see this guitar right here a lot of research and time went into researching that guitar maybe you're like this too whenever you're looking into something buying something new whether you're updating some piece of technology a computer you're updating your coffee maker whatever the case is we like meticulously research every detail I I personally go like name of the product Reddit and I look at what people are saying their feedback by the time I go and actually you know run the credit card dude I I'm the master at anything to do with Casa guitars in that budget or whatever it is that you're looking to buy however when it comes to buying a home we're just told to go with our feelings go with what feels right I think that's a bunch of belongings so in today's video I'm going to give you some tips on what to look out for when buying a home first and foremost this is assuming you already have a good idea of what area what city what ZIP code you want to live in okay I can't do all the work for you well let's just pick out a random City here and I'm not even gonna pick a city in in uh in my area I'm going to just look up random City generator and see what pops up uh let's go with lubach Texas if I was moving to lubach Texas what is the first thing I would be researching well this one seems like a no-brainer but a lot of people don't know how to properly do this is you really want to heavily investigate the crime rates of the area now your area might or may not be good with actually reporting these things and you also have to take this with a grain of salt because there's crime everywhere so uh when I'm saying look into it I'm not telling you just to make your final decision based on it I am just simply saying be aware now we picked this random city of lubach Texas so some of the things I would research is lubach Texas crime rates I will try to avoid like these websites like this because they're ultimately trying to get you to click and then pay for their services um but I would actually try to find who's the department of who's the police department in the city well first I can already see that lubach is ranked as the third most dangerous city in the U.S that's fun okay after doing a little more digging I found it it wasn't as simple as just putting lubach Texas crime map but it said by putting up police department crime map I was able to find the Police website and in their link here hidden there is a crime map here that's updated by them and this is actually a web application perfect this is what I'm looking out for so let's say I was looking in specific neighborhoods let's say this one I price reduction nineteen thousand dollars off I love the brick I love the inside it's been a little remodeled refurbished the two stories isn't funny how kids always want two stories um I remember as a kid wanting it and then now every time I have a client with kids they're like one or two is that already perfect backyard just the cutest little house okay so now what we're gonna do is we are going to find this on a map let's see is there a map view I can see this all right so this is approximately selfish of this little circle so let's go here there's a circle okay now we're gonna focus in on the neighborhoods and we're just gonna get a good feel of it Indiana 114th Street right here okay so this is the neighborhood we're in I mean not too shabby oh it looks like we have a uh theft offenses this is just a theft a general theft okay and we have an assault here um but either way we're getting a good feel of it now we're comparing this I mean once again there's crime everywhere so you're not gonna hopefully make your final decision trying to find the Utopia because there's no such thing as a Utopia you're getting a good feel for it you look up your actual statistics I will say that Zillow and Trulia used to have a good crime map I think Trulia has was the one that had a really decent crime map let me see if it's still there okay so it looks like they don't have it anymore but either way you get a good feel of the neighborhood you get a good feel of the situation so please make sure to do your own independent research on the crimes happening in that specific neighborhood the second thing I would look out for when buying a home is going to be the this one's a little hard to explain but the best way of exp of explaining it to you is you're looking for signs that the home was loved not that the home was just cleaned up listen I've sold plenty of houses myself I've helped a lot of people sell houses and I'll tell you what when it comes time to sell mostly everybody can get their house looking nice they can move the trash into one room and put some Febreze spray get the carpets clean and it looks presentable and most people going in will have the impression that you live like this and this is how your house is all the time now the people that don't even bother cleaning and they list their house they're in a whole nother category let's not talk about them but for the folks who who can present their houses in a clean manner you should be careful to not be impressed by this so what you're looking for is signs of love not signs of vanity so for example if you walk in and you see a brand new painted wall right granny countertops new cabinets new everything that personally doesn't impress me what does impress me is if I walk in and yeah maybe the cabinets are a bit old maybe the flooring is old maybe it needs a paint job but if I go and I just see all of their Windows have been replaced with dual pane windows I look at the air filter in the AC it's like clean as a whistle not only does it look like the filter is replaced but they actually do a good job of vacuuming those little you know grates to make sure it's clean the other day I was looking at a house um they were you know they weren't really impressed with the house but what really impressed me with it is the sliding glass door was replaced now you want to think that oh man slime glass door implies that people love this house no but if you live in a house that's lighting glass door I think we all know the struggles of having