it's like you buy a brand new Ferrari and you put Hub gaps on it take off the Hop gaps Patrick here are the four major flaws of Patrick pit David's house that he paid $20.4 million for my name is Arvin hadot I'm the how to BU a mansion guy I've critiqued over a thousand Mansion let's get the show started I'm Patrick B David welcome to the great state of Florida today I'm going to give you a sneak peek a private tour the house come on in okay first let's talk about the positives he is in big Colony I would call it it one of the best private gated communities in Forth Lauderdale overall though if you're considering South Florida when you're talking about Palm Beach Miami South Beach different areas within Miami I would rate it as a B minus neighborhood and he's purchased the most expensive house in the neighborhood and that record has not been broken there's been a sale for 40 million but that's not really a comp because that was ocean front it was not on the Bayside but as far as security goes it's on the main inter Coastal Waterway which there's some security concerns that I would address later in the video I think we are ready this is a Four Seasons inspired uh property it took two and a half years to draw the plan and then 2 and a half years to build it out and it feels like a resort it's a home it's an all right I agree definitely you get the resort Vibe now architecturally speaking you would probably expect kind of a resort feeling especially for someone who moved from Texas to Florida but architecturally speaking there's nothing significant about this property that I would say it has pedigree and and you know something that would appreciate with time architecturally is very vanilla but it does give that vibe that you know you're on vacation entertaining home it gave me a feeling of both the first time we saw this I said I wanted to kind of hold myself back to my wife I'm like listen we don't act too excited in front of the realtor I walked out saying this is our house I love this place this is a common misconception is you know very old school I shall say that when you go see a property that you liked you've seen the pictures and the first time you go that listing agent is there you don't act like you really like it that is so outdated it doesn't really help you because it's way more powerful if you actually come out and say I absolutely love this house and show how much you love the house I'm glad he did that in this case because it qualifies you as the ideal Buy and when that listing agent is talking to the seller he says they would say they absolutely loved it and this is how much they were willing to pay for it so you qualify yourself as the other way if you go in and be like oh it's kind and just start you know nitpicking different parts of the house that is not good and then the agent is talking that conversation to his seller he's like I don't know maybe like they didn't like this part they didn't like this part the seller would say you know what he's not our buyer so it's totally okay to show that you love the house and if you come out at a lower price you're actually saying I am your ideal buyer and I'm only willing to pay this much so I think that's way more powerful art pieces I got a few art pieces this is by Peter tunny this is custom made specifically for okay he talks a lot about the art but I just want you guys bring your attention to the finishes because one of the main issues with this house is finishes and I would actually rate it the biggest problem with this house uh but let's continue pay attention to the floors to the bathrooms the countertops everything or me it's what we stand for as a family lead respect improve love right behind you a Mr brainwash piece over here Mr brainwash was a Proto of Banky every time he does one of these pieces I think the Banky logo is somewhere in there I can't find it in this one but I love his work I love what he does obviously when we entertain you open this up you can fit you know we've entertained a lot of people so this is your wow factor the way the house sits on the lot it's positioned to face the corner right which really enables you to have that water but before you see the water you're going to see the lawn and it's kind of Tri in a triangle uh shape where it shows the depth of the lot because the way it sits on the lot so it's a fantastic w wow factor and I really believe the first 3 seconds when you walk into the property it really helps you sell it because if you nail it there they're looking for excuses to say yes to the unit as to if you fail there they start looking for small little things to say you know what I don't like the property so this property definitely has the wow factor the bones are really good matter of fact we're preparing right now for big party you'll see on the other side of 10 pm put together for my birthday party we can have 100 200 300 500 people here to entertain on this side the dining room wine champagne drinks humidor on the other side did you notice the unopened present you know one of the hardest things to purchase for well people is buying them presents that they would actually open I saw this piece here by Mr brainwash when we were in San Francisco there's so many different things that he has in here but I again love with this piece on this side you'll see a piece by Brazilian artist this was a piece I bought in Miami from a art gallery it's iron Senna and Michael Schumacher two people I respect a lot his documentary I probably watched a 100 times matter of fact she watched this here baby can you tell everybody your name what's your name okay pay attention to this room this a house splits into two sides you got have much volume when you walk in there's a stairway and there's the wow factor and then there's the right side and the left side on the right side the family area you have this great room which is fantastic now it has um a lot of different openings different natural light coming in uh and it's right next to the kitchen so that's another positive of this house Senna is your name Senna now I'm not really impressed by the countertops did this description for the property said Kata marble but to me it really looks like courtz this her name she's named after his last name this piece here uh I'm I this piece uh it was a debate between this or Peter ton being in the front Peter T1 because he's a close Sprint and I love the fact it's a custom piece but this is done by former hedge fund manager my brain is kind of like this cuz he's got all these mathematical formulas and then he's got words next to it hustle lust need trust dream like the dark the positive the Imagine