[Music] hello everyone thank you very much for joining us today this is the first installment of our 2017 real estate webinar series and we're excited to have you with us my name is Alexander martynuk and I'm a lead on Ezra's commercial real estate team I specialize in helping our users close bigger deals faster by developing custom applications and powerful narratives that bring a sight to life I'd like to begin today with how our users are embracing ESRI technology to solve some of their biggest business challenges or just make daily life easier so as you all know real estate is a challenging and constantly evolving industry every day you are faced with several risks that are largely outside of your control from changes in economic stability to new political policies and the rise of competitors in your market you face a daunting challenge and that's finding the right place for the right people at the most opportune time and this is rather difficult since we don't have any influence really and a lot of these factors how do we compensate I mean when we look at market volatility or the loss of a major employer we're located in California and right now we're looking at San Francisco Los Angeles in San Diego and several large employers are leaving for tax advantages in other places so how does that affect our local economy and not only that if you're in say Seattle Portland Nevada Austin San Antonio some of these growing areas how do you prepare for this growth are you ready to occur these new businesses so my team has worked with thousands of commercial real estate professionals over the past 15 years and we've noticed that they have these concerns but ultimately at the end of the day it comes down to three main questions it comes down to how do I find a site for client that fits their needs if you find a site that helps a customer be prosperous and profitable they're more likely to work with you in the future how can I tell if a market is right for my customer to enter in the first place knowing full well that you want a successful business that you're attached to and how do I communicate the value of a site to my stakeholders you can have the perfect site in the right neighborhood all your customers needs but unless you're able to show them that value and get that buy-in it's not worth anything they're up until recently there's been two different approaches to solve these questions larger real estate firms have taken a statistical approach and they've invested in costly market research to find statistical correlations between market indicators and customer needs however traditionally this has been very resource-intensive takes a lot of time there's a high cost and this has been outside of the ability of smaller firms and individual professionals they've had to rely on more traditional market knowledge or intuition to seek the best fit with the information they have I'm here to tell you today though that in our evolving marketplace real estate professionals need to use both of these approaches at the same time not only do you need to understand demographics and economics you have to understand local consumer behavior you have to know your neighborhood and what do I mean by this well you already know what areas are hot you know what businesses are successful and in general terms you know the direction that your area is taking that are you making the most of that knowledge knowing your neighborhood is about combining science and intuition to gain a holistic view of a market it's about taking a location and asking who will use the site what are their preferences my customer what is their customers care about how does it compare to other sites ultimately you want to know will this be successful and can I relate that to my customer and doing this practically not just from an academic sense or a thought perspective but how do you gain practical insight actionable information for your customers so one of the beautiful things about business analysts is you can examine your neighborhood at almost any level of detail this is important because your stakeholders don't just want to know if the site's good they want to know if it's as good or better than another and as you can see from this animation you can analyze a site based on drive times opposed to traditional census of you know linear distance we all know that a mile is a mile what you want to do is reach the right customers you want to look at accessibility there are natural and artificial barriers in place so what is the actual reach of this location so to answer to help you answer these questions things get you started with knowing your neighborhood we're going to be looking at three different tools first we're going to be showing you the site suitability tool the site suitability tool as the name suggests helps you find the best location you can examine a trade area and look at all the variables that your customer may care about because an office space has different needs than a retailer which has different needs than a restaurant what's beautiful about this is that with business analysts you have access to over 15,000 variables that comes with the software to help you analyze not only this you can combine the ESRI data with your data from your company or any other proprietary information third-party data that you've purchased and you can use those and analyze them together furthermore with ArcGIS online you can look at the entire community we have a lot of users that share their data now you may have proprietary and confidential information and you can keep that secure you can keep that within your company but a lot of our users are state and local governments national governments other agencies and they share that data out so now you have all these variables your information about sites and information from state and local governments drive times