so you're thinking about moving to North Dallas you were considering Prosper because you like prosperous schools but it's just getting way overpriced there so Salina which is just North of Prosper is a pretty good option and we are in Salina today so I got a little bit of The Best of Both Worlds for you in Salina however you have Prosper school and prosper address but Salina jurisdiction so to speak interesting right uh but you're going to get some lower price points here in Salena just because there's so much new development I mean you check out this community right now uh you can see it is completely under construction so what we've always said before too is that when you get on on the ground floor of these communities you're always going to find the best pricing and here you can get in as low as $450,000 but we're going to walk you through a couple of these homes but towards the end of this video got to get out of the way cuz there's so there's traffic coming through a lot of construction traffic which is a downside of these communities in the beginning but towards the end of the video we're going to talk a lot about the amenity Center which that is the biggest draw here for these North Dallas communities is they are just loading them up with all the amenities now I've seen a few lazy rivers in my time but this one is probably going to take the cake we'll share with you more on that now usually I come in and Tour all these properties ahead of time and then give you the lowdown I thought I'd do something a little bit different today and we check them out together for the first time so we've got uh three American Legend Homes right here we've got Highland home right there we've got another Highland model right there let's just check them all out and actually there's a third high right there so and we got tradition so we're going to we're looking at price points in this community from 450,000 all the way up to over a million so this uh let's start here I did a little research and just looking at these this American should be the 40 foot lot they've got a 50ft lot and that looks like the 60ft lot and this these are going to be in the mid sixes right now but you can get in the base prices of 5.44 to start out with but you know let's make a judgment call together and check them out for the first time so I'm going to send Alex in there ahead of me you ready Alex oh yeah he's ready I'm going to send him in there ahead of me then I'm going to go through that front door we're going to check out the 40ft lot uh and see what all they have loaded man kind of scared me there for a second I'm a little jumpy around Loud Noises by the way it probably stems back to being in Iraq but all right so uh anyways let's go check out the first one and we've got several more to check out throughout this tour today and then stick around for the uh amenities and everything else that's going to go into this community it's going to be pretty good so let's get into it right now we are back in Salina Texas about 40 mil north of Dallas in another master plan Community this is a $ 1.45 billion community that expands over 750 acres and has 2,820 lots and we are check it out inside all right oh well that was loud speaking of loud noises that's right in your ear uh man it's really windy out there so I'm glad I were I wore my hat today otherwise my hair would have been a little bit of crazy but all right so first impressions now very nice very nice okay so uh nice little entryway uh first of all I'm drawn to the floors here we got 7 in uh engineered I yeah that's engineered hardwood which is uh probably a light oak on here as well now they painted the stairs black uh I typically I'm not a fan of like uh you know wood color changes kind of works because of the black railing but we'll check out the upstairs here in a little bit so that's first impression they got modern fixtures nice little chandelier here in the entryway vaated ceilings looks like a half bath right off to the side here so so uh nice tile work uh vanity in there so easy access if you have guests to come over there and they've got access to the to the half bath there I'm going to check this out looks like you got a more of a game closet versus a coat closet nothing to hang in there I'm going to assume the coat closet is probably going to be over there so we'll stop in here it looks like the first bedroom right off to the front nice little on Suite bathroom I mean you got plenty of space I like the large Windows uh you know overlooking the front yard I prefer the office up front versus the bedroom but still works out and because you have well maybe this is this this is this the primary this could be the primary as I walk in here now because uh either or it's a really nice mother-in-law Suite now this this home I looked up online I believe this is over 3,200 square ft so this could be a mother-in-law Suite but again I'm seeing this house for the first time with you so we're going to figure this out as we go along but otherwise you got a really really nice beautiful standin shower uh nice garden tub they've got all the black fixtures in here so it gives it a really nice uh traditional look on the outside but modern look on the inside I mean this is a if this is the Mother-in-law Suite she is going to be loving life in here because this closet goes all the way back uh throughout here so this could be the primary or this could be a double primary uh a home and maybe with 3200 ft that could be the case maybe they've got another one upstairs I'm not really sure but uh really nice dual vanity split vanities in here so you got plenty of room not too crowded separate throne room which is nice you can close the door I love the black uh stone work the black tiles really goes nice with the black fixtures nice Penny tile on the floor but overall this is good size I would say it seems a little seems a little small for me to be the primary but at the same time I don't know I don't need a lot of room right I I basically just use the main bedroom to go to bed so I don't spend a lot of time in there uh most of my time is in the office so hello how are you hi doing good good how's it going we're good good all right just uh checking checking out the house all right so now we have oh now we have a good a walk-in coat closet all right so you got to come all the way to the back here to hang your coats but uh you got under the stair storage that's a nice touch but uh yeah you oh let me take your coat and walk all all the way back inside the closet so uh that's uh that's interesting nice little light fixture now we walk into um you know the main living space we've got open concept here all right so I'm going to move back here to the kitchen CU I'm drawn to that all right we got some all right I got some cheat sheets right here now so now I can figure out all the stats and data for you this looks like a quartz black quartz I you know typically in these kitchens now all you see is everything white so I like the contrast to goes well with all the black fixtures uh the black pendant light I mean look at that I mean even even something like this kind of gives it that uh traditional little bit of that Farmhouse feel