and then he's got a musical quote here one of the things we liked about this house is the fact that when you entertain people you got a lot of different areas I'll show you back here in a minute but this area I want to focus on by the way you're going to hear that sound nonstop boats coming by they're flying here first okay that is a major concern let me show you guys on the aerial footage because this property is on the main Intercoastal Waterway which means you're going to get a ton of boats just zipping past by you all the time and there's two elements to that one is privacy people looking into your property the other issue is security this is a gator Community which is fantastic you're going to have great security from the roadways but this inter Coastal Waterway people have access to this people could get on here from different parts and put a canoe and just canoe or jet ski right to your house and you can't have security all around your property the whole time so to me it's definitely a security concern now the funny thing is this one is Messi's house he actually lives in this house and this property just recently sold I'm assuming Messi bought this one as well but another major concern is this architectural wannabe home which looks like a geometry equation just gone really really bad to me it's an isore but while we're at the area view let's pay attention to the shape and the layout of the house so this house is a starfish layout I call it right it's kind of spread out it has like the fingers STI sticking out what's good about this is that you're going to get a ton of exposures coming different lights coming in from different angles and different moments so this area is going to have three light exposures coming out this area is going to have multiple light exposures coming out over here the same thing over here has two different light exposures so you're going to have a lot of different views from a lot of different rooms which is great but what's the negative of this is that the biggest room is going to be that family room that I showed you because it's just the layout is going to be kind of a roomto room situation where you're not going to get that Mega room to justify the $2.4 million price tag now some people don't want that and it's fine but I would say it's you know you can consider it a negative when you get to $20 million homes a ton of them have this massive great room an area for for entertaining uh where you don't have to you know throw a tent in the backyard to entertain over here where he is or you could do it in the house now the lot itself is a triple lot but it's also interesting where the second or third lot is really your backyard and it kind of seems like the house was already built there and the lot was added as a backyard for this house where it would have been a lot more of a cohesive design if you know you had the whole lot and then you would have designed the whole house on both of those lots and you would have allocated that great room that volume and you would have had a more cohesive house that would Express the price stack now there's you know there's been sales over here I think um Messi paid about 11 million there was a $14 million sale I think on this property over here but this one is by far the most expensive house in the neighborhood and the other ones could sell as low as34 million night we bought this place I sat right here was 2:30 in the morning 3:00 in the morning I'm having a cigar I'm laying out just looking out and thinking about the last 20 years Sometimes the best conversations are when you're talking to yourself and reflecting about how life's been because your life is your life it was a very interesting moment for me anyways there's a fire pit in the middle so you can do marshmallow you can do drinks you can have a glass of whiskey with cig that sand is clutch that just literally brings the vibe in in right like you go in you know you're in your property obviously you know you're a little bit away from the ocean and this would probably naturally not be sand but theyve put the sand in there you go in there you put your toes in the sand you get the vibe pretty cool GS and you're having conversations here this place I like because we'll sit out here we'll have a nice conversation Club room is right there this whole thing opens up and when we open this whole thing of people are watching sports some people are watching movies someone's having a drink at the bar conversation at the bar this place is very special let me explain why you go now look at the jacuzzi look how exposed the jacuzzi is to all the boats going by you know randoms coming by and waving at you and Patrick we a big fan you know it's a big negative the funny thing is that Messi also lives here and I guess Messi has no idea how famous he is big security issue big privacy issue on the jacuzzi and I'm hanging out the jacuzzi with the kids after the jacuzzi done you take the stairs you go upstairs showers there bedroom's there the office is right here so if I want to come out and go straight to the office I come right here relax redo business and if I need to go back upstairs I take the stairs back up there really neat touch this right here is the gym K exercising has obviously been a big part of my life trainer will come here early we'll have a great work out here one thing you will see is you'll see Lego all over the place and the house this has not been opened the reason why you see this everywhere is because kids when we go to the store and they want to buy Lego I buy it for them but each one of them they have to read a what you guys don't know is Patrick also bought me this Lego piece he's my adopted father certain amount of books to open it this is a big one This is 40 books so once they read the 40 books we're going to open this one here with Batman so now that you've seen the gym let me show you the club room and then we'll take a look at the office come on in so one of the great things about here is is we can enter all right let's pause it right here now the funny thing is that Patrick I'm 99% sure because I've seen another video of the listing agent presenting this property and it had exactly the same Furniture which makes me believe Patrick bought this house 20.4 million fully furnished and I cannot dislike this furniture anymore this is a you know a crime to such terrible ugly furniture for a $2.4 million property it's like you buy a brand new Ferrari and you put hop gaps on it take off the Hop gaps Patrick when you buy a $2.4 million property you got to spend at least half a million to a million on proper Furniture because it just really doesn't do