so much more from the seller whether it be concessions you know different stuff that they could come in and do like say you need a roof repl or anything like that whereas if you're competing with a bunch of these other buyers you're not going to be able to ask for that same stuff so it's just a lot more LAX a lot more laidback when you are purchasing without all that competition Okay the third reason that we chose this October to March time frame is going to be that opportunity of winter break for school changes a lot of people coming here are families and so we did want to address the school situation we do think it is best if you are doing it during a large break and one of our largest break is going to fall in this time frame I don't know if you guys can see this but this palm tree is trying to also be in our video so I'm just going to tuck him back a little bit during this time the one of our largest breaks is going to be that school break we do see that that is a good opportunity for people who are worried about schools changes and things to come in during that time I've also let me give you an example when we were on the waight list for preschool I actually got a couple call backs from some of the schools that we were not able to get Adelaide in because people moved during that time frame away from this area and so it opened up some school spots even in a place where you're on a weit list so if that gives you any indication that that is where people typically make moves that also there'll be other students who are also making a move during that time so that your student doesn't feel you know like he's the only new person he or she's the only new person there obviously the best time to move your kids from one school to another one is in transition during summertime but the winter break portion is something that we have been seeing so many clients who are relocating here saying listen I need to get out of where I am whatever the reasoning might be and so they're looking at that winter break as a chance to get their kids over and it's like yes it is in the middle of School season to change but you have that length of time that you can do that the fourth reason why we think that this is the best time before we break into those challenges is going to be that beach life guys and before we break into that if you are loving this content if you are looking at relocating the Emerald Coast we have assembled the that we experienced since technically we moved the bulk of our stuff during the summertime all we wanted to do was be at the beach and so when you're sitting there trying to unpack boxes rearrange the house get it all sorted in the way that you want you're like man why am I doing this the beach is hopping right now I can go down there hang out with the kids hang out with my friends it doesn't matter and so it kind of distract you a little bit the fact that you have that beautiful beach right there and your inside unpacking boxes well yeah and especially cuz the kids are out of school and so you want to take advantage of that time as a family I will say it took us a long time to kind of get all of our stuff unpacked for that exact reason whereas it would have been nice in the spring if we were in settled and then the summer we could take full advantage now I am not saying that we didn't take full advantage we did the complete opposite we took full advantage and then we were like oh my gosh where are the rest of our clothes we were like living out of boxes for months at a time because we're like we just can't we can not pass up our first summer here especially if you're moving for the beach or you want to be outside it will be calling your name it'll be so hot that you'll want to be close to the water so it's just it's almost impossible unless you're just going to buckle down and do it yep there is one more I thought that we were going to move on to the challenges but there's one more challenge to moving uh you know outside this time frame more in the summertime is the bugs guys and the bugs and like the lizards and so like if you're outside we notice that there's a ton of flies and wasps here when you are outside so just imagine unloading a U-Haul truck you got wasps constant coming at you then you have the door open when you're sitting there trying to move boxes in you got lizards and like we even had a snake going in the house and so now like there's one time we decided to leave the back door open like you know what if the dogs come and go as they want and all I swear to God I was folding laundry and I there's like a lizard there's a lizard in the towel and I was like holy crap there's lizards in our house for like ever we only had it open for like maybe an hour or so yeah and I really do even our dogs okay our dogs it just now got warm outside and so the lizards are coming out and one of our dogs is just like a natural Hunter and it's driving her absolutely Bonkers we cannot leave the doors open because you'll have little visitors and this is not to say a lot of our family back home or people moving in from other states will say are the bugs horrible are they terrible no they are absolutely not now we do have in the summer months wafts flies lizards and snakes Cockroaches cockroaches so as long as you know that it's not like they're not taking over it's not too much to handle cuz we too like even our family does you're his mom she she talks about oh Peter the bugs you know like it's not that bad but if you are keeping the doors open while moving furniture in and out this could potentially be a problem you might have some visitors for a minute yep all right so now we are going to be breaking into those challenges and so breaking back to that whole you know where it's like you don't have any competition you also have a lot less houses on the market during this time frame and so the selection isn't there as much as you're going to have more in the summertime when sellers are planning to list their house more often yeah I mean they are flly so for instance two houses just popped on the market that were in our clients price range exactly what they're looking for it's now those homes actually went off in one week that is not something we were typically seeing in the time frame before so we do have to start planning to be more aggressive during that time if we are going to be looking in that late spring summer months the other thing we talked about school now we see a lot of people transition during the summertime because of school we see a lot of people with the winter time also transition during school but what we didn't talk about which is the main challenge is if you're going into prek or daycare so if you have younger children and you're going to have to get on a weight list it is not uncommon to have to get on a weight list I don't know 6 months before that if not a year we came here and we were looking to have our daughter Adelaide start the PK so that's the free uh preschool program for I guess you know uh pre kindergarten and or preschool words and we there was no schools there was none we got so lucky that one of the people in our neighborhood was like hey check this place we got super lucky and somebody had dropped out and that was the only reason we got our daughter in because we moved here in the summer and we were trying to enroll her for that coming fall so if you have a preschool or daycare it is not too soon to start getting on the weit list if you know that this is the area that you want to be in I would start looking at that sooner than later that might even dictate which neighborhoods are going to be best for you because of proximity another thing and actually we didn't write this down in our notes either but it kind of popped to the back of my mind so we had someone here who they moved in you know during that winter time and then they came here and the school recommended that the kids start back a grade because Florida schools especially here in the Elmer Coast are fantastic so when you're coming from a state where the schools aren't that great they might ask that you hold the kid behind because the standards here are insane and I feel like they might kind of gauge it off of what state you're coming from just saying but just expect that potentially there's a chance they might ask you to kind of hold them back or they might just throw a quick test at them to see where they're at in regards to all their site words and all the stuff where they expect them to be and the grade that they are in Okay the third challenge that we haven't talked about all is going to be Sports now you know some of these areas are going to be heavier in this than others like some of the cities that we cover like G Breeze and Nar and things like that as it gets down there there are some that it's not going to be as competitive and people will travel for sports but with sports it's going to be a little harder if you come in the middle of any of those Seasons if you're expecting to enroll your child in sports so what I would recommend is if you are going to choose the seasons that we recommend maybe doing it looking into when the sports seasons are and then getting your kid if they do want to participate in sports that next season going in making sure that you're looking ahead of time Sports is a very big deal where we moved into the Emerald Coast and G Breeze and you do not get in if you miss the deadline okay and believe me I stretched the truth like I was like Hey so like we just move like I did not come prepared for that to not be an option and now we're like okay now we know when things open up you get signed up and you get in because it is a big deal and that's where they meet all their friends that's how they kind of get acclimated into their new you know cool and all of that cuz they see their friends also doing the sports so I do think it's a great thing to get engaged in all right cool guys we wanted to bring in