but more of like a modern Farmhouse which is really nice but I love the black quartz um countertops with the grain in here I mean with the white grain that's a really nice touch nice uh Subway Herring bone style tile in the back um really nice they've got uh looks like different color Cabinetry here on the island looks like it is it is all right because this is white over here that's more of a light Walnut or light oak I would assume and let's see here we got oven microwave Pantry a good little step in pantry all right and uh yep it's your traditional Pantry Alex that you like he notices a theme he's like I think I think the same Pantry Builder builds all these pantries cuz the inside looks exactly the same so uh look you got got a a little coffee bar over here Wine Bar whatever you want that to be open shelving which is a really nice touch so let's see if we can find this on here this looks like this model home is going to be right around 788 but they start around 660 but again with tradition you can get as low as 544 uh starting out here all right open concept uh black tile I love that back here on the behind the TV above the fireplace vaated ceilings open up to the upstairs and and then you have dining area all right this rug is a tripping Hazard by the way uh I almost killed myself twice right there so be careful if you come in here but of course you wouldn't come in here without us right so make sure you You Reach Out Below always always work with an agent uh even in negotiations with the builder uh because sometimes we know a couple little things extra that you can get all right so let's see here uh 3259 square feet twostory four bed three and a half bath study Game Room media room all of that that must be all tucked way upstairs because over here in the back we have the office area uh right through here so that's kind of tucked off to the back again I prefer I prefer it up front but still I mean here you have a connection you know to I mean I I could see the TV from here so I got a straight shot so maybe I could do a little work during the game uh who knows not that I like to do that or prefer that back through here would be your garage I'm assuming this would be mud area uh laundry room back through here uh right in this this spot uh throughout there so normally where the offices are you're going to have your garage so now oh let's go outside real quick actually I'm going to avoid that rug so I don't die um let's go outside real quick check this out um the yard now again 40ft lot looks like probably 120 ft or so on depth open this up come back here we got a I mean very nice covered patio um which is really nice for a 40ft feature come to the back I'm not sure if they're going to be putting Turf in the backyards but again I mean this is still a good space if you got a dog it's really nice and I did read online they putting in electric gates this is something you don't see uh really any where hardly at all I did see that they are adding electric gates they have them on most of the inventory homes as far as I know but that could also be an upgrade it just depends on on what you're looking to do if you try to build from scratch or if you want to just go with one of the inventory homes but that's a really nice touch and then you still have the two-car garage so that's a nice privacy feature really nice fence maybe it doesn't feel like you have a lot of backyard but you got a pretty good sidey yard here so dogs could run around kids could play and again you're you're coming into these communities for the amenities really so you're you're going to be at the pool you're going to be walking through the parks I mean there's a lot going on here this community is let me see I looked it up it's going to be over 750 Acres I believe let me check my notes yeah 750 Acres that's right over 2,800 homes in this community so there's a lot going on and uh let's I think we hit the downstairs let's go check out the upstairs [Music] all right yep and again they have the kind of the black stairs it goes back into the oak floors it it works I I'm it wouldn't be my first choice to have two different colors like that again but since they have the railings um black the and the the rod iron black it's all right but it does give it that modern feel so I guess we'll go this way because Alex is going this way so we'll check this out first by the way two amenity centers Lazy River fitness facility outdoor lounging large lake with fishing pier indoor and outdoor social Gathering areas over 100 acres of open spaces and Parks basketball court Dog Park neighborhood neighborhood fire pits all right so we got what is that right there is that a bathroom so we got full bath here got your shower and tub in the back so uh toilet vanity all the basic necessities that you need and then you've got got split looks like split bedrooms back here so uh we've got the tennis pro let's see I wonder they bolted it down they tied it down cuz they know they know what's going to happen so yeah well I bet Penny would love that right there really oh that's cool your dogs are way bigger than that Penny would yeah that's bigger than her all right so Walkin clock closet more like a step-in closet I would say but still to have this for the kiddos nice touch um match we've got game closet right there and another bedroom this is for Jack oh they got the super hero fill in here I like that now this is a little bit more of a walk-in closet uh right through here this is pretty cool they got the Marvel theme going on got all the Marvel pictures over here I mean they got this they got this set up really nicely then we'll come back through here and take a look at all right now we've got this open space game room area Lounge area plenty of room you could have a pool table in here shuffle board that's a nice touch oh and I don't want to go in there just yet let's check this out over here cuz that looks pretty cool and now we're going to come up here okay so this has an on Suite bathroom so this would probably be more of like the Mother-in-law Suite right here and it looks like downstairs would be the primary all right so um good size windows for natural light onsweet bathroom and there's a door this is for oh you got this is where your your step- in closet is in here so you got that all right in the bathroom and then we're going to go what do we have right here yeah did I already open that maybe I did and now now we get to some of the extra stuff wet bar back here additional storage open shelving nice tile work and we walk into the movie room all right which is pretty cool nice movie room no windows in here you can black it out man I like these lounge chairs looks like a looks like man get a o those are those are pretty comfy right here so let's see here now that this is a I think this is a five bedroom so say it's four on here but again this is usually just the base model on there uh but again this would be right around 760 3200 square ft this one's a five bedroom Game Area media room everything you need I mean median home price right now in in Prosper is like 850 $860 so you're $100,000 less than what you can get in Prosper and you have all of this so all of this and that would