all right guys chip seis more here got Drake behind the camera but we are here at our latest flip in central Rogers right next to Water Tower Park near downtown Rogers this is a 1970 TR level home needs a little TLC the bones are great but a fantastic home great cerb appe pill we're excited to step inside and as rake hands over to the left side you can see we we are already at dumpster deep in into this demo the actual work for the property will begin over the course of the next week finalizing some uh things on the interior regarding the demo but a fantastic home [Music] as we step inside you have this oversized living area we did have a half wall here with some spindles we got rid of that but since we're keeping the flooring we're not going to get rid of these half walls we're going to uh Spruce these up a little bit but we're going to get rid of the top portion and then here in the oversized living area you have this massive window the only thing that we don't like about this area is there's no lighting so we're going to put a fan here with a couple of halo lights to add that lighting if there's any blinds or curtains hung out we are going to be beginning the popcorn cylinder removal today that's when we have the part down off your living area you're going to step into your dining area your formal dining um we're going to do a new Shand here keep the choring um so we're not going to do do that but we we are paint this area so that we're going to Spruce that up in that light stepping here into the kitchen you will notice that this is a slab floor on your middle floor here in the home so that's great we're going to get rid of this tile and do new 12x 24 tile we are going to keep the upper cabinets and do new faces for those and we're going to redo the bottom cabinets with brand new cabinets since that's where the new quarts cter top are going to be sitting going to leave that sliding door it's a nice sliding door so I'm not going to redo that and then we're also going to do nice can lighting in here to kind of give you that um that modern spill compared to where it was stepping downstairs from your main living area this is where you will find the laundry room your second living area as well as a garage when we bought this property down here um it was all wood paneling um obviously for the time of the build common but to Spruce it up we got rid of all that we're going to put drywall down here with new trim and then also we're going to add additional lighting as well there's only two Canam lights it's kind of dark again trying to increase the light appeal in here with the flow of the home this room will be a highlight too and this should be one of the the best rooms in the in the property and with all of the bedrooms upstairs it's really nice to have an additional living space far away from those y to where I don't think we're going to get the feedback about all the bedrooms being bunched up as much since there are two living spaces plenty of room to come down here hang out in the evening watch some TV kick back a little bit and then you've got the bedrooms upstairs yeah and it it's super quiet down here you have this CMU block so you're not going to hear a lot of that noise as well um and then off this area you will find laundry room still have the old wood paneling that's yet to be removed but wanted to show you what it looked like down here prior to us demoing stepping out to the garage a good size garage can easily fit two cars it is a little low but that's that's a build here we see this you know quite often so not surprised by that one abnormality with this garage is you do have vent system out here we're going to remove that cuz that is a safety hazard you do have a vent so if you have cars parked in here you could get some of that exhaust fumes going back into the house so we're going to remove that and do away with that everything else we're going to leave we're not going to remove the wood paning out here we're simply going to paint it freshen it up a little bit but pretty much leave this we are going to be replacing the garage door the motor's newer so we're going to leave the motor but replace the garage door itself nice keeping the tile downstairs right correct yeah we're going to leave the flooring down there again we're trying to save things that we think are in good condition and update areas that need to be upd that tile looks to be in good shape yeah it's in great shape then off your stairs in the main living quarters you will find the guest bathro so what we plan on doing in here is removing all the wallpaper we are going to leave the shower and porcelain tub cuz it's in great condition clean it up a little bit new vanity right here we're going to do new electrical as well so really freshen this up with new tide very spacious bathroom up here that serves a couple of the bedrooms I'll let you kind of show them the three bedrooms all great size bedrooms so this is the main bedroom primary very large I'm in the back of the property super quiet right here you have a walk-in closet 1970s size walking closet so fairly small and over here you have an additional closet what we're looking at doing is taking out the wall between the edge of the shower and the existing walk-in closet and actually giving a little bit larger bathroom in favor of additional closet space so this would look like moving the shower to the Edge chip had mentioned during our first walk through we do need to check on the drain line and a few things there but I think that is going to be an overall net positive larger bathroom instead of the closet and then this still serves as some closet space so it's not completely lost and I think we have to take that as the win in this situation as a closet is a requirement to call a bedroom so it's nice that we have that um so then moving over here again all three bedrooms upstairs these are both fairly large this one is extremely light with Windows coming in from both sides with the corner bedroom this would make for a great office nice view and one thing I love about this neighborhood is the the tree canopy it's a very mature neighborhood so we'll bring this one up to speed moving in here bedroom with one window so not quite as as bright but very nice nonetheless moving on here to The Landing space and then back down into the main living area that is the full tour of the property let's step back out to the backyard chip not line by line but if you want to talk about the budget and what our goals are for this property we'll go from there yeah so nice shaded backyard do have a nice shed in the back corner as well an oversized HVAC system right there so what we plan on doing with this property is a light cosmetic update unlike a lot of our flips in the past this is not going to be a full gut job CU a lot of the Interior we can salvage um so we're going to just spruce up the areas that really make a big difference in my opinion which would include the kitchen both bathrooms uh we're going to do a full paint job interior and exterior not the Brick we're going to leave the cream brick but we are going to do all the sofit and siding replacing some of the siding that needs to be uh replaced and has water rot um and and then in terms of what we're looking at budget wise we're looking at around 48,000 and that would include all new appliances that would include tile work new doors trim work that would include painting that would include electrical um so we're going to do a nice cosmetic update here this should only take us about four to 5 weeks which is great typically on a full gut job we're looking at about 2 months to actually do the work and then an additional month to sell so typically around a 90-day period this one we're looking at about about 60 to 70 days so we're excited about that a great home great area this means a lot to Drake and I because this is kind of where we grew up uh this is actually one of the first neighborhoods that Drake lived in so uh we want to take great care of this home we want to make sure that the next owner is proud to be here and we hope to reflect that in the work that we do over the course of O over the course of the next four to five months or four to five weeks four to five weeks there you go four to five months we probably wouldn't not be in business if it was four to five months as always thanks for watching the video this gave some great context to the property going to show a little more of the yard you know this isn't the most professionally produced content but renovating homes is not the uh most sexy business so we just like to post what we get and show you guys what it really looks like next order our business for today is to talk to the Planning Commission about this part of the yard we do think it's large enough to support a new construction project which we did not realize until we purchased the