weather and you can see from a holistic perspective how this data comes together the next tool we're going to be going over is the comparison report and this is where you can find is my market ready is this company going to be successful here and you can look at how the trade areas affected by competition you can look at how the growth of that area is and if there's exposure or if this leakage in a particular company or a particular business type and lastly our main goal is to help you spend less time creating reports creating all these things and more time working with your clients to close the deal and so we want to tackle one of the biggest issues and that's how do you communicate all this simply if you only have that 20 second elevator pitch how can you gain that and one of the things that we're showing today is our infographics as you can see here from the animation you have dozens of variables that you can look at in one simple graphic represented here what's nice about this is it's fully embeddable you can export it easily as a JPEG or HTML code you can put this in your flyers and your websites and in your applications and these are completely configurable those 15,000 plus variables I mentioned earlier you can start to craft these and save your templates it's a very great tool for marketing your site lastly this isn't a tool so much as a resource that comes and this is our tapestry segmentation also known as tapestry data are just tapestry you may be asking well what is this and how is it made and tapestry data answers the question of who's in your neighborhood it goes beyond just static figures of demographics median income and it creates these 67 unique segments I think of these like personas they offer a better picture a more realistic understanding of the people that are in that area so it combines these demographic and socio-economic indicators creates this profile and it looks at behavior it tries to analyze those patterns so you can go to your customer and better predict trends and preferences now we all know you can have some of that simpler an age similar in income and other economics but if one's in a rural area and one's an urban area they may have different preferences one may spend more of their disposable income on experiences or entertainment another one may be have a higher propensity for retail and shopping this makes a big difference and as you can see here with tapestry you can analyze how an area compare so you can find the right location to place to go to your customer and place their business so with that I'd like to introduce today's speaker Dennis Kaplan so Dennis is a solution engineer here at ESRI and he's a technical mentor of mine you can work with ESRI for over 15 years on our commercial real estate team working side-by-side in the trenches with our users he understands a lot of issues you face on a daily basis and all these questions that we've thrown at you now in the last couple minutes on how do you know your neighborhood so with that Dennis when you're ready the colors perfect Thank You Alex thank you for the nice eye introduction there thank you everybody for joining us today I'm really excited to walk you through some of the tools that our customers using for commercial real estate Alex showed some great examples and then basically I'm going to walk you through live some of the things that Alex was talking about so I was recently working with a company that needed to find suitable office space in the San Francisco area keeping in mind that their employees relied on public transportation for their commutes so in order to help them we use business analyst aid suitability tool which enables real estate professionals to compare several sites at once using configurable variables what was nice was that the company already had a list of prospective sites in mind so let me show you how we did this one of the greatest things about business analysts is that you can analyze your own data as well as data for Missouri so let me get started with this here so we've started like I think a lot of people in the field do is with just a list of sites and so this is a spreadsheet that we had to start with and you'll notice in the spreadsheet here you know it has your address information but it also has the property data associated with it so it has such items as you know the closest ran to stop and miles or you know the direct available space or the last sale price number of elevators and this is property data that you get and you want to be able to analyze it in a system the other one that's really important here is the total available square footage so what we're able to do is take this site-specific data and bring it into the application so let me show you how we how this works so through adding data and business analyst importing a file and browsing to the data we can bring the data into this analyst now we're lucky here you know we have lat/long so it's really easy to bring it in but it's really easy to bring it in with addresses as well so right now we're just using a lot long now here you can see the points displayed on the map here what I want to do though is I want to change the name field to basically the building name but now we're now that the data is inside of the map what I want to do is I want to now go into the fate suitability workflow and what I'm going to do is start with the the items on the map the system recognizes all nine locations the building names there and what we want to do for this analysis is we're going to create a three mile radio trade area or on each location so now that we have established the boundary is associated or the trader or associative for each site we want to enrich these trade areas with data now what I mean by that so data enrichment is a process of adding additional variables such as population median household income or other