probably be for you know I would say a regular home and I say regular home 850 uh you know to get the media room the game room all of that included in there that's probably going to push you up in the nines and the million Mark and prosper so again you have Prosper ISD you have a Prosper mailing address but for somehow it's Salina jurisdiction so to speak okay and uh so not really a big deal but you're you're in I don't know it's weird you got a Prosper Milling dress but you're in Salen so I'm not sure uh usually Texans are pretty good about doing this sort of thing but this one's a interesting one so this is the 40 this is the 40ft lot I mean this this is a lot of house on a 40 foot lot as well but if you want we can go check out the 50 and the 60 let's just uh do a quick run through on there and then we're going to check out the Highland Homes and then we've got the tradition home at the end which is over a million so grab your popcorn we're we're we're going to cover them all while we're here so let's going to step over here first and see do we have the same thing going on no this looks more uh like a guest room mother-in-law Suite you've got an on Suite bathroom uh throughout here really cool unique tile I have been uh uh yeah it's just kind of patterned it looks like it has texture on it which is kind of cool but you got a bedroom up front here let me check out this uh really large window and again this is on the 50ft lot uh so this one's going to be moving up in the eight uh in the eights and 900s all right so and it looks like uh this one's going to be closer to 3900 Square ft so again we've got the wide plank hardwood engineered floors you got game closet here to the side let's see here we've got kind of barn doors in here built-in shelving and really nice so you have this as a seating area could be formal dining maybe as well large Windows letting in lots of natural light I like that touch as well so cool sliding barn doors looks like the garage would be off to the side and through here we've got let's go this rout looks like we've got laundry room right to the side off here and we've got an office in the back so uh n oh that's a green that's a dark green nice touch not really a big green guy but it's dark enough uh my my office has dark blue I like that kind of gives it that dark look and a little blue texture on there anyways got room for plenty of shelving back here so this is just kind of tucked off to the back nice little touch here and we'll cut back through and you've got half bath right there ston work for the top all the way up that uh interesting we've got again quartz countertops this is white with a little bit of the gold looks kind of like a gold or a copper vein in there huge open concept here oh nice wet bar over there wine fridge additional fridge storage open shelving this is a really nice touch uh this is this is this is nice Shaker cabinets nice giant Hood uh five burner stove you have a little miniature Butler's Pantry back here and you have a you know a pantry not not necessarily Walkin but you've got lots of storage throughout here which is really nice touch coffee bar over here so you're definitely going to have the full bar over there coffee bar there Butler's Pantry large open concept here which is really nice uh because you can have dining here as well so again that other room you could turn that into formal dining or you could have it as they have it as a seating area I mean these got to be 22 24t ceilings in here um nice size fan fills it up stone work as well more uh storage and open shelving I mean and I mean these these sliding glass doors here I like this I mean this is for all you Californians right this is that California style large large uh sliding doors here that lets in a lot of natural light you probably don't even need the lighting on in here but let me see if I can figure out this lock oh there it goes there we go we just need a little little elbow grease these open all the way up which is nice as well you got a you got a or two here in springtime now Springtime is interesting here in Texas right now it's like windy cloudy sunny windy uh there's a lot going on and uh of course yesterday was beautiful blue skies but we couldn't film yesterday so we come out here today really good size backyard I like this I mean built-in grill this is a nice touch so you see here you got natural grass over here and you have turf right here which I mean for maintenance purposes or you're coming in in and out of grilling that way if it does start to sprinkle or rain a little bit you can still Grill you're not tracking in mud everywhere so this is a nice touch I'm not a big fan of turf but I I see the utility here and then also when you have actual grass that's uh that's a nice touch over there because I like the natural stuff right you got to get the bare feet on there you got to do a little grounding you got to let the the pup uh have some nice yeah let the kids they right they got to experience reality but look at this I mean this You Don't See a lot beautiful beautiful fireplace with that glass stone I mean this is all just broken glass so be careful with that but man you could have a party out here look at the built-in seating this is a really nice touch so plenty of space on the sidey yard too so far so good really good siiz backyard very long versus deep but that's okay so let's uh let's go in here I think we've got I think I noticed the main bedroom off to the side all right and we're going to head back here which which I'm assuming is and looks very much so like the main bedroom now love this like Cathedral style ceilings in here I mean this makes the bedroom feel massive I mean this is a beautiful king-size bed in here so you got plenty of room uh nightstands on both sides which are really good size and then you step into all right this is what I'm talking about no question here that this is the main bathroom uh you know double van of these plenty of counter space in the middle nice size garden tub you've got a really good shower and throughout here um that's nice it could use an extra nozzle in there though it's big enough for two Throne Room yes indeed and look at this closet look you even have some nice uh Granite right here in the middle nice little jewelry box in here so that's a that's an added touch as well very very nice I mean really good size closet in here plenty of storage I think this will be here's the guys section right here so guys this is what you get and ladies you get the rest right I mean shoe Cubbies everything like that now we just had some people come in here and you know we don't like to get people on camera so we're going to check out upstairs we might just have to run through that real quick but then uh we'll head over to the next one all right now we're coming upstairs now they've kind of done they've done the same thing here with the black staircase I don't know it's just not it's not my preference um so it is what it is but you know in here if this is kind of a lot more traditional style fixtures and things like that you notice they've got they've got Chrome or not really even Chrome but brush nickel you could say on the curtain rods and the fixtures