the property Justice and now the biggest flaw is really the finishes which I'm going to point out but pay attention to the roof pay attention to the slap for the barall the floors almost all the elements in this house are just not up to par to the location to the price point of this property it looks like the finishes this developer would have used that would have built a $4 million house in the same Colony right Bay Colony but he didn't upgrade the finishes when it comes to $20 million house and it's just not from a perspective of someone coming from Los Angeles I can tell you New York is the same thing if you look at South Beach the condos over there way better finishes than this in the $20 million price tag and definitely Palm Beach homes if you take a look at you know there's plenty of $20 million homes in Palm Beach that have significantly better finishes than this property Cain to have 30 40 people here you got the bar with the aquarium in the back over here you got this painting that I worked on and commissioned Brent Hill you see me in here in the blue then we have Senna such a mix this mix would have never happened in reality Tupac with the SHA of Iran Sena and I think he has J and Lincoln Einstein bunch of different hidden messages in there empty chair and they're debating two books Atlas Shrug and communist manism this is my thinking room if I want to think I come here I close up and I start thinking this piece was made by Bill Mack it is called The Thinker and then here at night we'll lay out right here with the kids we'll press a button the projector will come down the screens close up Shades close up this entire Place becomes pitch black and we watch a movie you can three different games being played here you're sitting at the bar watching you can watch a movie over there all I mean pay attention to the countertop what is that is that Court just black Court come on like you need like look at the doors right like these glass panels in between just really not up to par for $20 million home I'm sorry Patrick but the finishes are extremely poor um I'm not saying they're horrible quality it just it's not what you would expect in a $20 million home anywhere all simultaneously at the same time and then we got different kinds of drinks uh let me see if we're going to have my favorite whiskey this by far is my favorite whiskey I had it once in Houston this is baby this is a rotten apple juice is what they call it no I don't you shouldn't like it it it's disgusting but sometimes I punish myself with it that's a great answer I'm going to use that sometimes I punish myself with it this is my office it's bright it's lit up do a lot of uh work here late night everyone's asleep I'll be here till 1:00 in the morning working open the whole thing I'll hear the water music the fish right next to me uh but love the way they did the office space check this out an artist makes these things things and it's very different the artist makes them for both sides jerk fake news conservative life you know all these other things but he makes them for both sides obviously this explains to you where I'm at fiscally this is the club room okay now that you've seen the club room let me show you upstairs one cool thing about the chandelier if you take a look at the chandelier to your La the chandelier the way gets cleaned they press a button it comes all the way down they clean it up one by one by one and then they press the button goes all the way back up this over here is a really cool piece if you look from the angle it's love but the way the artists did it one by one by one with the people it spells out love I think that was the coolest piece of art in his house over on this side another piece by Peter tunny Forever Young this is one of his pieces that he makes so okay he's totally like a motivational guy I can relate to it I do my incantations in the morning I'm all Tony Robin out but it's a little too much okay so now let's take a look at the master bedroom which by the way got to love the master bedroom watch this Four Seasons feel you got the view of the ocean Big B so okay for example dark floors right I don't remember the last time dark floors were in and it just the finishes around the TV again I think this house has great bones if you redo the interior it could look a lot a lot nicer than what it is right now but as of right now considering he bought a brand new construction to to me it looks dated from day one I think he paid a little too much for it alcony my wife will always say that I have more shoes than she does and I think she's right but this is the master closet like I said Jennifer always says I have more shoes than she does and she is right I have four sections she's got two sections and we have plenty of clothes you know plenty of privacy here that's a huge closet that's a big big selling point the funny thing is that I do think he paid too much for it but supposedly Leonel Messi when he moved to the area he offered him like ridiculously more like 30 $40 million and he still didn't sell it which goes on to say the developers in Fort Lauderdale are not really building for the ultra ultra wealthy there's not enough product for them and for this property to be $20 million with these finishes it just it shows there's a gap there that could be exposed by really smart developers who have taste and could develop these products that would punch above their weight when it comes to price per square foot because they have the right finishes cuz this one doesn't changing you got all the drawers you got all the you got to have this ready if you don't know what this is you may want to invest in one of these and then you got to have the right things inside love the closet good siiz closet over here we have the bathroom and I want to show you something the bathtub can you tell me where you think the water comes out for the bathtub most people cannot figure you know is it coming from the sides is it coming from a hole here comes from the to so that splashes everywhere it looks it's a cool party trick but I don't know how often you're going to take people to your master bedroom to turn on the water and show them it's just not practical you can see the water splashing everywhere it will make the floor slippery you will fall on your ass not fun again cool uh maybe you know it will make you smile when you're about to buy it but in in practical sense it's [Laughter] horrible first time I saw that said that's pretty cool to have it set up this way but I want to show you the shower so you can kind of see this it's massive when we take a shower so what are these material right okay floors you