Old Barn Farmhouse, Kettlestone

hello so today we are here in kettlestone to have a look at the lovely old ball farmhouse there she is in front and palm house and the barn the old bar are both grade two listed and parts of them date back to the late 17th century what i'll do is i will show you around the outside of it first and then i'll take you in and you can have a look at the inside afterwards so here we are standing in the porch way looking back into the garden to the front of the house here you can see the rear of the house the main farmhouse and there is the old barn and the newly renovated annex is just in front of me there i'll take you into the annex and the barn and explain everything that's going on there in a minute after we have been inside and have a look around so i'm going to take you into the house from the rear here because it's the most likely entrance you're going to use and we'll go in through the cloakroom and have a look around so coming through the back door through this entrance hall with cupboard space for coats and boots and into the kitchen diner which is a truly beautiful room so dining space on this side and then this beautiful kitchen on this side so i'll take you into the kitchen and turn you so you're gonna have a around back into the room there's utility room off and you've got a nice view out to the garden to the front and the carport there and looking back into your dining room this house has been completely renovated by the current owners to an extremely high standard and it is just beautifully finished throughout so you have first of all two wood burners here and this room looks out to the front garden and two doors out to the garden if you need them and from the kitchen diner you come into the sitting room which has a little garden room off and turn you around so you can see back into the room they have a little wood burner there in the inglewood this is a really lovely room very cozy [Music] perfect so off the gallery landing here you have the principal bedroom which is to the front of the house [Music] as you can see it's blooded with light and two windows has a beautiful countryside view and from there [Music] and turn you around so you can see back into the room and then i will take you through to the principal on suite so here you've got this amazing shower this huge shower tray here and there is a loo and and along the corridor on front okay and there is some fitted wardrobe space there as well the third bedroom on this floor is just at the other end of the house and has windows looking out to the front and the side and just adjacent to this is the family bathroom here's the family bathroom with bath and a handheld shower attachment which you can hook up flavor and again this sticks out to the front of the house and the fourth and final bedroom is up these stairs onto the second floor i'll take you up this is a lovely bedroom in the eaves of the house it has a very special ensuite bathroom as well i shall take you through and have a look at that so this is the beautiful ensuite to the fourth bedroom on the second floor it is utterly lovely and it looks out over the countryside and the garden to the front and it just has the most picture perfect view out of the bath window here i'll just turn you around so you can have a look back into the bathroom from the bath and the bedroom is just through there beyond okay so now we have explored inside i will take you outside and i'll show you in the annex and the old barn with the planning permission so back outside we have the newly renovated one bedroom annex there and adjacent to that is the old bar which has planning permission to turn it into further living space with a single story extension just there to connect it to the main house so i'll take you inside the annex first and we'll have a little look in there so the annex is arranged with this large bedroom area here that could easily accommodate a little dining table or a sofa if you wanted your guests to be able to relax in their room here and then adjacent to that is space for linkage net so here is the little kitchenette space as you can see it's all ready there's plumbing there for a sink a socket for an oven and adjacent to that it's a very lovely bathroom this is the bathroom for the alex it is beautifully [Music] so this is inside the barn just now and there is planning permission in place to turn this into additional living accommodation with living space downstairs which can be easily connected through there back into the annex and there is an lpg gas boiler system in place for underfloor heating in here and then the stairs will be moved but upstairs there is permission for a bedroom and an ensuite bathroom and that door through there would lead through to the single story link to take you back through to the main house perfect okay so there we have it the utterly gorgeous old barn farmhouse in kettlestone it's four bedrooms inside the house and a fifth in the studio annex outside an amazing bar with planning permission to integrate it into further living accommodation for the house providing an enormous living space and yet another bedroom and ensuite the
