[Music] hello everyone welcome back to a new episode of video tour my name is geber from comfort properties so today we are right here in 6th and 9th avenue is located here in mabushi abuja close to the vio office the vi office so i'll be showing you a luxury uh three bedroom uh apartment with the bq so this comes with a whole lot of features we have automatic plate done by recognition we're gonna have a tennis court we're gonna have a swimming pool we're gonna have a clubhouse and you can see this is the face one actually so we are building the face to just right opposite us here we're gonna have four bedroom detergent places three bedroom apartments with bq they are on six suspended floors and we are gonna have a lift this asset comes fully serviced we are going to have a 24 hours power supply we have automatic uh gen switching and then we have a whole lot here this is incredible so i just want to show you the samples of our three bedroom apartments like i said we have four bedroom detail plex five bearing deciduous flex and six bedroom detached duplexes some have double volume so right now i'm just going to show you the apartment we have a sample i was looking to say samples of this and it's on the market so let's just see what it looks like let's take a look [Music] [Music] so welcome this is the entrance to the apartment you can see we have a smart door lock you can either control it with a passcode or you could use your fingerprints at the same time you could uh the doorbell is there you could ring it so it's a smart door lock you don't need to do much so come inside [Music] welcome to your new home like i said this is going to be the best apartment i think this is the first time we're trying an apartment on the channel so this we have to make sure we bring you the best and the best so this is a fully furnished house it's a sample house the three bedroom apartments and one thing i wanted to know about system 90s we don't finish the houses we leave it at semi-finished so you get to do the interior anything you want to do so if you like what we did here we could also do this for you so let's start with uh guest toilet this guest toilet you can see coming in you have a guest toilet just have it then on the the three bed apartment like i said the phase two they're gonna be a bit bigger than this this is the phase one we did a phase two it's gonna be on six hours when the floor is gonna have a lift like i said lovely lovely so uh this is the apartment the first uh the first one i will just be showing you a bit so now we have this lovely furnitures here these are all german furnitures lovely and incredible check out this uh tv board right here i love the wood cladding i love the uh check out this jaguar right here i love the wood cladding on the wall for the tv decor it's really amazing look at the lamp and then you have spaces here you could fit in some few things check out this uh the diffusers and then this is the estates like i said is the face too so these are the apartments and then this we have the uh four bed detached like i said earlier this is where we are at the face one the phase one stops here and then we have six beds yeah and then we have a club house here so it's gonna be an incredible place a lovely smart house like i said earlier lovely lovely so uh moving ahead we have this tripod clock we could tell just some nice aesthetics for the house see london time hong kong new york tokyo just regular regular stuff then you have this uh the server room this is the server room and the box room the server and the box room you could keep your advertiser and then your wi-fi uh to control the house so and i know i didn't mention this earlier i had to just surprise you this house you can control his home with your voice so when you walk into your house you just take a sit you know feel relaxed and then you can control the house alexa turn off chandelier you can see just with your voice you can control your home with your voice alexa turn off curtains [Music] so we have automatic dublin so when you feel like it's kind of uh too dark you could just have natural sunshine come inside alexa turn on curtains [Music] so same thing you close it alexa turn off the ending track light so you can see it's off and then you have a whole lot of features you can control just with your phone or you could use your voice lovely lovely lovely how cool is that alexa turn on chandelier alexa turn on dining track light [Music] so moving on from there uh you have this lovely recess just to give it a bit of a feel right here you see the strip lights just check out the strip light gives it a new and uh it gives this aesthetic look when you come into the living room area look at the dye and the artwork on the wall then we have pop finishing and led same thing here we have the led lights and the street lights all in between it like inside of it you can see it so uh what we did here and we had to change it we did an open dock an open kitchen it's not the usual tower kitchen you see nigerian homes we did this open kitchen just to give you a different feel from what you're about to get so then this is just a small sit sitting area this is meant to be the dining area so you just have a small city out here you just have a couple of wine with your friend and then discuss about that then yeah you have same thing here you have this uh dining same thing there's a dining just a couple of shares so we did this different you could also decide to close if you don't want to uh leave it open you can decide to close but it's your choice you could sit down here have a quick meal have a meal with your family it's just something like small cozy you have a cozy feeling when you're in here same thing so yeah you could just you know like more like you can see the wine is already here so you have a small chat with your friends take cereal something quick you know and i love the fact you have spaces right in between your spaces right in between lovely lovely lovely and let's go into the kitchen so now in the kitchen not everyone wants to like i said not everyone wants an open kitchen so normally the ideal plan is we usually block this from here we block it and then you could have a whole lot of things to cook because i know some people come in