there's a lot of different elements going on here I'll just say that I mean beautiful home but there would probably be a few things I I prefer more uh mat ing on on you know rods fixtures things like that but still really nice floors they've got this is kind of a white oak up here as well game room area I mean you got pingpong up here you've got a movie room as well so again nice little touch in here no windows have it all blacked out nice size TV on here and we will venture over to some of the bedrooms I presume are going to be over here so let's go back this way come back to that you come back to that and we'll start back here oh this is Mac's room based on the Mac Truck maybe uh all right that's cool so good good size closet uh plenty of room for the kiddos in here I'm telling you these kids are living large these days uh with these new construction homes they're nice bathroom uh split in between the two bedrooms so they'd be shared bathroom and then we we have I like this kind of the California desert maybe Arizona look at this Good Vibes got the little Cactus Vibes going on the sun yeah I would say this is more of a Arizona feeling here oh cool little neon mountains in the background nice touch but good size room as well and I saw some something else over here which would be probably another yeah got little access we've got game closet and I guess this could be the Mother-in-law Suite so you've got an onsuite bathroom I mean that's a massive day bed right there and you've got a really good size walk-in closet so yes mother-in-law's suite here you the father-in-law Suite the father-in-law Suite Corvette oh got the Corvette yeah okay yeah I I see you the Porsche you got the Corvette down there there you go yep all right the father-in-law Suite so I guess he's single now you know so uh he's allowed to put up all the car stuff right uh oh and there he is I don't know maybe that came with the frame uh we'll see but uh other than that yeah really good size I mean again you got a lot going on in here 50ft lot 3900 Square ft uh in the E to 900s between 850 to 950 don't quote me exactly on this this says 913 so just depending on which upgrades you look at but there are incentives here with this Builder as well that's why we love to negotiate with Builders because you have opportunity to do that right now so we're not just talking about what they're offering we can get concessions um usually in addition to that and really good for 21 buy Downs right now if you're not familiar what a two1 buy down is it means you can buy your rate still interest rates right now at the time of this filming are still hovering around 7 7.1 7.2 you can buy down the interest rate two points for the first year which means you'd have a five uh maybe a 5% interest rate for the first year the second year it go up to six and then the third year it'll go back to seven now what we're betting on and I want to say betting on but what we're hoping for is that interest rates do come down here in the next year or two and then we can just refinance if they come back down to six or five then you can just refinance to a permanent rate and that's likely to happen in the next uh two years can't promise it but I'm pretty sure that that'll take place so a two one buy down is a great option to get that interest rate down here it'll save you hundreds and hundreds of dollars a month on your your monthly payment so and we got a good size good size uh good size bathroom in here as well so it's okay Alex doesn't like to be in the mirrors but we know he's here so just can't hide it all right let's go check out 60ft house 60ft lot house [Music] [Applause] [Music] all right all right all right now we're uh we're in the 60 foot model right here 60t lot model home first of all super light oak floors I like that uh I like the light colors although that first one I like the dark stone on in the kitchen added a really nice contrast let's stop and see what we got here all right finally finally we got the office up front all right that's what I'm talking about now finally uh you got the office in front just cuz I like to see what's going on on the outside you know if I'm going to be working indoors uh most of the day sometimes it just gives me a good connection to see what's going on in the neighborhood get to see all the Riff Raff you know kiddos running around people walking the dogs uh just gives me a good connection to outside versus like looking at a fence or something or your backyard um backyard's not too bad depending on that but I mean really nice built-ins in here let's see this one is going to be up to 40 over 4,300 square feet and just over a million dollars it says a million 48,000 but again depending on the upgrades that you get uh don't quote me on that price for this home right here now we're going to step off to the right here looks like we got laundry room connected to the closet so I'm assuming that's going to go into the to the main bedroom but we'll save that if we can and step right into this first bedroom which is really nice uh you know could be mother-in-law Suite cuz you've got a nice on Suite bathroom in here good size step- in shower uh you know nice toilet tucked off to the back here gives you a little bit of privacy window to let in some natural light nice quartz countertops again uh a little bit different than just plain white which is a nice touch couple of big windows in here to let in some natural light and again this is a good size laundry room not only do you have your washer and dryer but you've got plenty of storage space in here uh looks like you got room you could have an additional fridge right here uh so I you know I would say that's a that's a bonus you don't have to put it out in the garage so if you want to store just you know your dog food your drinks whatever you may have additional that makes it really easy I love this look at this look how wide this opening is uh this entryway all the way back with a straight shot to the backyard I think that's a really nice touch kind of got opening to the upstairs some wood beam accents so that's a nice touch as well and come off to the side you you've got your two-car garage okay yep two-car garage right there and you've got a really nice half bath oh good size vanity in here that's a nice touch custom tole work down there a little mud area to sit down take your shoes off and again you have must be a theme with these homes right with the black stairs now this one doesn't really bother me because the railing and the the wood matches the last one just seemed a little piece together not to knock the model homes here uh you know I think these are really really nice I just prefer things to be a little bit more in alignment but uh here again different color wood on the stairs up there doesn't bother me too much but uh I would just prefer the same color we've got coat closet nice size now this one you've got to walk through the coats all right so if you've got uh coats hanging up in here under the stair storage which is nice but you have to cut through whatever is going to be hanging up right there oh oh all right all right all right now now we're talking now we're getting into now we're getting