demographics to a data set to gain a more holistic understanding of what's influencing the location so when I click here when I go next to the next screen I'm given the opportunity to add data from the ESRI data browser but I'm also given the opportunity to add data from the data that we brought in from that Excel spreadsheet so I want to see I want to add stuff that's interesting to me is closest to transit and total available space square footage but now we also want to add information from the ESRI database or browser so if we can search for variables of interest in this dialog business analyst as Alice was talking about has thousands and thousands of variables from key economic indicators and demographics to consumer behavior for this analysis of analysis I want to search for a certain variable that our customer is interested in and this analysis in this scenario so they're interested in having enough places for the employees to eat lunch so basically we're going to search for food service and drinking places so by type the keyword search here I can quickly find total number of businesses in and around that three-mile radius that will be the number of food and food service and drinking places the other thing that's really the customer that we did this for was also concerned with the local talent pool as a tech company they wanted a higher population of younger more technical professionals now we have several options here in business analysts but for this project we decided to utilize the technology experience or the labor data inside of business analyst to search with those types of individuals so I'm looking for information technology specialists in our labor force data around that three-mile race as well so when we click apply we now see how the sites stack up notice that each variable on the left has a pie chart next to it business analysts can now analyze sites using weighted variables so if a particular influence are like proximity to train station is more important to land let's say number of restaurants you can change the weighted value so by to fall here we see each variable is weighted in this case 25% for variables 25% but in some cases you need to measure the inverse you know more is not access is not better so in this case you know closest to transit we want to measure the inverse so if we take the inverse of this because we want to be close as a transit and we do not want in the office locations you know further than let's say a half mile away you'll notice that a few sites drop off so being able to measure the in the inverse is very important here finally they wanted also as I mentioned to be close to a lot of eating and drinking places for the employees so again notice here when I change the food service and drinking places and they upset all the way up to 50% you'll notice that the tower 55 location pops at the top as blue as this is the top of this color ranking we can view the results table and give the exact numbers free for each category we can see how everything was staffed up and everything was scored and the thing when I first saw the states together twelve Michael what's behind the scenes you know what what's the formula behind this so I work a lot with Praveen and our product team and I was saying hey you know can we get a good help file for this so I really wanted to make a point in this to show you guys safe suitability help file in here it's got great documentation on how to run the site suitability and bear with me you might get dizzy as I'm scrolling down too fast here but the illustrator walkthrough is a great place to learn more about this but let me just go all the way down to the bottom here and this is really what I want to show you is this right here for those of you out there that really want to know what's the formula behind this what is this weighted score calculation I wanted to share this with you down here so the the data analyst and the our data scientists out there cannot get more insights on how this is calculated so at this point I'm going to hand it back over to Alex and we'll get ready for our next scenario well thank you very much Jennison as you can all see the site suitability tool is a quick but powerful resource that you can use I'm back in October Dennis and I were leading a training course for commercial real estate professionals and we were using the site suitability tool and what was absolutely amazing was the was the makeup of the room there were a lot of younger professionals and they're just starting off their careers they you know basically grew up with a tablet or PC you know in their hands as children and they're taking on this technology but there were a lot of more established professionals older later in their careers and one gentleman I was working with personally was in his early 60s and I was working with him for maybe 10 minutes just kind of going over the nuances showing me the layout the interface and the resources that were available and he took to it so quickly and he looked at me inside you know surprisingly technology now is more even though it's more powerful than it was it's easier to use he was from seeing GIS of the 90s and the 80s and the 70s as he put it it required learning a new language and you can see this is a very intuitive software he told me that you know as a smaller you know in a smaller firm he always knew what he wanted to say he just didn't have the resources to say it so having access to this type of data was crucial for him to be competitive especially later in squarey said he had no intention of retiring anytime soon he didn't want to be left behind with everyone else adopting stuff like this so you know Dennis thank you very much if if you're ready let's show them the comparison reports Oh perfect thank you yeah to to lead into this one here this is another powerful component a business analyst