and be uh we are all africans and we we cook food that is going to sense into the living room area if you don't want that so it's fine so that's why we have an extractor here so anything you're cooking this is the marble quartz marble counter top for the kitchen so you have your glass anything you cook in the extractor takes out the smell and i love this light gives it a warm feeling and then this is the cabinet you can check out the cabinets a whole lot of cabinets right here check it out [Music] whole lot of cabinets you can see [Music] so you can do a whole lot in your kitchen and then you have spaces here you can plug pair of things say this so different and you have the oven right here and then you have the microwave same thing cabinet toy i think the kitchen is quite okay for a three bed this is lovely so come in and let me show you the fridge so we fixed the fridge right inside so you can see how it looks lovely and yes we have this lovely store where you could keep some few food items yeah nothing too much just few food items gives you a different look so no one will even know this is meant to be a store because it looks nice and then you have this for the wine cellar you could keep a couple of wines so we don't want it to just be a boring kitchen i want you can see from the truck lights lovely gives it this new uh feeling when you're inside you don't need to it doesn't feel dark and if you check right in between like underneath you can see they are all led led lights running through led lights even right here led light so what we did here um you know we don't want to be like the basic kitchen we wanted to have a feel of a family when you comment so right here you could keep maybe your um great memories with your phone you could have the family picture here just to create mirrors when you're cooking you're having memories of yeah i'm in my house i'm in my whole space i you know i work hard for this so i have to you know so then come in same thing cabinets and we have the bq at the back [Music] here we have the you can have the laundry washing machine here and then you have the ironing board and then this is your bq you have the bq so i already let's go in and check the rooms so i want you to tell down come get the food it's really nice so it's easier and like i said it's a smart home we are building smart houses and this is the first estate here in abuja we'll be giving you smart luxury and you want an apartment because you don't want to have a very big house because maybe you're just a single family or you're a single or a single guy living and you want a space for yourself so this is the right space and it's in mabushi very close to usa too close to maitama close to everywhere so mah which is like the central of abuja if you're new to abuja this is mabushi and it's one of the best locations you have the market close to you ya would say two trans cup asukuro so it's central lovely just few minutes to us to grow a few minutes to maitama you're in the city center so welcome so this is same thing you have the intercom just like we had in the living room area i can see the same thing so you can call call and say i want my food bring my food you know so welcome to the uh this is the the bathrooms so in the bathrooms you have this uh vanity area where you can have you see the led lights all coming in through here and then vanity you could just turn on the water water comes on you know something simple and cozy so welcome coming you have this the walking shower you could have a quick shower where you're in here something smaller i love the fact that i can fit into this face very well and i like showers so i can just chill here and take a good shower and then that's it for today let's go to work you have the water closet the wc outdoor washer and then you have recess here so we're going to put light and then all that water heater all inclusive you know so let's go ahead and check the other rooms and if i want you to notice one thing the woods too these are right now on the channel i'll be introducing the developer mr lawrence he's going to come up and just tell us a bit about uh the house so solaris this comment this is uh he's been a great person he's a wonderful developer mr lawrence hey hi gabriel you're doing a very good job thank you thank you thank you so much for coming on the channel oh had a great time yeah i want you yeah i want you to tell my uh viewers what you had in mind when you're building this because i mean it's lovely from this room everything right okay so um real estate is beginning to move away from having excess money to be able to create value for people yeah we know that you know money is hard to come by yes the least we will do is to be able to give value for money over and over repeatedly so we thought about it and then you know we moved from creating massive humongous houses to something compact you know because in the end what will leave you with to be something that is sustainable and ease of maintenance i mean as you get older we know that energy level drops people around to get to leave you it's just you you know and all that so what we're creating is a space real estate industry where we build houses they are almost zero maintenance and i can speak about that from the detail of the finishing you know from the floor finish to the wall finish to the cladding um to every single item that we have inside up here the chairs are not extremely unnecessarily buggers in their compact chairs and this can fit in the number of people that you require to fit in you know i mean it's an open kitchen idea but again we created in such a way that is flexible so it's like pseudo kitchen where you can have like a bench at the side there you know to eat in there if you want you know you don't have all the long dining is going on but obviously you'll be able to see london have you know a good time so um our idea of real estate is um to be able to also preserve our heritage as africans you know so we don't want to lose sight of where we are from our roots so if you notice you will see a bit of touch of you know the native stuff going on you know you would see um for instance all those horses now joining around you know we have stops on the child you know that reminds you of where we are