into some cool stuff right now we got a nice little uh wine Closet in here let me see it doesn't look temperature controlled but all right no problem let's see if we've got uh just some storage so you can store your all your red in here I don't know maybe get a little mini AC if you want to have it really nice and chilled but that's kind of a cool that's a cool feature nice touch especially if you're entertaining let me peek back here and okay that's going to be the main bedroom we'll save that but let's let's look at this I mean this is massive but again over 4,300 Square ft it better be right so this is really really nice I mean I don't feel claustrophobic in here at all uh you've got lots of counter space over here with I mean uh yeah nice walk now this is a this is a walk-in Pantry this is a walk-in Pantry right here so you got plenty of storage in here uh built by your favorite Builder Alex he's already I saw him eyeball in it he's not even looking at me he's looking at the details in the closet uh all right additional fridge down here wine fridge uh you know glass Cabinetry this is a really nice touch and so much space to just walk through here this is a pretty unique uh tile little tiny hexagon tiles back here and six burner stove nice touch undermount Farmhouse porcelain sink I I'm a big fan of the porcelain sinks it's just a nice touch um I kind of feel like stainless steel is is is out you know for the sink but double ovens microwave dining area really nice light fixtures and since we're here now let's check out this backyard and see what they got going on again you got massive sliding glass windows all the way to the back you've got lot uh there there you go you got a pretty big fireplace natural fireplace I don't see where's the built-in grill you can't have a built-in grill on the last house and not have it at this house right so uh looks like they left that off but I'm not really a gas grill type of guy anyways I like real wood that's what I'm going to smoke on whenever you're smoking uh smoking some meat here in Texas anybody that cooks on a gas grill is from California probably but hey look it's okay I get it understand although you know Californians you're known for the outdoors right that outdoor life that natural life I mean you should be using real wood and I'm a fan of fruit trees that's the best type of wood to smoke with a lot of a lot of barbecue restaurants here will use mosquite um Hickory those types of woods but I like man if you can get a good apple tree fig those are the best really to smoke with it just gives the gives the meat something a little bit extra little little fruity little fuess you know so that's the secret to smoking Meats fruit trees all right so beautiful stone work up there all right so we got uh nice uh additional storage closet in here that's really good size to step in here and before we go upstairs it looks like we will check out the main bedroom back here which is massive I mean look at that light fixture right there that's a pretty cool chandelier piece uh you got Windows overlooking the backyard I mean that's a that's a pretty good size bed and it still feels like you have a lot of room in here I mean you've got Gap just from the nightstands right here plenty of room I mean then you you've got this uh really nice now this is what I'm talking about they got a rain head and the nozzle I felt like that last house they should have had at least two nozzles in that shower they did that here double vanities I mean additional storage right here in the middle and again garden tub built in with the with the the uh I was going to say countertops but it's not really a countertop but it's it is it kind of is a countertop so you don't see that that often I'm not sure how I feel about that I mean it looks okay but it just kind of makes me feel like I'm in the kitchen I don't know it's like I'm going to get in my kitchen sink my oversized kitchen sink a little bit uh but it's still it's a nice touch all right uh throwing room nice plenty of privacy and now we're going to step into the main closet you got drawers uh I mean plenty of room to hang some stuff and just as my suspicion led me to believe you got easy access to the laundry room so that pretty much covers the downstairs which was man that was a good little a little haul let's go check out the upstairs [Music] we'll come off to the side we got one of the bedrooms this is the ocean theme all right so we got the octopuses the Pelicans the turtles nice nice little touch the fishies really good size and you got your bathroom right through here all right um You Know full bath and shower oh hello and uh we got to cross the catwalk through here you can kind of see oversee downstairs the entryway now let's go straight ahead we've got additional storage there we've got on Suite bathroom back here in this now we got the fishing Room by The Way We Were Cabo last month and we caught one of these it was awesome uh he was probably bigger than this one yeah bigger than that one Alex got it on video so you know it's true all right no uh no fishing stories here so that was pretty cool all right nice bathroom on Suite nice touch and what do we have oh behind Alex here is we have a good size a walk-in closet yeah these kids these days man I tell you what they I grew up in a thousand square foot house three bedrooms two brothers two older brothers one bathroom two parents two brothers one bathroom shared a room until I was probably 14 maybe yeah so now they have their own rooms they have on Suite bathrooms they've got walk-in closets my closet actually was shared with my parents closet so the room I shared with my brother was here my my parents room was like right here and it was actually a connecting closet uh to the you could you could literally walk through there so we could barely have half of our stuff there and my parents had the other half it was it was crazy so I say crazy I didn't know any different you know growing up that's the thing I just grew up and we played outside so I guess it never really mattered in the first place right I mean we we weren't allowed to come in until the uh street lights were coming on my mom would be like don't come in this house until it's dark and we'd be gone all day and she never cared and she couldn't find us anyways because we didn't have cell phones right remember those those were the good old days uh now you got on Suite bathroom just on this one I mean look at this this this kid's room you've got a built-in desk in here and look at this Closet in here as well I mean you know for a, 48,4 300 ft I guess you got to put all that space somewhere right so you got attic storage uh right up there and now I'm like all right I got to make sure where did I go what did I cover now we're going to come back here to the did I yeah I did go in that one that was the ocean room and we've got another media room that's the great thing about Texas you know they've got all this space they cram it all into these homes and you have media rooms game rooms uh all the this that's why the kids don't go outside these days you got everything you need right here which is uh you know it's a nice touch but at the same time I'd