and a lot of people sometimes don't realize this but business analyst it's connected to our to this online this connectivity is great if you want to export business analyst projects to ArcGIS online to start creating web applications or story maps so the story Maps and applications that you can create with business an and I believe there's a Alex there's a young webinar coming up about that that's right Dennis thank you up so keep in mind one of the emails you'll be receiving within the next couple of days will be for our next webinar in March early March it'll be just going over how you can take the tools that we're showing today and put them into your your sales resources your marketing resources and we're going to take just a little bit of time just dedicated to that process including story maps and configurable web applications and great things in the work so keep an eye out for that email Thank You Dennis perfect yeah that'll be really valuable because what I want to show you here is is basically business analysts it's a two-way street between business analysts and artists online people who use errs who have data and ArcGIS online can import their data directly into business analyst to take advantage of all these tools so I want to show you this by opening up what we call the project manager and in the project manager you can see all of your data and your trader is associated with a project so what I'm going to do is kind of go into a scenario here where this is in Austin Texas and it's growing rapidly and one of the industries that has been impacted this healthcare so what I'd like to show you is how we work with a health care provider to determine if the market was right for them to open a dentist office considering their competition so here in the project manager is where I'm going to start this is where we you can see our trade areas and other items that maybe have brought into the system via ArcGIS online our customer provided us a list of competitors in the Austin Texas market and this is already been brought in to ArcGIS online in the backend is a layer of information in ArcGIS online we can bring that data into business analyst here as other layers and that's brought in through more maps where you can change your base maps but you can also add web maps of information by browsing your ArcGIS online content and by bringing that data in now it's part of this project here so I can turn this information on and have it as part of my project inside a business analyst along with this competitive data layer that our customer supplies with with dentist offices we also have prospective properties we wanted to test against this competitive layer so to bring in this prospective properties we will bring in the data much like our previous scenario through add data import a file you know we'll browse through the data and this is these potential dentist's office locations in and around the Austin market again you know we have a latitude longitude or you see it recognizes the the address field but we're just going to go in and bring this data in the center name is fine and then we're going to add this to the ESRI org sorry add this to that the data set now this data what we did is we'll the customer wanted to create basically a seven minute drive time around these locations and with these drive times around these locations they wanted to know well basically they wanted to be able to summarize the points up all within the inference so basically they want to be able to summarize the competitive the competition in the area so to do this though you can see that we have the points or the competitors in the map and we have the trade area around there but first we need to set up the competitive layer to be recognized by the system so it knows how to be some right so to do that we need to go to add data and now I'm going to introduce you to this custom data setup environment and custom data setup we can enter a URL if you know the URL for the service or you can browse the your data and arches online and I can go in here I want to show you that you can browse the ESRI you know all of these reasons ecosystem of users of data that are public or you can browse your content and your your folders inside of ArcGIS online and in here this is where I have the dentist office locations service so I can add that to my environment here to be set up to be summarized but once I bring it in I have more options so I have all the volumetric data that that layer has associated with it but I'm also given the option of how do I want to summarize the data don't want it to be a sum or an average what's the apportionment methodology that I want to use for this data as well as you know do I want to use a you know change the alias for the data so once this data is set up in the system now I have the ability to go into reports and use that to summarize data along with every data so it's kind of the backend stuff there there that I wanted to show you but now let's go into reports and go to comparison reports and I'm going to select all of my nine sites for this area and in this comparison report area you can see the standard reports such as your population report household report but I'm going to go to our customized report and I'm going to get started creating this report now you'll notice that since I brought that dataset in I have a my data tab in the my data tab now I have the ability to say you know what on this report I want to know the counted locations in those trailer is summarized the number of employees or the sales volume this is point data that we're summarizing along with ESRI data so I can go back to you know select a few of these and go back into the browser and browse the rest of the data variables what's nice though to speed up time here a little bit is I saved a list and a list here that I saved earlier that