hey everybody matt mcgee here your colorado realtor today i want to talk to you about the cmass designation cmass stands for certified mountain area specialist this designation is approved by the colorado department of regulatory agencies division of real estate and administered by mmar which is the mountain metro association of realtors in order to achieve this designation you must be a realtor in good standing with the national association of realtors and you must complete the designated coursework the designated coursework includes eight credit hours in four core classes and an option of four additional core classes or four elective classes the importance of these classes is to show that you have a working knowledge and understanding of mountain area properties and the unique intricacies which involve their transactions today i want to talk a little bit about the core classes and the elective classes in order to achieve to earn this designation you must take as i mentioned four core classes the core classes include these areas on-site waste water treatment systems water quality safety and drilling groundwater wells and water rights mountain wildfire safety and mitigation wildfire 2 home assessment defensible space and home hardening planning and zoning for jefferson county planning and zoning for clear creek in park county mountain survey and advanced title the elective classes consist of living with wildlife and colorado law insurance in the foothills radon appraisal basics for mountain properties noxious weeds basics of building on land in the foothills mountain real estate law home inspections in the foothills with a local inspector panel an expert panel avoiding and solving most common pitfalls in foothill transactions and finally conservation easements following the completion of your eight credit hours for continuing education you apply with the mountain metro association of realtors for your cmass designation you must show that you have a working knowledge of transactions in the area and have completed at least two transactions in the previous 24 months following which you earn your designation the importance of this designation is that you are able to portray to your clients the importance of the unique aspects of working in the foothills in the mountain areas there are many unique transactions to working in the mountains that you don't necessarily encounter in areas that aren't quite as mountainous so the importance of hiring somebody with this designation of which i have earned is easy to portray when you're discussing the intricacies and unique aspects of working in the mountains i hope that this has been helpful i hope that this is a little bit of knowledge that you may not have understood otherwise and i hope that this goes to show the time and dedication that the professional realtors that work in the foothills really put forth in order to protect not only their clients interests but their interests as well so that they don't do anything that they shouldn't be doing or portraying information that may not necessarily be correct if you have any questions please feel free to reach out to me i can be found on facebook instagram linkedin and youtube again my phone number is public feel free to call or text or email as well if you like what i've had to say please like and subscribe to my channel and hit the little bell for notifications so that you are notified when new information becomes available via a youtube posting i look forward to hearing from you and being able to help you with your next real estate transaction in the mountains thank you