still be kicking everybody out all right now we're going to step up into the Highland Homes I really love Highland Homes they're they're super nice but I think for tradition these were u i mean for American Legend these were really nice let's go check out some Highland [Music] [Music] hes all right now we're in the Highland Homes which I'm I'm a big fan of Highland Homes I think they're really nice and as soon as I walk in very very nice I mean you just get this good feel uh as soon as you walk in An Elegant feel now I'm going to step over here uh and again we got the 7in Wide Plank Floors engineered hardwood uh again kind of a oak finish to it love this office I mean I love this office it's uh it's amazing I mean they've got the lighting throughout here on the back side the LED lighting that's a nice touch for these these built-ins and I I don't know what it is I just like shelves I mean it's something maybe I've just always Associated that with wisdom or something and that's something I'm I feel like I'm always pursuing always trying to always trying to better myself and and educate but uh I don't know I just love books they're one of my prized possessions is my books I have some books that are over 20 years old that some of the books first books I bought uh whenever I was uh broke I used to shop at the 75% off bookstore literally you heard of the 50% off book they had a 75% off book story here in Dallas and I bought my first couple books there and still have them so love this I love the ceiling the detail in there as well some exposed wood beams or at least it has that look you've got nice foyer here where you can have a side table some uh plants and uh you've got your coat closet you don't have to walk through your coats or anything like that this is a um this is kind of like a cork wallpaper right here which is a nice touch it has texture to it has a little feel you can yep hear that and then boom right here walk into all right the movie room nice I mean they've got this uh painted black in here no windows uh nice furniture nice recess ceiling with the wood accents up there really nice touch Let's uh let's Mosey on through here now we had a had a client come in here so we got to be Incognito now but all right beautiful countertops kind of this gold uh grain through here oh we got a cheat sheet let's check out the cheat sheet uh let's see 569 looks like the 569 plan uh 3700 Square ft um going to be in the high eights low nines based on the upgrades you do look at this massive Island here this is beautiful again love this Stone workor has some character in it I like the black under mount sink all the black fixtures adds a really nice touch uh they got black fixtures on the Cabinetry normally you don't see black fixtures on uh sort of a not even it's not really even a darker Cabinetry but uh darker accent double ovens microwave night I like this look again character they've got a lot of character in here with the marble subway tile and a herring bone style but also has kind of like these little mini gold tiles that you catch a little bit of a reflection off of kind of gives it a little uh a little bling a little Sparkle not too bad and dining area right here again open concept I mean massive these has got to be 24t ceilings going all the way up with Windows going all the way up as well to let in a lot of natural light look at those curtains those that'll cost you something right there those curtains um this one yeah over 3700 Square ft again nice open uh back windows to the backyard so let's check this out real quick as we scoop back here if I can figure out how to open the door all right looks like that's about the extent they open so it's a little bit of a smaller opening to come back through here and but covered Pao fan in there good size yard uh here in the back more long than than it is deep so not too bad you've got a door heading off right there that looks like that heads into the main bedroom so we will scoot over to that and again you've got some of this textured cork wallpaper on here nice touch and then you walk into all right all right okay that's what I'm talking about right here oh I mean who doesn't love a couch in your bedroom I mean that's when you know you've got a good siiz bedroom in here nice little plush ottoman I mean king-size bed and you still have plenty of room in here uh dresser over here almost Cathedral Style ceilings in here gives it a huge open feel beams running across the top and you've got a nice yeah you're not going to avoid the mirror on this one Alex uh you got a nice walk-in shower I think you could use an additional shower head in here but the nozzle right here I've pointed this out before in other videos it's nice to have the nozzle right here I don't have to get sprayed with cold water uh whenever you go to turn the show shower on so that's a nice touch split vanities beautiful garden tub and the makeup station over here so I would assume the ladies would probably take this one so not too bad is this uh that's fake all right let's see we've got some storage here little linen closet we've got the throne room to the side there and look at this uh this is nice man I could put a I could put a lot of Jordans in here that's what I'm talking about right a lot of Jordan although you know the ladies are going to take that so but good size walk in the closet I like it really nice let's head [Music] upstairs all right and this is going to have a three car tandem garage as well so that's a nice feature now they've done they've done the two-tone on the stairs as well in here so I maybe this is a community thing I don't know maybe that's part of the HOA which by the way the HOA here is about $150 a month but maybe the HOA says you got to have black stairs but it's interesting to see that two different Builders and that's the look they're going for so again not my preference but you know this with the modern railing it it kind of works in the fact that they have the black uh fixtures as well and you know black pool table it kind of all TI in so you know it works uh I would definitely live in this home so don't get me wrong I wouldn't uh not buy it just because of the stairs so not that big of a deal nice game room we're going to I guess walk through this way there's some something back there but you've got wet bar here plenty of storage uh wine fridge which is a nice touch look at this little dedicated study area for the kiddos that's a that's an oh that's fake all right well uh I mean really nice touch here little additional seating but I think this is really cool oh and look at this you've got staback yes for all you Cowboys fans out there let me know in the comments are you a Cowboys fan or you cheer for some other uh crappy team like the Cowboys no they're going to be this year this year all right this year all right so again I mean these kids are living large in here here let's see what else they got in here uh what is this five bedroom 5 and a half bath you've got full bathroom on here I mean walk-in walk-in closet and additional storage I mean this kiddo is living large look at this tile work back here that's fancy really nice again not a big fan of green but hey I would take it