one that sucks and it's surprising how much of the population just lives with a crappy one but these people love their home so much that they decided to put a brand new one that slides really nice and easy now why am I looking for these signs because if I I can find a house that somebody was intending on to be their forever home and they took care of it really well that is what's gold a gold mine to me I am not trying to find these flippers that just flip a house with the cheapest material I'm not looking to find someone who took their really terrible care of their house and just got it dolled up for you to make it pretend like this house we bought love the house it was a house of my dreams but the people oh my goodness they were by the time we moved in we were like finding garbage everywhere we were finding forks and knives in the yard and you look for signs of well care and you're looking for signs of things the right things being upgraded if they upgraded the the vanity things like the wall the paint That's nice and all and that'll save you some money but if they replace things that you wouldn't really think of like Windows like I said sliding glass doors the doors like the the primary bedroom flooring you know stuff like that the primary bedroom bathroom like the quality the quality of life upgrades that implies those people were not they were planning on being there for a while and for whatever reason they're selling and personally I would rather move into a home that's been loved for and cared for and can be 30 40 years old than a house that's like even nearer like one or two years old and someone that just lived in it treated it like crap the next one is primarily for the older neighborhoods if you have this issue at near homes you got a handful of problems is you want to try to avoid as much as possible unpermitted modifications to your house but if you're like okay Javier this is LA and everything's been been had addition and modified okay great I'll give that to you just try to avoid one that's been unpermitted okay because you know they could have been living they could have lived there for 30 years and they would have been totally fine and they go oh and there's been no problem with the city they totally let us build this aquarium room in the back you know you just don't know if you just got stuck with that luck maybe the cell of the house somehow alerted the the assessor to come by and take a look at the the square footage or who knows what the worst part about this is if you found something that's unpermitted you buy it guess who gets the bill if you get into issues if you have to tear things down and remodel them and whatnot you do not only that but if they're not permitted you have no idea let's just say the city never finds out you have no idea of the quality of workmanship you know they can tell you how amazing it is but once again if it's not done by something someone had providing a warranty or someone that knows what they're doing that can run into more and more issues and that's really that's just terrible so do your best if there is some kind of addition or modification ask for paperwork ask for verification don't just say Don't just accept a verbal like hell yeah it's fine don't worry the city's not gonna find out if you're having an agent telling you hey this house is fine don't worry about the permits this is what you need to do right away first of all you need to say hey man it's not working out I gotta go go get some Starbucks or something or some Dutch Bros if that's where you're into and you need to go to homemoney.com Javier okay get connected with an agent anywhere in the country all you gotta do is go to the link fill out your information and uh you'll be connected with one of the you know top tier agents in your city and these guys have been vetted they know what they're doing and even if you already have an agent and you're looking for a second opinion add them to your list of of the neighborhood when you're looking to buy and this is a really tough one because you can drive by you know people so Drive by The Neighborhood at night to see if like like if it's a good neighborhood what is that going to do was it like after 8 PM all the all the Hooligans just go like in West Side Story with like knives and like knives and they start clapping down the street like we're gonna cause some trouble it's 801 p.m everybody hide your kids hide your wife here we're coming it's ridiculous there's really no sure way because of knowing if that neighborhood is legit or not except for this one thing this is going to require you to get out of your shell but trust me this is the best way to find out what's going on once obviously you found the house maybe you've seen it and you're just waiting for that last cue what you want to do is go during the daytime walk your butt to the neighbor and knock I know terrifying right you know I'm looking to buy this house in the neighborhood and I just want to get an honest opinion of not only how the how the neighbors were previously but a good feel of the neighborhood now you might get a chatty Nancy that just hates everybody will tell you oh so-and-so is this and so and so is that and so and so that you know they're going to give you the whole scoop of the neighborhood Who's Cheating On who who's who's doing all kinds of crazy stuff with each other Etc et cetera so if you get someone like that take it out with a grain of salt go knock on someone else you want to find someone that's level-headed and can give you an honest take on the neighborhood you know hey it was really great at one point but because of this happened or because so-and-so moved in it's gone really bad it might feel uncomfortable to do it but I guarantee you it's more uncomfortable to get yourself on a 400 000 mortgage and be stuck in a 30-year Loan in a house that you wish you would have done more research on then you get putting on your big girl big boy pants on and knocking on the door and asking the right questions did you guys like my West Side Story snaps with my knife I actually got plenty more tips so I'll wait to hear
