but it could have been better i didn't have that rosy life you know i typical i had a typical life of uh growing in a neighborhood that we don't have the affluence i mean in the neighborhood where we have all sorts of people trying to survive and things like that well i i we started from across new town that's where i was giving birth to and then we i grew up there and uh to the age of about 12 years and then we the family have to move to achimota because um there were little issues with where we were you know so we moved to achimota and then from achimota we came to easily gone so in 1994 we were in isla gonna run at girengano those days there's no car connecting american house to ajirengano so american house was basically the last stop you have to walk you have to walk it was actually a path from american house to adreno so for instance if somebody is not well you have to carry the person from that place and come to american house before you get i think that car will come around 10 a.m wow yeah yeah yeah the whole place was bush until uh rollins came and then uh you know graded the entire road from from from american house to where his property is and then did a very good thing planted trees left and right but i know how ghanaians we don't like trees so people are protected all the trees and things like that so well there are still few dots of those trees uh on the stretch yeah education yeah education i had uh a very good education by god's grace um though my father didn't have money why is he still at his neighborhood i mean well it depends on where you are staying in israel yeah there's the rule it's lagoon and there is another easily gone so it depends which areas are realistic well i mean i'm talking about lifestyle okay there are people who are living well in this lagoon and there are people who don't even have food on their table initially gone yeah it's a normal mix where you have the the poor you have the the the rich and the affluent so that's that's that's the kind of and from beginning i wasn't part of where i am by god's grace today i was you know at the lower part that's obviously going to be all day you know so i see people driving very good cars i see people undertaking good project and i i see things going on all around me but i i'm grateful i was raised in a very disciplined christian family irrespective of we not having all but we we had god at the center of everything that we do and i'm eternally grateful to my parents for introducing me to christ in a very tender age and got me to love christ and to follow that so um growing up uh my mom was actually a trader she does any business anything that comes to her she would do because it's about me it's it's about survivor of course legitimate so she's done things like selling charcoal and we were with her in doing that selling cassava do condo and things like that typically i picked up my marketing skills from there because i i have to actually go you know to town sell some of these things for help if i go to school and from there she set up her own this food rice and all those kind of things and i remember clearly when she was not well because the doctor asked said to stay off from fire and i have to take up the venture because uh that was where our daily bread was coming from so uh if if i'm in the afternoon section for school in the morning i wake up four a.m i i cook rice i do stew i i find meat i do everything and those days were the beginning of prasaku they they used to call them l'aquila you know before the name changed utrasako you know so the days of l'aquila i i go around triangle and then i i sell this rice to the workman there and then i come back if i go to school wow yeah in the afternoon and i was actually attending school in a brand new town whoa from italy from his legal account newton's i have to ride bicycle you can imagine the distance you know all the way to te takashi through a billing pay all the way to accra new town so that's why i did my primary education at they call it acronym town 12th experimental school and then yeah it's a public school of course i couldn't i told you wasn't coming from a rosy family so from there i moved to kotobabi one junior high school around the kotubabi sports complex where they played the monday stars you know so i was at ant-1 and then when i was down with ghs i i had passion for engineering because my dad himself was a building contractor so he takes us pretty much to site we see what he does we see architect come to supervisors work engineers come into supervisors where so i developed some early love for the engineering trade anything construction was was was alike for me so when i was done with jhs i remember one of my teachers he said steve you are very good in technical drawing science and physics and things like that so you should either choose architecture or engineering so i told the my teacher that what then choose for me so he chose the engineering i said you should do this because you you are very good in calculation you are very good in math and things like that so that's how i chose that and then i went to a school called city of ghana academy for a while and then i went to accraca and also for you know while so after my secondary school then i i went to if i after my second year we have a little bit of financial challenge to go to a university so for me not to just stay at home i decided to go to the polytechnic and get some course so i did that course briefly and after that went god opened door i had opportunity to go to the university preschool um came us okay and then so when i was done then by god's grace i also enrolled in my master's and so this is where we are and let me put this on record i'm married i'm a pastor i have four beautiful children i'm married to a very fantastic woman i always tell her that she's the best woman in ghana and she's been of fantastic support to me i get everything from her i get advice from her i get a push i want from her i get encouragement from her even sometimes if i don't have money she's my first bank oh you don't have money sometimes she's my first bank and she will give me whatever i want so yeah so that's how much god has brought me so i'm grateful to god you just listened to the story of engineer or you can call him pastor stephen deborah i i've always said that the last word needed last name i've been telling us where he started a young boy where he's been to and all those things so now let's look at where i am right now here's your office my office is inside what's apartment how many bedrooms do you have here what's this apartment is uh an apartment complex of uh 120 apartments 120 