you know my mom always said Beggars can't be choosers so I was growing up in this house you know kids don't notice that stuff anyways all right now we got the soccer room or football is it football or soccer football football oh Alex says football I say soccer what do you say let me know let me know in the comments there too another on Suite I mean okay all right another on Suite nice nice tub and shower combo Little walking little mini walk-in closet it still works additional storage I mean my goodness these kids these kids are living it up living it up now let's see what is off to the back over here see what we've got to offer we've got another full bath more storage and there's I'm sure there's plenty of attic storage in here as well that's the thing about Texas Texas we don't have basements that's because it's basically all black clay you can't really dig down in it and plus it's a it's a mess uh and it just shifts now all new construction homes come with a 10-year Foundation warranty and typically your home will settle by that point anyway so if you make it through those 10 years probably not going to have any foundation issues I wouldn't worry about that but we don't have basements we have attics so and and not really livable it's not livable space nobody typically builds out their attic but there will be spots to where you can get in the attic and have plenty of storage you just got to find the hidden doors somewhere I probably could have kept an eye out for that and and show you an example but I wasn't really paying attention for that I'm seeing everything for the first time like I said normally I come in here and I Scout all these homes first off learn everything but now you get to see it for the first time with me uh there's another Highland home here but we're going to have to move over to the uh tradition because it's it's uh super nice from what I hear what I looked at online we're going to check that out and wrap this up and then I'm going to tell you everything you need to know about the amenities and what else is going on on here in this community but that'll be towards the end of the video after we check out one more model stick with me let's [Music] go all right now we're in the tradition this one is $1.1 million and so far it's amazing so all right do I go this way let's go this way I'm going to walk back over here uh let's see here again nice Wide Plank Floors in here we've got plenty of storage little storage closet I'm going to step right into this room I mean man it is it is well lit in here I mean the lights are on but still really nice size windows in here letting in a lot of natural light and on sweet bathroom so I'm going to step through here this is a good size on sweet bathroom here this is a good size this is a good size guest bathroom I mean beautiful vanity uh I mean toilet's a little out there in the open so you know you got to be a little vulnerable sometimes but that's okay I mean Beautiful shower the tile work goes all the way through here and then you've got a pretty good size uh closet in the back so not bad I mean if I was a guest thing in here I'd be happy you know can't complain with this one now I'm going to step overh that was funny all right um now we're going to step over here across the hallway or the entryway into this amazing amazing office and this I mean this is what I'm talking about you're sitting here you're hanging out I can look out the windows see what's going on in the front yard I've got this beautiful backdrop with these built-in shelves this would be I mean I could have a a nice Studio set up here camera have this as the background and I can see uh who's coming in and out of the front door uh but I I'll see him walking up anyways but man this and I like this chair I might have to get man I might have to get me one of these chairs this is nice right here this is uh pretty comfy but man look at all the storage these are some massive drawers back here uh plenty of decorations or books you could throw up there really nice touch now we're going to step over into the entryway again and okay maybe it's not the HOA we finally have uh stairs that are not black but it's a still a different wood so the railing yeah and the railing the railing is black so or not really black this is well dark dark it's a very dark brown that almost looks black maybe it is I don't know I've been accused of being colorblind sometimes but okay so again not my preference but I would still live in this house so far I mean you've got seating area you know it's a big house whenever you have to have sea area whenever guests first walk in and they've got to sit down and take a little break uh right there but look you could have some some trees in here and you know I can't save all these cool features till the end if they're right here right especially if I'm walking in here for the first time with you to see this but still media room notice the theme here up here in salinaa you're getting bigger homes a little bit lesser price probably on average 100 150k less than Prosper movie rooms game rooms all of that this probably a little media closet back here yep there you go got all all the cool that that'd be Alex's Department he he likes that spot all right so now we've got under the stair storage CL now this makes sense right if you're going to hang your stuff at least it's off to the side and I still got plenty of room for storage back through here underneath the stairs so that makes sense compared to the one we saw where you have to walk through the clothes to get in there but you know it's interesting how homes are built sometimes but you walk into here I mean my goodness uh again I don't feel claustrophobic in here at all this definitely has a little bit more of a traditional feel you see the the brick work on the fireplace going all the way up to the the beams uh very detailed on the beams up top and I'll step right here oh I got my got my cheat sheet right here so let's take a look at this two stories five beds five and a half or four and 1 half baths study Game Room media room three car tandem garage 4750 Square ft so that's 4,750 ft 1.1 on the price so this one maybe a little bit more with all the added extras because of it being a model so I can't say that this exact model is 1.1 but uh these homes are starting at least around in that area now I mean you've got countertops for days just keep on going back here wine fridge walk-in pantry right here that's what I'm saying you want some christinis you needing christinis no okay not today we're about to go to lunch so we'll be okay uh I mean a little extra window over here for some natural light massive Island seating for five around there so uh I mean that's nice nice undermount porcelain farm sink as I mentioned kind of got some some uh another kind of like brush gold fixtures on here I like that a nice touch again I mean look at this plenty of room this is a nice round table utilizing the space very well let's see what else they have in here uh stunning entry that opens to study and media room yes we saw all that I mean you've got massive ceilings in here Open primary I can see off in the back and I kind of just skipped through the backyard