combines the count of locations a sales volume the point level data along with ESRI data so around these locations I'm interested in the daytime population as well as if the area's growing or not so let me run this analysis here or this report and what you'll find out is the data behind the scenes or the view of the results so sorting on the growth rate I think it's really interesting to see how Kyle Texas is growing rapidly and there's nine dentist office locations in Kyle Texas so this is really exciting to be able to find opportunity to be able to take your data and ESRI data on the same type of report yeah and one thing worth noting too is that you know just like the site suitability report every time you test these variables and you you come up with whatever your methodology is for a certain type of customer you can save that so you don't have to go through the all the different steps so you can have your different variables that you want to outline and just run the report and this is a great jumping-off point to when you're looking at testing to see whether or not industry is appropriate for an area that's growing if it's that industry is underrepresented in a growing area then there's other tools you can use with site suitability to really narrow down what kind of consumer base you have and whether or not you know this is a dense example but you know in some parts of California for example the Coachella Valley it's growing but it's a very large concentration of older retirees so in that case then you have to adjust and say well what other types of medical suppliers are valid in this area this is great to get like I said earlier that practical insight dance with that how do we go right into but the reporting in the infographics sure sure yeah this will lead us into some nice stuff here so yeah and this last of the last two examples you know I showed how business analyst can help you conduct sophisticate it is statistical analysis without a lot of time research ring this is you know as you know you're saying is the power of business analyst it's intuitive design however the best analysis is worthless if you can't have a way to share it with stakeholders so what I want to show you is how to quickly produce a powerful powerful reports and infographics for your clients our goal is that you spend less time creating reports and more time you know working with clients to close deals so what I'm going to do is I'm going to work out this data or Kyle Texas and show you some of the options here yeah clear my screen here clear house a little bit and let me turn these guys back on and go into Kyle Texas so you'll notice one you click on you know the site you're given two options for reporting you have ESRI reports and infographics now we've had reports for a long time and you know the ability to run basically ESRI standard reports or custom reports has been there for a while here but it's you know the very powerful reports what I want to show you is you know this a popular one our demographic and in report and you're able to run those reports in a PDF or Excel I'm going to run a PDF right now so this is a seven this is for the trade area the seven minutes around here as a demographic and income report now this is your tabular formatted report that is very useful but sometimes you have to glean through it to find out you know the things that are popping you know I can see well quickly 21% of this area you know is you know 50 to 74 thousand dollars a year you know you just kind of got to go through to find the numbers that pop in this in this type of report but what we've done is we've introduced a different type of a report a report that makes it much easier to present and review market information and make decisions faster so this concept of infographics let me show you this here is an icon-based type report so these are fully customizable and what these do is give you the ability to see information a little bit quicker and a little bit more modern way so you can create these I or the they're created so I can quickly see different sections you know household annual spending education you can bring in the dominant tapestry groups they're interactive you can have a live now with them since my resolu this is a little different here so I'm going to go to the slideshow view so you can have a way to click through these really quickly to show them or go back to the full report now something that's very nice about these is the ability to create an image out of these or create an embeddable HTML code out of this now what I mean by creating an image is these images are abled who are now able to be put into you know information about a property here's another one where you know you can change the colors the icons there's different formats out there the one thing that you may be asking yourself is how do you create these things how do you customize these things so let me go into building your own custom infographics under reports there's build infographics and there's a few standard ones that we ESRI supply but then there's blank templates these are ones where you can go in and create the cards that you want put as many quarter or the sizing of the cards that you want and then you have the concept of my templates so let me show you a little bit how to edit these if I go into select template here you're given the ability to edit this car here add maybe your company your company image here type in some information here you're given the ability to change the fonts the colors the text you know the descriptions and what I and what I really like about this too is the ability to change the color scheme any way that you want so you can change the color scheme the background very customizable excuse me but once you create these and have your own templates so another exciting part is to be able to share these now what I mean by