Are you hesitant to build a house because you don't know if your budget is enough or where will it take? We will have a preview of a house on the B-art Design channel. He made a design for a small house with 3 bedroom residence. The width of it is around 7 meters and the length is 11 meters. We will compute the budget for this house. Let's do this part by part. We will start computing from the foundation to the column. Then pause. Then save. Then we will compute the price again starting from the column to the roof until the house is finished especially if you are saving annually. Maybe after 2 years - 4 years, it is finished without borrowing money. We will check if your money is enough. If you are new to this channel, I am Donald Deniega. I am a Professional Civil Engineer. The purpose of this video is for information only and this is just based on my personal experience and analysis. Let's now go into the channel of B-Art Design to estimate its price. (Music) - Beautiful. - The kitchen is not too big and not too small. The size is just right. - The dining area is 6-seater. It's good. Let's stop here for a while. If you will notice, it looks like the faucet used there has hot and cold. What is hot and cold? This is for you to have both hot and cold supply in your house. Nowadays, we are too concerned about our health. Personally, I prefer using warm water in taking a bath because my stress fades away. In kitchen if you are washing dishes or washing your clothes where you can't use a washing machine. Meaning, you have to wash it with your bare hands. You need warm water to prevent having rheumatism during the rainy season. To have a supply of both hot and cold water for your bathroom and kitchen the pipe you will need is not just an ordinary pipe. What you need here is an ECOSAFE PPR pipe. Speaking of ECOSAFE PPR pipe, this pipe is color green. ECOSAFE PPR pipe is made by Moldex on its own ISO-certified plantation in Bulacan. It means that this is made in the Philippines. They are not buying it wholesale in China. Sometimes, on private labels, they are bought it on China wholesale. This is the white PPR pipe. Because ECOSAFE PPR pipe does not spend on international shipping they put all their budget on the quality of their product. We know that Moldex has been making quality pipes for about 55 years. They are proven and tested. Because ECOSAFE PPR pipe is made in Bulacan, Philippines if we have a concern, they are easy to reach out. I will show you how to connect this. I'll just get my things. Now, if you ask why the pipe of ECOSAFE is color green German Technology is green PPR It is in compliance with ISO 15874 quality standard and to make sure its performance they are making it with their German Technology partner. This is made with 100% Virgin Type 3 PPR Resin. It is not mixed with recycled materials. The whole pipe is durable and the thickness from its start to its end is equal and the hole of this is bigger compared to other pipes so the flow of water is stronger to activate the water heater. In PIPAC, it is certified non-toxic. It is the Philippine Institute of Pure and Applied Chemistry. To know more about the pipe of ECOSAFE I will put a link in the description box below. Visit it. Let's go back to the video. I will stop here. I'll just give you additional information about laying out tiles. If you noticed, the wall and the flooring are aligned but the wall is out of alignment. It happens in real life. The first reason for that is sometimes, the laying out of tiles is not good. The second reason is the wall is not on the steel square and the third reason is is the proper picking of the right combination for the size of tiles. That's why we are saying that when you will build a house hire a professional like an architect. When the finishing starts, the architects know the right combination and size of tiles and they know where the layout of tiles will start so that it will look good. The bathroom will look good when its lines from the wall, flooring, and all sides are straight. It looks good and neat. If it happens that your wall is not on the right angle then the tiles you bought are big on the wall and small on flooring. The strategy for that is to use a diamond laying out of tiles like this. The problem with the diamond layout if the layout is not good, sometimes, it has many wasted tiles. Sometimes, its cut tiles can't be used on other sides. So proper laying out is important here. Another tip for you. Sometimes, if you're buying tiles, and the tiles you bought are cheap it has small differences. It is not the same size. It is a big challenge for the tile setter if the tiles you bought have differences. They are having a difficult time laying it out. It is like this. If the tiles you bought have differences you will notice that some spaces of each tile are thick some are thin and some tiles are super close. There is no space for grout because the tile setter is having a hard time. They are adding and subtracting for the spacing. The problem is this. If you visit the house where the tile setter laid out and you have no idea that the problem is the tiles when you look at how he lay out the tiles your mindset is that the tile setter is not good because each space is different. Sometimes, the tiles are close to each other. The tile setter has a bad image there. So others that have been tile setters for a long time don't like that. They are mad about that. That's my tip for you. Let's go back to the video. Good. If you want to visit the channel of B-Art Design I will put the link in the description box below. Visit it. He has many sample houses. Let's proceed to the structural. I made a structural design for that house. This is its foundation plan. This is its roof beam framing plan. This is the roof framing plan. These are the details for the measurement of footing, column, beam and what are the rebars to be used. Based on this, we can now quantify how many materials are needed so that we can estimate the price. This is the details of the process. For the price, as I said earlier let's make this part by part if in case you don't have the full amount to build this house. I made an animation so that you can visualize how much price will I give. Let's play it. For example, we will build here the house that we will estimate. Green means that the construction is ongoing. When the green disappears, it means that the construction is finished. The footing and starter column are about to be finished. They will lay out rebars for the tie beam. The rebars standing there are preparation for hollow blocks. The tie beam and wall footing are turning green. It means that we are pouring for our tie beam and wall footing. For example, you just want to know the price until there and what materials will be used from footing to tie beam. Slab is not included. The cost for this is ₱294,296.64 All the materials you will need are there including anti-termite, cement, sand, coco lumber, plywood for formwork and the unit price of the materials depends on your location or where you will buy materials. I just put 10% miscellaneous for the materials for the materials that I didn't include like nails. Even the materials you will use like shovel and pickaxe you will get it there. If there is excess, that is your savings. There is also the equipment cost for the rental if you want to rent a concrete mixer, vibrator you will get it there. The labor cost is also there, which is ₱99,000. The labor rate depends on the location. Maybe it is cheaper in your area, then you can save. I just put a price here so that we can have a basis for the price. Remember, the price I am giving is your guide only. It is just for you to have a basis. Someone will say that it is expensive. Someone will say that it is cheaper. In building a house, the price depends on design, location what materials you will use, and who will be your workers. In saving on construction, structural finishes are different from architectural finishes. If you save on structural this is the size of footing, column and what rebar and concrete you will use. The thing you will compromise here is the strength of your house. In architectural finishes This is where you will save your tiles, paint the thing you will compromise here is the beauty of your house. To save on structural there is only one thing you can do. Change the design that I considered. For example, the rebars I used for column are 4 pieces of 16 mm diameter bars. You will replace it with 4 pieces of 10 mm diameter bars. You will save. In concrete, the mix I used is 1 2 3 you replace it with 1 2 4. You will save. But the question is, do we have the same strength? Of course not. In building a house, save on all except for the structural. The strength of your house depends here. Let's proceed to part 2. Laying of hollow blocks for the footing. Rebars for the roof beam. And then pouring of concrete in column and beam. Laying of hollow blocks for the partition. Rebars for the slab on grade.
