How Much Does Metal Roofing Cost? 2024 Price Per Square Foot For Standing Seam & Corrugated Metal

the question we get asked every day is how much does metal roofing cost and previously that'd be a pretty easy question to answer but in today's era of covid um things have just changed just so rapidly that it's actually a more difficult question than it used to be so and all the information that you see online it really hasn't been adjusted to reflect today's current market conditions so in this video we're going to talk about what a metal roof will cost in 2022 and all the factors that go into that my name is paul rubio one of the owners of western states metal roofing and i want to chapters so metal roofing prices had really been pretty stable um for the past 10 years until we hit covet of 2021 and it just threw a monkey wrench and everything so the price of steel has actually substantially increased um from 2021 and and it will go into 2022. so really the goal of this video is to give you a ballpark price of what a metal roof would cost if you're at the beginning stages of researching your project once you get a little deeper into knowing what you want you know we recommend that you actually reach out to a material supplier or a roofing contractor to get a more accurate price so here's a short answer to a complicated question the complete installed price of a standing seam roof will probably cost you about 10 to 16 dollars per square foot installed and an exposed fastener panel such as a corrugated or an r panel probably cost you about seven to twelve dollars a square foot installed so in this video what we're going to do is we're going to break down the materials cost of the metal roof we're going to break down the accessories and trim and we're going to break down the labor cost and then a few other factors that will go into the total price of your metal roof materials pricing so most staining seam jobs will be a 24 gauge thickness in a kinar paint finish a ballpark price on that will be three to four dollars a square foot really dependent upon the size of your job and location of your job a few important factors to consider uh the first one would be the width of the panel normal width of the panel that we supply is 18 inches that'll be the most cost effective panel if the width starts to get narrower your price will increase one other consideration would be this is for a normal standard kynar color such as a red white or brown etc we do have specialty paint prints which are designed to look like maybe a rusted steel or a copper or an old copper material those will increase your price by a dollar to dollar 25 per square foot exposed fastener panels will cost significantly less than a standing seam panel generally those panels are purchased one of two ways either in a lighter gauge and an s p paint finish or they'll be a heavier gauge and a kynar paint finish and if you need to know the difference between a higher quality kynar paint versus a a still nice paint finish in s p but not as nice as a kynar we made a we made a video about this and i suggest that you uh click the link above for for a little more information on that but as far as the pricing goes a 24 gauge kynar exposed fastener panel is going to run you 250 to 350 per square foot and a 26 gauge panel in an smp paint finish is going to run you about a dollar 75 to 250 per square foot and these are material only prices these prices are for typical standard colors and again we offer specialty paint prints in in exposed fastener panels also such as street truss or street copper and if you decide to upgrade to one of those type of finishes that again will add about an extra dollar a dollar 25 per square foot trim and accessories so no two roofs are the same some roofs might require very minimal trim and flashings where other roofs could be very complicated and have a whole lot of trim and flashings so what we're going to do here is we're just going to give you kind of a general guideline of what to budget and and that'll at least get you close in addition any metal roofing that's going to sit on a solid wood substrate is going to require underlayment so that's your first expense is a nice synthetic underlayment we recommend shark skin you can get more information up here but but any nice synthetic underlayment's a good idea and there are really two types there's a pill and stick version and there's a non-adhesive version the ballpark pricing on that for a non-adhesive synthetic underlayment is 20 to 25 cents per square foot and a pill and stick underlayment is about 55 to 65 cents per square foot if i was to give you a ballpark guesstimate on what the trim flashing and accessories would cost for a metal roof a standing seam roof is going to require a lot more trim than an exposed fastener system so for a standing seam roof i would guesstimate that whatever the cost of your standing seam panels are if you were to add an extra 30 to 30 30 to 40 percent that's probably a fairly good guesstimate of how much you can expect to pay for german flashings for an exposed fastener panel that number would be closer to 20 to 25 percent as an example if you had 10 dollars worth of standing seam panels that you needed to purchase it'd be pretty realistic to figure that you need about an additional thirty five hundred dollars worth of trim and accessories installation cost not all installations are the same some are much more difficult than others what makes a difficult installation changes in elevations valleys irregular shapes all of these factors will increase the price when compared to a simple roof with just eaves gable and a ridge the labor cost of a metal roof are typically about 60 to 70 percent of the overall budget so that we really highly recommend that you get more than one bid as it's such a high percentage of the overall cost of the job in addition labor costs will vary from region to region and quite often the most experienced installers will charge a premium um and that's because there's a shortage of really good quality installers the labor cost of a standing seam metal roof is usually about 60 to 70 percent of the overall price of the metal roof an exposed fastener panel like a corrugated the labor cost will be a little bit less of the overall price because it's a much easier install so here's the total price including materials and installation standing seam will cost 10 to 16 dollars a square foot so as an example if you had a 2500 square foot roof and a fairly easy installation at 12 a square foot it would be reasonable to guesstimate a total price of about thirty thousand dollars exposed fastener panels will cost seven to twelve dollars a square foot as an example if you had a 2500 square foot roof and a fairly easy installation at nine dollars a square foot it would be reasonable to guesstimate a total price of about 22 500 so the goal of this video was really to give you something that's current and relative to the 2021 and 2022 steel shortage and price increases that we're all dealing with now remember this video was really only intended as a starting point to give you the most basic decision of what's the ballpark cost of a roof and you know is is it right for me once you've determined a metal roof is right for you remember your job is going to be way different than what i can guesstimate so it makes a lot of sense to reach out to a metal roof