Let's uh you know you've got sliding glass doors that open this all the way up for that California style but there's a there's a cheat door right here all right so I don't have to I don't have to look so well I can't get out the back door nice uh both of them were locked all right so now I'm going to step back and you could I mean if you're into entertaining this is it right back here look at all of this space and you've got the natural fireplace nice touch little Fountain off in the back beautiful landscaping back here I mean no room for a pool because of all the stone work so if you're not a fan of the pool then this could be the house for for you but otherwise plenty of covered seating back through here but again you're coming here for the amenities uh as I mentioned we'll cover those here in a minute but you know you're not going to you're want to you're going to want to go to the amen amenity Center to the pools to The Lazy River to all that cool stuff that's uh happening right there so uh we have upstairs over there let's go before we go back here let's see what we've got tucked away through this side looks like we've got mud room so we're going to be U oh look nice little half bath here for the guests this is what I'm talking about this is a statement piece when your guests comeing to here this just screams a luxury I mean really nice touch I mean I love the walls all the detail the little Edison bulbs on there for the light fixtures super nice so this is where the three car garage would be and we've got a laundry room right back here connecting I mean sink storage this is a really good size laundry room additional storage and it connects right into your main closet again lots of space in here I mean really good size uh good size closet easy access to the laundry that's a nice touch and of course you're going to step right into your bathroom Throne Room nice and private Let's uh check out this shower dual shower heads that's what I'm talking about and look nozzle nozzle off to the side here so I don't have to get sprayed whenever I turn this on really nice touch it's got a bench built-in bench nice for the ladies I man these rugs these rugs are going to kill me today all right garden tub beautiful split vanities as well additional Storage storage for days storage and more storage now you're going to come into your main bedroom beautiful Windows overlooking the backyard I mean you got room for seating in here as well can hang out you got a bench over there I mean not too bad right plenty of space again kind of a a not even a cathedral but more of a recess ceiling up there gives it a little extra space but that's a pretty good size downstairs as well but again almost 5,000 square ft here that's uh that's a lot so there's a lot more upstairs let's go check that out [Music] all right now we come upstairs and this is a lot of space like a a massive entryway right up in here and Whoa We got some ski ball that's that's what I'm talking about right there we got some ski ball uh let's see here do we have is anything working let's try let's try nope not today all right well hey homework area for the kiddos plenty of room in here you could you could throw Foos ball pool table everything up here and still have room for seting I mean you could put you could fit a pool table probably right there in the middle which is nice some open shelving over there I mean this is I mean dominoes I love dominoes by the way I'll I'll win at Domino's promise you promise you all right you got a really good size you got your really good size uh uh Pantry let's call it a pantry right notice anything in there Alex yep and this is a really cool half bath again got the brick for the floor I like that that's a cool touch so something a little different you don't see very often and nice and unique really nice so now we're going to head back over this way and again plenty of room uh let's we've got split looks like there's more down that way so let's check this out we've got beautiful on Suite bathroom really good size uh bedroom back here again mother-in-law Suite Walkin closet so that's really nice very very nice and we'll step back out and head back this way now and see we've got uh can keep an eye on what's going on downstairs and we've got uh more storage right there we've got oh they all have onite bathrooms up here that is a that's a nice touch you don't see that very often but all onsuite bathrooms love this kind of got the masculine feel in here with the gray kind of the Slate tiles flooring through here really nice uh Way's cotting throughout here with that wood texture and again really good size of course uh have this this is the moose room all right we got all these different themes going on we got the Buffalo the the elk the Moose the outdoor and then we're going to have the little misses again nice onsweet bathroom they've got this nice and pink in here and we've got the uh we've got the mountain the mountain room mountains in the background that's a cool light fixture right there all right well nice size windows throughout there again man kiddos kiddos are living large they've got their own bathroom that's absolutely amazing so good for them good for them but again if you're up here in this price range you know 1.1 why not why not go for it so that uh that wraps up the model home tours here there's actually still three more that we didn't even cover so you'll have to let me know in the comments if you want us to come back and check out the other three Model Homes there's two more additional Highland there's a Perry home as well and again this community is just getting started so thing that you're going to find in this community though they have two beautiful amenity centers featuring pools event Lawns Fitness facilities outdoor grilling areas and outdoor lounging and Gathering areas plus there are over 100 acres of Open Spaces in Parks numerous walking trails and resting areas that are Incorporated fishing lakes with the peers bike trails a kids creative play area and Adventure structures a sand volleyball court neighborhood fire pits and a dog park this community really Prides themselves on their open areas and in fact every home is within 5 minute walk to a Greenway or a park and of course anytime you're in salana Texas you have to stop by Tinder Smokehouse I just got the Frito pie for the first time they literally crack open the bag and just dump everything on top of the Fritos uh we got beans mac and cheese cheese brisket jalapeno sour cream and of course a little bit of barbecue [Music] sauce amazing all right I know that was a lot to take in a lot of different Model Homes to check out there's actually even more in that Community but you're going to have to let us know in the comments was that worth it uh do you like it when we do multiple model homes or should it just be one home per video that would be a really short video though but uh I think people tend to like the longer videos with multiple options I mean we could have uh made it even longer with an extra three or four Model Homes inside there but we were on a time crunch ourselves so we did what we could to show you the most opportunity there in that Community but
