so are you looking to start your mobile home investing career maybe you're looking to generate five to ten thousand dollars in the next 30 to 60 days or you're looking to generate 200 to 500 a month passively for the next four to seven years and you believe that you need a lot of time you need a lot of money or you need a bunch of experience just to get started would you say any of those are true no no you don't need all that stuff and actually we're going to prove it to you today we are going to share with you our five top tips to get your mobile home investing business started the right way called deals on wheels deals on wheels is the only book we read when we uh started mobile home investing why did you like this book so much so this book's by lonnie scruggs he gives you the step by step on exactly how to do lonnie deals which is similar to what you're going to be doing with investing in mobile homes that's where we got started that's where most people get started and it's super super easy read i'm gonna at least give you some insights on you know what you should be looking for what kind of deals you know what kind of strategies you can use and he's yeah he's got a few marketing tips on the marketing tips in there some of them are very old school mm-hmm that definitely helped you get started he's even got a couple sample contracts in there so you guys can get an idea of what type of con contracts to use but this is a very very good book to help you understand the basics of getting started with mobile home investment check it out [Music] tip number two is finding parks in your area the reason this is so important is because you want to make sure that you live in a decent area compared to the mobile home parks that are around your home i think mobile home investing is best if you live in or near a metropolitan area but there's other investors that have seen some i would say some pretty decent success by investing in rural type areas so definitely so what you're going to want to do is you're going to want to find all of the parks all of the communities in your area and i'm actually going to show you how to do this we use a website called mh village you should get very familiar with this one and i'm going to show you my computer right hey guys welcome to my computer um we are going to show you how to do some research on the parks near you and in your area so you can go out there and get some deals so the first thing you want to do is go to google and then you're going to search mh village um and then you put whatever county or city we're going to do maricopa county because we're in phoenix and then you'll say mobile homes for sale so you just go ahead and search that and google and it's gonna come up with um you know how many homes are for sale but the community is here so go ahead and click on that image village link you're gonna wanna make sure it says image village in there and then it will show you all the communities in maricopa county which is awesome because you can start doing some research you can narrow it down by you know 55 and over age restricted the family communities resident owned is typically homes that are on private land so they have a couple filters that you can use um you can even search homes on here which is super helpful when you're looking for deals so i would say start your search and image village check out what communities are in your area and and then if you want to take it even a step further you are going to come to this communities tab and you can get a list of the communities in your area and yeah so you can click in arizona that's where we're at and um you can see that i mean it costs a little bit of money but it's worth the investment if you're going to be checking out all of the different communities in your area you can um you know put in the site counts you can put the lot rent phone number i would recommend those ones even the pet restrictions are kind of helpful so you don't have to look it up each time but whatever you feel comfortable spending this list is super helpful it's been helpful for us and again this is very very helpful because you want to make sure you have a good idea of a total reach within your area in regards to the mobile home communities in your area you want to know how far you're going to drive to these appointments even to appointments with selling the home until you get that automated just to get it give you a good idea of how much time you're actually going to have to put into this in the car because that's part of the business as well yep yup so definitely come check out imagevillage.com they have a lot of information that you're gonna need [Music] number three drive the mobile home park community so you just pulled your list now you want to give yourself the best opportunity to grab the low hanging fruit how can they do that so first thing you can do is you can drive around the communities and look for for sale by owner sign so people that are listing their home and they are not working with any brokers or realtors they're usually really motivated a lot of times they that's their only marketing they're just putting a sign in a window and hoping somebody drives by so that's definitely low hanging fruit when we were starting some of those people had been having their sign in the window for months and nobody called them so they're definitely motivated they want your help i would say this strategy works best in 55 plus communities because those homes usually take a lot longer to sell than the family communities those usually sell way faster than 55 plus type homes yes and the second thing you can do while you're in the community is stopping at the park manager's office introduce yourself let them know that you're looking for homes sometimes they have homes available that they're not you know they're vacant they need um that mobile home to turn and so you can be really really helpful to them too yeah sometimes the park manager will put you on a list anytime a mobile home is coming up when they know it's going to be vacant or someone's trying to sell their home or even someone's being evicted or like samara said a quick fix and flip where you know they just want to get their vacancy right down you want to be the first person they call put your name on their list yep so drive those parks and talk to some people [Music] so tip number four is to test your area and when we got started this is something that we would do a little secret hack if you will so basically we would post fake ads of mobile homes that we didn't really have but we wanted to see the demand of the area we wanted to see you know what price points these homes were selling for and we wanted to also build our buyers list so how did we do that jay yeah so we simply went online found some pictures of some mobile homes and literally went on craigslist went on facebook marketplace apps like offer up or five mile and just you know created some ads the great thing about it is you know even though it is a hack it's not a real ad like samara said it helps you generate a buyers list so anytime you get any interest make sure you let them know you know this one has been sold but you know is it okay if i put you on my exclusive list so that the next time we get a home similar to this you'll be the first one we contact it works it works really well yes it does and then also you'll understand how fast homes are moving what kind of homes you should be looking for so definitely test your area it's super super important [Music] number five is network blast out your name blast out what you do to all of the local experts or newbie investors agents in your area when we started off we went to any and every real estate meeting we could find especially your local ria maria short for real estate investors association that's going to be very very helpful for you because in those meetings you're going to meet a bunch of people that have mobile home leads and simply don't have any use for them right exactly so a lot of these people come across mobile homes all the time and they have no idea what to do with them so you want their unwanted leads so go and tell them i want your mobile home leads you know work out a partnership work out a referral bonus you can give with them