share these so you can share you're in the first scenario with it offices you know basically so you might have a daytime population or other variables they're important too offices that you might have in an icon infographic type report or you might have more medical you know there's a medical reporter you might have more of a retail you know clothing type of report so all of these can be shared to certain groups in your organization so your users your brokers your brokers assistants your young guns out there can create these or your individual so I'm really exciting to be able to share this with you so and basically we showed a lot of you things here and we went through three very interesting scenarios with business analysts and edgy and it's all out of the box now what I hope I hope you've been able to open your eyes you see some new techniques and you know at this point I want to turn it back over to Alex so thank you guys Dennis thank you very much for your time and you know it's worth noting like you mentioned all this is the thing these are the things you can do right out of the box but not in the box this is all accessible online and because it's online it can operate from your mobile devices so I've done over the past year I've had a lot of cases where I've been on my tablet walking around rural areas or even in downtown areas and I'm taking photos and I'm building digital portfolio listings and doing analysis on location so the idea is we're trying to expedite the process of collection to analysis ultimately to sharing that with your stakeholders and this can all be done again from practically any mobile device it's not uncommon for our team to be sitting around at lunch and just looking at a restaurant or a site across the street and going huh pulling our cell phones and starting to do an analysis on it of the local trade area and just start discussing what the neighborhoods like looking at the tapestry looking at the people around us and it's very intuitive just like that gentleman from the conference I mentioned in October it takes a little bit of time to get the notes a couple minutes but then once you understand the interface it's so intuitive you don't even have to think you oh you've always known as professionals what you wanted to share this is the a great way to do it and you can foe graphics for example I'm seeing them pop everywhere from websites to flyers in some cases human cards for some key properties with that we're going to start opening up to some of the questions we've seen thank you to those who have already asked a few we're going to be going through these and if you have any other questions feel free to utilize that questions box so like I mentioned earlier we have Dennis with us and also proteins through the stava who is the product manager so is there a way to do the same thing with site suitability but basically with standard census geographies so you know geographies that meet a certain criteria and in business analyst web where we showed you here there's a tool called uh Smart Search or basically a tool to be able to search and query standard geographies so if I go to map air it's going to show you real quick words out here create maps from site it's basically our smart map search basically smart map search which is right here so that's the ability to do standard geographies to find geographies that meet a certain criteria you could do site suitability with standard geographies as well but the question the way the question redolence basically smart map search would be the answer to that one well and this is really utilized to an earlier slide when I brought up site suitability and there was animated graphic I use this first where you can do a standardized geography and that's what I mean on almost any level of detail you can do everything from country to state to County to zip the census block to track it's it's incredible and if for some reason we have a custom area that you would like to examine then we can do this on our our mobile tablets as well you can draw it if you just say want to draw a circle around the landmark just to see what kind of influence it has on the local area you can do that and then start looking at the demographics the tapestry and from that run the exact same reports and infographics and you'll notice in the reports when Dennis ran it at the top it would say what the area was whether it was a zip code it would say zip code and then that or if it was drive time there would be you know 7 5 10 15 minutes wherever you selected oh and Praveen also has a Simmons but yeah thanks Aleksandr that is those demos and presentation are really great I would just go through some of the product related questions we are getting here and try to answer them as many of those as I can the most important one I see here is does business and list work with rjs server and portal so the answer to that is yes so now you could get the last release now you can use business analyst or web application with the portal and RJ server and you can use it on genesis there is another question about how does that work with ArcGIS online solution we can answer that here as well is similar to how you would use a business analyst on Trimble our DSL works the same way it works with artists online in the cloud so it's a choice that customer can make with that they want to use it on premises within their infrastructure or they can they want to run it online where they don't have to deal with IT infrastructure set up in a movement like that the other important question I'm getting here multiple people asking is how do I use my own data and how do I cannot bring that in so the custom data setup workflow that Dennis showed that's one way to bring your own data you can always bring in import Excel files you can bring in data from web Maps so there are multiple ways ways of bringing