apartment apartments and then we have units like studio one bed two beds and then three beds and we've also got some few commercial spaces um some restaurant space and then a few other facilities like the gym the swimming pool and then a terrace rooftop so basically that is what oss is made up of how did you do it well i i owe this to god because i know a lot of people would not believe me out there because people believe that no good thing can come out of ghana and that all the great and mighty things should be done by expats but then there is a shift in mindset some of us believe that we have the capability to do everything that we want to do once we trust in our calling and we trust in god we'll be able to do it i i let me tell you this i i remember when i submitted the drawings for this project for permit the gentleman at the permit office asked me that do you have money to fund this do you have some partners out of this country who will be of support to you because they already have too many uncompleted huge projects around town town and they wouldn't want me to add to their numbers so i told him that since when has that become the requirement for that you need to financially assess me to know whether i'm capable to build or not he said well he's just concerned and will wish to give me a very good advice uh to cut something i can actually fit i'm like okay so the only thing that i told you is i've got partners but the truth of the matter i didn't have so i i i always tell people that well i believe that once we start the project we will finish the project and beside that i didn't start this project just starting real estate from the scratch i've already gathered some experience on three previous projects uh before getting to this one so obviously we had some resources from there but not enough to complete this project so we had about quarter thereabout of the total cost but not enough to do it but we just trusted that once we start we'll be able to push some notches up and then finish the project so that's how we started it was just on the foundation of it yeah let's look at some of the challenges you face while putting this structure up a lot a lot of challenges you know one thing about ghanaians we we hate to see our fellow ghanaians progress so if somebody is unable to get to a particular stage or even initiate something there and you are doing it the person is happy to see you fail so that they will say well i told you that he cannot do it we we had an unexplainable incident when it came to our permitting i mean with all due respect to the gentleman who uh give permit at the end of the day they were good to me but i think i was punished for a year i had my site locked up that i i couldn't even have access to my site and there were all sorts of information around once you come they call you they say this they say that and things like that but we're okay and uh i i'll go to the permit office i'll sit there the whole day nobody wants to talk to you as if you're an enemy to the economy you are enemy to development and you know i just have to persevere you know by going there every day and people didn't know me and people were exciting me to be part of a particular political party but my business man i don't belong to any party no i don't and i don't wish to belong to a party i vote yes but i don't belong to a party i have no political interest so some of the things i heard you know from some of the staff from this place is that this guy may belong to this party he may be part of that party so that game was going on and all that i tried to meet the big men you know who you know come up with these approvals it was it was always a hard face you sit there you see a lebanese who come in five minutes and they were just walking past he goes into you i mean there for two hours three hours nobody cares about you but we're all there for the same permit you know but by the grace of god uh in a year i think the people did their own study about me and then they felt that well we can't consider this guy and what reason did they give for community that low it was very funny it was very very funny you see when you submit your document for permit somebody decides when you give you the permit and if you try to get solicit from health for help from people then you are wasting up your case you probably may not even get your permit so you have to just be at the mercy of that person for the person to decide when to give you because some of the queries they even give you doesn't make sense but they are at the helm of affairs so if they give you query what can you say you have to go back and get it done so they actually go and write this report write that report if you are building a building of this size it will shock you the reports they will ask you to write some are even totally irrelevant to the project but they will ask you to write those reports you will do it you submit to them they will take it and mine you go get some other third parties to write a report for you you will not be approved you want you tweeted yourself no you have to get people of their own okay to write those reports for you you have to pin them i'm a civil engineer i can write my report i can write set some of the report structure integrity report i should write it what's the problem with it but if i write it that report will be rejected so you need to solicit for their own people to do the trafficking part report for you to do the structural integrity report that is if you started building and to do the rest of the reports for you so if the whole thing is like a cartel so if you go by it well you're the one going to suffer so we had those challenges it was really really tough it was really really tough and of course if you are building a property like this you also need certain consent from your neighbors for you to get your epa the neighbor will choose not to give you and you have to contest that you have to make sure you push this neighbor to agree until the neighbor does that epa is not giving you uh your permit and that permit is a requirement for the building permit so you have to really go to the eye of a needle to get some of all these things done i can tell you that this permit process and all that is one of the the key reasons that so many projects has never materialized because it's not everybody who can be patient and come to ghana bring money to ghana and try to build that thing and there is a there is a hindrance you know permitting permitting shouldn't be an issue if you compare ghana of course uk is a developed economy if you buy the parcel of a land it comes with permit it comes with everything