guys we are back at the ICF build and I'm here today to answer a question I'm sure a lot of you probably have which is what is the cost to build an ICF home of this [Music] size I'm going to run through the associated cost to building ICF versus traditional now I don't have the exact number it would cost to build this say traditionally we can kind of analyze and compare what it could be in contrast to a traditionally framed home versus ICF the first cost Associated to this portion of the build is excavation and backfill our excavator ended up charging about $6,100 to this tyac just needs to go our excavator ended up charging us $6,100 to dig out the foundation 2 ft below grade as well as cut this hill back so there's a tiny Hill kind of just going up a little bit but because we wanted to push this house back to the back of the property we ended up cutting that down a little bit and it added on to the excavation cost but it ended up working out now we have to obviously have a base for the ICF to sit on so we had our concrete subcontractor come in and pour us the Footers it stretches the perimeter of the house and then as well as the dividing wall to give this wall a foundation to sit on because it is a load bearing wall after all the next C is quite possibly the cost you guys are all wondering the most about which is the ICF blocks themselves now just the material for the ICF this includes just the foam nothing else it was $23,600 for all of these blocks now mind you the entire living quarters are 10 ft tall above grade but we have to go two fet below grade so these are all 12T ICF walls and then the garage is a 14t wall above grade so it's a 16t tall wall so there's a lot of ICF blocks here traditionally I don't think people are going to be building 14t tall walls in their garage but in this specific house that's what it called for so possibly you could expect a cheaper price when it when it comes to ICF um for a house of this size but that's only if you do a shorter house so um even if you were just to do all 10t it could definitely come down we spent $1,250 in rebar for this build alone every 4 ft we need a virtical stick and then every every other course we had to put a piece of rebar stretching through the entire perimeter of this house so there's a lot of rebar and then the next cost Associated to getting the wall ready for pouring are the window bucks and so the materials for the window bucks ran us around $1,800 now the labor to get all of that in installed and ready for pour was 17,300 now this is a huge variable when it comes to ICF because we ended up doing this our crew so it was me and it fluctuated between one to three other helpers Along 2 and 1/2 weeks however if you ended up doing this yourself you were going to save a lot of money I mean almost this is almost $20,000 of just labor now to fill these ICF blocks it took six trucks so it took 55 yards of concrete just to fill all of these walls and that ended up running us a grand total of $7,200 it's a lot of concrete a long day and then also the pump truck to get the concrete into the wall ran us $2,100 after a couple of days of letting everything cure we had a team of four come in here and strip all the bracing took them no time at all and they ended up doing it for a th000 bucks so that was another cost Associated to it again a lot of this labor if you're going to do this yourself it's definitely something to think about and consider in terms of cost savings it's a huge huge variable just to speak on doing this yourself on a DI DIY ICF is not hard to install it's really not it's intuitive at least the stronghold is intuitive if you wanted to do this yourself it's going to be a lot easier with more people but the walks way next to nothing I mean it's tedious but it's just labor and it's definitely something I would encourage um someone to I I mean ICF is going to be easier to install in my opinion than framing if I were to look at it from a DIY standpoint a first time installer standpoint with framing there's a lot of things in building science to have to understand and have to know have knowledge in but with ICF I mean you have a few simple Concepts and you just start stacking blocks like Legos and it it goes up really fast and really easy after all the walls were complete the majority of the space was already filled we didn't have a lot to back fill but we did need radon Rock after the plumbing and the radon Rock ended up costing about $1,400 after we got the radon Rock shot in we had to install Vapor Barrier this Vapor Barrier is a little bit better than traditional so this is another line item that I ended up going a little bit Above and Beyond on but we installed that stego Vapor Barrier and product and install ended up costing around $3,000 it's a great product it's a product I would highly endorse highly recommend it's a product that's going to reduce significantly the amount of moisture that's going to get through so in the event where you want to put a hard hardwood floor on a slabon grade you're not going to have much if any damage here's what I found Siri I don't I'm not asking it's also just going to be a healthier home because you're keeping all that rate on on out and into solely into those the radon pipe uh keeping this house safer healthier cleaner all that fun stuff so again a cost to sorry there is nothing to repeat just a cost to consider um when building your house after we laid down our Vapor Barrier we put on a 2in foam insulation that ran us about $2,200 didn't really take much to put it down but it was another cost that is Code Compliance it's an r10 uh 2-in foam insulation after we completed the vapor barrier and the insulation we are ready for a concrete slab to be poured that line item ran us $23,100 that includes the labor the concrete the pump everything again it's just a cost Associated to this specific build now there are different ways to do it I think with ICF Foundation to um to truss is the best bet is 5 on grade you can also hang her and have a a a crawl space as well not a big deal but this is just the way we ended up building so we did obviously a slab on grade and we are not doing any crawl space below this as you can see there are still going to be costs associated to Lumber even though your first thought might not be that there is a lot of framing involved in ICF there is so there are four costs associated to framing for the ICF we have all of the lumber for the interior walls this dividing wall and any additional bracing for the trusses we have the trusses themselves we have the roof deck so the OSB for the roof deck and then we have the labor to do that the lumber package for this cost $188,600 the roof deck ended up costing us $5,000 for OSB we looked into doing a zip sheathing for the roof that ended up running about 11,000 so we decided not to go for that that's also an option if you wanted to do zip the trust package for this build costs $2,750 finally the labor ended up costing around $25,000 to get it all complete I don't know the grand total of that I'm not doing some quick math right here but that's what the price is for the framing portion of this build to get to this point minus Plumbing electrical and HVAC we have a grand total of just north of $165,000 now something to consider as you analyze that cost this house is already insulated so that's one big cost you also have the luxury of having a very tight and clean and quiet home so depending on where you're at if that's something that's really important to you say if you're by a freeway or a highway or just busy area airport whatever it may be this is going to be extremely quiet and it'll be a very comfortable home it's great for natural disasters has a 4-Hour fire rating we're in a climate zone that is relatively cold we experience all four seasons heavily having an ICF build is going to be very very comfortable for this family for years and years and years to come so if you wanted to compare this build to a house you're building the total square footage is 3,920 Ft the living is 2720 ft and the garage is 1,200 squ ft so that's kind of the difference between the 14t ceilings 40t walls and the 10t walls in the living area I hope this provided some insight to what ICF costs to build I know this is more of a specific build I think a lot of people are going towards the single story builds I hope this kind of sheds light on what it cost to build an ICF house if you have any questions further about anything I covered electrical to get installed and then we can start insulating this dividing wall and then we'll start sheetrocking the whole thing hoping to have this really close to finish by the end of January so