your own data and using them across business analyst functions so if you want to use your data and infographics yes you can do that I see a bunch of people asking that question there are many questions about can I brand this brands infographics according to my own company's branding yes you can totally do that and then show some of those teaming options there oh and always email Jenna GaN with that last one in our March webinar we're also going to be showing how to import these again on the custom web applications and one of the things we're going to do is bring up our developer tools where you can actually completely customize and configure your application so we've done this before for the CCIM Institute with custom applications completely branded with their logo and colors and you can do the same and if for whatever reason your organization doesn't the ability every has services also that can create those applications for you additional to the software yeah sure and I'm also getting a several questions about worker what is our data source and what is update frequency so sv has a let's data from various sources including sensors Consumer Expenditure survey Bureau of Labor Statistics American Community Survey we get our business data from info group and also get major shopping centers from directory of major malls traffic cones from market planning solutions and many other sources however we do have a data demographic data development team in all such as read with over 35 years of experience in data development and they prepare all this data to be used ready to be ready to use within business analysts in other parts of the ArcGIS platform so you just like you can quickly just go ahead and start using it let's see what other questions on here so yes we want to hear if you one here will quickly you know how to with regard to uploading data can you upload a polyline polygon raster data to business analyst web as long as that data is ArcGIS online as a already in argent online you can add that into our to thumb or business analyst web as a web map and I showed you guys that a little bit earlier there's another question I see which I could address which is are the infographics exclusively for single site so can you compare multiple sites within a single infographic so that's a really good question I wonder this address that because that's definitely something we're working on there the comparison report section where we want to kind of enable more info graphic based comparison so you would be able to compare multiple sites within infographics and that's something we are working on for this year's release I had a good question here's the in the the sample data that we brought in the distance to transit yeah that was a sample data that we had that we brought in those pre calculated but you can in the ESRI system calculate you know distance to transit in other of our products such as a business are sorry on our artists online environment or desktop environment I data merge allow for the integration of home grown KML files in the business analyst online so if you can bring in a KML within the ArcGIS online ecosystem and convert that into a layer on a web map yes you can bring that in in business and this reason wonderful I'm analyst queued up yeah I can do that real quick wonderful I'm going to change it over to you this is four key to asked about if we can just do a quick demonstration of it so the smart tool is like I said before it's powerful it's intuitive so if we have this let's do um again SEO let's use the zip code four nine two two one one I'm already in here I was fully already in this terminal I was just going to go in Austin here that's right and then basically the way that this works is sorry I couldn't that the delay was there but it's smart map there's a little bit of delay come on there go smart map and you select the variables that you're interested in so let's say you look I want to find areas I meet a certain demographic criteria so let's say population opens up the population window and you see that already because I know there's a delay yes it would add a perfect thank you very good so we'll keep it real simple here we'll say a 2016 total population is one of the variables I want to choose we got one variable over here and let's say income so fine areas and have a lot of people have a decent median household income and I'm just going to go up here oh this - um age oh I'm certain you know maybe with a median age and spend a lot of money on retail goods so we have four variable selected so I click apply so what it does is it depending on the scale that I'm at it will pick the appropriate geography level so right now it's at the census track level and what it does is it looks at all the data in what we call the view here and it builds a histogram out of it to see what the data looks like and so now what I can do is I can start basically finding geographies that meet a certain criteria so I can say hey here's 2016 population five census tracts that have a good amount of people living there and also potentially have a decent income and are of you know are well now sharp starts narrowing it down pretty tight here but you know our 34 to 65 years old or you can even bring the top down and then spend a good amount of money on retail goods and services so it's a way to build a kind of a sequel query on standard geographies now I'm at census tract X I can lock the census tracts so when i zoom in and zoom out it's not going to change any of the display but this is a way to find geographies that meet a criteria using ESRI demographics as well as you can do the same thing I should mention with the data that you bring in the system okay okay a couple other questions I see the original site and feel like it's been imported to address here Nana so just popular that's so the there are a couple of