went for the stone I get it it relaxes you I but what what the hell is the rest of the stuff is that tile and what kind of a pattern tile is this it's like it's just again I don't see any marble I don't see any top finishes this would pass for a $3 million home but it shouldn't pass for $20 million home and if these are the only options available to him when he's want to purchase a $20 million home then it's a sad day for fourth Lauder day our here and it rains it's so amazing when it rains and then from this side when we leave you come out here and you have water privacy down it's kind of funny that he has to look at that ugly piece of architecture right across and I think that one is actually the bigger lot than his and has more Frontage but it's just one ugly house I don't know what the hell this guy was thinking upstairs gym jacuzzi Club room office that flow to me is just right so at this point of the again you've seen the back of the house now this is really the backyard this is where the parion happens this is the open space one of the things that I loved about this house I believe this is the biggest water Frontage home in all of for laudale I think it's the next door house but this should be the second biggest and I love this part of the house the backyard is amazing it's really really cool 810 ft of water Frontage this whole thing goes all the way around because it's three lots if you like sitting by the water and just listening to the waves and boats coming by and this sound right here I'll sit here with my 14 week old daughter and we'll just listen to it and listen some music and then right behind us is the Cabana if you had a recording here you've probably listened to a lot of entertaining conversations I say sometimes the best podcast are the ones that are not recorded I guarantee you some of the best podcast that's never been recorded has happened right here and we'll have friends sit down conversation having Monte kristos Church Hills whatever you like cigars here on this side we have a miniature golf course the kids sometimes use I can't brag about my kids being golfers because their daddy's not that interested in golf but sometimes they act like they're golfing they haven't picked up the game yet and like I told you we have a business event that's taking place today so we'll have this tent here I'm going to have around a 100 people here tomorrow to do a business function the following day will be the birthday party we'll have a couple hundred people here so this is a regular entertaining Entertainer song we're constantly entertaining people here which I love again a great combination of a home and an Entertainer's house you know it's really interesting because he purchased his property when he probably had like a million Subs on YouTube now he's since he's gone to politics he has like 5.4 million Subs he's way bigger than 2 years ago when he purchased this property I wonder if he's has any concerns for security one of the biggest mistakes I see is that when people move from one city to another city I highly recommend renting for one year before you actually purchase you really need to study the different neighborhoods understand what's available what's not available and one of the main issues with this house even if he was famous now he's in politics and he's doing a lot of um different uh type of content that is kind of on the edge and with 5.4 million people I would be concerned for security I would have had private security all the time 24/7 for me to be able to live here and I would have hedged the hell out of this property to make sure nobody looks in which kind of kills the whole purpose because you want to see the water that's why I think for these price tags a lot of people instead of being on the bay would want to be ocean front and and you would get a lot more uh privacy in that that sense like you know Palm Beach on the ocean side where you're perched up from the sea level but you still have this you know Sea View and less of an exposure to the you know City dwellers where they can get on jet skis and canoes and stuff and come over to your property and in the back we have 165 foot dock where we can probably fit 150 foot yacht and I'll show that to you here next this is it and what I love about this space is private you go out make a left go on inter Coastal you can either go down or go north and head out to b mini you can go to Ben mini spend two nights with your boat have dinner lay by the beach have a good time with friends get back on the boat head back out to the house and park it right here but this H it's not often you can find a house with 165t dock many say you can rent the space out for 10 or $15,000 a month because you cannot find it unless if you go to Marina but we have it in the house which is a big part of the house the main flaws that I can point out in Patrick B it house is that number three it's the A++ house in a B minus neighborhood and that's not always the best investment because whenever you have a three4 million comp right next to you when you try to exit you're just not going to find that many good comps to justify your exit price and that's a negative the second major issue you don't have that security and privacy that you would expect in a property of this caliber even though it's a negated Community by Road you you have a lot of access points from boats jet skis kayaks coming into your property that's a security threat and it's also a privacy issue even for regular folks now Patrick is a very public figure so it it's just not ideal in my eyes but the number one problem with this house was the finishes the finishes were Beyond poor they to me they seem like a you know two3 million house in the same neighborhood would have used the same finishes maybe they would have got away with it but when you step it up to 20 million you really need bring the finishes to that level so it would match the scale of the property and they just didn't and to refinish that property is pretty expensive for me it was pretty much a gut renovation almost the entire house to really bring it up to par to those level of finishes and Patrick if you buy a $20 million house fully furnished it might be good for comfort for the first couple weeks so you can you know move in and use it but you eventually need to spend the money on furniture and good Furniture appreciates with price you do got to do your research on that find Italian vintage furniture and you know you can buy them and don't worry about Kit spilling stuff you can always reposter the furniture and you know keep its value now there's this other house that has the most amount of views on
