hey there it's Brian Murphy with a action relating inspection services wanna bring you a couple of finds this particular home is 23 years old and really good shape but you know there's some typical stuff for a 23 year old home that home inspectors are gonna have to call out whether we agree with them or not the Texas Real Estate Commission regulates us so like here on the stairway you can see where the vouchers are more than four inches apart this is roughly four inches this is roughly 18 inches here as a home inspector we're going to have to call this out as a safety concern even though it met standards at the time the home was built but we just need to bring it to the clients attention we're not going to tell the client that they have to repair it or have a homeowner fix it but we do need to bring it to their attention that it's a safety item here we are we're in the attic area and this is the HVAC equipment it's going to be a heat pump in all electric something just wanted to bring to your attention the overall operation the equipment is in good shape but if you look right here you can see this copper right here and then right over here as well you've got a little bit of separation so what's going to happen is that lines going to condensate and drip water onto the attic floor eventually causing water stains on the ceiling again easy easy easy repair you know and but it is something that we'll recommend being to get done and then you can see in the attic area the silver paint right here is a thermal barrier that they sprayed on and then one other thing that we found in the Attic is the bathroom exhaust fan is venting into the attic area real common for a 23 year old home but perd Texas real estate commission standards of practice home inspectors are required to report on this here's another good fine for this particular inspection up on the second level of this two-story house roof not too steep to walk some home inspectors would feel like this is too steep to walk it is a brand new roof so it's in really good condition but some inspectors wouldn't walk it either just because they knew knew it was a new roof but this is something you would not be able to see from the ground level this is the chimney cap that's in poor condition along the edges you can see the brick where you can see the holes at the top of the brick you can see us break sticking out of the top of the chimney cap also you see a hole in the masonry and then again along the edges you can see the holes in the top of the brick so we're gonna recommend that the chimney mortar cap be improved again another good reason to hire an inspector that walks the roof let me point out a couple of things with this particular water heater now in this house is 23 years old this particular water heater was installed in December of 2010 so it's been replaced at some point in time so water heaters installed on the interior of the home and a closet in the hallway and there's no pan so if this particular water heater were to start leaking it would lead directly into the house there's no safety pan with an auxilary drain line to stop it also this this is called the temperature and pressure relief valve and the discharge pipe that runs off of it should run gravitationally downwards at all points you can see where this one has a big loop that goes over the reason why we want them to run gravitationally downwards is because this has a plunger in it and once watering it you know fish starts leaking and water builds up in here this area is higher so water is definitely going to hold in this particular spot what's gonna happen is the corrosion will build up on the plunger and possibly lock it up and keep it from popping off at when necessary also with this particular water heater we got this water leak we kind of see it right here at the the shutoff valve and it's and then we have some corrosion over here as well which is a small water leak that has a fully developed yet but you can see the moisture on top of the water heater again a great reason to hire a professional home inspector so for your next home inspection call an a action realty inspection services this video is helpful please like and share it with others you