from we have those that the figurine of all the people holding themselves so beyond just building houses we incorporate a little bit of all of this as you see it in your space it throws back you know memories of your roots your origin and um you know almost to be some sort of feeling we want you to go to work and come back and just want to be home so this is the essence of this living home in a different way exactly outside so you're living in your space you don't feel like going anywhere you know you can have your movies it's my hours hundred percent you know you have smart switches going on voice control you know um you also are exactly you know so that's like the coolest fight you know a lot of developers they don't put in these things but then you have to put this if they want to you can do this for them right it's really really lovely right you know so we created um you know various spaces to make you feel like you are in a big space you know i have uh we have the server room here for instance you know all of the gadgets to stop them they all tucked away you don't have things flying around you know put everything in there so for either maintainers as well you know you know you have a point to go to you know touch a few buttons make some corrections and then back your home is back live then also for your kitchen for instance um arguably they say that kitchens are for women but i would say that kitchens are for everybody you know so we have mood lights going on in the kitchen it doesn't have to be rigid so we have a bit of flexibility going on in the kitchen you know so which is why we have the shop in here is optional if you want you can put your family pictures and if you have families you know hanging them they're the portraits and the rest of them you know but here we are we have all the accessories you know all in there so you can tune the tempo of this kitchen in such a way that it gives a different vibe completely it gives you a different mood yes you're cooking you're making stuff going on but hey you should have the feel of you know a different space completely warm look exactly it should be up in your kitchen when you're making food for your darling you know so this is it um what we are creating in the real estate industry is to be able to work with people's budget give you what is exquisite and um is you don't have to be compelled to do what you want what they want to do but first off is that we give you solid structure from the foundation yeah and then the finishing becomes optional but this is what we've done with this space um you don't need to have a big space to enjoy the luxury of life yeah so what we've done is to be able to create as much as possible within this size of space and then to show that um no matter how small your space is you can have all the luxuries all that you know you desire i mean thank you gilbert this is really crazy and i would say the phase two um you guys are doing semi-finished why are you doing something finish because some people get to ask why why are you doing semi-finished why don't you just finish it well yeah so um i mean it's part of also making life easy for people yeah um you would agree with me that times are you know so uh what we've done is first is um our structure that we can't we can't compromise on structure there are things that you can get away with when it comes to real estate maybe you can scale down on your quality of finishing but buying cheaper towels or cheaper wood to use against the expensive ones that are usually you know but the structure has to be solid so we decided to break it up just break it down so that you know we give you the structure from outside the looks that people live in already is almost like finished well you have the option of taking your time to finish inside yourself one you might find a way to save costs if you want um i won't stay 100 that my kind of finishing place or our kind of finishing thing should be what your taste would be should be you know you should have option to be able to decide i want your home to load the internal refrigeration it also gives you the flexibility to be able to finish your house you know at your own time so that yes yes yeah you're on pace so what's your plans yeah for the detached i know you not only the block of cards you guys have detached what are you guys oh yeah super amazing i mean you know uh people people always look forward to see our finishing you know and um i would say that i have an amazing team yeah and the way we walk in stuff that we sit down we look at the design you know from the incubation stage we want to be sure that it is what customers will accept we put ourselves in the shoes of the client to see if there are houses that we can live in we don't design or build homes that we can stay in so if you can't fit in nobody should do to fit in so we where for the finishing of the single family houses you need to look out for that we need to watch out for that actually so we will eliminate their space their spaces completely we ensure that every single area that you have in your apartment your house you know should be functional you know the detached houses are coming like a big bang they are full basement for instance yeah they are full basement double volume um you know the option you have is that you can walk in from your ground floor and look down with double volume and centers living room in the basement or from you know from the ground floor or we have the option of from the ground floor you look up into the double volume on top so uh well spaced out um your basement for instance you have cinema room coming on there you have you know open living home a snooker board uh you have library in there yeah and you know another thing i noticed in united states you made a whole lot like the swimming pool the the clubhouse like you actually a bit of fuel so you don't just feel boring when you're like you don't feel bothering and this is it because um you just scratch i think you have yeah yeah so you have a crutch and then what do you have for the power system what are you planning to do oh yeah so um first level of seriousness you know to show that you're gonna give 24 hours left which is what we are providing this estate is one we step down from the kb line also