this property from blue heron the owner of the company is Tyler Jones and this developer the way that they designed their custom homes here are more of a desert contemporary modern type of home and they just literally got this model done and I really wanted to show you guys this model here so this is actually the topaz model and a topaz model is around 7,000 square feet and this model actually has a total of three bedrooms in an office and it has a den loft area as well I want to show you what's going on here this community is actually located on the south side of the Las Vegas Valley out here in Southern Highlands area and this model is more of a Mediterranean type of contemporary modern type of home I can't really wait to show you guys the inside you guys are gonna love it this is actually a new developer that I've been following and I'm starting to really fall in love with these guys I think I like them better than Toll Brothers and now actually this models for sale but I'll let you know what the asking price is but the base price on this one is 1.2 this is actually the garage area Jimmy's not around so I don't use that but this two-car garage just actually this door goes into the laundry area and this is just a a room for the sales office as far as microwaves and all that stuff so technically you would enter through this front door here you would come in here's your courtyard look how beautiful this is look at that about 7,000 square feet now this one right here you could definitely purchase this model now if you want to purchase this model they're asking 3.5 with all the furniture and at least a lease it back for a whole year for $1400 I'm sorry four thousand fourteen thousand dollars a month look at that you got three screens right there that's really nice we look at the stonework on that beautiful beautiful door opens nice and smooth love the pivot hey what's up Jimmy okay so let's start off on this side right here so this is where the laundry room probably your my slippers beautiful sink quartz I saw shots you take a look you have 6-inch baseboards there's no trend keeping it modern this should be the utility room and coat closet the gym you have the ceilings 10 feet on this are the ceilings 10 feet on this 10 feet okay so we got 10 feet ceilings look at the tray ceilings with with the lights all over that's really nice so here is the courtyard you also have the sliding doors okay so we're gonna come back here one of the rooms this is actually an office but you can turn this into a mother-in-law suite if you wanted to okay this room here is about 15 probably by 12 coming into the bathroom nice quartz floating vanity three-quarter shower look at the tile work on this you've got a mirror right there my move a handsome guy right there look at this you get that floating vanity that's really nice with the lights underneath look at this you also have these windows very beautiful oh one thing I want to show you I mean the technology of these homes nowadays leave this with the lights you can adjust the lights this is a closet but that is locked so we're not going to go in there look at the lights in between the tray ceilings so we're gonna come into this room right here this is a 20 by 20 this could also be optional for another two-car garage or you can kind of use this as like an entertainment room however you comes out here to the butler's pantry here's your wine rack doors lock so that way nobody breaks the glass take a look at this though look at this beautiful living huh coming down here we have the back oh look at the sink on this one I'm starting to see that alive with this little pitch here so that's actually granite so here's your toilet little flush I don't know if I like that small little tank they're kind of cool I guess I mean look at the ceilings inside the bathroom also you have a drop down ceiling with lights floating vanity oh look at this so this whole drawer comes out like this alright does this open up I guess it doesn't open up so what we're gonna do is just go over here to the master bath first look at this window with the light you can take a look at the stonework right here look at the quality of the stone work how they divide it with this piece of metal right here I like that great developer great design now we're actually in the master bedroom and what I like about this is look how huge this is so look at the corner windows right there now this room is probably about 20 by 25 feet but look at all the light that comes into this room and this home right here well actually this room okay you can see the Las Vegas strip from here look how beautiful this is nice little cooler are you drinks soft shuts so you have a fireplace right there there should be a remote in the screen just comes down okay well look at that fireplace right there nice this is right here concrete now come into the master bath oh I'm loving the master bath here well there's one thing that I wanted to show you here on the outside here this is very unique so that was actually the master bedroom right so the window goes across and as you can see why is there actually an arrow where you can actually walk why is there a path here well you can actually look down also as well to that okay see this basically it's a almost like a bridge right that walks across here but there's not a door here okay so a couple things let me show you this so number one is if we go back to the master okay this window screen goes down alright then as you can see we have these doors so if you want to take a shower outside you can take a shower outside but now you're probably wondering yeah the people next door can see me but if you guys can see that little line right there that seemed actually a screen comes down and that blocks when the neighbors looking inside so you're literally taking the shower outside isn't that a great concept loving the floating banding of these like that also coming over here I mean look at the rocker switches on here this is kind of cool check this out this panel door to get in the door take you into the the throne I mean look at the concept of this design where this goes all the way across inside the shower the little seating area you have one two three four five six showerheads basically you can have two people take a shower and lights right it's also steam room and everything is all digital at this point okay all the drywall is well actually on the drawing but the texture is this a straight finish all the corners are all straight edge coming across here we're going to be going into the master closet but I wanted to show you guys the closet here first this is probably eight by twelve feet now this particular model is for sale three point five with all the furnishings right they will lease it back for a year at fourteen thousand dollars a month or you can purchase at the base model base price at one point two I think there were only like a total like thirty thirty nine lots but I think there's only like six or something like that are available there's not that much I don't remember and this community right here had about 100 something homes with William Lyon homes and it looks like they couldn't finish out so what happened was this company Blue Heron bought this area out and that's the reason why there's only a couple Lots now the cabin jury is a European type of style okay look at that refrigerator also here's the pocket door to the butler's pantry again we'll go down here to the butler's pantry real quick so this was the other door that we came through but if you take a look we have it all up in keep your food warm here for entertainment some of these cabinets look at the backsplash on there no this is like solid maple dovetail and it's really nice get your wine chiller you got your box microwave tons and tons of storage look at these doors solid doors there's your pantry area tons of room I like how the fact that it's actually hidden and you can entertain here or at your formal dining area with all the HOAs there are HOAs this is in a guard gated community now what I'm gonna do is I'll have a link on this