in fact they facilitate they push you to do it and and and you come to ghana you get hard time i i have worked under a dental i don't have a problem with a dental office they do it they'll give you a parent you go ama was something else something is like that that the mother of all permit policies and if you have to develop within the territory of ama then you have an issue to answer they will take you throughout the meal yeah they do good job but at the end of the day i think the stress is too much so a year or after going through all the hazel i mean how long did it take to put the structure up how many floors do we have we have seven floors and then the rooftop okay how many years um we like i said we started 2016 we were blocked for one year so we came back 2017 match and then we completed it in 2020 february if i'm the first home owner moved in 20 feet of february 2020 okay yeah and is it for justice long stays or you can just buy an apartment and you use it for your own things okay so what it is is that we have we sold some units and we kept some so the ones that we kept we're using for um short stay temp stay medium stay so we have multinational companies that have got their staff here uh we have individuals when they are coming back from abroad they choose to relax for two three days one week before they go home because we are very close to the airport 12 minutes drive to the airport we also have people from the neighboring country coming to um prospect for business who need a place for two weeks one week and things like that we have holiday makers who also come around to do their vacations and things like that and we also have ghanaians who decide to spend their weekends um in a facility like this at the center of the city and and on that end we are seeing the growing trend of individuals who have properties at doduwa or yarifa in those areas who choose to rent units like this stay in you know they rent for one year they stay in monday to friday then saturdays they go home then they are back sunday evening because proximity to uh workplace is very close so yeah so that's what we're doing that's for the oasis part okay yeah but cpl developers are still developing properties and selling as usual okay so you have other projects that you are working on right yes we do have other projects that we're working on okay so if somebody wants a company to put up a structure for him or him you can contact cpr unfortunately we don't do construction for individuals okay we do only for institutions the reason is that most of the individuals do not have the funding so at the end of the day you will find yourself in a crossroad where you have to go to court or have a relationship like a relationship issues with these people because they are unable to pay you probably your money is gone in and things like that so i think from 2011 we made a decision from our board meetings that wouldn't take up any individual projects however we do for uh corporate institutions engineer steven deborah is the one today i have here having a nice conversation with him um [Music] apartment near uh how is it here because i can't just come and sit in his office for us just talking first talk now how the place looks like the very first time i came here in fact i posted a picture and then stopped apartment so the place is very nice i told him but he has a nice place and i'm very happy if he gives me the chance to talk to you and then when he was also from tbr he was so easy he gave me a dinner and he have a conversation so remember the place no no how beautiful or what's this apartment looks like oh it's lagoon it's not going fast actually it's lagoon bush canteen road in this hole people be at that you are homie one week two weeks beer that's fine so i mean it is just in the city it's never never a few minutes drive from the airport that's right yeah that's right just 12 minutes from the airport okay just 12 minutes from there and i said you know your beautiful families so uh follow us as we go upstairs now at the studio and in the two bedroom now um yeah julie how our engineer you always come to take us inside the room so thank you zion uh some particular room away okay eferno studio apartment okay now a very very compact now urimah uh kitchen in it the first thing uh you see a wall coming fully fitted with your your washing machine your fridge your oven um your microwave your extractor anything you know an immediate on your right now okay bathroom where you have your shower space and everything in there well kitted to take care of your your washroom needs and then we have a dining set right here and then our tv station here the wardrobe at the back and then the bed itself your nightstand and your lamp um at the place into you say opposite we can do a crap and i said oppa now in a new place for a month two months uh because i'm the change of environment in japan uh it changes a lot and it it it also impacts your health uh into a hana kamakama come on amount now you know i ain't even know service apartments are your way cheaper than hotels uh hotel they totally be able to have a 200 300 at night you get the same service here at uh studio unisa at 120 dollars just for a night one bedroom at 150 dollars and all stay for weaker amount good discounts always pack yes in just one common space in cnn uh studio know so if i get you right now uh the other one is the first one single software single home self-contained that's fine okay one better night say chamber hall come on come on yeah uh we'll get to our bedroom yeah now questions is apartments all the services from hotels because you were generated it would be bio or if you wanted utilia for short to let you know you are covered and some of the restaurants also come out come on what's wrong with me restaurant now let's look at security i mean if i pack my car maybe i had against my act over there against him but when i parked my car outside again um a bar security wise security no uh the eddie king yeah well cctv uh your 32 cameras i monitor the entire premises corridors monitor so uh rooftop noise monitored uh perimeter uh peripheral fence water is monitored all the parking lots you know air monitored concealed you know the front doors panel door uh yeah thousand five days a thousand so the amounts would have been more weighing exactly exactly prolonged because nia structure is a long stay no you know three months or one month to one year demand one thousand eight hundred senate bill between uh baby now samsung studio ninja seo open long stay even though the studio know your 120 at night you know upper long stay at the amount 1000 250 for a month