we have a substation here in this state so you're guaranteed light you know almost every other time so we try to protect the grid as much as possible and besides that we have backup generators so what that do is also give you light for the condos those apartments and six suspended floors for instance the vehicles type they were using in their backup batteries so was it what it was that can happen that was the worst case scenario you don't get stuck so what happened is that you know um the elevator takes in less flight your dog opened and then you can get in uh on the on the stairs that's the last day so that gives you that level of comfort to see that it serves with energy energy is the top notch for us here is first first call uh why would you put people in the dark you know for starters we have solar street light across the street because we always think of worst-case scenarios so let's say um there's total collapse maybe you know there is an act of god or something that you know we didn't really foresee and there's complete outrage in nigeria and you have you know like supply you have a solar on right the estate is not dark it's still lit and at different points on the solar street lights you have camera surveillance you know so you can watch remotely and see what's going on exactly you know in the common areas just as we were to protect you and ensure that nothing is missing so if you have complaints you don't live in a state you know kid is moving around and you want to be sure whether he's going to or he's going to play football or something it's going to be a play but to be sure so that's our level of security as well we're providing yeah and you said something what's interesting which are you doing oh yes so yeah so we're um i mean for soccer ways no i don't know how much more cubic meters of safety tanks that will allow the dog to take this volume of family [Music] and then what what that would mean is that if you are gonna have to do regular safety tank you know in the next five six seven eight years or so it will be compelled to come to evacuation so we decided to do a treatment plant you know so it is almost implants oh yeah you know so it's almost there you know i like bringing in a whole lot of these are different new modern things that they're doing actually and i think this is gonna be like you said it's gonna help not the normal five six years evacuation thing so i think it's perfect yeah i mean everything about this state is lovely and i saw the entrance you know what are you doing with their channel so okay so bar metric um for us is about convenience and ease like i said you know monies have to come by so the least we could do is to give value for money right so that way you understand you know you want you don't have to worry about going anywhere so from from the from the access point um you have you know biometrics and we also have access card you also have normal recognition i mean these are these are these are tech stuff that everywhere out there you know we decided to put in there as well so that we get our comfort unless we have a man trap at the gates so first level is you're coming from the main gate to everybody that stops you you know so if you're not resident there you need you know backwards no good but okay okay but you're getting also uh they get cause we place to the different homes that are going through so they're sure that they will be invited or you're not just starting through them and from that point you can either turn back could be given access so that's first level of check we also have you know security guard at the gate to ensure that everybody's being more secure and the last thing i want to ask you is you know um in some states they lack management so how you uh have you made in place this management for all these facilities because i think nigeria will lack management a lot because we can keep these things but if we don't the right management keeps it sustainable so what is your plan for managing the old facilities in the estate okay so i don't think we like management i think we're not just ritualistic you know so um what what what usually happens typically is you have um you have um people pay service charge yes for the services that are offering so um building houses and selling to people or make them live in it is not just enough what is important is to care for them after they're moving to the different properties we've thought about this you know and we have the dedicated facilities management company you know the handles all of the management of yeah the human and also the fixed asset yeah so typically it's a model that is pretty straightforward when people um you know pay for services to be rendered they have to be product with the monies that uh they are giving you for services that be arranged such that when fixed assets like say uh maybe there's a solar board on this so it's la padam for instance you know who replaces it you don't have to tax you um really homeowners residents you know when they have good maintenance for yourself we didn't just do that after tax rumors you know so those are the monies that you can take from you know and then used to do this paper maybe we have maybe like some sodding spark in the transformer and you need to fix or change an item and you don't need to tax owners or residents you know to do that you know you take from the services they've been paid for and then you know make sure you do that so it is correct and what you do with that is that you as long as you are transparent enough to be able to accountable to the homeowners for the money they pay for service rendering them we will continue to sustain that model the more that we have in place that is almost perfect because whether we just one year or two years or three years or four years in this estate i can almost guarantee you the services will continue to run effectively and as the chocolates will be nobody should suffer you know for living in this estate yeah i mean this is this is really lovely i mean you've given us everything guys you can tell like this is reasons why you need to buy from six to nine i mean right it's lovely it's conducive everything in it this is it gives you luxurious feel i mean mr lawrence really really tried i must say it's