description below with some more information on this property as far as like the HOAs and all that stuff right like that use your freezer okay we'll get that marble wall right there look at that fireplace that's real nice yeah your double stack and you got your temperature for your food to keep it warm underneath there you got your microwave look at this outlet I mean talk about attention to detail look at that isn't that cool six burner check this out love and this and what's great about this is so that way you don't have to fill up here if you're making pasta you don't have to fill up like two gallons of water and try to carry it on over there you just fill out from here look at the range right here easy to clean pressure wash that's it oh look how this cabinet opens it's really nice you got your espresso get your wine soft shut you got one dishwasher this is actually the only thing I don't like about this this island is a little bit small to wash your dishes I figure it should be bigger with two dishwashers I do like how deep the sink sit the sink is take it all this storage here look at the ceiling okay as you see we got the sliding glass door now this is a true four glass sliding door because it is a pocket door so I do like that so take a look at this this is what I really want to show you guys look at this deck right here so here's the master come off your deck take a look at that fireplace fireplace like this home right here is definitely to entertain I mean look at this just the design I think this isn't definitely my favorite designer builder that you little grill area make some steaks here entertain now this right here is the side of the home as you can see what stairs coming coming down Google down there in a minute now this is actually an extra feature that they actually offer which is an upper deck but I'm gonna show you this upper deck here real quick we're gonna go up here and it is kind of scary coming up here this like you know definitely you could possibly fall like if you came up here started drinking with some friends I mean look look houses sketchy that is isn't this beautiful so you're butted up on the mountainside here we are located on the south side of the valley that is the 15 right there will take you out to California you got the em casino the South Pointe the Las Vegas Strip let's imagine you you're coming up here and you're drinking with a couple friends right and you you got to come down come down this look how scary this could be whoa temperature is really nice day here in Vegas I love this I thought this is a panel that opens up but now the Marvel work on this it's beautiful can't get enough of this design oops going the wrong way so we're going to go down to the second level and that the main level is up here is for the living this is more for putting your gas and entertaining and we look at the woodwork on this stairs very open concept love in it I mean look at just this little area I mean great design so this is actually like the second master bedroom okay a couple things I like about this this one's probably about 20 by 25 square feet so basically you have your own little living area here and it's about two feet elevated from the main floor so what's nice about this is like you can watch TV here and relax so this is like your living room and if you want to go and lay down you just come over here and relax and you still have full vigil of the television look at that infinity pool isn't that beautiful we'll come out here later show you the rest of that home I mean look look at this isn't that crazy whoa check out this tub it's like a hot pot cook a human and look at the finish on it it's not glazed or anything I'm loving the finish so let's start off here you've got the double sliding glass doors it is not a pocket door but right just up there was the second with the first master bedroom okay take you out here so you get a better perspective so this is the other side of the home and this home is actually facing Wes so basically what's going to happen is all the rooms that are on this side when the Sun sets is gonna be nice and perfect on this side love the Zen with the waterfall or the water feature I love the mirrors it's kind of like a frosted mirror beautiful stonework I mean look at the lights just I mean talking about attention to detail I mean just look at stuff like this they got lights in the back here LED lights beautiful shower I really never liked the wood type of work but that would look but they make it really look elegant in here that's for sure so coming into the closet here so this room is locked these doors are solid to solid doors and that tub is beautiful not liking the square toilet let's take a look here Hey look at these TVs nice billiards room this writer should be a closet Oh nope AC unit looks like your air handler goes here it's actually this one is you you tell any room on your closet yeah here it is okay so we're going to be coming into the third bedroom remember you also have an option to have four to five bedrooms in this model if you want this is the Topaz model I think it ranges anywhere from like sixty one two all the way to about seven thousand square feet on this one so they lock the closet on that one here's the bathroom you got corks people faucet coming into the new quarter now this pocket door right here actually goes out to the entertainment bar area okay I'll show you guys that after this room right here is about 15 by 12 it looks like I mean just look at the design on this look at that every little thing has a beautiful design to it now this is actually the bar area you got your whiskey room we're not gonna be able to go in here cuz this is locked a lock it up but look how clean and elegant this bar area is I mean just look at this this right here outlets this is where you would actually put all your beer stack your beers up right here I'm gonna take a look at this now also you can make this into a movie room too as well okay here's that pocket door for the bathroom so that way when you have movie time okay those people can use the bathroom also what's nice about this is you hit the switch this curtain closes this curtain also closes right current comes down blacks out the room and also what happens is there's a screen right here that comes down projection screen and you right there you can see the projector right there also you got surround sounds too as well obviously you got your pocket doors that come on outside so we're gonna take a look outside now and it's like almost every area is utilized very well I mean look at this seating area yeah you have your own TV put two more TVs there too look at this sit down have a cocktail unfortunately I don't drink so I'll have a coke that's my thing I love drinking a Coke and a Styrofoam cup with some ice and look at this pebble det tech pull as well infinity pool coming down here we look at the ceilings on this surround sounds throughout here was one of the second master bedroom okay and if we walked out here you can also come and take a shower so you can also put your guests here because this is the second master they can come in here take a shower once you're done with the pool right I mean look look at the finish on here it's like a nice concrete finish instead of stucco coming down here there's just so much seating area all over the place it doesn't even matter which room you are in you just just feels good I mean look at this seating area this is just a nice area that pool looks pretty deep right here too also during the winter time if you want to come out here my hair during the winter time because you got these heat elements I do like this countertop this opens that was the bar area so here's a another sitting area right here you got the two TVs to sit down and entertain here's a Jacuzzi area Jacuzzi with the infinity pool pebble tech well there was at the staircase that we walked out was kind of dangerous so here's the other side of the home which is the south side of the home air conditioning unit oh poor equipment let's go inside is getting too noisy out here what a