questions about is it the same application that users have access to we are the CCIM STD be access so yes that is it is the same depth same application so whatever you see here that then showed you could do all that with the CI mxs you have and also with the CCIM access you can go ahead and use the business and this mobile app on the Android and iOS platforms which is download and use the credential to log in and you should be able to use it of them all the lapis stuff another question I see can you combine variables so answer is yes so you can take for example 2016 total population and 2010 total population and you can come up with a difference so 2016 population - 2010 population and see the growth that is happening in made more fall and I see one - about online spending we do actually have that data for online spending in there so that was one of the things I mentioned when you look at buying habits and our tapestry segmentation we have certain segments on there that cover say younger generations that are more likely to use technology for banking and shopping that data is in there especially if you're working with retailers to be able to show now this area has a higher propensity for in-store retail purchases now you can also for the site suitability you can create a you can have a negative influences say you want to look for a retail store and you want to avoid areas that have high online expenditures because you realize that market may not be the best you can add that in there so it actually have a negative score on that particular area right I also see a couple of questions about data accuracy so the answer is it is really accurate and there was a study done comparing various data vendors and ESRI data accuracy was ranked number one for if you go to our l3 demographics web pages on our website you would find more information about data accuracy and how it works yeah all those information is up on our website and the tool aside is powerful as it is I mean that's that's one of the really advantageous things about business analysts and that's you have access to all this data right out of the box so for smaller firms for example you don't have to go searching I mean finding the data is was traditionally one of the hardest things now it's available to you on demand and especially with the shared data from state and local governments it's a very powerful tool and I encourage anyone that's also looking for additional resources our team we produce a series of articles with the with the American cities Business Journal's called is the know your neighborhood series so if you go to the Business Journal calm and you look for know your neighborhood you'll see several articles from our team regarding a lot of these topics feel free and I take you to those who have come to this webinar from those articles slow between you mentioned that you were going to be at a convention or that's the developer you can get in touch with us one other question here I see is about how do we determine or allocate data for a custom area that user can define so that's a really great question and I would like to mention that that is kind of the secret sauce for business end list where we have this algorithm and we call it call it data apportionment algorithm which helps users users or helps us kind of predict the data for that particular geography would define so it's not based on just if a boundary if that custom area is touching a boundary or if it's touching a geography basically does a population weighted ocean meant of data and a scientific based on that it's another question I'm seeing is it a US only product or a worldwide so it is a global product we have a data for over 130 countries included in business analyst and equal to use it for a global strategy and planning and outside us this way also in the chat window I put the link to the page I mentioned or the go as your comm flash analyst has I believe is you know list of all the resources available yeah so that's a great question so we have our website if you we can send the link later on in an e-mail or if you have access to business analyst you can go to the data documentation link from the top right corner and on their data documentation web pages you have you can explore all the data that is included in business analyst and you can read more about where it is coming from the methodology how we build it how quick when they are updated and the all sorts of information there's a question about if there are any ongoing training available so that's about a great question we have several online trainings available so you can go to training dot as recom and search for business foundation you could see the bunch of trainings we have we also have a MOOC a massive massive online offering a course where we teach business analysts I think it's a six weeks long course and xr8 I'm not too sure but it's a a n in that we find that MOOC it's a great resource for learning business and it's not just online and how to apply that in in your business workflows I think there's one coming up in in a couple of months or something right I'd yes I do believe so if this is just a follow up answer to work if you don't have business analyst how do you find out what data is in business analyst a great website to go to them few if you search every demographics and you'll get to the basically every demographics page and then there you'll be able to see the data the coverage and then this is ESRI demographics in general but every business analyst desktop 99% of that data is included with ESRI business analyst desktop the US only data so might be a good place to go research the data that we have October demographic wise alright I see another question here if you have a three mile radius within a census track would it proportionally rate the results and the answer is yes wonderful and then I don't see
